as chaotic and low frills as some aspects of getting from point A to point B can be these days, Belmond is proving that sometimes the journey is just as riveting as the destination. So skip the airport and head to the station, stepping into a world of refined opulence via the Venice Simplon-Orient-Express, a Belmond train. Its new L’Observatoire carriage, debuting in March 2025, is a case study in gilded glamour, adding to an already impressive collection of railcars, all of which promise to deliver once-in-a-lifetime luxury.
Each of the 17 refurbished 1920s and 1930s cabins aboard the Venice Simplon-OrientExpress offers a special experience replete with Art Deco style, plush bedding and furniture, marble-bedecked en suite bathrooms, incredible amenities, and world-class service (think 24/7 butlers, endless Champagne, private in-cabin dining, and more).
L’Observatoire, the culmination of a threeyear project, manages to raise the standard even higher, as much a moving piece of art as it is a train carriage. The exclusive accommodation is more than a suite or a room, it’s an entire sleeping carriage.

Air France debuts a brand-new lounge in Los Angeles—and some of the most luxurious new business class seats.

Anyone who has booked a lie-flat business class seat for a transoceanic flight only to endure tight footroom, barely there armrests, minimal privacy, or even— gasp—a surprise backward-facing seat knows that not all business class seats are created equal. However, Air France is upping the game on long-haul flights with new business seats on its A350 planes, which feature 48 truly lie-flat seats with widths of 20.8 inches and lengths of nearly 6 feet. All passengers have direct aisle access, as well as sliding doors for added privacy. (Pro tip: Book the bulkhead seats in rows 1 or 10 for even more legroom and personal closets.) Personal storage units allow fliers to keep items close while still tucked away, and 20-inch anti-glare entertainment screens, USB-A and
USB-C ports, and wireless induction chargers accommodate the latest technology. You shop, you travel, you book consistently with certain brands on business trips so that you can earn points to redeem on leisure travel. And then the programs change how they operate. Lucky for us, most of the recent changes across major airlines and hotel brands are in favor of the consumer. Here, our quick guide to help you maximize your perks and benefits.
AIRLINES
Some major U.S. airlines are jockeying for your business, whether it is new high-end lounges or ways to stay connected at 35,000 feet.
Alaska Airlines and Hawaiian Airlines: It’s official—the two carriers are merging. While the airlines will be kept distinct, Hawaiian will join a major global airline alliance for the first time. As part of the Oneworld alliance (which also includes American Airlines, British Airways, Cathay Pacific, Iberia, Japan Airlines, Qantas, and others), travelers will have more ways to earn and redeem their miles—from Hawaii to Sydney, London, and beyond.
Delta Air Lines: The Delta One Lounge, the carrier’s premium ground experience with amenities like shoe shining and sit-down, restaurant-style dining, is coming to Los Angeles in October 2024. Travelers flying up front in the Delta One premium cabin—using Delta miles or cash—have access to this exclusive lounge space, as well as expedited check-in, security, and baggage handling.
Southwest Airlines: Las Vegas, Phoenix, San Francisco— there are times when using the low-cost airline is unavoidable. But the airline perhaps best known for its open seating is revamping its loyalty program, and one major change is the introduction of assigned seating, which will likely debut sometime in the coming months.
United Airlines: Say hello to lightning-fast Wi-Fi. United will launch fast (and free) Starlink Wi-Fi on board its planes starting in 2025.
HOTELS
Whether you earn points through your branded credit-card spending or your nightly stays, you are probably aware that Hilton and Hyatt operate some of the biggest loyalty programs in the hospitality world. However, these aren’t the same programs that existed just a year ago. Here’s what’s changed of late—including new ways to use your hardearned points.
Hyatt: Bring on the boutique hotels and glamping. Hyatt’s partnership with Mr & Mrs Smith and Under Canvas means you can now use your World of Hyatt points for more off-the-beaten-path adventures, including luxury stays at glamorous farmhouses and estates—or even at U.S. National Parks. Now, not only can you redeem your Hyatt points at iconic properties like the Park Hyatt Kyoto and the new Park Hyatt Marrakech, but you can also discover boutique gems like Hotel Esencia on the Riviera Maya and Cowley Manor Experimental in the Cotswolds.
Hilton: It’s all about lifestyle. Hilton recently acquired the parent company of NoMad Hotels, partnered with Small Luxury Hotels of the World, and snatched up the Graduate Hotels brand. It’s quite the reinvention by Hilton, and they keep making moves to acquire and partner with smaller players. That all means more ways to use your Hilton Honors points. ■

