Laura is an Atlanta native, born and raised in the Buckhead area. She attended Morris Brandon Elementary and graduated from Holy Innocents Episcopal School. After graduating from The University of Mississippi with a bachelors degree in Psychology Laura married a Georgia Bulldog and was a stay at home mom to three wonderful children. She is an active member at Peachtree Presbyterian Church and is both an Alumni and current parent at Holy Innocents Episcopal School.

I will help guide you through each step of the purchase of your new home.

Contact agent (phone call) or have an in-person meeting to discuss needs and criteria. Share my work style so we can communicate effectively.

Contact Lender to get pre-approved. Ask lender to create an approval letter as well as an estimate for the closing costs related to a property in your price range.

Find a home narrow Property list- select area(s) of interest, price range, and review properties online. I will set up a client portal that will allow you to screen potential properties within our criteria.

Visit properties with agent I will prepare market and area research, tax records, and comparable property prices.
Write an offer
I will explain the purchase and sale agreement, other exhibits as well as relevant issues pertaining to your offer.

Offer accepted after the binding agreement date I will set up an inspection. This is the time to reveal any issues or problems before you buy the property. We will schedule the closing date and turn in all paperwork to your lender and closing attorney.
Review reports review inspections, if there are any issues this is the time to re-negotiate with the seller.
Present the offer you can expect to negotiate back and forth on the offer before we have a binding agreement. I will assist and advise on contract negotiations along the way.
Order Homeowners Insurance Policy make sure your homeowners policy as enough coverage for all of your financial assets like your home and personal property.
Transfer utilities and fill out change of address form with the post office.
Clear to close and Final walk-through
The day before closing we will perform a final walk-through of your new home. We will check that all debris and items have been removed, as well as any repairs that were supposed to be made. Lender will prepare and send documents to the closing attorney. The attorney will email you a preliminary settlement statement with the exact amount to wire to for closing.
Closing day
bring your driver’s license to closing, which typically lasts 1 hour. You’ll sign documents that will finalize your mortgage and transfer the title from the seller to you.

Funds collected by your lender for property taxes and homeowners insurance if your loan includes escrows.
PROPERTY TAXES
Will be credited or debited according to your closing date and when taxes are due for that year. This is the portion of the property taxes that you are responsible for during your ownership of the property for that calendar year.
ATTORNEY FEES
This is the cost the closing attorney charges to close your loan. Approximately $775.
TITLE EXAM FEE
$200
MISCELLANEOUS FEES
These include items such as a Recording Fee to record your deed. Usually $75 to $100.
HOA FEES
If your property has an HOA, you may have to pay items such as HOA Dues, Initiation fees, etc. at closing.
TITLE INSURANCE
Title insurance is a policy issued by an insurance company guaranteeing that the title to a parcel of real property is clear of any claims or liens and properly in the name of the title owner and that the owner has the right to sell or otherwise transfer the property to another. Title insurance will be required by your lender. We recommend purchasing Owner’s title insurance as well. The cost of title insurance varies with the loan amount and/or price of the property.
