The difference between a SOLD sign on the lawn and a home sitting on the market for months could come down to the asking price! Strategically listing a home at the right price; taking into account the home and its features, the area, and the current market conditions is an essential tool in the sales process.

2. MARKETING Sales in today’s market is complex. Buyers have access to so much information. Successfully marketing properties must be strategic & multi-faceted, well planned and consistently implemented. Look for a marketing strategy that is customized, that maximizes the unique features of your home.

It is so important for sellers to work effectively with their agent during the home selling process. Communication is key. Working together to prepare the home to show well, sharing important information about the condition of the home, setting up showings and providing feedback to the owners are just some of the ways that communication and team work sell a home.

4. FLEXIBLE CLOSING DATE Did you know that the closing date can sometimes be more important to the buyer than the price! Being flexible with the closing date can help obtain an offer on your home quicker than your competitor.

5. INCENTIVES & EXTRAS Every home has items of interest that could entice the buyer to make an offer. Sometimes a buyer is willing to offer more money for extras that the sellers are willing to include. During showings, make sure to highlight every possible “extra” feature. If you have a fireplace or woodstove, make sure it’s burning. If you have radiant heat in the floors, make sure it’s on. During the winter months, provide summer pictures of the yard and landscaping. If your home is energy efficient leave out some power bills.

6. CURB APPEAL Stand outside your home and put yourself in the buyer’s shoes. Make an objective assessment of your property. Is the lawn neatly mowed? Is there debris in the yard? Pay attention to the details. Replenish any mulch, weed flower beds, pressure washing the siding, freshly stain or paint the front steps. Small details will impress and entice potential buyers before they even walk in the front door.

7. LIST OF POSITIVES When friends and neighbours visit, what do they notice in your home? Does your family compliment your kitchen? Your yard? That special reading nook? Make a list of all the positive features of your home. Remember to include any recent updates and information about the neighbourhood, the school district, parks and trails, and other things that you love about your home and area. Make copies so that the potential purchasers can take it with them.

Have the buyer walk in the nicest entrance you have. Within seconds of stepping inside, buyers are already making decisions about your home. Use these 3 D’s to create a great impression for a wide range of prospective buyers.

Declutter - Start packing now! Go through each room and remove anything you are not currently using. Pack up seasonal items. Simplify the contents in all rooms. Label boxes and pack them neatly into a shed, garage or storage area. Simple, de-cluttered rooms look more spacious and inviting. Counter tops, bathroom vanities, dresser tops and window sills should be tidy and as clear as possible. Remove all items on top of your fridge. Depersonalize - The goal is to create a neutral and inviting home so that when a buyer walks through, they can quickly and easily picture themselves in the space. Remove personal items such as pictures and awards. Hang neutral décor. Deodorize - A home with a fresh scent is best. Make sure your garbage bins are empty. Kelly, my wife and I are both in our early 70’s. We have lived in our Brighton home for 43 years while pursuing our careers and raising our children. We think it might be time to downsize, but how?

Your question is a common one in my line of work. Kids grow up and move on with their own lives. The empty nest/retirement years are full of changes and new priorities. The decision to sell the family home and downsize into something with less maintenance or something closer to grand kids is a huge milestone. I helped my own parents sell their home and downsize a few years ago and it was definitely a huge step, but they are very happy to have a lower maintenance living space now.

HERE ARE SOME TIPS TO HELP WITH THE TRANSITION:

Enlist your family to help and offer their tips and advice. Take some time to share your needs, wants and dreams with your family. Make sure to discuss family traditions that involve your home such as Christmas dinner or birthdays and come up with new and exciting alternate ways to continue these traditions.

1. Pack Snacks Ask any parent and they will tell you; hungry kiddos are not happy kiddos. Keep a supply of low-mess, kid-friendly snacks to fill those little tummies. Foods like bananas, grapes, baby carrots, string cheese, crackers or dry cereal are easy to pass out in the car between showings. Don’t forget the wipes to clean up sticky hands before walking through the next house. 2. Water I never leave home without a water bottle or sippy cup for each of my kids. Water is great because it doesn’t spoil in a warm car and doesn’t make too much of a mess if it gets spilled. 3. Kid-Friendly Schedule Adults can look at several houses in a short timeframe but kids have a shorter attention span. Make sure kids are well-rested and have had some time to run off some energy before the first home. Limit the number of homes you visit in one day. When you are finished, take some time to check out the neighbourhood for parks or trails that you could enjoy together if you choose a home in that area. 4. Think Ahead A little advance planning can make a big difference. Make sure your kids are wearing comfortable clothing. Choose shoes that they can easily take off and put on by themselves. Find ways to involve the kids in the house hunt. My kids love taking a clipboard with a list of items to look for in each home (use pictures for pre-readers). Have kids count the bedrooms, find a smoke detector, look for a pet cage, maybe even draw their favourite part of each home. 5. Expectations You are the expert on your kids. Evaluate how many homes you can realistically view in a day and stick with it. It may take a few extra days of hunting but it will be worth it. Cramming too many homes into a short period of time leads to miserable little ones (and maybe grumpy adults). The houses you see will leave a better impression if everyone is smiling! 6. Be Prepared When I do anything with little kids I bring my “Survival Essentials”. Don’t leave home without a change of clothes for each child, wipes and hand sanitizer! You might not need them but if you do, you’ll be glad you brought them along.

7. Reward Good Behavior Kids love to please their parents! Make an effort to notice good behavior and point it out as often as you can. A “Wow! You can walk so quietly!” or a “I didn’t know you could walk around that whole room without touching anything,” goes a long way with a preschooler. Don’t forget to end the day on a high note – a visit to the ice cream shop, a local splash pad or cookies at Grandmas! 8. Recruit some help Moms and dads don’t need to do it all on their own. Is there a young teen in your life that could come along as a “mother’s helper”, maybe a cousin, or that teen on your street that really loves your kids? Having an older child along to hold a hand or read a book can give you those short breaks you may need to ask specific questions about the home or check out an area that may not be safe for your child. 9. Screens Oh I wanted to be that Mom who had happy kids that never asked for screen time. But alas, life happens. I still limit screen time but I do keep an iPod in my purse with a few special cartoon episodes for those moments when we all need a break. 10. Choose a Real Estate Agent that gets it – I saved the best for last! Make sure you choose an agent who understands life with kids. They don’t need to be parents but they should like being around kids. Always inform your agent in advance that you will have children along with you for showings. They will need to be patient, understanding and flexible with the schedule. Who knows? Your kids might become their future client! Parents will make the final house decisions but kids can and should be included in the process. It will be their home too and sometimes kids can point out things about a home that adults might overlook. Bring them along and make some family memories! They are only young once. Choose a Real Estate Agent that gets it – I saved the best for last! Make sure you choose an agent who understands life with kids. They don’t need to be parents but they should like being around kids. Always inform your agent in advance that you will have children along with you for showings. They will need to be patient, understanding and flexible with the schedule. Who knows? Your kids might become their future client! Parents will make the final house decisions but kids can and should be included in the process. It will be their home too and sometimes kids can point out things about a home that adults might overlook. Bring them along and make some family memories! They are only young once.
