B
y now, we all know that we are in the midst one of the most challenging years economically speaking in decades, save for the 2007/8 downturn. We are faced with a number of challenges and the recently announced Budget 2016 was always going to be the most anticipated event in decades. We were, therefore, delighted at the tone set by Finance Minister, Pravin Gordhan. It was a measured budget that has delivered positive sentiment so necessary for our economy and one that should reaffirm the underlying strength of our property market. There are many positives that have come out of the budget, and if government can deliver on these, it gives us much hope for economic recovery and, with that, a prosperous property market; one that will encourage sellers and buyers alike. Save for the probably not unexpected hike in the transfer duty for the R10 million-plus housing sector and the rise in Capital Gains Tax (CGT), the news was mostly encouraging. Particularly positive
for the housing market is the announcement of additional funds for lowerend housing subsidies as well as the R5.5bn relief in personal income tax for lower and middle class income earners that will provide some relief against rising costs and ination, and encourage home ownership. Only time will tell whether Minister Gordhan has done enough to create confidence and positive sentiment and whether we will prevent the looming junk status downgrade. The recent recovering strides taken by the Rand, though, do give us encouragement. The government’s willingness to work with business, the encouragement of the private sector to get more involved in projects with government, new growth sector planning and even the news around perhaps privatising aspects of SAA, all bode well for the economic road ahead. Follow-through though will be vital. Aside from market commentators and economists, we need consumers and investors to feel confident about the economy. They want to know that if they put their money into the

country and into property that their investment will be safe and that they are doing so in a growing economy. As for the property market, we are pleased that, save for the transfer duty and CGT hike, there were no upsets. So far, we are still seeing the market as fairly positive and while no fireworks are expected, we anticipate it to remain business as usual. Those who can and want to, will continue to

buy and should do so. Conversely, those who want to sell and find a buyer willing to pay their price, will and should continue doing so. While prices are under pressure in some areas, there is still enough demand and, with stock levels still fairly tight, the market remains fairly well balanced for the time being. s summer winds down, it’s time to reflect on the busy first quarter of 2016. After the recent Budget 2016 speech, economists are forecasting a low GDP growth in the coming year, which is resulting in cautious investor sentiment. Consumers looking to invest in property also need to be aware of factors such as possible and expected future interest rate hikes and the more recently announced 2% increase in transfer duty for properties over R10 000 000. V&A WATERFRONT DEVELOPMENT
RECORD RETURNS The Victoria & Alfred Marina development is regarded as one of the most successful residential waterfront developments around the globe. Since it was launched in 2000, properties have returned, on average, over 460% on the initial capital investment, while demand for rentals remain at record highs.
T
he latest quarterly report (4th Quarter, 2015) published by Seeff shows that the demand for residential properties in the country’s most popular tourist destination just keeps growing and growing. According to Finella Botes, Seeff’s area specialist, ”The V&A Marina is now the leader in top end apartment sales, commanding the highest rates on average in the country. The boost has come largely from local buyers taking advantage of the favourable investment climate and a considerably weaker rand. These buyers are willing to pay ever-higher rates as they look to secure a foothold here with the
average rate paid per square metre for apartments up year-on-year by about 30% and significant peak rates paid that are well above the R85 000/sqm price mark.” During 2015, there were 42 units sold on the Canals and the Front Yacht Basin, to the value of R507 million. The last quarter was somewhat slower, representing only 6 of those sales, yet reaching a total of R103 million – a 33% year-onyear increase on the average Rand/ sqm. On average, this popular area achieved R81 345/sqm, more than double the average achieved only four years before, at R40 599/sqm in 2011. The Canals averaged a price point of R9.1 million in 2015, while

