With warmer weather on the horizon, it’s time to get your outdoor furniture ready for lounging. To do this, add a squirt of dish detergent to a bowl of warm water, then wipe down tables and chairs. Finish it all off with a spray of water from the garden hose.


YOUR KITCHEN SINK Got kitchen stink you just can’t kick? Try running a couple of lemon rind slivers through your garbage disposal and follow with cold water to dispel the smell.

YOUR DOORMATS Trap more dirt by using two mats, one outside the door and one inside.To refresh, hose off and air-dry mats. Vacuum indoor ones on both sides - going over the back will push trapped dirt out onto the floor where it will be easier to pick up.

YOUR WINDOWS Wait for an overcast day and start on the shady side of the house. Raise blinds or shades and wash windows with glass cleaner and a microfiber cloth, then lower the blinds and vinyl shades and dust with a duster like Swiffer and finish by vacuuming fabric shade and drapes.

YOUR SHOWER DRAIN To freshen drains (not unclog them), mix 1/2 cup baking soda with 1/4 cup table salt. Pour the mixture down the drain, followed by 1 cup heated vinegar. It will foam and bubble. Let it stand for 15 minutes. Follow by running hot tap water for at least 15-30 seconds.

YOUR PHONE Bad news: Your cell phone probably harbors more germs than your toilet seat. That’s why you should give it a once over with an alcohol wipe to zap germs, as well as other electronics, like your TV remote and computer mouse.

STAINLESS STEEL To make this surface sparkle again (see ya, fingerprints), mix a solution of 1 teaspoon dish detergent and 1 quart hot tap water. Using a microfiber cloth, rub the detergent solution onto the marks in small sections, going with the grain. Rinse with clean hot water only, and dry immediately with a clean cloth.

YOUR FURNITURE Pull furniture away from walls and vacuum behind and under it, do the woodwork and air vents while you’re back there. Then switch the upholstery tool on your machine to go over both sides of cushions and underneath them. The crevice tool can help degunk along the trim and stitching.

YOUR VACUUM Yes, you have to clean your cleaners. Replace the bag, clean the dust cup, and replace or wash the filters. Snip threads snarled in the brush with scissors or a seam ripper.

YOUR MICROWAVE Place large microwave-safe bowl with 1 cup of water and a choppedup lemon, lime, or orange or several tablespoons of vinegar. Turn on high until the solution boils and the window is steamy, then let it sit to cool for 15 minutes before opening the door. Remove and wipe out the inside and outside with a sponge.

YOUR SHOWER CURTAIN Yep, you can wash a plastic or vinyl curtain in your washing machine in the gentle cycle with detergent and add a couple of bath towels for extra cleaning power. Then hang it to dry. To keep the curtain cleaner longer, spritz it a few times each month with a bleach-containing all-purpose cleaner. Let the shower rinse it off (before you hop in).

YOUR KIDS’ TOYS Don’t overlook the convenience of your dishwasher. It can take on more than just plates, including your kid’s (and pet’s) plastic toys. Choose the crystal or quick cycle and skip the heated dry. For stuffed animals, check the care tag first, then gather in a mesh bag or pillowcase and throw in the washer on a gentle cycle.

YOUR DRYER More than 15,000 fires start in home laundry rooms every year, according to the NFPA. Beyond removing the fuzz from your dryer’s filter after every load, pull out hard-to-reach lint with the crevice tool on your vacuum. Vacuum under, around, and behind the dryer as well.

Smell Deodorize, Neutralize, and Freshen Different scents impacts how we perceive situations and people. Think about how off-putting trash and pet odors might be for buyers. Start with simply neutralizing any strong smells in your home. Use Mildly-Scented Cleaning Products Some products have harsh, bleachy odors - great for deep cleaning but not for showings. Freshen up with milder, naturally scented alternatives from Method, for example. Take Out the Trash Empty every trash can in your home. Keep in mind when your garbage pickup occurs, as you want to avoid overflowing dumpsters in your driveway. Accent with Natural Aromas, if any at all Air fresheners are too overpowering, but try a gentle scent like clean linens, then unplug it a few hours before buyers arrive. The scent will still linger but buyers will think that the home smells and feels fresh.

