Greg, the market in 2017 & the beginning of 2018 seemed to be a “seller’s market” unlike any that the Island has experienced before. Can you describe what it was like?
This was a crazy time for real estate! Lack of inventory created a seller’s market which made it very difficult to price a property. Comparables didn’t really matter! If you got a listing, comparing it to a similar house in the same area that sold 2 - 3 months before had no bearing on the price! We also had to address multiple offer situations! If the listing was priced in the $150K - 250K price range, you could count on multiple offers in the greater Charlottetown and surrounding area! This also drove up housing prices. We actually had to have an education session on how to deal with multiple offers! This also led to more REALTORS® joining the association and more competition for listings. There were less properties being sold but much better income from every sale.

I can’t afford a mortgage payment on houses over $225,000. Although I’m willing to drive 10-15 minutes to Charlottetown, I’m concerned I won’t be able to find a suitable home. What’s available? Christine, I’m paying rent and trying to save up enough money for a down payment. Are there any programs to help? It can be hard to save for a down payment while you are renting. There are a few programs available for home buyers. There is a flex-down program available where you can borrow the funds for down payment, and you are also able to take funds out of your RRSPs if you are a first-time home buyer. Most recently, the PEI Government has come out with a down payment assistance program. If you are buying your first home, you may be eligible! You could receive a conditionally interest free loan of up to $11250, which can be repaid over the next 10 years.
