PROPERTY MARKET OUTLOOK SHOULD REMAIN STABLE INTO EARLY 2017

D

espite a now widely accepted slow-down in sales, the outlook for the residential property market for the rest of 2016 and into early 2017 looks stable. Although there is still plenty of activity to keep estate agents and sellers busy, we are noticing that a lot of the energy of the last two to three years has subsided for most of the country. The exception is the Western Cape, which continues to benefit from an influx of demand from other provinces and excellent business and market confidence. That said, the market remains reasonably balanced, albeit now slower in terms of sales volumes and price growth. The flat interest rate should serve as encouragement for most buyers, and we expect the rate to remain flat for the remainder of this year. Meanwhile, the banks are also still lending to qualifying buyers. While FNB recently reported phenomenal price growth for the Cape of 12.1%, Gauteng and KZN just managed 4.1% respectively and the

Eastern Cape 5.3%. While slower, we do not expect the price growth to dip much lower for the time being and buyers should not wait for lower prices. Buyers, though, should be cautioned to act responsibly and to budget carefully as we are operating under volatile conditions at the moment, both economically and politically. Serious sellers should not be tempted to hold out for higher prices as we are unlikely to return to the positive sellers’ market that prevailed during the 2012 – 2015 period any time soon. This year, we have seen more stock come onto the market and buyers are now more wary about paying high prices. That means that if you are serious about selling, you now need to be more conservative with your price expectations if you hope to conclude a successful sale. This year has certainly highlighted the importance of good governance and economic and political stability. Despite the recent improved economic growth, the

outlook remains weak and this will directly influence the property market. Nonetheless, we are looking to see the year out with still fairly good trading. Remember, there is always some degree of activity in the market, regardless of the economy. ATLANTIC SEABOARD & CITY BOWL PROPERTY A BUSY SUMMER SEASON AHEAD

A

s the balmy summer weather and annual tourist season set in, Cape Town readies itself for a busy few months for real estate agents across the Atlantic Seaboard, V&A Waterfront and City Bowl. Despite a rather lacklustre year for the economy, these areas have performed well in terms of sales and prices. Agency sales alone (according to the latest Propstats data) already top the R6.28 billion mark for the areas as a whole. In addition to seeing an increase in local house hunters, the November to April period also brings in foreign

buyers as well as those from the inland provinces, especially the greater Johannesburg and Pretoria areas looking to either migrate to the city or invest in a second home here. That means that we are in a rather favourable selling phase and it is, indeed, a good time to speak to your local area specialist. The stats for the City Bowl and CBD areas are still looking good, with wellpriced properties still selling within about 44 days of listing date and at an average price discount of only 5.7%. Sectional title sales comprised about half of the value of the market this year. The CBD and City

Bowl remain very active insofar as apartment sales are concerned and, besides the demand that comes from second home and investment buyers, the new year also brings the usual influx of residential buyers looking for the convenience and trendy cosmopolitan lifestyle of the inner city. Freehold houses, too, remain in high demand, especially in the R5 million to R10 million price band, and buyers are now prepared to pay well into the upper millions in topend suburbs such as Higgovale and Oranjezicht. The Atlantic Seaboard suburbs remain as active as ever and continue


to attract buyers from across the country and around the world. The sub-R15 million price band has been the busiest this year, accounting for about 80% of all transactions. In the sub-R10 million price band, properties are selling within just over a month from the listing date and at a price discount of on average just 5% compared to an overall market average of 7%. Sectional title properties, especially apartments below R3 million in areas such as Green Point and Sea Point, are still selling within a day to a week. Stock levels remain tight and as we head into the busy holiday season, we

urge those still looking to sell to get into the market. Luxury apartments in the R4 million to R6 million price range are hot sellers, but there is now also a bit more demand at the top R15 million to R30 million price end of the market. Freehold houses on the Atlantic Seaboard continue to attract a wide range of buyers, especially families looking for a foothold in the area. The R8 million to R15 million price range in areas such as Camps Bay, Clifton, Bantry Bay and Fresnaye continue to sell well if there is value in the property. Houses in the R4 million to R8 million price range in Sea Point and

Green Point too, are hot sellers. The R20 million-plus super luxury sector also remains as active as ever, although buyers at this end of the market tend to be extremely selective. That said, Seeff has had sales of up to R75 million, and there is still sincere interest in top-end villas priced to about R150 million. The favourable exchange rate, combined with Cape Town’s top global ranking for capital value growth (according to the latest Knight Frank Global Cities Index) bodes well for the market and we expect it to remain consistently active at least into the early part of 2017.

