ot much beats summer in Cape Town and, in particular, our spectacular Atlantic Seaboard and City Bowl areas which offer an almost unmatched holiday experience. It is no surprise, then, that Cape Town Tourism has once again reported record visitor numbers for the city’s key attractions over the summer. For those who live or own property here, summer is all about the outdoors and relaxing amidst the magnificent mountain and ocean views, enjoying breath-taking sunrises and sunsets. This is the time when the super lifestyle on offer in Cape Town really comes to the fore; a lifestyle that has become so sought-after that buyers are prepared to pay ever higher prices for a piece of real estate here. A NEW YEAR PACKED WITH CHALLENGES, BUT ALSO PLENTY OF OPPORTUNITY

A

s we head into 2016, it is with the understanding that it will be a challenging year for the economy and country and, of course, for the property market. The reality that we have to take cognisance of is that we are facing a year packed with challenges to say the least – pressure on the currency, slow economic growth, interest rate hikes (possibly from as early as the end of January), rising costs and even potential tax hikes. While all of this will impact on the property market, and we expect a further slowing in sales volumes and price growth, there will always be opportunity in the market. There will always be buyers – those who want to or need to purchase a new property for a range of reasons despite the tough economic climate. Although we expect more caution in the market this year as households begin to feel the pinch of the slow growth and higher costs, it is still a good time to buy and sell. The market is still fairly healthy and we start the year on a positive note with a well-balanced

market, packed with plenty of buyers and fairly tight stock levels. So far, the summer period has been a positive one, with most holiday areas reporting good and even record tourist figures. With that, too, we have seen good interest in property. Against the background of the Rand sitting at record and near record lows against the major currencies, local and foreign buyers continue to see this as a favourable period in which to invest in the South African property market. The early part of the year tends to be a busy period. This is usually the time when many people decide to upgrade to a bigger house or better neighbourhood or to perhaps downsize to a smaller home. Older buyers, too, may decide to retire to the coast or countryside. Younger, first-time buyers are also generally quite active during the early part of the year. The first few months of the year, therefore, tend to be a very good phase for sellers. Stock levels are still fairly tight with no oversupply in the primary sector of the market as yet. This means that sellers

do not have to compete with too much stock. For sellers, then, now is a good time to sell. Provided you are realistic with your price expectations, you should still find a buyer and at a good price. While this is no doubt going to be a year of

A SOLID YEAR AND A BUSY SUMMER SETS THE TONE

POSITIVE OUTLOOK FOR CITY

Last year was a solid year for the Atlantic Seaboard, CBD and City Bowl property markets. While volumes were down compared to the mini-boom of the 2013/4 period and price growth has slowed, it was nonetheless a very active year. Stock levels remain tight and buyers eager, thus leaving us with a nicely balanced market as we head into what will no doubt be a challenging year for the economy and country.

T

he whole Atlantic Seaboard, CBD and City Bowl area generated sales worth about R6.7 billion last year, equating to just over a third of the value of total residential sales for the Cape metro. There is no doubt that this residential area stands quite apart in terms of its resilience. According to Propstats, sales for the City Bowl and CBD ended the year on about 582 units sold, worth almost R1.835 billion and at an average price of R2.95 million.

The average difference between the asking and selling prices is just over 5%, although some 40% of recent sales were still just about or at full asking price. The CBD, one of the most exciting apartment markets, ended on about 200 units sold, worth just under R423 million and at an average price of R2.1 million. Just over 15% of all sales were above the R3 million price band as buyers are prepared to pay evermore for an apartment here. The demand for homes in

the CBD and City Bowl remains buoyant, driven not only by local buyers looking to upgrade or move into the area, but also from buyers migrating to the city from other upcountry areas. The Atlantic Seaboard remains almost without parallel, and top-end prices in luxury suburbs such as Camps Bay, Bantry Bay, Fresnaye, Clifton and the V&A Waterfront Marina keep reaching ever-higher record-setting levels. According to Propstats data, the Atlantic Seaboard property

market (from Camps Bay to the V&A Waterfront) generated some 676 property sales worth just over R4.9 billion at a phenomenal average price of just over R7.4 million. The average difference between the asking and selling prices is still under 8% and sellers are cautioned to remain realistic with their expectations. While sales volumes were down year-on-year, property values nonetheless grew in most areas at inflation-topping rates, in some

instances as much as 13% – 22%. Meanwhile, at the high end, some 37 trophy home sales were recorded for the year at a combined value of just over R1.2 billion. The highest prices achieved over the last year include R70 million and R111 million for luxury villas in Clifton, R33 million for a beach apartment in Bantry Bay and R30 million for a luxury villa in Camps Bay – all of these were Seeff sales. On the back of a record tourist

season for Cape Town, the summer months have so far been quite active, thus setting the tone for a good year ahead. While we are unlikely to see major fireworks this year, given the challenging economic outlook, we do expect the market to remain positive. Those who want to get into the area are likely to do so if they find good value. For sellers too, it remains a good phase, provided they remain realistic about their price expectations.

