THE ALBERT GROUP ARCHITECTS FIRM BACKGROUND In practice since 1979, The Albert Group Architects provide architectural services nationally from our Los Angeles office at 2032 Stoner Ave. Stephen M. Albert, AIA leads a diversified staff and maintains direct involvement in all projects. The goals of our firm is to represent the client’s interests through the lense of design. Each housing project we undertake represents a special opportunity to advance the understanding of housing in relationship to the community. Our work focuses on infill sites to reduce or eliminate urban sprawl. Through implementation of energy efficiency measures, each project is sustainable. Most sites are on or near public transit corridors. By providing a mix of commercial activity we encourage neighbors to walk to and along our sites. Each design reflects ‘Walkable Streets’ programs, contribute to neighborhood safety encouraging a more cohesive and compact community. OUR HOUSING DESIGN: REINFORCES THE NATURAL ENVIRONMENT The design of housing in neighborhood settings, must be responsive to the places from which they arise. The ethical boundaries and practice of conservation and sustainability are determinants of forms and materials. We create sustainable ‘green’ communities, reach LEED certification, and promote energy efficient measures. STRENGTHENS COMMUNITIES We strive to solve social, environmental, and urban design challenges. Buildings can enhance their communities by encouraging socialization, recreation, and restoring pride of place. CREATES LINKS to the neighborhood through joint use agreements for community space. Roof gardens, computer classrooms, training rooms, and incubator offices are combined with interactive meeting spaces for the benefit of the community. Set along an internal street in the industrial area of Marina Del Rey, Los Angeles, the building contains 49 loft townhouse condominiums. One of many urban infill housing projects by the Albert Group Architects, the Glencoe Lofts relates to linear housing patterns of remodeled piers in Boston, New York, and San Francisco. The design demonstrates that indoor-outdoor relationships to street life are possible in higher housing densities. Higher density and more compact urban infill housing will become the norm in our urban centers.
THE WATERMARK Reseda, CA
NEW CONSTRUCTION Client: Gelt Reseda Development, LLC Area: 254 Units Cost: $53,000,000 Completion: 2019
This 254 unit mixed use project is the result of a 2 year rezoning effort. The support of area planning groups was gained by the design of a building that promises to revitalize neglected stretch of Los Angeles’ San Fernando Valley. The complex edges the Los Angeles River and will include a park, bike paths, food services, convenience and grocery shops, sundries and other amenities. The improvements will be at the heart of a multi year effort to make the L.A. River a 40 mile linear urban park.

236 Residential units terracing up a hillside site in the Cahuenga Pass between downtown Los Angeles and Universal Studios entertainment complex. The complex is divided into 2 parts: townhouse lofts and apartment flats. There are internal streets that link the 2 and that are lined with shops and resident amenities linked to a central recreation and business center, rooftop and private open spaces are made integral to the deisgn of each unit.
REDWOOD FLATS Marina Del Rey, CA
NEW CONSTRUCTION Client: Spectra America Area: 47 Units with underground parking Cost: $17,000,000 Completion: 2010
A series of ‘garden units’ expressed as cluster towers were designed for a very deep site in the Glencoe Maxella District of Marina Del Rey. This project is one of 6 designed by our firm in the area. The cluster configuration allows for corner bedrooms, cross ventilation and provides individuality to each residence. Top floor units have loft spaces and roof decks. The articulated forms create a window to the world’ image and frame pairs of units.
37TH PLACE USC STUDENT HOUSING Los Angeles, CA NEW CONSTRUCTION Client: Torres Project Management Area: 7 Units with 6 bedrooms each Cost: $2,400,000 Completion: 2007
Adjacent to a major private university, each unit contains two clusters of three bedrooms around a common room and kitchen. A large, central open courtyard allows for social events. Full height windows and skylights provide abundant light, views and enlarge individual rooms. The cluster plan allows for shared or single student occupancy of each bedroom.

The Redwood Townhomes are a 47 unit townhouse development located in the Glencoe Maxella Avenue area. Adjacent to shops, fine dining and Pacific Ocean Beaches. Each self contained townhouse is an exciting multi level home. There are four different townhome plans and exterior styles to create a sophisticated urban village.
STEEL LOFTS Marina Del Rey, CA NEW CONSTRUCTION Client: California Landmark Area: 27 Units Cost: $9,500,000 Completion: 2010 The Steel Lofts, 27 unit apartment development located in the Glencoe Maxella area. The storey and a half apartment spaces offer loft sleeping areas. Open plans allow individual expression and flexible living spaces.

