CREDIT DOWNGRADES ARE NOT ALL GLOOM AND DOOM

The property market is holding and it’s business as usual despite higher taxes from Budget 2017.

W

hile the news of the credit downgrades by the S&P and Fitch ratings agencies were disappointing, these were not entirely unexpected given that the downgrade threat had been looming for the past eighteen months. Yet, it is business as usual for property. In the wake of recent political and economic shifts, it is only natural to speculate what impact – if any – these announcements may have. Where confidence in the real estate sector is, in part, driven by consumer sentiment, it is most encouraging to see the recent unified positive stance across the country. To echo this positive sentiment, Seeff, for example, concluded a record month during March 2017, with our overall turnover at the highest in our more than fifty-year history. Not only is this a remarkable achievement for the group, but it also represents a true

reflection of the real sentiment in the market place. The mood is certainly not one of “doom and gloom”, but is instead indicative of the zero-tolerance and “cando” spirit that we are seeing being displayed from across all sectors. We, therefore, expect demand to continue unabated for well-priced properties, but it is perhaps a good time to pause and reflect on key aspects going forward. There will no doubt be financial consequences and, although any effects will take time to filter through, buyers and sellers need to be mindful of prevailing conditions. Sellers need to be mindful of the need for market related pricing. As we have seen with the economic shift over the past year and a half, buyers are becoming more particular about what they will pay. If you are overpricing, then you are likely to lose out. While still nowhere near a buyers’ market, buyers do now have more room to negotiate, but

they need to buy within their means and factor into their planning an ability to absorb potential interest rate hikes and cost increases. Life continues and there is still plenty of positivity in the market and we see this reflected on a daily basis as buyers, investors and sellers continue going about the daily business of buying and selling. Any economy goes through cycles and, regardless of the state of the economy, there

are always opportunities to buy, sell and invest. Selling prices and turnover may be affected, but sales still continue. SAMUEL SEEFF Chairman

APARTMENT RENTALS DOMINATE THE ATLANTIC SEABOARD AND CITY BOWL

A

partment rentals across the Atlantic Seaboard and City Bowl are leading this sector of the market, according to Dinis Martins, Seeff’s COO for the areas, who says that this applies to long and short-term rentals alike. Apartment living is all the rage these days, Martins observes, and this is fuelled by a number of factors. Firstly, more and more people are flocking to the area because of the lifestyle it offers. It used to be just young, job market entrants and older people who would look for apartment rentals. These days, he says, people from across the spectrum, even young families, are considering apartment living. And, they don’t just come from within the metro, but from across the country. For this sector, the lack of work-life balance is a major driver of the growth.

Secondly, time has become a precious commodity and people no longer have the energy or appetite for large homes and gardens, or they are irritated by long commutes to school or work. Thirdly, apartment living is viewed as more secure and often comes with on-site 24-hour security services and private access. Often, there are also a number of extra lifestyle amenities on the property, such as a gym, swimming pool and well-maintained gardens from which to enjoy the outdoors. For many, therefore, apartments are seen as an easy way of enjoying a fabulous lifestyle without having to pay millions for a property. Apartment living these days also does not necessarily equate with cramped residences. There are now homes in the sky that offer compact designs, yet are not short on space

or luxury finishes, and come with the benefit of offering amazing mountain and sea views, which are a bonus in our Mother City. Martins says that all of this is good news for investors looking to invest in bricks and mortar, especially in view of the good yields right now. He expects rental rates to hold firmly this year, and investors and landlords should achieve yields of around 6%-7%. Do keep in mind, however, that while a poor economic climate boosts the demand for rentals, it also tends to cap rental rates and consequently, the yields. The biggest demand is in the R20 000 to R30 000/month range, generally for two- and three-bedroomed apartments. Obviously the more luxurious the unit and location, the higher the rental that you can achieve. An upsurge in the demand for rentals in the R40 000 to R55 000/

month range remains, primarily for apartments on the Atlantic Seaboard and for luxury properties with a good location and preferably with good views, he adds. The short-term market has seen tremendous growth. Cape Town Tourism reported a surge of 28% in foreign visitors in the October to December 2016 period, while the Airports Authorities reported the overall highest arrivals on record. A great deal of these arrivals headed to the short-term market, Martins says.

