FROM SAMUEL SEEFF Property Market Still Packed with Opportunity
I
t is not a lack of buyers, but rather a lack of stock that is characterising much of the housing market right now. The recent twenty five basis point interest rate hike notwithstanding, conditions within the market continue to favour sellers. While the economic climate remains muted and many sectors are slowing down, the property market is one area that still provides plenty of opportunity. Our branches continue to report strong buyer interest with excellent attendance at show houses. Sellers are still seeing good offers and, provided they are pegging their price in line with what buyers are prepared to pay, are seeing good prices, often close to or even full asking price. In many areas, the time that it now takes to sell a property has almost halved from what it was two to three years ago. Well priced properties in high demand areas can sell for well within a month of listing, sometimes in less than a week. In most areas, the number of properties on the market has reduced drastically, yet another factor pointing to the
still favourable selling conditions. Agents report that in primary areas, for example, there are now waiting lists of bond and cash-ready buyers. The buoyant conditions have also led to many areas seeing excellent double-digit price growth over the last two years. This, on the back of stronger demand and buyers willing to pay more to get their hands on the right property in the right location. While the economic challenges are no doubt mounting, we believe that the housing market will maintain its good balance throughout this year. Regardless, there will always be buyers and people who need to move for whatever reason, being transferred to another location, or getting a promotion and looking to move to a better house or area, for example. This means that there will always be activity in the housing market, sometimes a bit less, as the case was three to five years ago, and sometimes more, as we have seen over the last two years. With demand levels still well above what it was two years ago, now is still a particularly favourable time for sellers. We are delighted

CAMPS BAY BOOM With its excellent 60/40 mix of freehold and sectional title homes and apartments, Camps Bay property remains popular despite the overall slowing in the economy and housing market. With the average sales price for the suburb now some R1.5 million more than last year, buyers continue signalling their confidence in property here.
T
he property market in Camps Bay keeps delivering a stellar performance for sellers, according to Ian Slot, Seeff’s Managing Director for the Atlantic Seaboard and City Bowl. The demand for property here has never been higher. Based on this year’s sales, Camps Bay now boasts an average sales price of almost R10 million, which is about a 20% increase over last year’s R8.4 million. Pola Jocum, who has been operating in the area for more than 35 years, says Camps Bay now easily ranks as one of the most sought-after areas in the country. It has an X-factor
– the perfect combination of a palm-fringed white beach, cosmopolitan lifestyle, desirable real estate and excellent returns on investment. There is only so much property to go around and buyers are, therefore, prepared to pay ever-higher prices. The excellent performance of the market here is clearly reflective of its Blue Chip status, but Camps Bay also offers you more for your money compared to neighbouring Clifton, Bantry Bay, Fresnaye and even the Waterfront. This, says Slot, has attracted those looking to get a strong foothold on the Atlantic Seaboard and has resulted in both the number of properties sold and the value
doubling from five years ago. Another trend is that it is not the traditionally older buyers, but younger, cash-rich buyers who have driven much of the activity. More than 60% of the R1.5bn in sales since the start of last year came from younger buyers, with 80% of these deals being cash. Freehold houses remain the biggest seller, accounting for some 66% of activity, with 114 units sold to the value of almost R1.175bn. Whereas only about 10% of all freehold house sales were above the R10 million price mark (ranging to a highest price of only R13.5 million) five years ago, almost 40% of recent sales are above that price level. This

