Step three

Secure the executed agreement to enter into escrow, expertly navigate the trustees throughout the entire escrow process, and successfully conclude the transaction once all funds are received.

PLAN OF ACTION

With Sold by Kashani, all listing paperwork (using CAR forms), showings, marketing, professional photography, and the collection of all potential buyer information is handled. After approval, I draft and facilitate the signing of all documents by all parties. By representing sellers throughout the escrow process, I manage every detail, from securing buyer agreements to overseeing inspections and paperwork. Finally, I ensure the deal reaches the finish line smoothly and efficiently, navigating each step with precision and care to guarantee a successful and stress-free closing for my clients. Upon the close of escrow, the trust / trustees are responsible for 2.5% concession for my services. I also do recommend offering a concession to the buyers agent to attract the best possible buyers.

PLAN OF ACTION: BREAKDOWN

Outlined below is a strategic blueprint designed to optimize efficiency with capitalizing on opportunities with precision.

WEEK 1 (FIRST MEETING)

Listing agreement signed with launch date + photography scheduled. Work internally with the marketing team on listing description + additional marketing + seller disclosures.

WEEK 3 (CHECK IN)

Feedback received from prospective agents/buyers on the property. All offers received are shared with the trustees.

INSPECTIONS / FULL CONTINGENCY REMOVAL

During this time, if applicable, inspections are performed by the buyers. Once agreed upon, the transaction goes non contingent.

WEEK 2 (LAUNCH)

Listing officially goes live with new high definition photography. Showings are scheduled.

WEEK ¾ (OFFER REVEIW/ACCEPTANCE)

A meeting is arranged to select the best offer received. Once chosen, the offer is accepted and the transaction enters into escrow.

CLOSING DAY

Buyers send in all outstanding funds. Once escrow confirms all funds have been received, the deal officially closes the next day.