the Front Yacht Basin delivered an average of R14.2 million for sellers. While it’s still early in 2016, there have already been three sales to the combined value of R33 million. Two on the Canals at R6,3 million and R6.5 million and the third on the Front Yacht Basin at R20.5 million at a rate of R122 840/sqm for the 167sqm unit. This is a new all-time record rate per square metre and certainly leaves one with the expectation of a good year, although cautiously so. Another brilliant investment has been No. 2 Silo, the latest addition in close proximity to the V&A Marina development. It has subsequently been sold out by the
developer. Since the beginning of 2013, and based on the available data, 32 sales have been registered to the value of R167 million. To date, only two units have been resold, and at lucrative returns on investment of 21% over 1.5 years and 23% over 2.4 years respectively. The first apartment, measuring 71sqm was bought for R3 million and sold for R4 million within 18 months. The second apartment measuring 74sqm was bought for R3.4 million and sold for R5.6 million within 36 months for the highest R/sqm of R76 350 measured to date. The two developments in the Roggebaai precinct, Canal Quays and Harbour Bridge, situated on the canals linking the V&A development with the lower end of the CBD, has always attracted keen interest from buyers, mainly for investment purposes. Since the start of these developments, Canal Quays recorded 101 sales to the value of R277.3 million and Harbour Bridge recorded 92 sales to the
value of R233.5 million. The bulk of the sales were below the R2.5 million price point, with R10 million representing the 2015 ceiling. The upmarket Water Club consists of only six complexes: Antique, Biscay, Calais, Dover, Elstree and Folkstone. Over the past three years, only 25 units have been sold here to the combined value of almost R160 million. The average price per square metre in this area has delivered a 430% return over 15 years, now standing at R54 000/sqm. For investors interested more in the rental market’s returns, the upward trend is just as encouraging. Furnished units with two bedrooms in the V&A receive average rentals of up to R35k per month, while three bedrooms achieve R45k per month and penthouses are currently being marketed from R65k upwards. The upmarket Front Yacht Basin pushes up averages with its R75k plus rentals on penthouses and larger units. The demand is steady
and investors have benefitted from rental income as much as from capital growth. Together with both established, big name designers and emerging, new creative talent from around the world, Roche-Bobois offers a wide range of highly functional, yet beautiful items that celebrate the best of French style and Art de Vivre. One of the more exciting collaborations is with
Fabrice Berrux, a graduate of the Ecole Nationale des Beaux-Arts in Dijon. In the late 1980s he founded Societe 18 Août, a design studio that creates quirky and unusual objects. His designs for Roche-Bobois include the “FLOWER”, paying homage to Andy Warhol, and “HOT-COLD” table mats inspired by Land Art. In 1991, Berrux helped to establish the lighting design company Dix Heures Dix, which provides products for art gallery shops all over the world and has exhibited at the Musée des Arts Décoratifs in Paris. Fabrice developed some of RocheBobois’s most distinctive lighting ranges using innovative materials and techniques such as pleated fabric, altuglass resin and bulbs that can completely alter the ambiance of a space.

Pity those poor souls who live on the Atlantic Seaboard. Most of them do not even have a roof on their cars. Who are we kidding? Nothing like a brand, spanking new Italian racer – convertible or not, to burn around the Kloofnek esses. The only pity is that theirs is the same speed limit to uphold, and the same parking at 4th Beach to contest.

ou have to love it when someone spots a really good gap in the market, combines it with their own passion, and creates a business solution where everyone wins. This is the story of how Gareth Crossley and Brian Webb, two complete enthusiasts for gorgeous specialist cars, have managed to morph their showroom into one of the best cappuccino spots in town, and also into a very comprehensive solution for fellow motoring enthusiasts. Parking bays and lock-up garages are notoriously scarce along the seaboard. Quite predictably so, as the cost of the required minimum of six square metres for a garage in this area likely exceeds the cost of most middle-class residential homes elsewhere in the country. Add to this the old maxim that “rusts never sleeps”, even if you are freshlyminted straight from Enzo’s stable, and there you have it: two-plustwo equals four. The result: the Crossley & Webb storage facility for ultra-luxurious cars located in a converted Gardens warehouse, far away from the Atlantic sea breeze and its oxidizing toxicity. As we pace around the stacks of stored vehicles, lovingly wrapped