Mow your Lawn like a Pro

You’ll need to deodorize, put away any pet products, and have a plan for your pet during showings.

From a buyer’s perspective, landscaping is one of the most appealing exterior upgrades.

• Store crates, beds & litter boxes out of sight • Steam clean your carpets • Gather toys into a designated bin • Take your dog or cat to daycare. If you have fish or other exotic animals, place them out of your main living areas

Sight Appeal to Buyers’ Sense of Sight before they Step Inside Bring your Front Steps to Life A few well-placed planters go a long way toward welcoming buyers right up to your front door! • Geraniums • Snapdragons • Caladium

On the Inside, Remove Distractions for a Clean, Minimal Look Hide Cords out of Sight Collect all chargers that don’t need to be plugged in and stash them away in a drawer with a compartment organizer for each cord. For chargers that stay plugged in, bind multiple cords together with cable twisters and tuck the bunch behind your desk, shelves, or entertainment stand. Stash “Extras” in Bins Buy stackable bins of various sizes and colors to hold assorted personal items that don’t have a home—knick-knacks, toys, that random single sock—and store behind long coats in your hallway closet. Put Away Personal Items You want your home to be welcoming, but not to the point that your personal photos and tchotchkes overwhelm the space. You don’t need to add pillows and throws or hang extra art - pare down shelves, and pack mementos into the stackable bins.


Sound Sound should complement a Buyer’s experience in your home, not cover it up. Be upfront about any noise issues. Play Soft Music in the Background If you have surround sound speakers in your home or an open floor plan, turn on music at a low volume in the main living area. Keep in mind that if you use the free versions of these services, you may be subject to commercials or listening time limits.

Talk to your Noisy Neighbors ahead of time

Water features and wind chimes help lessen the impact of street noise, especially when buyers are exploring your front and back yards.

If you have a noisy neighbor - think barking dogs, loud music, or voices that carry - let them know about upcoming showings well in advance.

These decorations work best when the listener is close by- so they aren’t meant to drown out loud sounds if you’re inside.

Address them in a non-confrontational way - Ideally, you aren’t just trying to stop the noise for a few hours - you’re attempting to make a lasting positive change to benefit your buyer.

Keep in mind that fountains are seasonal. Wind chimes are simpler and less expensive than water features.

Taste Offer Buyers a welcome Refreshment Break. Some simple bites and beverages can help energize buyers to linger a bit longer in your home. Treat buyers with bottles of water and simple snacks Place bottled water in your refrigerator with a visible note to agents and buyers on where to find them. If you baked cookies for the sweet smell, leave them out in a cookie jar or tin for buyers to enjoy!


Touch Use textures to create a tactile experience for buyers Buyers want to feel like they could live in your home, and texture can make them feel welcome- if it’s not overdone. The bottom line when appealing to buyers’ senses is to highlight what’s already great about your home - then give it a little extra oomph with simple touches and gestures. Here are a few bonus tips to maximize touch without maxing out: • Dust surfaces so that you can run your fingers over them and come up clean. • Vacuuming your carpet is an important step in your cleaning process, but it also revives the kind of texture that feels good on bare feet. Make sure you vacuum in both directions and if you have pets or messy kids, have your carpets professionally cleaned. • If you have rugs around your home, make sure they’re as clean as your carpets and hardwood floors. Sellers are advised to remove and store rugs for showings so the house feels as open as possible. • You don’t need to replace every linen in every bathroom, but avoid putting your worn or dirty hand towels in powder rooms.

HOUSING MARKET INDICATORS Looking across the full year of 2019 the average sold price of homes in metro Atlanta increased 4.8% to $347,000. In the second half of 2019 inventory became an increasing challenge. New listing inventory increased 2% on same period in 2018, but sales and pending home sales increased by 7%. This put upward pressure on price and in December 2019 the average sold price of homes in metro Atlanta had increased 8% compared to 12 months earlier, lifting to $354,000. This trend did not impact all price points and areas equally, with the lower and mid-tier markets seeing the greatest impact. We examine the key factors driving the market to understand where 2020 will take the Atlanta market.