Iceland
I got my first taste of heli-skiing last winter at Eleven’s Chalet Hibou in the French Alps. Now I’m trying to figure out how to make this once-ina-lifetime experience more like once a year. Tops on my list is another outpost from the extreme luxury adventurers at Eleven, this one on the Troll Peninsula in remote northern Iceland. Deplar Farm (elevenexperience.com) is the kind of place where you can make first-ever tracks on powdery slopes that spill toward deep blue fjords (where you can also go fishing and whale watching), then recover in an i-sopod flotation tank before catching the northern lights from a geothermally heated hot tub. While in Iceland, I’ll also head to Hotel Rangá (hotelranga.is) in the far south, an epic adventure region of black-sand beaches, glaciers, gorges, waterfalls, hot springs, and Icelandic puffins. —Bruce Wallin
French Polynesia
After being a journalist for more than two decades, I can’t believe I only just made it to French Polynesia last year. I was blown away by how surprisingly accessible the chain of islands is—just an eight-hour flight from Los Angeles. I stayed at three properties in the Pearl Resorts collection, the only locally owned luxury brand, and fell in love with their mix of authenticity and high level of service (and perhaps some of the best hotel beds I’ve ever slept on). Le Taha’a (letahaa.com), located on its own islet, was a knockout with its natural coral garden and overwater bungalows that feature an appreciation for local craftsmanship, from custom art for each room to intricately woven palapa roofs. Now, I’m eager to explore the brand’s other properties, which are also part of the Relais & Châteaux portfolio. Le Tikehau (letikehau.com) has just reopened after a year-long renovation and seems to have some of the most stunning pinksand beaches, not to mention just 33 bungalows on their own islet. I’m also intrigued by Le Nuku Hiva (lenukuhiva.com) in the Marquesas Islands, with 20 bungalows set in the hills overlooking the
sea and boasting activities like horseback riding and hiking to waterfalls, as well as visits to local villages with craft markets. I thought French Polynesia would be just about the beaches (indeed, they are a dream), but I was thrilled to discover the range of nature that exists there, as well as the local art and design. —Samantha Brooks
Zurich
Switzerland holds a special place in my heart, having been one of my favorite destinations since my first visit to Zurich with my family when I was younger. I still vividly remember those summer days spent swimming in the river, letting the cool current carry me and my sisters downstream. As winter approaches, I’m drawn back to experience the enchanting beauty of Zurich—this time, under a blanket of snow. I’m looking forward to picture-perfect snowcapped mountains, cozy chalets, and the warmth of mulled wine that make this country such a winter wonderland. I’m setting my sights on fulfilling a fairy-tale dream by staying at The Dolder Grand (thedoldergrand .com), a magnificent castle hotel that overlooks the city and is celebrating its 125th anniversary this year. Plus, the hotel has just opened the Grand Heritage, a new Gatsby-inspired restaurant. Dressing up in pearls and satin gloves, I’d like to revel in the opulence and soak in this capsule of a bygone era. —Laura Corrigan O’Connell
Vancouver Island
I was lucky enough to visit Tofino on Vancouver Island this past spring, and I am already plotting my return. Yes, it’s an island, but there is so much to do and see. Located just a quick seaplane flight away from the city of Vancouver, the island’s woodlands, rainforests, bays, beaches, and mountains are picture-perfect, morning, noon, and night. The region is beautiful in all seasons, but I’d love to experience it in the summer when the days are a little warmer and longer. The places on my must-go list include Clayoquot Wilderness Lodge (clayoquotwildernesslodge.com), which was recently awarded three Michelin Keys—an honor only 10 properties in the world have received. The resort offers incredible excursions like heli-hiking and bear and whale watching. Long Beach Lodge Resort (longbeachlodgeresort.com) is also high on my list; it’s an inviting, laid-back spot on a big sandy beach that gets nice waves perfect for surfing and boogie boarding. —Carolyn Meers
Versailles
The Palace of Versailles is one of my happy places. I love 18th-century history and aesthetics, and diving into French opulence sounds like a true escape. My dream would be to stay at Le Grand Contrôle (airelles.com), a hotel at the Château de Versailles. Commissioned by King Louis XIV himself, the gilded rooms are simply gorgeous—restored with era-specific floral wallpaper, chandeliers, and canopy beds. Plus, you get to explore the Palace after it’s closed to the public, so you can intimately bask in the grandeur of the Hall of Mirrors. I’ll be eating tea sandwiches and pastries come teatime, surrounded by the stunning backdrop of the royal palace. And getting a Majestic Mirror facial at the Valmont Spa. Labe started his career designing and managing the construction of safari camps and eco-lodges. After establishing a design firm in South Africa, he joined forces with Luca Franco from the travel and real estate world to create a more meaningful impact on people and the environment in the adventure and immersive travel sector.
“The projects we design honor the individuality of each site, creating nature-centric experiences that today’s luxury travelers seek,” says Labe. “Our designs enhance a guest’s connection with the environment around them, deepening their interaction with the locals and culture.”
A few standouts in the portfolio include Camp Sarika by Amangiri, which seamlessly blends into the natural beauty of southern Utah’s mesas. “For Aman, we provided comprehensive architectural and interior design services, even crafting bespoke furniture that aligns with
the brand’s signature aesthetic,” says Labe.
Labe describes Naviva, a Four Seasons Resort in Punta Mita, Mexico, as “a celebration of biophilic design.” Located adjacent to the Four Seasons, the adults-only camp features just 15 tented suites across 48 acres. “This really helped Four Seasons make a bold entry into the luxury lodges and tented camps market in the Americas,” says Labe.
Madwaleni River Lodge in KwaZulu-Natal, South Africa, situated along the White Umfolozi River within Babanango Game Reserve, earned Luxury Frontiers recognition at the Hospitality Design Awards in 2024, highlighting the company’s ability to create spaces that resonate with the locale’s environment and culture.
The company will continue to blur the lines between indoor and outdoor living while connecting to the locale, with new projects slated for India, Costa Rica at Nayara Resorts, and at a development on an island off Australia’s East Coast. For anyone who ever got sick on spring break at an all-inclusive resort in Cancún, whether from an abundance of sugary alcoholic drinks or perhaps a negligently prepared seafood buffet, it’s easy to understand why some might wince at the thought of an all-inclusive resort.
However, a new wave of high-end resorts is revolutionizing the concept, seamlessly blending the convenience of inclusive pricing with the refined touches of luxury hospitality. Since the pandemic, there’s a growing desire for simplicity and freedom in travel experiences, and the ability to enjoy world-class amenities without constantly reaching for a wallet feels like the definition of true relaxation.

