OUR WATERWAYS This stretch of the Florida coast is home to the Choctawhatchee Bay, the rare coastal dune lakes, and miles of sunny Gulf shoreline. The Watershed
Look around you. No matter where you are in the world, you are standing in a watershed. A watershed is an area where all water eventually flows to a common point. In our Choctawhatchee watershed, crystal-clear springs, sandy-bottomed creeks, the sometimesmuddy, meandering river, the fish and crab-filled Choctawhatchee Bay, and our unique coastal dune lakes all find their way to the Gulf of Mexico. These abundant and diverse waterways make our corner of the world special, and they connect all of us who live and play here with the plants and animals that depend on clean water as much as we humans.
The River
Our watershed is over 5000 square miles. In order to provide good scientific data to guide management of local waterways in this large area, CBA staff and volunteers monitor over 130 stations monthly in partnership with University of Florida’s LAKEWATCH program. The water quality monitoring begins at the top of the watershed—the Choctawhatchee River. The Choctawhatchee River is an alluvial river, which means that it shapes its own channels and floodplain through the size and frequency of floods and the ability of those floods to move and deposit sediments. The sandbars and mudflats along the sides of the river provide ideal habitat for birds like the semi-palmated plover and turtles like the Gulf Coast spiny softshell. The river is Florida's fourth longest and third in terms of flow, and it hosts at least 13 major springs in its spring-fed tributaries. Most of the land on either side of the Florida length of the river is forested, thickly populated by trees such as tupelo, black gum, hickory, willow, and cypress, to name a few. This vegetative buffer zone around the river provides public benefits such as water quality protection and wildlife habitat.

As the Choctawhatchee River meanders south, it flows into the Choctawhatchee Bay. The Choctawhatchee Bay Estuary is an 82,560 acre expanse of sheltered waters, tidal marshes, and sea grass beds that is still rich with natural resources at a time when many coastal wetlands have been lost or severely damaged. The Choctawhatchee Bay is the heart of our community and "Whether you enjoy fishing economy. A healthy bay supports habitat for wildlife like sea turtles, manatees, or boating, waterfront living, dolphins and shorebirds; a high quality-of-life for locals; and a thriving tourism wildlife watching, or just a industry devoted to fishing, boating, and beachgoing. Choctawhatchee Bay is cold beverage and a good sunset view, there is no a nursery for the Gulf of Mexico; up to 95% of commercially- and recreationallyfished Gulf species spend part of their life cycle in an estuary like Choctawhatchee denying the importance of our waterways. Bay. To help keep the bay healthy and productive, we must all be good stewards. CBA’s Grasses in Classes program promotes stewardship in school children while restoring vital salt marsh habitat in the bay. During the school year, Grasses in Classes students grow salt marsh plants at their schools, while receiving monthly education on estuary topics from CBA and CBA-trained AmeriCorps members. At the end of the school year, Grasses in Classes culminates with students planting their shoreline grasses at salt marsh restoration sites along Choctawhatchee Bay. The program instills a love of local habitat, restores shoreline, and inspires the next generation of watershed stewards. Grasses in Classes students restored 2 acres of salt marsh habitat last year!

Dune Lakes
At the edge of our watershed, nestled between the forests and the dunes along the white, sandy beaches of the Gulf of Mexico, are the rare coastal dune lakes of Walton County. Coastal dune lakes are bodies of water found in dune ecosystems within two miles of the coast. They’re typically shallow and irregularly shaped. Dune lakes are naturally freshwater lakes that open periodically to exchange water with the Gulf of Mexico. These periodic exchanges result in a wide range of salinity in the lakes, which in turn leads to dynamic plant and animal communities. Dissolved tannins from decaying leaves cause the deep, clear amber color of the lake water; this is a natural phenomenon, no need to worry! One of the most interesting features of Walton County’s coastal dune lakes is their intermittent connection to the Gulf of Mexico. When a coastal dune lake reaches a relatively high water level, it actually breaks through the dune system and the beach sand and empties into the Gulf of Mexico. The channel that is formed between the lake and the Gulf is known as the lake’s outlet or outfall. Depending on tides and weather conditions (particularly wind), saltwater from the Gulf may enter the lake, along with saltwater plants and animals. The drainage of the lake and potential exchange with the Gulf continues until equilibrium is reached and the opening closes. Because the lakes are relatively sheltered and easy to access, they are popular recreation areas for paddling, wading, and birding. They also provide critical habitat for shorebirds. To raise awareness and stewardship for these local treasures, CBA offers the Dunes in Schools program for middle school. Students in Dunes in Schools raise sea oats for dune restoration, while they learn about dune lakes through monthly in-class instruction and mini-experiments. At the end of the year, they take a dune lake field trip, where they plant their sea oats. Dunes form essential coastal habitat and protect inland property from storm and surge damage; the more the students learn, the more they can act as stewards of their Gulf of Mexico communities. 30ARealEstateGuide.com | (850)231-9007

Whether you choose a neutral color scheme or pops of color, either way is appropriate! If you choose colored accents, using the blue hues in more bold tones offers a fresh coastal approach. Modern designs should feature an array of hard surface materials. Glass tiles are classic and timeless. Tile an accent wall with a neutral glass tile to offer reflection in your space, and if you’re feeling brave, throw in a pop of color! Cabinetry is simple, flat fronts with a gloss finish. Using low-profile cabinetry hardware is one way to keep the cabinetry clean. Wood-look tile brings a durable and clean trait to flooring. Stained concrete is another modern and durable flooring option that can be softened with plush area rugs. Coastal textures can be used in various applications while being cohesive with the rest of the home. Rope and rattan are making a come-back right now. You can find these textures in furnishings and small accent pieces. Seagrass rugs are also a great way to subtly introduce a coastal material. Driftwood and light wood tones will offer warmth to the cool white backdrop of your walls. These are a few design elements that can be altered to offer a modern touch, even if your entire home is not a modern design style. You can take these ideas and make it more contemporary or more casual. That’s the beauty of design, it is what you make it!