The existence of 20eight was fuelled by our interest in the way things are made, the art behind the object. Materiality and texture is critical in our designs because we are driven by the visual and tactile as a complete experience. This is the impetus behind our desire to push the boundaries of the materials’ properties and to deliver new uses and combinations, which results in a passionately designed piece. The concrete collection is our first product design endeavour. We chose to work in this material as it is something that is commonly used; yet the possibilities of concrete are still to be fully explored. As practicing architects we find the honesty of a material to be very important and we seek to understand the materials that we work with in order to bring out their essence. Concrete just seemed like a natural base point to start our experimentation in material properties. Knowledge is the greatest driving force behind everything we do. We want to learn, and we want to express what we learn in our designs. The process of creation to us is a lot more valuable than the objects we create. The act of creating – coming up with a concept and going through all the stages of product development – is what we live for. Our philosophy is further inspired by technological advancement in architecture being enforced by international design developments. The ergonomics of the products also play a major role in the design development as each piece is a handmade and envisioned as a sculptured creation. Our future endeavours include developing products in various diverse materials. Jeremy Taylor composed a frivolous little piece of South African cultural history with a song that begged “Ag pleez daddy won’t you take us to the drive-in.” That was in 1961, and the song was actually called “The Ballad of the Southern Suburbs.” How things have changed. Today, for the best experience in entertainment many would rather stay in and relax in their own home theatre.

ack in the day, before the advent of streaming wireless, content competition, AppleTV, Netflix and more, only the superrich had a home cinema. The technology was clumsy and expensive and these cinemas had a dated look right from the start. To be honest, the design was so mundane that, in retrospect, their price-tags look absurd. Today, as state-of-the art visual and audio technology has become more affordable, it has become so much easier to have your own home cinema. And smart investors have realised that apart from the enjoyment, the ability to keep an eye on your teenagers and their friends who now prefer to hang out at home, and the convenience of avoiding shopping malls, a cinema room adds true value to the upmarket home. It is a great selling point. And unlike the swimming pool, we have never encountered a home cinema owner who regrets the upkeep of the investment. The typical home cinema varies greatly in size, style and quality. Some might be a simple two-seater theatre, whereas others can span up to twenty seats or even larger. Chairs can be leather recliners or comfortable love seats. The home owner also has a wide range of choices in terms of overall look and feel, which can be created with aesthetic wall cladding in the form of acoustic panels, woodwork or beautiful thematic murals. Furthermore, carpets and special lighting can highlight the finishes. Customisation is the name of the game, and South Africans operating in this space are winning global awards for

their innovation and design. The starting price for a home cinema is around R350k and then it goes up to anything really. As they say, “A piece of string is only as long as you cut it.” South Africans are finally catching on to streaming and downloading content. With the likes of Showmax and DSTV introducing Boxoffice, and the very recent market entry by Netflix, the home owner has a choice of movies and music that far exceeds the cine complex at the local shopping mall. There are several sites where one can download content legally; not to forget iTunes, Shazam, Youtube and more. Currently there is still a definite role to play for Blu-ray discs, but it they are likely to get phased out in due time. Most importantly, in the final instance, it is the quality of the sound system, projector and screen resolution that make the real difference in the experience. The immediate future of home cinema is a technology called Dolby Atmos. The latest movies will have a track recorded in Dolby Atmos, which will provide an even more realistic movie experience. This requires additional speakers to be installed in the ceiling, adding another dimension to the sound. There are also continuous improvements being made with projector technology, with the introduction of 4K resolution projectors and laser projector technology into the home cinema environment. These projectors are able to offer UHD picture quality and maintenancefree technology because the conventional lamp is replaced by a laser. If you were thinking “workshop” or “home gym” as a value-add for your property, we suggest you consider converting that extra room into a home cinema for your family and friends. It is yours to style and direct as you see fit, and you may have as much popcorn, chewing gum, peanuts and bubblegum as you wish.

To many car enthusiasts, the 1957 Chevrolet epitomises 1950s styling; the ’50s being an era when almost all cars were easily identifiable by their make, model and year. During these times, General Motors (GM) changed the total body design of their cars each year, in 1957, 1958 and 1959. By combining design elements from these three classic Chevy models, the 789 offers the ultimate car with which to cruise the sunny beach boulevard.