BUYING PROPERTY IN SA

South Africa has a secure and well-developed legal process for acquiring fixed property, yet there are some variations in how the marketplace functions locally, as well as specific regulations that affect foreign nationals who wish to invest in the Cape’s coastal regions.

THE ROLE OF AGENTS Unlike some foreign property markets, South Africans do not use a Buyer’s Agent. The primary focus of realtors (also called “estate agents”) is to secure a mandate from a prospective seller to market his or her property and then to

place this property on the radar of as many suitable potential buyers as possible. Larger established agencies such as Seeff have thousands of properties for sale listed on their website, www.seeff. com, where prospective buyers can search according to criteria such

as area, price, size and amenities. There is no one single multilisting platform where all available properties in an area, regardless of the estate agency who holds the mandate, can be viewed. Yet, as a prospective buyer, your Seeff agent can assist you in gaining

access to any home listed either with Seeff, with other agencies, or privately. Once you are ready to make an offer, the estate agent will provide all the necessary legal paperwork, and manage the whole process of transfer between the buyer and seller, including liaising with the transferring attorneys. The seller pays the agent a commission for these services, as agreed upon when securing the initial mandate, or as renegotiated. As purchaser, you have fully transparent disclosure of such incentives. WHO CAN BUY Any foreign national can acquire property in South Africa, excluding, of course, illegal aliens. Property may also be purchased through corporate entities, either registered locally or internationally, rather than by an individual. However, in the case of a foreign corporation, a local public officer and local registration may be required. In the event of you opting to buy through a corporate entity or trust, Value Added Tax may be attracted by such a transaction. Upon selling, individuals and companies are subjected to a withholding tax unless a prior directive on Capital Gains Taxes has been issued by the tax authorities. It is highly

advisable to consult with a local property taxation and exchange control specialist attorney before submitting an offer to purchase, in order to clarify what suits your situation best and how your future repatriation of funds and profits may also be affected by the structure you choose. DEEDS OFFICE & CONVEYANCERS Each property in South Africa is held under title deed and registered with a regional registry of land. The seller appoints a specialised attorney, called a “conveyancer,” who will ensure that your new property, as well as any bonding to financial institutions, are recorded in order to protect your legal interests in your new property. Make sure that any alterations or additions to the property meet building regulations and have been approved. FINANCIAL ASSISTANCE Financial assistance can be obtained from any one of the major banks’ homeloan divisions, or through several bond originators. This will be granted in the form of a loan secured by a mortgage bond to be registered in favour of the bank granting the loan. Foreign buyers can only apply for loans to the equivalent

value of their so-called “borrowing base,” i.e., --the amount of foreign funds they introduce to pay part of the deal. In effect, it means that a foreign buyer cannot obtain local financing for more than 50% of their transaction. Funds brought into the country for the purposes of the transaction can either be lodged with a local bank, or in the trust account of the conveyancing attorney, who contributes to a fidelity insurance by the profession to protect the public against the risk of trust account fraud. It is the exception that such cases occur and you are generally welladvised to lodge your funds with the conveyancer. Large estate agencies such as Seeff only work with larger, and well-respected attorneys, so do ask your realtor to refer you in this regard. REPUTATION MATTERS In the final instance, investing in a new geography like Cape Town, with its wonderful lifestyle and financial returns, can be very rewarding, yet carries some risk. Working with a leading group such as Seeff, with 51 years of local experience and with almost 20% of their property transactions in this area being concluded by foreign buyers, is the best way to get the best advice, excellent post-tax returns, and peace of mind.