includes six R20 million-plus sales (ranging up to R24 million), with the highest price achieved this year for a home sold by Seeff agents, Lyn Pope and Rochelle Serman. A good location in the suburb is now so sought-after that Pope and Serman recently sold an older home in Park Avenue, about two blocks up from the beach, for R9.5 million, which was more than the asking price of R8.995 million. The house is being demolished to make way for a new dream villa. (This particular property, incidentally, was bought by the seller in 2007 for R5.5 million and,
thus, sold for a profit of R4 million, delivering a return on investment of 173% in just seven years.) Camps Bay also has a very dynamic rental market and, according to agents Christine Ireland and Tamar Cheerin, commands some of the highest rental rates in the country. Longterm rentals now range from around R30 000 per month for a house to around R80 000 on average, but can go as high as R150 000 for an exclusive villa with stunning finishes and sea views. The suburb is also extremely popular for short term lets,
especially with holiday makers who flock here over the summer months. Daily rates can now range up to about R15 000 per day. If Camps Bay is on your bucket list, Slot says you need to make your move sooner rather than later or risk paying ever higher prices. Just below the surface of the city lies a network of underground waterways that were built to manage the city’s supply of fresh mountain water. For the daring, the less claustrophobic and for some graffiti artists, it is a place of adventure.
C
ape Town was first settled because of the water which collects on her mountains in the form of streams and springs. In fact, the ancient Khoi name for Cape Town is Camissa – the place of sweet waters. If water is at the heart of Cape Town’s long history, where, you may well ask, is her river system? The answer, it seems, is that it was sent underground and has long since been obscured beneath her pavements. Cape Town once had an abundance of open waterways to transport fresh water from Table Mountain to residents and trading ships docked in the harbour. But over time, the growth of the city meant the waterways and canals had to make way for roads and buildings. Tunnels were dug and the many open waterways were subsequently channelled underground. Today these forgotten tunnels, measuring about two metres in diameter, still snake along under the streets of the CBD. Some are relatively well trafficked by graffiti artists, but others have been so long forgotten that you could stand right next to their entrance and not realise there was anything there at all. While the city’s many hiking trails have been celebrated repeatedly (and for good reason), her tunnels remain the jewel in her crown. Or, more specifically, the jewel under her crown. And because it’s always fascinating to pull back the curtain and get a look at the city that came before us, there’s a group of urban explorers who’ll help you rediscover these secret water tunnels, some of which date as far back as 1652. But be warned: You need to be relatively fit to tour the tunnels, as some parts can be very slippery and you will encounter various obstacles and ladders. Exploring the tunnels with back problems is not advised.

he key to how YO! Home shrinks space lies in the moving parts. The dining table rises out of the floor. The bed descends from the ceiling. A whole working kitchen disappears into the wall behind a sliding door. According to Woodroffe, “These moving parts draw on the wealth of engineering technology taken from fields as diverse as yacht and automotive design and the mechanics of stage production, allowing the transformation of a 40 square metre space – the size of a one bedroom apartment – into what feels like a much bigger home. Homes help shape our lives. They are our refuge and our rock. Since the invention of the city centre apartment, we’ve never really re-invented it. YO! Home is that new invention.” Now into its second prototype YO! Home is building its first 24 modular apartments in a factory in the UK, which are scheduled to debut in Manchester. Not dissimilar to an auto assembly line, they start at one end and by the time the apartment reaches the other end, the finished product is lifted onto a truck and delivered

to its location. The structural integrity is in the “box” itself, so the apartments are stacked on-site, a bit like LEGO, and services are connected. This process reduces on-site expenses and eliminates factors that affect build times, such as weather, and therefore costs overall, allowing a contractor to bring luxury living to everyone. The YO! Home vision is tower blocks of single space YO! Home developments in city centres around the world, from Manhattan and Buenos Aires, to Tokyo and Shanghai, changing the way people live in small spaces whilst addressing the growing population issues and still maintaining a sense of luxury. At £150,000 a pop, it is a fair question how long before Cape Town signs-on for our own compact chic developments. Time to admit that size does matter.

t is one of those little gems that tourists stumble across when in the city and then write rave reviews on Facebook and Tripadvisor after they’ve waived all their other dinner reservations and returned here night after night. And it’s the kind of place where a couple of in-the-know locals will take their friends – never their boss. It is good enough to impress a potential new romantic partner, but too gentle an atmosphere for any kind of fake, smiley tête-à-tête. Restauranteur Roy van Litsenborgh, who has vast experience in the South Africa food industry, always wanted to create a personalised and intimate but unpretentious dining venue. With his partner Bettina Scheffler, who has been in the photographic art industry for many years, it was possible to create their dream: fine dining in the company of a fine art exhibition. Starting with the shell of the building at 50 New Church Street, selecting items from around the world and having access to a unique photographic art collection, they created a holistic experience of comfortable and relaxed dining with European influences, intending to excite all the senses. Roy follows sustainable principles of choosing local seasonal produce and uses free range and organic supplies wherever possible. The menu is small and carefully chosen and changes daily depending on availability of fresh, quality products. Look at their latest menu online when you make a reservation.

Francois Robert, born in La Chaux-de-Fonds, Switzerland, is a self taught photographer, living in the USA. He is renowned for his commercial work while his fine-art photography is equally provocative and covers a wide range of subjects from candid street and travel photographs, to evocative Polaroid transfers, to nudes and still-life. On exhibit at Charcoal are works extracted from one of his most recent books called Stop the Violence.