Although rates vary depending on location and season, the returns are excellent. Landlords are achieving anything upwards of R1 000/day in Sea Point to R5 000 or R6 000/day on average. Luxury properties can achieve upwards of R20 000/day. While you can certainly stand to earn much higher returns from shotterm rentals, Martins warns that, of course, some of the risks include sitting with unoccupied periods and spending more on marketing and maintenance. Long-term rentals tend

to be a bit more stable with better calibre tenants, provided that are vetted correctly. Either way, including a management option is now preferred by landlords as the administration, especially on short-lets can be very time consuming. AN EXCELLENT INVESTMENT

F

amily-friendly Fresnaye ticks all the boxes when it comes to property. Not only does it offer a superb mix of residences and a healthy environment but also excellent investment value. The location against the slopes of Lion’s Head makes it prime property with fabulous views as far as the eye can see. The lovely palm tree-lined avenues, all with a bit of French flair, is reminiscent of the French Riviera. Living in Fresnaye means that you are on the doorstep of everything that the Atlantic Seaboard and City Bowl offers, and it now ranks in the top ten most sought after and valuable suburbs in the country. After Clifton, the Waterfront and Bantry Bay, Fresnaye now boasts some of the most expensive real estate in the city and country. That said, you can still find an older house here for just under R10m, but these are disappearing fast as the demand for property drives values ever higher. Fresnaye was reasonably active during 2016, especially in the subR10m price range, representing about half of all activity. The full title sector comprising about 60% of total market stock was especially busy. The suburb offers opportunities to get in fairly low and renovate and

upgrade given that top-end homes are increasingly heading towards the R100m range. Buyers tend to be mostly in the 36-49 year age bracket, with only about 10% below 36 years of age. The buying is predominantly for residential purposes, with relatively low levels of investment buying and less than 5% of sales were to foreign buyers, amounting to just over R42.2m. For the market as a whole, some 56 sales were recorded on Propstats for 2016 at a combined value of just under R640m (R638 887 000) and an average sales price of R11.4m (R11 408 696). The average difference between the asking and selling price is at around 15.2% and average time on the market about 74 days, or 6 weeks. The latest Lightstone data shows that the suburb has seen good price growth, although this has slowed, especially in the full title sector. Property values have grown on average by about 12-15% year-on-year since 2010, but we have seen a slowdown. In 2010, the median price of sectional title property was R2.15m and for full title, R5.75m. By 2015, it had escalated by 77% and 63% to R3.8m and R9.8m respectively. Last year, the sectional title price strengthened further by 26% to R4.8m, but the full

title price improved only marginally to R9.848m. Seven top-end R20m-plus sales were recorded for the year. Two of these in Ave Disant (R21.5m and R22m), followed by Top Road (R22.5m), Ave St Bartholomew (R25.625m), Ave Des Huguenots (R36m), Ave Protea (R39.666m) and a highest price of R75m in Ave Alexandra (sold by Seeff). In the sectional title sector, some 60% of all sales were above the R5m mark, reaching a price per square metre of R50 000-R54 500. No vacant land sales were recorded, largely due to a lack of stock as these tend to sell quite quickly if well priced. Agents expect a good 2017 for the Fresnaye property market, but this is, of course, subject to the economic climate. Stock shortages remain a challenge and there are still opportunities for sellers. FROM LEFT TO RIGHT The landmark Sea Point Swimming Pool is a focal point for locals and foreigners alike. Nothing beats attending the firing of the noon-gun on Signal Hill. Clifton, Bakoven and Camps Bay beaches consistently achieve Blue Flag status. The lovely palm tree-lined avenues,eminiscent of the French Riviera, are quintessential icons of Fresnaye neighbourhoods.