In the sea of rental properties available up and down the Emerald Coast, you may wonder how to maximize your investment and make your vacation home stand out among the crowd. 1 ART
Art or wall décor will set the tone for the design style and feel of your space. Along 30-A, abstracts and landscapes in coastal-inspired hues are always a favorite. Many of our local South Walton artists are making it more affordable to have that “original art” look for a fraction of the price. Artists such as Mary Hong and Allison Wickey work with manufacturers that offer prints of their work with applied texture and resin coatings. Families often want to be able to rent a single house for wedding events, family reunions, and college reunions. Creating alternate sleeping solutions such as built-in or freestanding bunks, murphy beds, or convertible sleeper sofas allows for many more to sleep than just your standard king or queen bed. Most properties here have a homeowners association or HOA. We can help you to compare them. They cover dramatically different costs, and they offer different amenities. Is there a pool, or several? What costs do the dues cover? If the monthly fee is high, why? And importantly, what do they NOT cover? Does a complex allow rentals? Long-term or short-term? Are there restrictions on the exterior appearance of the homes? Are there quarterly and/or monthly dues? How do taxes affect the total? Your agent can do a spreadsheet which totals your monthly predicted obligations for HOA, both monthly and quarterly, taxes, new owner fees, and other costs.
Compare the price per square foot, and compare which units are furnished? Will you want those furnishings? Do you know the flood zone or the altitude above sea level of your choices? Our goal as agents is for you, our buyer, to be as informed as possible.

One of the best ways to enjoy your beach property and utilize it financially as well, is to rent the home. Renting is a wonderful income producing activity. One of the best things you can do is to employ the services of a property management company. A lot of people may choose to handle the logistics of renting and managing their home themselves, but the benefit of having a good Property Management company can make a huge impact and be a very beneficial service to the homeowner. Just like finding the right real estate professional to represent you in the sale of your home, finding the right property management company, I believe, is crucial to the success of your home on the rental program. Most people, when they are looking to rent their home; are looking to make a profit and to help offset some of the expenses of owning a second home. There are a few things to keep in mind in when considering which company will manage your property. First thing to remember is that you still have your input and say, as the homeowner, by working closely with the property management company when it comes to any and all details of your home. They have money to invest and want to take advantage of our strong real estate and rental market. They analyze every cost and run spreadsheets trying to find the perfect return on investment. Then there are the clients who plan to rent their home out while they are back home, but only as a way to help cover a few costs. Rental income return on investment is not a concern. The third type of client is the one who has no intentions of renting their home and may even want to get as far away from rentals as possible. For many years, sales lagged in neighborhoods where short term vacation rentals are banned. Properties in these neighborhoods tended to take longer to sell and prices in these neighborhoods did not appreciate at the level of similar neighborhoods where vacation rentals are allowed. As our area matures, we are seeing an uptick in demand for homes in non-rental neighborhoods. Now neighborhoods like Watercolor, Rosemary, Alys and Seaside will continue to dominate the market and garner the most attention. These neighborhoods of course allow vacation rentals. The pool of potential buyers for homes in these neighborhoods will always vastly outnumber the pool of buyers who specifically want a nonrental neighborhood. What we are seeing though is this smaller but growing pool of buyers who want non-rental are willing to pay a premium in some instances for the right homes away from renters. This buyer is someone who loves the area and wants to have a place along 30A, but who values privacy. This is a great sign for the market. Many of these families buying in non-rental neighborhoods have already owned in the area for several years. These people have done the rental thing and now want something more permanent. This signals that families are keeping their money in this area. They don’t want to give up on the beach house dream, but the dream has changed. They focus more on the home itself, proximity to the beach and level of privacy rather than on seeing how close they can be to the center of Seaside or Rosemary. They may sacrifice bedroom count for a two car garage or home office. These families are buying based on whether or not the house is what they are looking for instead of what the rental income is. These types of transactions also help to stabilize the market since these are typically long term holds.

The other niche market is for families who want both; the neighborhood close to everything but a house with privacy. They have no intention of renting their home, but they still like the neighborhood despite rentals. Certain parts of Watercolor offer this just as certain locations in Alys Beach and Rosemary. Watersound Beach is also a great neighborhood with private locations overlooking the dunes or state park, but with access to many amenities nearby. The transition of families out of some of the rental neighborhoods is great for families new to the area or those looking for homes with the rental option. This helps supply an otherwise shrinking inventory of homes. The big picture is our market continues to show signs of a more mature and stable vacation market with a mixture of owners who view their property primarily as a short term income generating asset and those who are in it for the long haul and who believe in the long term strength of the area. There is healthy turnover as families sell one home only to reinvest in another home in the area thus keeping the money in the area. Vacation destinations like this one will always be dominated by out of town owners and vacationers, but it is encouraging to see more people spending significant time in the area leading to more economic activity. Each year we add restaurants and year round events. This is good for the family needing the rental income because it helps draw more visitors, but it is also good for the family who lives here full or part time because they have more activities.