I’ve never considered myself a “cruise person.” However, a small, newly redone ship for no more than 192 guests, with a Mediterranean itinerary of places I’d never been to (Aeolian Islands? Corinth Canal? I had to Google them), plus wellness programming through a partnership with Deepak Chopra, sounded too unique an opportunity to pass up.
The first night, our group met at 9 p.m. on the rooftop deck. (Not every passenger aboard the ship was part of the Chopra programming, but guests partaking in the Chopra programming also had the option of choosing additional activities and excursions open to the rest of the guests.) The gentle sound of water splashing against the ship’s hull and a crystal healing sound bath provided a blissful setting for restorative yoga and stargazing—a lovely way to set the tone for the next several days.

Everyone wants a closet that feels like a luxury boutique— glowing lights, organized visibility, and other thoughtful touches that transform the act of getting dressed into a special ritual. Lisa Adams spends her days bringing that to life for her clients, curating stunning, functional masterpiece closets. With a portfolio that spans sleek sliding wardrobes to opulent three-story closets in locations like Los Angeles, New York, Nashville, Aspen, and beyond, Adams takes a holistic, interior design approach to her projects, considering everything from wall treatments and lighting to furniture and flooring. Her journey began in the kitchen-and-bath-design industry, where she noticed a gap in the market for high-end closet design. She founded her own company, LA Closet Design, in 2007. 1. Inventory is the first step in the design process.
“People often are surprised to find that the first step in the process is taking inventory of your clothing and accessories,” says Adams. “I guide them through taking out all their pieces and categorizing things by size and type to understand what we’re designing for. Throughout this process, editing naturally happens—after all, we only want to put things they really love in their new closet.”
2. Shop with intention.
“I encourage my clients to invest in quality pieces that can be easily mixed and matched. Timeless staples like cashmere sweaters, leather jackets, and high-quality blazers are always worth the investment—they withstand of-the-moment trends and are a solid foundation for a versatile wardrobe.”
3. Rotate the essentials.
“Don’t let things gather dust,” notes Adams. “It’s important to rotate the essentials in your wardrobe every few years. Classic pieces like white T-shirts and denim are wardrobe staples but can
wear out or fall out of style over time. Fashion changes and so do bodies, so it’s important to adapt your closet so it feels fresh.”
4. Maximize shoe storage. When it comes to storing shoes, Adams has a few tips. “Keep your shoe boxes and dust bags for storing and displaying your footwear,” she suggests. “This not only protects your shoes but also keeps them organized.” For those with extensive shoe collections, Adams recommends double-deep storage—placing one pair in front of another and using pull-out shelving if you can. For more casual footwear, like flats and sandals, partitioned drawers are ideal for keeping things neat and clutter-free.
5. Don’t forget about lighting. Lighting is often overlooked in closet design, but for Adams, it’s crucial. “How you feel in your closet is directly influenced by the lighting,” she explains. “Proper lighting not only enhances the visual appeal of your closet but also allows you to easily see and appreciate your clothing and accessories.”