and polished, it is the stuff that exists only in most people’s dreams. Ferrari is obviously popular in these parts, but there are plenty of other models, of quite the same price tag, whose owners evidently entrust their precious toys to the safe hands at C&W. It may seem playful, but the quality of the premises, and the attention to detail in all aspects of the business, leaves one with little doubt that this is serious business; the business of investing in beautiful specialist motor cars. Gareth and Brian have sold well over a hundred specialist cars since opening their doors in 2013, with every marquee name in the mix. Sailing is a sport of beauty, but it can be a beast to balance the demands of the ocean with the whims of your guests. Few yachts capture the essence of the sport better than the Jeanneau range of sailing boats. eanneau kicked off 2016 with a bang, introducing the new Jeanneau 54 as the latest in its line of yachts, and it immediately grabbed the imagination. Croatia and its Dalmatian coast is seen as one of the premier sailing destination in the world. The region has a deep sailing and yacht building pedigree, so when a French yacht, very recently launched, scoops first prize as Yacht of the Year for yachts over 36 foot at the Croatian Boat Show, serious sailors take note. The more so, considering that this prize is determined by boat builders themselves; likely the most discerning critics one can imagine. The new 54 claims to have been designed for the way you live, and judging by their radical overhaul, sailors have had it wrong for too long. Never seen before solutions are found throughout, from the clever VIP interior layout to the spacious living cockpit and the easy and discreet management of the tender and the innovative aft terrace. Every detail and function has been considered to enhance life aboard and the cruising experience.
Perhaps the most fascinating part of the Phillip Brand design is how cabin space below decks can be reconfigured based on the individual owner’s preference and needs. The captain has its own quarters aft, and the VIP cabin straddles the width upfront, too. Yet, by allowing an option to move the galley into the rear side, a bit like what we find in the sky, the lounge area can be almost doubled, or extra cabins and bunks can be added. The yacht seems to be at optimal comfort with a captain and six passengers, with two en-suite bathrooms. Yet, when needed, the yacht can sport a whopping nine bunks below, sacrificing only one ensuite bathroom in the process. But who wants to be below deck on a sunny day at sea? For this, the designers moved the beam to carry almost to the transom, allowing for an extra large cockpit equal to almost one-third of the length of the yacht, ideal for a family out on a cruise with friends. All sail controls are led to the aft portion of the cockpit within reach of the helmsperson, leaving the forward section of the cockpit available for those more content to relax. This is a noteworthy and welcome realisation in a sailboat of this size. It recognises that not everyone in the cockpit is expected to help work the vessel. It acknowledges the reality that all of us like to bring guests along, including children, those new to sailing, and perhaps even the owners’ parents or grandparents. They, above all, will appreciate the two lounging seats with cushions on three sides, providing good bracing protection and comfort – and even a cup holder. A dropleaf table in the cockpit allows for the whole crew to eat al fresco. There are plenty more innovative ideas, including the helm section folding out to become loungers and dropping down to a swimming platform, as well as the clever way of storing the dinghy out of sight. If you are in the market for a yacht designed for luxury sailing, you would be remiss not looking at the 54. AMBER THE STORY OF SAINT AUBIN RUM Not many people are familiar with the story of the Saint Géran, her cargo and the Isle of Amber. The Saint Géran was captained by a man named Aubin and shipwrecked near the Isle of Amber with a cargo of rum and vanilla. Determined that they would not lose their cargo, Captain Aubin ordered the crew to load it into large clay pots for safe stowage. Many years later, the pots were found by local Mauritian fisherman who discovered, to their delight, that the rum was now infused with vanilla. This rum is distilled on the Saint Aubin estate, which dates back to 1819 and is located in the
METHOD Pour the white and vanilla rums into a shaker filled with ice cubes. Add the orange juice and passion fruit juice, together with the passion fruit syrup, and shake well until combined and chilled. Strain into a highball glass and top to the brim with ice cubes. Garnish with a slice of orange and a sprig of mint, or a cherry with the stalk if you prefer.

SWEET POTATO AND COCONUT SOUP INGREDIENTS
• 1 kg sweet potato, peeled and cubed • 2 tbsp vegetable oil • 2 onions, peeled and chopped • 2 red peppers, seeded and chopped • 2 garlic cloves, peeled and chopped • 5cm piece fresh ginger – peeled, grated • ½ tsp ground cumin • 1 red chilli, chopped • 50g good quality Thai red curry paste • 1½ litre chicken or vegetable stock • 200ml coconut milk • Fresh coriander leaves to garnish FOR THE CROUTONS • 500g sweet potato • 1 tbsp oil • ½ tsp ground cumin
METHOD
1 Preheat oven to 200°C. To make croutons, toss 500g of sweet potato cubes with oil and ground cumin and bake for half an hour or until golden brown. 2 Heat oil in a large pot and sweat onions, red peppers, garlic and ginger until just starting to colour. 3 Add spices and curry paste and fry for 1 minute. Add 1kg sweet potato, cover with stock and simmer for half an hour. 4 Add coconut milk, reserving 2 tbsp to garnish the soup with later, and simmer for 10 minutes. Blitz in a blender. 5 Serve the soup topped with sweet potato croutons, a swirl of coconut milk and fresh coriander leaves.

METHOD
1 Slice the sweet potatoes very thinly on a mandolin. 2 Heat oil in a large pot and deep-fry sweet potato slices in batches until golden brown. Drain on paper towel. Season with Spanish paprika spice or your favourite spice mix. 3 Peel and mash the avocados and stir through olive oil and lemon juice. Season well. 4 Serve with guacamole and sour cream.