BEST AFFORDABLE HOUSING PROJECT 2014 Los Angeles Business Council
NEW CONSTRUCTION Client: Los Angeles Housing Partnership and Culver City Housing Agency Area: 33 Units of affordable housing with 10,000 sq.ft. of commercial social service center Cost: $11,500,000 Completion: 2014
This contemporary design reflects the progressive architectural and artistic expression seen throughout Culver City’s transforming cityscape. The surprise is that these elements are used for affordable housing. The scale, choice of materials, and colors relate to the storefront community development implemented throughout the city. This project will serve as a connection from the West-Washington corridor and the bustling downtown development to the East. The project includes 33 units of one, two, and three-bedroom. As affordable housing, the building will allow residents to live near their workplace reducing commuting time. The community is made safer through a compact urban infill design. The site plan for the project was developed in partnership with the Culver City Redevelopment Agency. The street and sidewalk enhancements, including landscaping, were extended into the retail store fronts. The result is an attractive, inviting, and shaded street edge that enhances the commercial life of the city.
BERKLEY RESIDENCE Beverly Hills, CA NEW CONSTRUCTION Area: 4,200 S.F. Cost: $1,820,000 Completion: 2010
This is a single family residence including: 4 bedrooms, 4.5 baths, a study, library, roof terrace over 2-story high living room, basement, and entertainment center. The Berkley residence is one of a series of contemporary homes completed by the Albert Group in Beverly Hills. There is a movement to counter over scaled mansions on small lots in Los Angeles. Each of the modern homes designed by our office is a carefully scaled light-filled structure with spatial variety and inventive uses of materials. There is a strong connection between inside and outside with private courtyards that point to a new, more humane way to design on narrow lots.
BENTON GREEN AFFORDABLE HOUSING Los Angeles, CA NEW CONSTRUCTION Client: Global Housing Area: 38 Units with underground parking Cost: $3,800,000 Completion: 2001 This project is the recipient of several Design Awards and has been published in local and national architectural journals.
This affordable housing development is a significant feature along the 101 Freeway between Downtown Los Angeles and Hollywood. The hillside location and courtyard plan allowed for a ‘hilltop’ townscape that recalls the pedestrian scaled Italian villages that are popular in our imaginations. These familiar forms lend a sense of place and permanence, and are rare in housing and even more rare along a major freeway.
SANTA MONICA BLVD MIXED USE Los Angeles, CA
NEW CONSTRUCTION Client: Peter Taglyan Area: 49 apartment units and over 50,000 SF of retail and office space Cost: $26,000,000 Completion: 2017 The residential floors are stepped back from the commercial and office space facing Santa Monica allowing for large deck spaces that capture downtown city view. The complcated zoning restrictions provided the opportunity for a highly articulated design response.
1833 GAREY AVENUE Pomona, CA
NEW CONSTRUCTION Client: G2K Construction Management Area: 33 Units condominiums and commercial Cost: $7,600,000 Completion: 2017 This is the first project to be designed under the city’s new guidelines for major transit corridors. Variations in height, front setbacks, accessible plazas create a strong street presence. Parking is underground. The residential units are raised above street level retail space.
JEFFERSON APARTMENTS Los Angeles, CA NEW CONSTRUCTION Client: ATLANTIC LLC Area: 35 Units, 4 story residential over 2 level subterranean parking Cost: $5,000,000 Completion: 2017 Studio and 1 bedroom units with live/work spaces are located adjacent to Jefferson Blvd. Design and materials have been chosen and detailed to satisfy the Jefferson historical preservation overlay zone (HPOZ). The zoning code requires the building to step down from a 4 story structure facing Jefferson Blvd to 2 stories facing the adjacent single family zone. The stepping allows for a terraced outdoor enviroment.
812 HUNTLEY DR West Hollywood, CA NEW CONSTRUCTION Client: Zola Properties Area: 5 Units with underground parking Cost: $3,400,000 Completion: 2017 This high end housing development provides five units, each approximately 2000 square feet in size. The first floor contains living/dining room space, a den or study, the kitchen, and a powder room. On the second level, there are two bedrooms each with a bathroom and walk-in closet, and a deck. Additionally, the roof top provides private open space decks, accessed by private stairwells. The parking is completely below grade.

MARIONETTE SQUARE Echo Park District, Los Angeles, CA NEW CONSTRUCTION Design completed, in accordance with State Historic Building Conservation Standards and Los Angeles City West Specific Plan Client: Eli Melech Holdings Area: 102 Residential Units and 3,600 SF Commercial Cost: $24,000,000 Completion: 2018 The site is home to a Historic Cultural Landmark, The Bob Baker Marionette Theater. The Theater is Maintained and 102 apartment units are carefully placed to the side and over the theater. The variety of one, two and three bedroom plan types include townhouse units and units with internal stairs leading to rooftop private open space.