The Tilloys aimed to help these like-minded establishments attract guests to their countryside locales, and, by 1956, they had 29 members. Flash forward to today, and the brand counts more than 580 properties in 65 countries with a total of 370 Michelin stars, including 33 Michelin Green stars. Here, one of Relais & Châteaux’s leading chefs, Alsace-born, New York–based Gabriel Kreuther (gknyc.com) shares what it’s like to be a part of the iconic collection.
You’ve mentored for the Bocuse d’Or USA Culinary Council, been named one of Food & Wine’s Best New Chefs in 2003, received a 2009 James Beard Foundation award for “Best Chef: New York City,” and been recognized by World’s 50 Best Restaurants. What’s special to you about being a part of Relais & Châteaux?
It’s an established brand that has always been known for quality. Early in my career, I did apprenticeships at their properties and saw the care and importance of what happens in the kitchens. Each has its own character and style—they’re not driven by a corporate brand or philosophy. They have the freedom to each tell their own story. The chef I spent the most time working under was Jean-Georges [Vongerichten], and he told me from the beginning that I should aim to be under the Relais umbrella. It takes a lot of extra work and care to achieve that designation, but it’s a philosophy I have always related to. The
service is of the highest quality, but it’s also very friendly. You never have customers; you only have guests.
How is a Relais & Châteaux plaque different from a Michelin star for you?
Michelin is really just about the food, but Relais & Châteaux is about the food and everything you create around it. It’s an ensemble. A lot of the Michelin-starred chefs have seen what the Relais brand represents and want to be a part of it. The brands end up complementing each other.
How does Relais & Châteaux elevate the experience for a chef?
It’s such an established international organization, and within it, you get to meet so many people from around the world who all “speak the same language.” For instance [over the summer], we had someone in the kitchen
for six weeks staying with us from a Relais property in Grenada. There’s a lovely exchange of friendship and openness that happens, and you learn from each other. And, when it comes to staffing, you’re in an industry where you can combine travel and work, so there are a lot of opportunities to collaborate and get inspired. You can always discover new countries and ways of doing things.
How do you see the brand evolving?
Sustainability is a big one for us right now. Each Relais property is thinking about cooking more and more with local products, using smaller producers, and wasting less. We want people to realize that big changes can be made by little things we do each day. Whether that comes from farming, fishing, growing things; it’s as simple as sharing with a guest how perfect a locally grown ripe tomato is as opposed to one that’s mass produced.

As a city of immigrants, New York has always played host to a diverse collection of hyper-regional cuisines, but the past decade has seen a flourishing of the myriad culinary traditions of Mexico. However, for many Mexican chefs, access to high-quality masa has been problematic.
In Brooklyn’s Bushwick neighborhood, chef-owners Zack Wangeman and his wife Diana Montano—each in their early 30s—have brought their Oaxacan upbringing to bear at their Michelin-lauded restaurant and tortillería, Sobre Masa. The name is a clever play on both a direct translation of “about masa” and the concept of sobremesa, which refers to the conversations shared over the table after a meal.
“Heirloom corns are what we want to celebrate here; it’s what the farmers continue to grow that gets me excited,” says the understated Zack Wangeman. In every sense, the heirloom corn is the star of the Sobre Masa show. From perfectly textured, complex tortillas to a playful take on Oysters Rockefeller and a lovingly straightforward polenta that provides a crystal lens into the heirloom corn flavor, each variety is treated differently and given a chance to shine alongside Wangeman’s rich proteins and complex sauces.
The Sobre Masa tortillas are so good that they have garnered a life beyond the restaurant and have become a favorite of fine-dining chefs across New York City, appearing on the tasting menus at Daniel Humm’s Eleven Madison Park and Thomas Keller’s Per Se, as well as on the regular menu at Jean-Georges Vongerichten’s ABC Cocina under executive chef Ayaka Guido. Wangeman and Montano are adjusting their operation to match the demand with a new tortillería facility and larger boutique tortilla machine en route from Mexico.