F

or the person who likes to stand out above the rest, the 789 is a vehicle that will turn many a sun-speckled head along the strand. The 789 is a melding of the ’57, ’58 and ’59 Chevy models. It features the frontend styling of the 1957 Chevy, the middle section of the 1958 model, and the distinctive rear styling of the 1959 version. Represented in the overall design of the 789 are the eyes, hood, front fenders and chrome grille of the ’57 Bel Air, the mid-section and tri-toned interior reminiscent of the ’58 Impala and the “bird in flight” rear tailfins of a ’59 Chevy. The bespoke process of blending these three vehicles into one starts with the latest generation Corvette – the C6 – as a donor car. The body panels of this reliable and extremely performance-oriented

Corvette are replaced with newlydesigned carbon fibre body pieces specially sculpted for the 789. The result is a two-seater sports car with production restricted so that there are “no two alike” – hence the manufacturing company’s name, n2a Motors. According to n2a Motors, individualism is not an issue. With more than 10,000 exterior and interior colour combinations available and hundreds of wheel designs, your car really will be a one-of-a-kind ride. No two vehicles will sport duplicated body colours and combinations, adding to the distinctiveness of your 789. You will never be parked next to a car just like yours. If the performance of the C6 Corvette – which is capable of drive speeds up to 305km/h, has a fuel consumption of 9.4l/100 and sports a 400hp V8 engine – doesn’t satisfy your needs, turbo charging or super charging options can be added to your individually-

Inside each 789, the interior is tri-toned, just like the 1958 Impala that inspired it, and you can choose from virtually any commercially available fabric or leather combination. Sound system upgrades and interior features are ingenuous, such as the lighted door panel option that glows in different colours in sync with the music, thereby adding a certain twist to your vehicle, or a special embroidery pattern commission for the seats to further personalise it to your taste. Kanter Concepts is the designer of the 789 and they do it the oldfashioned way: the design team sketches by hand before clay modellers sculpt by hand too – that’s the only way to get sensuous curves and sexy features, after all. The entire project will come in around $135,000, including the Corvette. Supply your own car and merely pay $75,000 for the new plastic surgery. Included in the price is a $2,000 allowance for your choice of specific wheel designs and tyre combinations. The idea of re-bodied Corvettes or putting classic “muscle car” bodies on modern running gear is a timeless trend and far removed from the perfect restorations that seem so quickly to become more museum piece than car. Individuality doesn’t come cheap, obviously, workmanship of this sort never does, but a high-performance custom that catches the eye and makes you smile... can you really put a price tag on that? THE ICEHOTEL Ten thousand years ago, glaciers carved a riverbed to form the Scandinavian Torne River. It is from this mighty river that the Icehotel rises each winter, 200km north of the Arctic Circle, until spring returns and the entire creation melts to become part of the rushing rapids coursing towards the coast. he Icehotel had its beginnings in the early 1980s, when the people of Jukkasjärvi decided that rather than going into hibernation during the freezing winter months, they should think of a way to better use their available natural resources and attractions. Instead of viewing the dark and cold winter as a disadvantage, the unique elements of the Arctic were to be regarded an asset. In 1990, the French artist Jannot Derit, inspired by the work of visiting Japanese ice artists, was invited to have the opening of his exhibition in a specially built igloo on the frozen Torne River, the unusual nature of which attracted many inquisitive visitors to the area. A group of foreign guests, equipped with reindeer hides and sleeping bags, decided that it would be a fun idea to use the cylindrical shaped igloo as lodgings for the night. The morning after, the plucky travellers raved about the strange sensation of sleeping in an igloo and thus, the concept of Icehotel was born. Building Icehotel is no mean feat, and each year the structure must be designed and built anew. As soon as winter begins, a team of snow builders, architects, designers and artists from across the globe gather in Jukkasjärvi, to create that year’s Icehotel. The building process starts in mid-November, when the snow guns start humming and large clouds of snow start