INTEREST RATES Mortgage interest rates have a profound impact on housing market activity and overall affordability. The Federal Reserve cut its Federal Funds Rate three times in 2019 and has indicated it is unlikely to increase in 2020. For 30-year fixed rate loans interest rates are expected to remain consistently low through 2020 at between 3.7% and 3.8%. Historic comparison to interest rates of recent years and past decades, demonstrate that financing a home is now much more reasonable:

HOME PRICES Home prices nationally are expected to continue to show solid growth in 2020, but for many markets this will be at a slightly reduced and steadier pace than that experienced in 2019. Top indicators nationally forecast this to be in the 2.5-4% range, and for the state of Georgia CoreLogic has indicated the year-on-year price increase could be as high as 4.9%.

HOME INVENTORY The second half of 2019 saw home inventory decline creating a supply shortage. A five to six month supply of homes is considered a balanced market. In quarter four, 2019 the supply in metro Atlanta was about 3.3 months, 6% lower than the same period in 2018. This decline in inventory was not a result of lack of buyer interest; the number of people viewing each residential property increased on the prior year. THE COST OF RENTING The cost of renting in Atlanta is almost on par with ownership. The Rent/Ownership cost ratio in Atlanta is 0.9, meaning that when you account for all costs, renting is approximately 90% of the cost of owning. This is among the highest of all capital cities in the United States and is a factor of high rent and purchase affordability. Rent in Atlanta has increased 5.4% in the last 12 months and 84.5% in the last 10 years. Despite this, the growing transient population of Atlanta keeps rental demand high. Apartment vacancy rates in Atlanta remain extremely low, and anticipated condo conversions of recent years keep delaying due to strong rental revenue. NEW CONSTRUCTION When adjusting for population growth, the number of new starts across the last decade was substantially lower than previous. At the end of 2019 annual new construction starts were down 6%. South Atlanta areas saw increases, but these were offset by equal increases in sales for the region, and construction decreases in North Atlanta areas. Construction is one of Atlanta’s fastest growing job sectors, but with much going into commercial and infrastructure, investment in residential real estate is expected to remain flat in 2020. AFFORDABILITY Atlanta remains affordable in comparison to other major cities in the United States. The ratio of household income to home price remains reasonable and is a major drawcard for large corporations bringing headquarters to Atlanta. On-going urban renewal projects are creating ‘hot market’ pockets where prices have increased fast, but across the board housing affordability remains better than the two decades prior to the market crash of 2008.

Strong Economy

The outlook for the Atlanta housing market in 2020 is positive. Prices will continue to move up, and while this is expected to be at a greater rate in Atlanta than other cities, it will be a steadier pace than in previous years. Based on the strength of the US economy, most economists are now stating that the likelihood of any economic recession in 2020 is lessened, which is increasing consumer confidence. Prior to 2008, during three of the last four recessions home prices lifted, demonstrating that even in a recession, the housing market can stand strong. Atlanta is increasingly becoming the real estate market to watch. In 2019 based on market trends and projections, Atlanta ranked 8th nationally in Overall Real Estate Prospects. This is an improvement on previous years and is validated by Atlanta’s 3.6% share of US transactions in the past 3 years, compared to a 1.8% share of the total US population. The luxury market, which has strong connections to overall economic performance, starts the year in a positive position. With concerns around the US and global economy subsiding, buyer confidence is improving and the $1million and above home market is showing growth in Atlanta. In quarter four, 2019 homes sales volume over $1million increased 20% on the same

period in 2018, reducing home inventory levels in market. If the US economy remains strong, this optimistic housing trend is expected to continue at a moderate pace in 2020. The big challenge in 2020 will be around housing supply. In a market of strong consumer confidence; can the supply of homes in Atlanta meet the demand of buyers?