SANTA SHOEBOX

The Santa Shoebox is a project that has grown in leaps and bounds over the past 10 years with donations reaching a total 551 979 boxes. The success of the project can largely be attributed to its personal nature – donors give gifts to children whose names, ages and genders are provided when pledging. Once the shoebox is filled with the Christmas goodies, the shoeboxes are distributed to more than 1 000 recipient facilities around South Africa and Namibia. This year, Seeff Atlantic Seaboard and City Bowl decided to participate in this unbelievable project by pledging 30 shoeboxes made up by members of staff. The Cape2Rio yacht race is set to return to Cape Town this December and will present a thrilling line-up with Maserati as a headline sponsor. There is a Racing Week, followed by an inport Regatta on 26 December, with the larger Racing fleet departing on 1 January 2017.

aserati South Africa has a long history with sailing, both locally and internationally and so they were delighted to announce their association with some of Cape Town’s premier sailing events. “There is a clear synergy between the majestic yachts, the daring sport of sailing, and Maserati’s tradition of craftsmanship and cutting-edge technology,” says Brad Graaff, Operations Manager for European Automotive Imports - South Africa (EAI-SA). A CLASSIC YACHT RACE The racing fiesta kicks off with the second annual Maserati Cape Town Race Week, taking place from 15 to 20 December, which sets the scene for the Cape2Rio race departing shortly thereafter. Based at the V&A Waterfront, and hosted by the Royal Cape Yacht Club, the Maserati Cape Town Race Week will provide sailors from all over the country the chance to race around Table Bay and then unwind in style at one of the many social events hosted throughout one of the world’s most iconic harbour areas. Then it is onto the Cape2Rio. Having started in 1971, the Cape2Rio race will go into its 46th year in 2017. From the very beginning, the longest transatlantic ocean race at 3 500 nautical miles (or 5 500km) has attracted interest from around the world and enticed some of the planet’s most celebrated sailors and yachts to its start line. Tactical and testing, the race demands the finest seamanship

of its participants. This latest edition is no different, with the best in show from 10 different countries ready to set sail from Cape Town. The 2017 entrants include crews from South Africa, Angola, Australia, Argentina, USA, Germany, the United Kingdom and Brazil. The largest mono-hull entry is the Andrews 70 from San Diego, while the smallest is the 31ft Benneteau from Cape Town. Race crews include veterans from the America’s Cup, Volvo Ocean Race, Lipton Cup, Sydney Hobart, and the Caribbean 600. Aiming for handicap honours will be the likes of Vulcan and the Black Pearl. Vulcan is a GP 42, and is skippered and owned by South African sailor Hylton Hale, who has been preparing the boat meticulously for the race. Designed by fellow South African Shaun Carkeek, Vulcan has undergone an extensive refit in preparation for the offshore conditions and is a real contender for the overall winner’s trophy. Their battle with the Black Pearl, a German entrant, could shape up as the most potentially thrilling showdown of the event. Another entry to watch is Gryphon, with a crew that celebrates the diversity and depth of sailing skill which Cape Town has to offer. Cape Town continues to produce some of the very best sailors and marine artisans in the world, and this team is a testament to that. A group of friends from the Cape Flats, an area not usually associated with global yacht racing, have defied the odds and prepared a world-class campaign. Reuniting in Cape Town from as far afield as Dubai, the team will compete in the 2017 edition of the race. Skilled, determined and professionally managed, Gryphon is certain to be the crowd favourite come the 1 January 2017 race start. After leaving Cape Town, participants head northwest towards Ilha de Trinidad, and south-west from there towards South America. As they near the coast, skippers need to decide whether to take the longer route with stronger winds, or a more direct route with the chance of

lighter winds. Prizes will be awarded to the first competitor across the line, for new records being set, as well as the first three on handicap in all classes. The race can be watched live, thanks to the live on-board satellite trackers. They paid farm teacher Hermanus Pieters in sheep, which grazed at a spring under the Milkwood trees near the sea. In 1855, long after his passing, the village was founded in his honour, only for the postmaster in 1902 to shorten the name to Hermanus. A mere 150 years later, this estate honoured the past by naming its cellar brand Hermanuspietersontein and decided that the sheep should also tell the modern day tales. The memory of Hermanus Pieters and the passion of the people of the 1800s live on in the wine names and labels. COOKING WITH RIB EYE STEAK

WITH BEER & BALSAMIC MARINADE Beer is so good it should be used for more than just drinking, right? Even though we love the drinking, it also makes the most awesome of marinades, like this recipe for steak with beer and balsamic vinegar. Try it, you won’t regret it. The only way to improve upon this recipe? Serve it with a bottle of CBC Amber Weiss.