TRAVEL to drift along the Torne River. The snow is sprayed onto huge steel forms and allowed to freeze. After a few short days, the forms are removed, leaving a maze of free-standing snow corridors. In these passageways, dividing walls are built to create rooms and suites. Ice blocks, harvested at springtime from the Torne River, are now transported into the hotel, where selected artists set about creating attractions from these solid blocks of perishable material. The construction is done in several phases, and as one section is completed, it is opened to visitors and overnight guests while the other sections remain under construction. The first phase is usually completed by 10 December, with a new section opening each week thereafter, up to 7 January, when the construction of the Icehotel is usually complete. The Absolut Icebar opens by 12 December, while the Ice Church and Main Hall near completion closer to Christmas Day. After a day of adventure in Lapland, such as dog-sledding or skiing, nightfall approaches quickly and the outdoor temperature drops fast. Inside the Icehotel, the temperature is seldom colder than -8°C, regardless of how frosty it may be outside. When bedtime beckons, guests don their thermal undies, slip on hats and scoot down into thermal sleeping bags resting atop a bed of snow, ice and reindeer pelts. In the morning, they are awakened with steaming mugs of lingonberry juice and treated to a morning sauna and breakfast buffet. Guests wishing to spend a night in the below-freezing temperatures can choose between different types of accommodation, with the ideal probably being to combine one cold night with several warm ones in the adjacent hotel rooms or chalets. The Icehotel embodies the power of innovation and modern design crossbred with genuine architectural knowledge. Creating artworks from snow and ice is a new form of artistic expression, and is one that allows creators to explore, experiment and challenge their skills. MOJITO INGREDIENTS • 1.5 parts gin • ½ part triple sec • ½ orange, cubed • 8 fresh mint leaves • 1 tsp of honey • tonic water • orange slices and mint leaves METHOD Muddle the gin, triple sec, orange and mint leaves together with a scoop of crushed ice. Drizzle with 1 teaspoon of honey and muddle some more. Pour into a chilled Collins glass and top with tonic water. Garnish with a slice of orange and a sprig of mint. BARTENDER’S TIP To muddle is to combine ingredients, usually in the bottom of a mixing glass, by pressing them with a muddler before adding the majority of the liquid ingredients. A muddler is a long, pestle-shaped utensil that is commonly made of wood, though modern designs can be found in stainless steel or plastic. One end of this bar tool is large and rounded and is used to mash the ingredients; the other end is skinnier and flat and is used to mix ingredients.

THE CARIBE INGREDIENTS • 25ml vodka • 12.5ml blue curaçao • 25ml grapefruit schnapps • 12.5ml lemon juice • 50ml dry lemon METHOD Fill a martini glass with ice cubes and set aside to chill. Place vodka, schnapps, lemon juice, blue curaçao and dry lemon into a shaker. Remove ice from martini glass. Shake and strain ingredients and pour into chilled glass. Garnish with a twist of lemon.

THE ABYSS INGREDIENTS • 50ml vodka • 25ml blue curaçao • 25ml lime cordial • 100ml lemonade • small handful blueberries or cherries METHOD Place the fruit into the bottom of a highball or Collins glass and top to the halfway mark with ice cubes. Add the lemonade. Place the vodka, lime cordial and blue curaçao into a shaker and shake. Pour this slowly over the lemonade to form a layer. The fruit should bob to the top. Garnish with slices of fresh orange and serve.

PAN-ROASTED SEA BASS WITH MILD SPICES AND SALAD OF WARM SPINACH, ASPARAGUS AND BERRIES, WITH AN ALMOND-GREEN CHILLI VINAIGRETTE METHOD Clean the asparagus, cook in boiling salted water for 2 to 3 minutes, then cool in iced water and drain. In a hot pan, sauté the sea bass fillets in the olive oil with the star anise, cinnamon sticks and cardamom pods. Set aside and keep warm. Reserve the spices. Next, prepare the vinaigrette. Remove the seeds from the green chilli, cut it into thin julienne strips and blanch in boiling salted water for 2 to 3 minutes. Cool in iced water, drain and repeat twice. Remove the seeds from the bell pepper, finely dice the flesh. Toast the almonds for 10 minutes in a 180ºC oven. Chop with a knife and mix together with the diced peppers, green chilli julienne, olive oil and lemon juice. Season with salt and pepper. Tear off the central rib of each spinach leaf. Sauté it in a hot pan with the olive oil for 1 minute and, at the last moment, add the asparagus, berries, mint leaves and chervil. Correct the seasoning and place in the centre of each serving plate. Top with the fish and drizzle over the vinaigrette. Decorate with the reserved whole spices. Serves 4.

