Can you describe what you actually do with the Sellers to prepare their homes For Sale? I help all of my clients fully prepare their homes prior to placing it on the Multiple Listing Service. I go through the house “Room by Room” suggesting the necessary adjustments and changes to make for the home to show its absolute best! Preparing your home properly for the professional photography and videography takes a bit of work prior to placing the house on the market, but I truly love helping my clients with this process. I would consider this “The Key” to marketing your home at a very high level and attracting potential buyers from all parts of the world. Buyers will analyze each photo and the video over and over again and then book an appointment to see your home. Most Buyers typically know what they like and they use the internet to make a short list of homes they want to view. Preparing a home for successful marketing is not only a “Fine Art”; it is one of the most important parts of the detailed listing process. I offer this custom service as part of the marketing package that each one of my clients receives.

Do you have any predictions about the Market in 2018?

I just love “The Crystal Ball Question”.....There is really no way to know things for certain however all current indicators are showing that Prince Edward Island had shifted from a Buyers Market to a Balanced Market but now with the low level of inventory it has shifted again to a Sellers Market especially in specific areas like Stratford, Charlottetown and Cornwall. With the current level of immigration there is a huge housing demand for homes in the above specific areas and the housing prices have already increased. I predict that 2018 will be the strongest year for Prince Edward Island Real Estate Sales EVER!

In years past, I noticed a lot more Real Estate ‘For sale signs” than I currently notice around Charlottetown/ Cornwall/Stratford, is the market different?

Can you tell me about the “Higher end” homes, I’ve heard about homes selling over $500,000..and even over $1M, is that true?

Yes the market is different and I call this a very “Tight” market in some ares of PEI. Tight meaning that there are not as many available Homes on the market but there is a solid demand from Buyers. The Supply and Demand theory shows that typically this will cause the prices to rise when there is a demand for a product that has a smaller supply. The Market Statistics for All of Prince Edward Island show an increase in Sold prices from 2015 to 2016 of approximately 9% and prices went up another approximately 12% from 2016 to 2017. This shows a total increase in pricing of over 20% in the past 2 years. Across the Island back in 2015 only 48% of homes listed actually Sold plus there were many more listings at that time. The Statistics also show that in 2017 over 69% of homes listed were Sold which is a substantial increase. An added bonus is that number of days on the market since 2015 has dropped by over 1 month. Several specific areas in PEI including Charlottetown, Stratford and Cornwall have shown even more drastic increases in the Sold pricing. I would be happy to provide more information on statistics for anyone that is interested.

YES!!!! Higher End Homes are selling for over $500,000 and a few even over $1million. This is most definitely happening here on Prince Edward Island. There are so many beautiful homes in PEI and many of the Luxury homes are very attractive to the New Comers and Islanders looking to upgrade. Many of the New Comers and Inter Provincial buyers are looking to settle their families into lovely homes and neighbourhoods to be able to experience the Wonderful Lifestyle that these types of homes offer. In 2015 Island wide only 13 Homes sold for over $500,000 compared to in 2017 there were 49 Homes that Sold for over $500,000 and 2 of those homes were sold for over $1,000,000.

Usually that involves discussions with Paul and Valicia, who is graduating from Marketing and Advertising Management at Holland College this year. She has great insight and has fresh ideas to help us stay current.

Do you assist any “newcomers to PEI” with their rental investments?

Stacey Wyand was raised in an entrepreneurial family in Cavendish. Her great grandmother opened the first rental business in Cavendish and that passion has been in the family throughout the years. Stacey and her husband Paul started Emerald Isle Property Management in 2008. Stacey worked in the business mostly evenings and weekends but as the business continued to grow and expand, it has become her full time work. Stacey now manages over 100 units with tenant occupancy. Some of the owners of these properties are Islanders and some are from out of province. Emerald Isle Property Management is unique among management companies. Most offer a standard service in exchange for a percentage of the rent from the properties but Emerald Isle Property Management offers a full range of services and they are committed to customizing their work to suit the individual owners and to meet their specific needs. That focus means that Stacey’s job is always new and exciting. In addition to the day to day work of managing units, Stacey is currently overseeing a tear down and construction of a new 4 unit apartment building for an owner/ client. She enjoys working with owners and contractors to develop new rental units in Charlottetown and surrounding areas.

Stacey, can you describe your typical day as a Property Manager & Business Owner?

Yes, we have been lucky to work with many newcomers to PEI; managing their properties and helping them get established in the rental market. It can be overwhelming, adjusting to life and business in Canada. My goal for investors is to make them feel comfortable, to trust me, and to eliminate some of the worry. They can leave the management to me and this is one less thing for them.

Do you have any “interesting” tenant stories? There are many good, bad and ugly stories but one sticks out. We took over a new building and there were some tenants moving out. They had a pet pot belly pig! Needless to say the whole apartment had to be completely redone because it smelled like a barn!

What is the current “rental” market like in Charlottetown/ PE? What opportunities exist for investors looking to make investment in rental properties? The current rental market is hot right now. Housing is limited so it’s a great time for new construction and renovating older units. Lots of people want to downsize or minimize so renting is ideal for that. Charlottetown rentals are popular, but there is also demand outside the city limits. Many communities are trying to attract business and rentals in smaller towns and communities.