NORTH Bright lights greet you as you head north from Fresnaye. This direction takes you down to Green Point, with its stadium, its delis and restaurants, and the hop-skip-and jump onwards towards the V&A Waterfront – Africa’s most popular destination. With the ocean to your left and front, you could not be more spoilt for choice. In summer, a bicycle or good shoes would suffice to take one from Fresnaye right into the pulse of the country’s design industry in Green Point. Keep cycling and the road drops you right into the city. By car, this is no more than 5 minute drive from Fresnaye – and nowadays Uber seems almost cheaper than parking! As winter sets in, the seaboard nightlife slows down, but the city and its busy café sidewalks just keep rocking. Name any ethnic cuisine and you will find it in the city. The V&A, too, is like a city – on its own – where you can work, dine, shop, sail, play or meet-up every day of the year and never have a repeat experience. From Fresnaye, you have perfect access to the old and the new. EAST Heading East from Fresnaye means Signal Hill, Lion’s Head and a good work-out. The neighbourhood sits at the foot of two of Table Mountain’s most visible outdoor landmarks. The full-moon hike to the top of Lion’s Head has become extremely popular and the snake of lights of the cars seeking parking for the event may become a worthwhile sight to see in

itself one of these evenings. While at the summit of this rock mass, one also gains a sense of the exhilaration the paragliders who use this as a base to fly out over the Atlantic and the seaboard beaches must feel. For a more nostalgic trip, nothing beats attending the firing of the noon-gun on Signal Hill. Since 1806, this gun has signalled midday to the city and its residents, non-stop. And it still comes with a bit of ceremony. Afterwards, drop down the other side of Signal Hill into the Bo-Kaap and have some local cuisine at the very top row’s home restaurant while looking out over Table Bay. A short stroll further down the back of Signal Hill and you are in the heart of the city once more. SOUTH Access to wildlife and nature plus a buzzing nightlife is rare. From Fresnaye, one can walk or cycle around one of the most beautiful coastlines in the world to reach the hotspots of Clifton, Bakoven and Camps Bay. Their Blue Flag status and popularity have almost become clichés, yet one never spends a day in that area without feeling completely revitalized by the sight of the Twelve Apostles to your back and the fresh breezes from the Atlantic. If one could bottle that, you could retire to… err... Fresnaye, Clifton or Camps Bay! By night, the pretty people arrive to dine, dance or have drinks with friends on this magnificent stretch of beach. These areas are always a fascinating mix of local trendsetters

and an international crowd who have discovered our city. There are small picnic spots and awesome nature walks in this direction, too. The best way to explore South we suggest is to get the running or walking shoes on and to get real up-and-close. WEST West is best and left for last, as below Fresnaye, this direction takes one straight down to the Atlantic with its long promenade for ice creams, cyclists, joggers, dog-walkers, Frisbees and more. The landmark Sea Point Swimming Pool is a focal point for locals and foreigners alike. Try the fresh juice or rent a bike. One block up, Sea Point has lifted itself high over the past decade and has, once again, become a trendy area with boutique stores, chic restaurants and awardwinning kitchens intermingled with familiar family businesses that have been in the area for generations. ocusing predominantly on the financing or transfer process of buying or selling a home is, of course, a natural tendency. But losing track of important factors like some of those outlined below could have negative repercussions if you don’t address them at the necessary time.