ontage Big Sky (montage.com) has just unveiled its latest addition to luxury mountain living, a breathtaking collection of new homes nestled in the heart of Montana’s captivating Spanish Peaks Mountain range. Completed this fall, these 15 architecturally stunning residences offer the perfect blend of modern design and natural beauty, with ski-in/ski-out access and over 5,000 square feet of expansive living space. Designed by the Aspen-based Poss Architecture & Planning (billposs.com), each five- or six-bedroom home is surrounded by towering Douglas firs, Engelmann spruces, and sweeping mountain vistas, and includes Montage’s signature five-star service. We caught up with Tina Necrason, executive vice president of residential at Montage International, to learn how the homes’ designs are raising the bar for mountain living.
Q: Is there ever a place for antler furniture these days?
The design of our residences reflects the same contemporary mountain feel as the rest of the resort, which is why we have deliberately chosen to omit the use of antlers [and other mountain-design clichés] in a prominent way. Instead, we incorporate colors, textures, and art that evoke that same feeling, without dominating the space as a large antler piece would. Subtle traditional mountain accents can be found in our restaurants, whether a serving dish or utensil, offering a more understated, thoughtful reflection of the natural surroundings. The key is to use something like an antler motif as a design element that complements rather than overwhelms.
Q: Any advice for choosing a plaid?
Plaid absolutely has a place in contemporary mountain design, but it should be integrated with intention. Start by considering the scale and the overall palette of the space. Warm, earthy tones that complement the natural landscape bring a sense of harmony and coziness to the room. We avoid overly bold or busy patterns, which can detract from the serene environment we aim to create. The beauty lies in balancing pattern with complementary textures and solid fabrics, ensuring that it becomes a subtle yet impactful part of the design.
Q: What advice would you give to others who want to emulate the style here?
At Montage Big Sky, our design is focused on a mountain-modern aesthetic. We encourage taking cues from the surrounding nature to ensure the design feels seamless, offering a distinct sense. Throughout the resort and our residences, every experience has been thoughtfully positioned to accentuate the breathtaking vistas, the path of natural light across the mountains, and the possibility of close encounters with Big Sky’s wilds.
Q: Mountain towns are so often thought of as winter-only destinations, but some of their best months are in the summer. Any advice for designing a home that feels cozy in winter but also breathes in summer?
Versatility is key when designing a space that transitions seamlessly between seasons. Incorporating large windows that capture the surrounding landscape allows for a flow of natural light year-round, making the space feel open and airy in the summer while retaining warmth in the winter. Fireplaces offer that quintessential coziness of a winter lodge but can also serve as a beautiful focal point in the warmer months. Materials like reclaimed wood and stonework bring warmth during the colder months while maintaining an organic, breathable quality when the weather is warm. It’s all about creating a space that feels grounded in nature, no matter the season.

Q: What are some of the top local artisans and purveyors featured at the property?
One of the standout design elements at Montage Big Sky is the integration of local art, particularly the works of Kene Sperry, which capture the soul and beauty of Big Sky’s landscape and wildlife. The spirit of the mountain west is woven into every element of the property, whether it be through design or intentional partnerships with local artisans and purveyors like Willie’s Distillery, Montana Territory Hat Co., Canty Boots, Brick Bound Leather, and more.

This female-led development team shares the styles and trends captivating today’s buyers.

Since founding their Los Angeles–based development firm, House of Rolison (houseofrolison.com), in 2021, Amanda Leigh and Taylor Hahn have quickly made a strong impression on the industry.
Leigh brings nearly a decade of experience in ground-up construction, while Hahn combines expertise in software development and architecture. Together, they’re a real-estate renovating and reselling power duo, focusing on preserving a home’s original architectural integrity—no total teardowns and ultra-modern mini-mansions here.
We spoke with Leigh and Hahn about the latest buyer trends, from biophilic design to the return of bold colors, classic architecture, and warm, functional spaces.
What are today’s buyers looking for?
Leigh: We are seeing a strong move toward sustainability and biophilic design. Clients are gravitating toward materials like natural stone and marble, and there’s also a growing desire for homes that connect more with their environment, like incorporating lots of natural light and greenery inside the home. In recent years, the focus was more on luxury and industrialism, with bold statement pieces and open-concept living.
Today, walls and warm spaces are making a comeback. We are steering away from bigger and more open-concept living. It’s more about creating serene, nurturing spaces that feel personal and intentional.
Hahn: Plus, color is back. New England–style homes, brick, stone, Spanish homes, and so on, are growing in popularity. As home prices get higher, buyers are wanting and expecting more. There’s also a profound movement of people finally respecting the beauty and preservation of older homes.
What do you think tomorrow’s trend might be?
Hahn: After the popularity of modern farmhouse style, we think we’re going to see a shift toward modern organic. This style emphasizes simplicity, natural elements, and a calming, neutral palette.
Leigh: We also see a rising interest in bold, eclectic designs, especially in major cities with architectural culture and history being reimagined and loved all over again.
What in terms of home size and layout is trending right now?
Hahn: Functional, versatile spaces. We continue to move away from open-concept designs and are creating floor plans for homes that have more designated rooms. Think a living room and a formal dining room, kitchens with breakfast nooks, and designated movie rooms, wellness rooms, and entertaining and bar spaces.