This is 49 unit, mixed use market rate building provides upscale studio, one and two bedroom apartments. The top floor units have loft spaces that in turn, lead to open roof decks with commanding city views. Fairfax Avenue is a high density and high traffic corridor that cuts through the heart of West Los Angeles. The Avenue connects the 10 Freeway to The Grove Shopping Center, Farmers Market and boutique shopping along Melrose. Each residential unit facing Fairfax has an extended weathering steel balcony with a sliding steel screen allowing varying degrees of privacy. The ground floor continues the specialty shops and Ethnic restaurants that are at the heart and soul of this part of Los Angeles.
VALLEYHEART Studio City, CA
NEW CONSTRUCTION Client: Valleyheart Property Management LLC Cost: $12,000,000 Completion: 2017 The site overlooks newly added bike paths and walkways facing the Los Angeles river. The 27 unit scheme spirals up a gentle slope around a central courtyard. Each unit is varied in shape with townhouse units on the upper floors. A series of roof decks allow for river views and connections to the upper units.
TYRONE VILLAS VAN NUYS, CA
NEW CONSTRUCTION Client: Ruckard Management Area: 38 Units Cost: $8,600,000 Completion: 2018 A courtyard scheme with on grade parking. Part of the site is set aside as a community park. The center of the courtyard contains a meeting room and event center.
2136 WESTWOOD BLVD LOS ANGELES, CA NEW CONSTRUCTION Client: Halco Development Area: 64 studio and 1 bedroom apartment and below grade parking with on grade commercial Completion: 2018 The project is located on a major arterial street that demands a strong street frontage. Most of the building mass is pushed to property edge at Westwood Blvd. There is a courtyard and rear units step down to the back following the city’s transitional height code.
11040 SANTA MONICA BLVD LOS ANGELES, CA NEW CONSTRUCTION Client: Halco Development Area: 33 units, one and two bedrooms. Below grade parking and on grade commercial Completion: 2018 The project is located adjacent to Century City in West Los Angeles. The metal screens with inset louvers give the project scale and identity and help mask the street noise.
GLENDALE BLVD & MOTOR AVE Los Angeles, CA
NEW CONSTRUCTION Client: Urban Blox LLC Completion: 2017 A series of projects for a development firm specializing in studio and 1 bedroom infill apartment sites. Each site will provide 50 units averaging about 520 SF each. To encourged resident interaction, there are a series of enclosed community spaces and outdoor courtyard and rooftop decks connected by exterior stairs.

NEW CONSTRUCTION Client: Ophir BFF Area: 237 units with commercial and community space Cost: $52,000,000 Completion: 2018 An industrial island in Ballona Creek and facing Marina Del Rey will be transformed into 237 units of apartments, plaza spaces and shops. Clusters of 4 and 5 story Italianate buildings line the edge of the island. Central Plazas allow walking and shopping for residents and visitors. The island is ringed by a bike path with a bridge connection to the mainland.
PARSONS HOUSE Omaha, Nebraska NEW CONSTRUCTION Client: The Parsons Group, Santa Barbara, CA Area: 128 Units of Assisted and Special needs housing Cost: $4,100,000 Eagle Run at Omaha, Nebraska is one of four Assisted Living projects we completed for the Parsons Group. Others include: • Gray Gables, Ojai, California • Rancho Penasquitos, San Diego, California • Parsons House, Beaumont, Texas and Port Arthur, Texas Each site follows a cluster concept grouping seniors around a country kitchen where meals are served and serves as the focal point for activity programs. Each assisted living suite contain a compact kitchen and counts as a living unit. The special needs units do not have food prep as the residents are entirely dependent on staff assistance. The units types in the assisted living wings exceed the area standards set by the state. They are carefully sized to allow for ‘Aging In Place’. Other Assisted Living projects were completed in Reseda and San Diego, California.
CHINATOWN LOFTS Los Angeles, CA NEW CONSTRUCTION Client: Frost Chaddock Development Area: 29 Townhouse Condominiums Cost: $10,300,000 Each cluster follows the gradient of a steep hillside site providing clear views of downtown Los Angeles to one side and Dodger Stadium to the other. There is a mix of 20 3-level townhomes and 9 2-bedroom flats. The stepping and terracing reintroduced a neglected building form to the cityspace. Usable outdoor space expands the livable area enhancing the value of the project.
PROJECT DELIVERY The Albert Group is able to provide cost and time saving design and construction options for our clients. NEGOTIATED CONSTRUCTION CONTRACTS A general contractor or construction manager may be retained early in the design process for a fixed fee to provide: • Pre-construction cost and constructability reviews. • Value engineering of structural, mechanical, and electrical systems. • Construction management of the project including job superintendent and general conditions. • Bidding out of all of the trades to pre-qualified subcontractors. • We have in-house construction management capability to manage this process.

In order to integrate our design and construction expertise we rely on building information modeling. • Building Information Modeling: Building information modeling (BIM) is a building design and documentation methodology (Revit) characterized by the creation and use of coordinated, internally, consistent 3 dimensional information about a building project in design and construction. This makes available a reliable, coordinated, and consistent 3 dimensional digital representation of the building for design and construction decision making and high quality construction documents.