INGREDIENTS FOR THE STEAK: • 2 x 200g rib eye steaks • 30g Parmesan cheese • 30g wild rocket FOR THE BEER AND BALSAMIC MARINADE: • 1 tbsp (15ml) olive oil • ¼ cup (60ml) CBC Amber Weiss • 2 tbsp (30ml) quality balsamic vinegar • 1 tbsp (15ml) brown sugar • 1 sprig rosemary, leaves finely chopped • 1 clove garlic, crushed • Pinch of dried chilli (optional) • Maldon sea salt and freshly ground black pepper METHOD 1. To prepare the beer and balsamic marinade, place all the marinade ingredients except the salt into a bowl and mix together until well combined. 2. Add your rib eye steaks to the mixture and allow to marinade for at least one hour or as long as you possibly can. By adding beer to your marinade it not only adds to the flavor but also helps tenderize the steak. 3. To cook the steak, heat a grill pan until hot or light the braai and get your coals ready, then remove the steaks from the marinade and season with sea salt. 4. Grill the meat for about 2–3 minutes on each side for medium rare. The cooking time will vary slightly depending on the size and thickness of the steaks. 5. Remove the steaks from the heat and allow to rest for a couple of minutes. 6. While the steaks are resting add the marinade to the pan and bring to the boil. Cook for about a minute or until the sauce has thickened slightly. Remove from heat and set aside. Serve your steaks drizzled with a little beer and balsamic marinade, topped with grated parmesan shavings, wild rocket and don’t forget the CBC Amber Weiss for the drinking.

Ahhh, ocean breezes, garden parties, cocktails court-side or at a polo match… It’s always Pimm's time when it’s summer time and here are just a few ways to jazz up your Pimms No 1.

imm's is a ginbased drink containing a secret mixture of herbs and liqueurs that dates back to 1823 England. It tastes subtly of spice and citrus and makes for a refreshing summer long drink. The most popular way to serve it is with lemonade and a fruit basket of various chopped garnishes. But one can get a tad creative, too. PIMM’S ORIGINAL Stick with a tried and true recipe for a social gathering. • Highball glass • 50ml Pimm’s No.1 • 150ml of Lemonade • Ice • Mint, orange, and strawberries • Cucumber to garnish Muddle the mint just a bit. Pile all the ingredients in a tall glass. Mix and sip. Better, still: make a very large jugful and share with friends.

SPICY GINGER PIMM’S Substitute the lemonade with ginger ale or, better yet, ginger beer for a bit of a kick. Follow the recipe for Pimm’s Original, then garnish with lemon or lime. Luxury brands have been under some pressure since the 2008 economic slowdown, yet there is enduring value in acquiring assets under particular brand names that appear on the top list with regular frequency.

B

randwatch, a group that provides analytics for the global luxury industry, recently published their annual list of the top luxury brands, and it offers few surprises. This year, they scored 34 brands in the categories of social visibility, general visibility, net sentiment, reach growth and engagement/content; summing the scores to determine overall brand reputation. By the end of this process, French fashion label Chanel edged out Louis Vuitton as the most reputable brand. Social visibility measures a brand’s presence across social media channels, while general visibility refers to conversations generated in news outlets, blogs and forums. Chanel scored a perfect 100 in both general visibility and reach growth, with Gucci following in general visibility at 93 and Burberry scoring an impressive 99 on reach growth. Chanel’s 91 in social visibility was good for third, behind Dior’s 97 and Louis Vuitton’s perfect score. Rounding out the top 10 were Cartier, Tiffany & Co, Versace, Christian Louboutin, Prada and Michael Kors and Ted Baker. Earlier this year though, a different group, the Luxury Institute, showed research pointing to the fact that the popularity of a widely bought brand does not always sync with consumers’ perception of its value and luxury credentials. They surveyed affluent women from seven of the world’s wealthiest nations to gain insights on which brands hold the most clout in terms of quality, exclusivity, social status and overall ownership.