Seelan Sundoo is a well-known figure in the Cape Town culinary community, with his track record spanning almost two decades. He has been the creative talent behind the success of La Perla, The Grand Beach, Shimmy Beach Club as well as the Reserve Brasserie. In fact it was during Seelan’s tenure at La Perla that the restaurant was awarded the “Best Italian restaurant outside of Italy” in 1998.

espite Cape Town’s great choice in restaurants, topnotch authentic Indian cuisine can be hard to find. Hence Seelan’s decision to open a New York-style Indian Tapas venture in Sea Point called Sundoo. This is a stylish, intimate environment where diners can enjoy fresh, crispy dosas, mouth-watering biryanis and delicious, traditional tandooris, all made to share. Kerala, Southern India, is known as the “Land of Spices” due to its spice trade with Europe and many ancient civilisations, dating as far back as 3 000 BC. Traditional Kerala fare includes lots of rice, vegetables and, of course, spices; typically chilli, cardamom, cloves, black pepper, ginger and cinnamon. “I wanted Sundoo to represent the best of my Kerala heritage in a comfortable, chic environment and to become a home away from home for the enjoyment of Capetonians,” explains Seelan. While Seelan has been known for his outstanding Italian, French and Mediterranean cuisine, his passion for cooking actually started with traditional Indian food made by his grandmother in Durban. “Whenever we visited my grandmother I would wake up with her at six o’clock every morning to go pick fresh herbs and vegetables from her garden. She had this enormous slab in the kitchen on which she would grind and blend her spices before starting to make lunch. My mother was one of 16 children so lunch was always a

big occasion. It’s this organic, spice-rich heritage with a lot of heart that I want to share with guests at Sundoo.” A traditional tandoori oven was constructed in the venue to serve up succulent chicken, duck or quail prepared with yoghurt and spices and which can be enjoyed with papadums or a dosa – a large, thin pancake made from chickpea flour, lentils and/or potatoes. All of the vegetables and spices used at Sundoo are grown especially for the restaurant at an organic farm in Wellington, which Seelan carefully hand-picked, to ensure the freshest ingredients of the highest standard. No pre-mixed spices or sauces are used at the restaurant. Sundoo honours its roots in a classy, modern way in the form of large black and white murals created by renowned artist Sushaj Sudhakar. Interior designer Sébastian Mau chose these artworks, partly because Sudhakar’s pieces are directly inspired by Kerala but also because they’re subtle. “While working with Seelan on the concept, I knew that many colourful elements would be added later on in the form of dishes and vases. I see these as little touches of spice – adding bright hues to a beautiful interior.”

WHAT’S A LIFE OFLUXURY? W

e live in an era of massclusivity. There are now so many high net worth individuals in Cape Town who own cool and expensive stuff that the idea of wealth equalling rarity has gone the same way as the heroin look and lava lamps. Maserati and Louis Vuitton would hesitate to put a lid on their production capacity as long as there is growing demand, and the same likely goes for most luxury brands. Furthermore, let’s face it: The Facebook skit of a hipster-looking forester offering bespoke firewood has also finally put an end to the “bespoke” cliché. As a dear and very cynical friend likes to observe – people are desperately trying to be different, like everybody else. Or trying to be like everybody else, namely different. There is nothing bespoke about everybody owning the very same socalled bespoke item. So, what then is luxury and a life of luxury? Is it only old money with its understated and very traditional taste, as some might argue, or is it new money with its uninhibited hedonism sans the constraints of any preconceived notions of good taste?

What a dull contrast, alas. I suggest we think a bit harder and search a bit deeper to get to this one. Catherine, our housekeeper for four years at the time, arrived at work very excited one day. They were expecting new taps in her area of the township within the next week. Finally, at the age of 50-something, she would be experiencing running water on tap, and she could hardly contain her excitement. We agreed that she could take the day off to be home and witness this life-changing moment first hand. Now, suffice to say, the contractors never arrived that week, and Catherine received several more days off before finally, about three months later, the big day came and she and her neighbours finally had running water. What a luxury! Excuse me? Did we just say that something as simple as a tap with running water is a luxury? Indeed. Over a nightcap on our porch that evening, my partner and I discussed Catherine’s tap, water and concept of luxury. It became evident to us that there were two issues at play: Firstly, that for something to be seen as a luxury, there had to be a period of aspiration and some probability of not being able to

immediately obtain the good or service, whether due to price, rarity, or a lack of access to the right people. Secondly, though, we also realised that given a further five years of running water from that tap, Catherine and her neighbours would no longer see the water and its immediacy as a luxury. We came to understand that there is something fleeting and dynamic about the concept of luxury – an ever upward creeping of higher and higher aspirations, almost never sated. Luxury becomes a trap, potentially laced with disgruntlement. Over time, we have begun to believe that true luxury comes from elements very different than price or popularity, such as heritage, craftsmanship, creativity, quality, irreplaceability, simplicity or extreme complexity – all elements that give meaning and pleasure to the owner of the luxury item. From a friend who passed away leaving no more than a great reputation and a collector’s bath-tub Porsche, we also learned that the potential disgruntlement is easiest avoided when living 10% below your means. And that you can never take your Porsche with you….