HERE ARE 10 TIPS TO KEEP IN MIND IN ORDER TO AVOID UNNECESSARY PITFALLS WHEN PURCHASING A HOME 1. Ask the agent for a CMA (Comparative Market Analysis) of the property. Let the agent explain how the value of the property was determined. If the market is very competitive at the moment, there is a good chance that your offer will need to compete with someone else’s. The buyer who comes in “too low” may lose the opportunity to buy the house. 2. Ask the agent for a first option to buy or a right of first refusal. The agent will negotiate this with the seller if you are keen to buy the property, but not yet quite ready to sign an offer to purchase. 3. Establish the cost involved in the purchasing of a property. Not only is the purchase price important, but also the transfer duty, bond cost etc. Find out if there are any hidden costs, such as the replacement of equipment on the property that are not included in the sale. Also, determine affordability. For example, what would the effect of a hike in the interest rate be? Will you still be able to afford the repayments should the interest rate go up by 2 or 3%? 4. Establish exactly what is included and not included in a sale. If anything has to be removed and replaced by the seller, stipulate that in the sales agreement. 5. Ask the agent about latent defects and patent defects. Has the seller disclosed everything important? Make sure that everything is specified in the sales agreement. You don’t want any nasty surprises when you occupy the house. 6. Do a proper inspection of the property. Look for any signs of dampness, cracks etc. Establish from the agent if the transaction is covered under the CPA (Consumer Protection Act) or if it is sold “voetstoots”. Obtain a clear understanding of the situation. 7. Are the plans of the property approved, and is there an undertaking by the seller to provide these plans? 8. Establish whether there are any major changes on the horizon in the area where the property is located. For example, is there a change pending to the local transportation structure – new roads, bus routes, etc – planned, or is there the possibility of a commercial development taking place in the immediate surroundings? 9. Do not negotiate anything verbally. If it is not contained in the written agreement of sale, it is not part of the conditions of sale that has been agreed to between both the parties. 10. Does the property comply with all legal requirements, and is there an undertaking by the seller to supply confirmation thereof, eg Gas Certificates, Certificate of Electrical Compliance, Electric Fence Compliance, etc? ince that classic movie, “Revenge of the Nerds”, the stereotype of the supposedly dull and boring world of engineers has persisted. While the mind-blowing futuristic super hero Iron-Man was loosely based on Elon Musk, South Africa’s best export ever (or worst, considering the brain-drain), one has to admit that there is still something a little geeky about this uberkid. Then again, it’s the kind of geekiness that a Gates, Jobs, Zuckerberg and friends possess that makes for a uniquely different kind of cool. You see, in the "theatre" of industrial design, the performance requirements set the parameters for what the “make-up” artists can and must achieve. If there are big bones, you've got to bring out the big guns. Or, as some would say: “Form follows performance.” So, when people say that the new Bugatti Chiron is “hot”, they have no idea how close to the truth they are sailing, because the most striking exterior design features and lines on this car are determined first and foremost by the need to get rid of the enormous heat that the powerplant and brakes of the Chiron’s calibre generate. Add the turbos, too. This monster puts out 1 479bhp to deliver a top-speed believed to be anywhere around 463km/h, yet electronics safety interventions limit that to only (only?) 420km/h. The only two numbers about this car that are more impressive are: firstly, that only 500 are being produced; and secondly, the price tag of about R33 million. Okay, add a third – it reaches 100km/hr in around

2.5 seconds. But, less about the brutality and more about the beauty. With the powerplant and turbos generating plenty of heat, and the special ceramic brakes doing much the same when bringing that output back under control, the interior of the car would have been fit to roast a chicken if the designers did not create the correct flow. Hence, the large signature reverse-C motif on the body-side of the vehicle was designed to maximize inflows of lots of cool air that can then wash over the rear-engine and drive out the heat through the back vents. Once the heat problem is solved, aesthetics can follow. In an interview with Forbes, Bugatti’s creative director Achim Anscheidt explained that with a limited number of cars intended as long-range investments, the design had to be timeless, and therefore quite understated. Apart from the striking C-motif, he pointed out that there are no other lines on the car except for one on the fender. “The rest is all organic.” Anscheidt likens his careerdetermining project of the Chiron with the Bauhaus design movement of the previous century. The idea is that if you stand for a couple of strong principles that are incorporated into your design, it will stand the test of time, even if it does not remain modern. That C-motif, one may suspect, will be admired for many years to come. For a car this beautiful then, it’s a real pity that it may zip past too fast to fully appreciate! www.bugatti.com/chiron

W

hile we cross thumbs that the optimists’ predictions will hold true, at least as far as the rain is concerned, there are lessons to be learned from the dry summer. If anything, we have seen that our resources are finite and that good planning and design of key elements around the home may radically alter our dependency. When we talk about the most efficient home heating choices, we could be talking about efficiency from the point of view of financial cost, environmental cost (greenhouse gas emissions plus other pollutants), or the efficiency of conversion of the

original energy source into heat inside your home. We see no reason not to consider all of the above, so here are several smart ways by which to prepare for an energy-efficient, yet snuggly winter. Lower Electricity Consumption Most South African homes simply plug in to stay warm. It may be a factor of our climate chauvinism – the pride we take in our perceived all-year mild climate – that South African homes are hardly designed to stand up to the cold. So, when the chill starts to bite, we run to the store for an expensive electrical heating device. This is arguably the least