By the time she turned 16, she was already making her mark—working as an art advisor and curator and writing a book, which helped lay the foundation for a career dedicated to breaking barriers for artists internationally and making art a more accessible investment for all. Now, as a driven young art advisor, her dreams are coming to life.
Always weighing beauty with investment value, she likens her role to that of a financial advisor. “In the unregulated world of art, you really need to work with someone who has both expertise and integrity,” says Kapoor. “My job is to have my finger on the pulse of the art market so I can advise clients on what pieces are worthy of investment. After all, if you’re going to purchase art as an aesthetic element of your home, why not also make it a savvy investment?”
With a background in finance, Kapoor brings a strategic approach to her clients, helping them build a collection with a keen point of view on the current state of art—and the future. “It’s an industry that’s been ripe for change,” she says. “The old guard is starting to step down, and fresh new perspectives are taking the lead. People want transparency and education as essential elements of the art world. It’s an exciting time.”

Live You Where Vacation

iN 2008, THE ST. REGIS PUNTA MITA opened its doors on Mexico’s Banderas Bay, sprawling through 22 acres of lush oceanfront jungle. In the years since, it’s operated with consistently high occupancy, commanding some of the highest rates in all of Mexico. Stellar service, a stunning location, and spacious rooms have helped the hotel’s success—but so has its setting in one of the most sought-after residential communities in North America, Punta Mita
The 1,500-acre, low-density, master-planned development of Punta Mita, just 25 miles from the Puerto Vallarta International Airport, has been carefully developed since its debut 25 years ago. Filled with a mix of homesites, hotel-branded residences, sprawling beachfront homes, and convenient turnkey condos, the community has long provided something for everyone. The array of offerings has allowed buyers to grow with the community—upgrading as they decided to spend more time there or downsizing when their travel habits needed to adjust. Unlike many of the second-home communities that preceded it, Punta Mita wasn’t a one-and-done project and has continued to grow and evolve.
Fresh off a $45 million renovation, the St. Regis continues to draw guests into the resort community, who then fall in love with the area and want to buy a home. Lucky for them, the Punta Mita development currently offers nearly 20 residential neighborhoods, as well as four beach clubs and two golf courses. The community also boasts a Four Seasons resort with its own branded residences, and come 2026, Montage and Pendry hotels will arrive with their own residential offerings.
Punta Mita didn’t invent the resort community, though. Vacation-home communities have been around since the 1960s, often mixing a seasonal sport like golf or skiing with fractional-ownership homes (once called “time-shares”). Today, resort-style living is about much more than just getting out of town to focus on your hobby. Resort-style communities have become life-enriching destinations that prioritize overall well-being, family bonding, and rich cultural immersion. These communities are adapting with ultra-specialized amenities (private airstrips, 24-hour concierge services, and top-tier sports facilities and instructors), elevated service standards, and enhanced levels of luxury that make it feel like you’re living permanently on vacation.
The appeal of safe and reliable communities was no doubt driven by the Covid-19 pandemic, when a wave of urbanites decamped city and suburban lifestyles in favor of turnkey destinations where they could be outside and work remotely—and all they had to do was bring their toothbrush and suitcase. Today’s resort-style communities aren’t for retirees; rather, buyers are getting younger and demanding more. A recent report from the National Association of Realtors shows that millennials are the largest group of homebuyers compared to baby boomers.
STORIED DEVELOPMENTS PRIORITIZE REINVENTION
The premier golf courses at Punta Mita, which held much of the community’s original appeal, have been complemented by other outdoor activities, such as surfing, snorkeling, tennis, and cultural excursions. The transition to a lifestyle-oriented approach caters to a younger, more active demographic that rates experiences over tradition, which has helped Punta Mita experience some of the highest real estate value growth in Mexico. (Several homes have sold for more than $10 million in recent years.) Since 2021, there has been a surge in property sales, with over 60 new homes, villas, and condos sold by the end of that year. About 57 percent of these sales were to existing owners or their referrals, highlighting the appeal of the community to those already living there.
This also rings true for another notable leader in masterplanned communities: Hualālai on the Big Island of Hawaii, an 865-acre property that opened in 1996 along the Kona-Kohala Coast with the Four Seasons Resort Hualālai. To date, there are 178 custom homes, 49 townhomes, and 144 condos. In 1999, the most expensive property was $3.5 million; today, the highest property sale is $23 million, which conveys the community’s immense growth.
The global shift toward health and wellness has reshaped Hualālai’s focus, making it a leader in wellness-centered living. The resort’s world-class spa has expanded its offerings to include wellness programs that integrate both modern science and

