Home prices on PEI continue to rise. This trend is driven by a variety of factors including a high demand for housing and low inventory of homes for sale. Investment in new housing is also at a record high. So what does this all mean for the average consumer? We sat down with Kelly Lantz to get her insights into the current market conditions on PEI. Kelly Lantz is an agent at Century 21 Colonial Realty in Charlottetown. She has been successfully selling real estate for 11 years. In 2017 she was in the top 1% of Century 21 agents in Canada! Kelly, people are saying the real estate market in 2018 has been “on fire”... can you give me a brief overview of what you have noticed about 2018 and how it may be different from other years? The market in the first 9 months of 2018 has been very active. There have been more multiple offers than my previous 11 years in real estate combined! Almost every deal in the $200K range in Charlottetown received multiple offers. This year, especially in the downtown, inventory is very low. Buyers have to be ready to move quickly on new listings.

Do you have any examples of houses that have sold this year and how much price increase you would note in comparison to 12 or 24 months ago? One of my listings in Charlottetown sold for $242,000 in 2015 after being on the market for months. In 2018 that same house without any major renovations sold for $341,100 which was over the asking price. The seller received 5 offers on the first day that it was on the market! Tell me about the higher-end housing market in Charlottetown and Stratford ($350,000 - $650,000 range). What have the inventory levels been like in 2018? In the past 12 months, there were 104 houses sold in the $350,000 - $650,000 price range in Charlottetown and Stratford. These homes were on the market for an average of 44 days and the average selling price was $435,301. What advice do you have for a home owner considering selling, and for a home shopper looking to buy in this current market climate? For sellers I recommend professionally marketing a home to get the most exposure you can prior to accepting any offers. For buyers, I definitely recommend having a buyer’s agent so they can see new listings as soon as they come on the market and have an opportunity to make an offer before the homes are sold. Buyers should be preapproved with their mortgage and ready to move quickly.

You can still find something in the Charlottetown area that would be affordable for your budget. For example, some lenders are offering closed variable rate mortgages on a 5 year term in the 3.05% to 3.07% range. With just 5% down, that puts your monthly mortgage payment at just over $1100/mo on a purchase of $250,000. You may also want to consider an accelerated bi-weekly payment which will help you pay down the mortgage faster. Of course if you’ve saved a larger down payment, that will decrease your monthly payment as the amount of your mortgage will be less and you will have more money for renovations, landscaping and legal fees. If you are looking at being in a more rural location you get more for your money in those areas, more land, and most likely a great view!
