BUSINESS AS USUAL FOR PROPERTY, BUT BEWARE OF ‘SALES GIMMICKS’

I

t remains business as usual for the property market, with some areas, such as the Cape, continuing to buck the economic trend, while others, such as Gauteng, are now turning to a buyers’ market. While the dynamics are shifting, it is important to remember that there are opportunities in every market, but beware of the rise of ‘sales gimmicks’. As the economy weakens, we are seeing more and more new operators entering the market with an array of ‘new’ incentives and sales ‘gimmicks’. Often styled as disruptors, these range from low commission to fixed fees or a combination, all aimed at enabling a Do-It-Yourself (DIY) or For Sale By Owner (FSBO) solution of sorts. Not only has experience shown that these operators tend to lack insight into the industry and offer a low probability of success, but a new study in America provides irrefutable empirical evidence that FSBO and low-commission models

aimed at ‘saving’ money, actually cost the seller at the end of the day. The study was done by Collateral Analytics (a real estate analytic product developer) in conjunction with San Diego University Real Estate Professor, Norman Miller. It looked at 200 000+ FSBO and one million Multi Listing Sales (MLS) across hundreds of markets in 2016 and 2017 and found that, on average, FSBO listings sold for about 5.5% less and tended to sell for below their automated valuations while MLS listings sold for more, enough to offset the commission. It highlights a low probability of success and higher risk of costs and potential lawsuits after the fact due to disclosure issues. Remember, buyers do not care about low commissions, they buy based on what meets their physical, emotional and psychological needs at the right price. If they do not see a ‘bargain’ offered by the low commission agency, they will simply walk away. Selling a property is not a simple process of

just bricks and mortar. It requires a particular skill and comes with many intricacies. Unless you offer access to buyers, you are wasting the seller’s time. COUNTRYSIDE PROPERTY HOLDING OUT WELL DESPITE ECONOMIC CHALLENGES

I

t should come as no surprise that, despite the economic challenges, South Africans and foreigners alike are still investing in country and coastal property across the smaller regions and it remains business as usual for the countryside property markets. The reasons are quite simple: these areas off an excellent quality of life with low crime rates, clean air and a healthy living environment combined with lower living costs, especially in terms of security and travelling expenses. You can also still find excellent value for money with something to suit every need and budget, from affordable residences and beach houses to luxury estates, smallholdings and broad selection of farms. KAROO LAMB BURGER WITH CUCUMBER PICKLE AND SALSA TOPPING

INGREDIENTS

• 4 tbsp olive oil • 10 mint leaves, chopped

800g Karoo lamb, minced 30ml HP Sauce 10g fresh garlic, chopped 3 tsp Dijon mustard 4 tbsp chutney 1/2 tsp ground cumin 1 tbsp tomato sauce 2 tsp mint sauce salt and pepper to taste

METHOD

100g cucumber 50ml white wine vinegar 50ml water 30g castor sugar

SALSA TOPPING

4 panini or ciabatta rolls 50g fresh rocket 50g mixed lettuce 16 slices tomato, peeled mayonnaise onion rings

1/2 mango or pawpaw, diced 1/4 cucumber, diced 4 spring onions, sliced 1/2 avocado, diced 2 tomatoes, seeded and diced 2 tsp lime juice

Make the burgers: Place all the ingredients for the lamb patties into a large bowl. Mix ingredients evenly before dividing into 4 equal portions and shaping into 4 balls. Flatten these out, transfer to a plate and cover with cling film. Refrigerate for at least 1 hour before cooking. Make the cucumber pickle: Mix together the water, sugar and vinegar in a non-reactive bowl.

Slice the cucumber lengthways and marinade for 1 hour. Prepare the salsa: Place all ingredients into a mixing bowl. Add the olive oil and lime juice and mix. Refrigerate. Fry the onion rings: Peel and slice 1 onion, separate into rings and marinate in enough milk to just cover – this takes the acid out of the onion and makes them soft when cooked. To cook, dip each ring in a little flour and then deep fry. Assemble the burgers: Cook the burgers in a hot pan or over a braai. Toast the buns. Place the lettuce, rocket and tomato on the base of the bun and top with a spoonful of cucumber pickle. Drizzle with a little mayonnaise. Place the burger pattie on top and spoon over the salsa. Lastly, top with the onion rings. Serve with shoe-string chips sprinkled with salt and pepper.