traditional Hawaiian healing practices. Residents and guests can indulge in personalized treatments, including lomilomi massages, organic skincare treatments, and meditation sessions.
In fact, resort communities that have opened in the past decade are taking cues from more established developments. Much of Mexico’s coastline is being reinvented with the proliferation of master-planned resort and residential communities catering to luxury buyers. For instance, on Mexico’s eastern coast in Riviera Maya, known for its vibrant reefs, cenotes, and rich Mayan heritage, is Mayakoba. The 620-acre master-planned community debuted in 2003 along the Caribbean Sea and now hosts four hotels: Rosewood, Banyan Tree, Andaz, and Fairmont. Along with the hotels come hundreds of hotel-branded residences in the form of private villas, penthouses, and lagoon-front residences. Back on Mexico’s west coast, there’s the multiphase Costa Palmas, which debuted in 2019. Here, the 1,500-acre community on the East Cape of Mexico’s Baja California Peninsula boasts nearly two miles of swimmable beach (a rarity in Los Cabos); a yacht marina and village; a Robert Trent Jones Jr.–designed golf course; a Four Seasons and the forthcoming Aman and Casa Blake hotels; and branded residences and condos with stunning views of the Sierra de la Laguna mountains, the dunes and desert landscapes, and the Sea of Cortez.
LIFESTYLE SHIFTS
Golf has long been a draw for warm-weather destinations, but several communities are prioritizing other types of lifestyles, such as skiing, equestrian activities, and adventure. Take the Windsor Club in Vero Beach, Florida, a private residential and sporting club more than two hours from Miami. The seaside escape, founded in 1989, is known for its multimillion-dollar homes
exceeding $25 million, as well as its world-class equestrian center, polo field, Stan Smith–designed tennis courts, golf course, miles of hiking trails, two restaurants, beach club, and art gallery. The tony community, situated among a wildlife refuge between the Indian River and the Atlantic Ocean, is reinventing itself through new, sustainable residential development that prioritizes healthy living and wellness. The North Village is the community’s most recently developed neighborhood, with 34 single-family homes, six Row Houses, and amenities surrounding the estuary and a lake.
While golf is still a staple of Windsor’s community, here, equestrian pastimes prevail. In addition to polo fields, there are 26 stables, 14 paddocks, a multipurpose stick-and-ball field, a full-size polo field for exhibition matches, riding trails, and a team of experts that can offer lessons. No age is considered too young; the equestrian center even has a children’s polo team. International players often take to the fields to compete in charity matches, including the biennial Charity Polo Cup.
In communities like Martis Camp in Lake Tahoe, residents are attracted to the development for its proximity to some of North America’s most impressive skiing. The Truckee,
California–based property spans 2,177 acres and has 671 homesites, with some built homes asking between $4 million and $25 million. Since 2020, there have been over $1.3 billion in home sales. There’s an award-winning Tom Fazio–designed golf course, consistently ranked as one of America’s best modern courses, but the community primarily attracts residents for its private ski connection and mountain lifestyle. Residents have direct entry to the Northstar California ski resort through a private, high-speed lift. Martis Camp also offers home-pickup shuttles and valet service, as well as access to Lookout Lodge, a private ski lodge designated exclusively for Martis Camp members.
SUSTAINABILITY REIGNS SUPREME
Many new developments are answering traveler demand for nature-filled experiences, while also keeping another important tenet top of mind: sustainability. Caye Chapel, a private-island club community in Belize, sits at the edge of the Belize Barrier Reef, a UNESCO World Heritage Site and the largest barrier reef in the Western Hemisphere. but was delayed due to Covid-19, will have a 104-room Four Seasons Resort and 138 homesites, which will include 24 Four Seasons Private Residences and 114 custom estate lots. Marking the Four Seasons’ first-ever private-island offering in the Americas, Caye Chapel will feature expected amenities that brand loyalists will love, including a world-class championship golf course, private beach club, harbor and marina village, Fabien Cousteau Adventure Center, and holistic wellness experiences.
Just 10 percent of the island will feature infrastructure, while the remainder of the island will be dedicated to preservation and conservation. Fabien Cousteau, the grandson of oceanographic explorer Jacques Cousteau, will lead a team of researchers and scientists devoted to strengthening the surrounding reefs. Residents can expect thought-provoking programming with lectures from marine biologists and conservationists to teach residents and guests about the importance of preserving our delicate environment.

