Born and raised in Chicago, graduate of Ball State University in 2015 with a BS in Hospitality and Food Management and minor in Residential Property Management. Soon after he moved to Atlanta, Georgia in 2016 and has loved exploring all intown neighborhoods and surrounding cities with his husband Michael Patrick Kelley, plus his two dogs Duke and Henry. Costs of buying A HOME

EARNEST MONEY

AROUND 1-3% OF HOME PRICE

This is typically 1-3% of the purchase price of the home, and it is used as a “good faith deposit” to show the seller you are a serious qualified buyer. It is paid within a designated number of days after the binding agreement date. It will then be credited towards your closing costs on closing day.

HOME INSPECTION APPROX $500

After you have a binding agreement, you are now UNDER CONTRACT! It is then very important to get a home inspection done during your due diligence period to check the condition of you home. The inspector will conduct a thorough examination and give you a report on the findings of your home to help with decisions moving forward.

APPRAISAL APPROX $500

When getting a loan, lenders will need to know the fair market value to confirm the home is worth the amount that they are loaning you. They will find the current home estimation cost of your home and property.

DOWN PAYMENT

AROUND 3-20% OF HOME PRICE

Your down payment is due at closing and the amount will depend on the type of loan you have. The most common ranges for a down payment are between 3-20% of the home price. Your lender will be able to discuss with you the exact amount you will need for your specific agreement.

CLOSING COSTS

APPROX 3% OF HOME PRICE

Closing costs are fees paid at closing to finalize your home purchase sale. Closing costs can vary but you can typically expect to be paying around 3% of your purchase price. The title of the property will now be transferred to you as the buyer, and you will recieve the keys to your new home!

BUYER MISTAKES BEGINNING YOUR SEARCH BEFORE GETTING PRE-APPROVED Home buying can be exciting, so it makes sense to want to go straight to the fun part home touring. Shopping for a home before starting the pre-approval process with a lender can be a big mistake though and also cause you to waste a lot of time and energy. You don’t want to find your dream home, just to find out that it isn’t actually in your budget. Getting approved is how you will know exactly what your actual budget is, then you can begin touring home that fit within your criteria. Being approved also makes you as the buyer appear more serious to sellers. Sellers need to know that you can afford the offer you are giving them, giving you the upper hand against other buyers in the market.