It’s not just about having a world-class championship golf course or a renowned spa at your fingertips—communities like Punta Mita are primed for your everyday life. This 325-square-foot kitchen in California’s Santa Ynez Valley (shown on page 73) was designed by Caren Rideau, principal of Los Angeles–based Kitchen Design Group, for a homeowner who collects rustic-chic antiques. One of the main features of the kitchen is a large antique dresser that was repurposed to serve as the main island. Rideau added a marble top, and it became a place for serving buffet-style family dinners. “She wanted the kitchen to feel like an original part of the house—a cross between being in their living room but also able to function for cooking and entertaining. Most of the entertaining is done outdoors with the views of the sprawling [45-acre] vineyard,” says Rideau. A long table under the pergola is perfect for summer dinners that linger long into the twilight hours or autumn lunches when the vineyard becomes a warm tableau of fall colors.
OCEAN VIEW
The open-plan design of this Malibu, California, home creates a natural flow for guests—from the kitchen and dining area to the outdoor spaces—and offers panoramic views of the Pacific Ocean. “The homeowners, who love to entertain, wanted their kitchen to be an open space filled with natural light … and they especially wanted it to have a comfortable year-round temperature,” says Sophie Goineau, principal of her eponymous Los Angeles–based interior design firm. This was achieved through dynamically glazed glass windows and doors, and by constructing slatted ceilings of fire-retardant, thermally modified ash wood. “The undulating ‘waves’ protect from the heat and the light itself, and the way the shadows are reflected on the walls creates wonderful graphic artwork,” says Goineau. The result is a bright, airy, versatile space. “You can’t design inside without considering the outside; it all must work together in one cohesive scheme,” she says. “Mother Nature has designed the outside so beautifully—how do you elevate that?”

When Tom and Cara Fox, owners of The Fox Group in Salt Lake City, were asked to design a kitchen for fashion designer and television personality Tan France and his husband, Rob, they were tasked with creating “a grandma-chic English kitchen with very subtle southeastern Asian details.” The Fox Group understood the mandate and created a kitchen that is not just English-inspired but also timeless. “We purposely did not add barstools to the island so that guests and family could always gather around it and help cook, prepare food, and chat. It’s open to the family living room as well, which makes it very comfortable and friendly. The kitchen has an eat-in table area for comfort and relaxation. Tan didn’t want an oversize kitchen, he wanted quaint and charming.” ■

ANGUILLA
The 16-mile-long island of Anguilla, known for its 33 white-sand beaches, is within closer reach this season as American Airlines increases its lift to 15 weekly flights from Miami (MIA) to the once-hard-to-reach isle (AXA). Also new for the season, Cap Juluca (belmond.com) has just completed its 18,000-square-foot spa designed by Rottet Studio and featuring Guerlain treatments and sea-inspired therapies. Need more space than a hotel suite? Opt for a villa at Altamer (altamer.com), a five-acre compound complete with three villas (the largest of which is 13,000 square feet), tennis courts, private butlers, and its own beach.
BRITISH VIRGIN ISLANDS This Caribbean archipelago consists of more than 60 islands and cays, some of which feature their own private-island resorts. Among them, Moskito Island (moskito.com) features 125 acres and just four villas. Just completed this year, the Cape Stout villa sits on three acres and offers seven suites, as well as three bars, a private yoga deck, an outdoor movie theater, and four pools. Slowly coming back to life after Hurricanes Irma and Maria, Biras Creek (biras.com) on Virgin Gorda will have a reopening of its resort in phases, including a new marina and the restaurant Ikigai, which currently serves a 12-course omakase experience to just 12 guests per night.
MUSTIQUE The private island of Mustique (mustique-island.com) offers about 120 private villas, most of which are available for rent through its own private company. New for this season are six stunning villas. The Sundance villa
features Hamptons-style architecture and room for 18, while La Palma has the rarity of a pristine beachfront setting and room for 12 people.
ST. BARTS There’s nothing like gathering a group of friends and hopping around this French isle’s posh beach clubs during the day and dancing the night away atop the tables at its vibrant nightclubs. Should your group need a crash pad, though, international villa-rental company Le Collectionist (lecollectionist.com) has recently arrived on the island with more than 50 curated villas and top-tier services that have made it the popular choice in destinations like Verbier, Ibiza, and Saint-Tropez. Speaking of recuperating, the island’s chicest hotel, Cheval Blanc St. Barth (chevalblanc .com ), debuts a renovated Cheval Blanc Spa this season. Tucked away in the resort’s lush gardens, the facility has been reimagined by architectural firm Isabelle Stanislas; it will offer a new indoor couple’s cabin, a boudoir area for hair and makeup, and new HydraFacial treatments and spa experiences from Guerlain.
GRENADA Located in the southern Caribbean, the 135-square-mile island of Grenada has had a handful of stunning new resorts grace its shores in recent years. Silversands (silversandscollection.com) debuted its first property, Silversands
Grand Anse, in December 2018, making it the first new hotel opening on Grand Anse Beach in 25 years. Complementing the 43-room resort is Silversands’ second resort on the island, Silversands Beach House, which opened in February with just 28 cliffside and oceanfront rooms located five minutes from Grand Anse. In April, Six Senses La Sagesse (sixsenses.com) debuted on the southern edge of the island with 56 pool suites and 15 villas, as well as a 2,000-square-foot spa.