energy or cost efficient way of heating your house. Or we crank up the under-floor heating a previous owner installed at a time when saying “Escom” was still polite dinner conversation. Start with the obvious. Turn the geyser down to 60 degrees or below and cover it in a thermal blanket. Switch lights off when not in an area and use energyefficient light bulbs. Close the curtains in front of large windows by late afternoon to help capture the day’s heat in the room. Turnoff all those devices with standby options, such as computers and televisions, when you go to bed at night. The swimming pool pump needs a few hours less

work each day and the irrigation system and its submersible pump and distribution pump can hibernate during winter rains. Next step is to look at your major appliances. If they are approaching a lifespan of ten years or more, it pays to replace them with a more modern, energy-efficient unit, likely also more attractive to have around your home. Look at the energy ratings, ranging from A-G. If yours is edging towards G, ditch it now. Least we forget, the Europeans take these things way more seriously so shop for top-end brands of EU origin. Solar alternatives are popping up everywhere, although their efficacy may be in jeopardy with our overcast winter sky. Still, given the general urge to become more independent and less beholden to public services, the economics of installing solar have proven themselves to be worthwhile over time. And let’s not forget, South African energy is still by and large dirty energy with a major impact on the environment, ranking among the top 25 global polluters despite our relatively small economy by comparison.

Alternative Heating Energy Management Stepping out of the electricity paradigm, there are several interesting options. The most obvious place to start is to remember that the sun is our primary source of energy and light. Remove trees and shrubs close to the home that block direct sunlight during winter, yet remaining mindful what direction you may require shade during summer. Lighter colour painted house walls and roofs are more energyefficient, so maybe now is the time to call that paint contractor you have been meaning to speak to for three years? Roll out insulation in the ceiling to keep the sun’s heat trapped indoors by night, and if you have sun-facing windows, open those curtains wide by day and let the heat waltz right in. Gas heaters have become popular as they can move from room to room. Although they have become pricier, they do alert us to the important principle that heat distribution matters. So, ensure that your fireplaces are in the optimal position to radiate as wide as possible, and spend some time studying radiated heat on Google.

You will be astounded to learn how much more heat your fireplace will generate through the addition of a glass-door that radiates the heat, rather than escaping up the chimney or the ceiling. Get your handyman to close off drafts that swoop in under your doors with some simple solutions supplied at any hardware or deco shop. For the traditionalists among us, there is only one way to stay warm in winter – the fireplace. Ask the right questions from your dealer before you install anything, and do consider slow-burning recycled fuels such as pellets instead of wood, quite a major source of pollution. Having survived wind chill factors of -40 degrees in the US North-East, the most straightforward lesson is that heat and cold are experienced on an individual level – body by body. So, even if the house was brutally cold, well-insulated layers of day clothes or pyjamas, along with some cool beanies, gloves and throw-blankets with character can turn even the most dreary of fireplaces into a good spot to hang out. Say “hot chocolate toddy”… and speak again after the rains.

Living abroad for many years, people would ask us where to go when visiting “Africa.” And always, the answer would unequivocally be: “Namibia! If you get to visit Africa just once, Namibia is the place to see.”

here is a longish mid-year holiday around the corner, just as we get used to not having so many public holidays as what April and May offered! Time to make plans to visit our most beautiful neighbour, Namibia; one of the least densely populated places on this earth. What has struck us on every single trip is the timeless nature of its open spaces. It leaves a person not only in awe of its beauty, but it also humbles one by reminding us how small we are both in time and in place in the presence of this ancient country. The first question is how much time to set aside. The distances between towns are daunting. If you have time to kill, this is actually the reason to travel Namibia and to do it by car – to experience these vast open spaces and changing landscapes. If you have three weeks, use it all. If you have three months, ditto. But if you are pushed for time, the family can fly into key areas easily and rent quality transport to get around. But, let’s assume you are driving from Cape Town. As an aside, the Northern Cape section of our own country you will traverse on the way to the border is quite something, too. In Southern Namibia, start at Luderitz, an old harbour and fishing town. Close by are the remnants of Kolmanskop, a ghost town where diamond diggers once lived like royalty. The sands of time and of the Namib dessert have slowly been swallowing what was left standing once the diggers left for greener pastures, yet the pioneering spirit of a gold-fever frontier town still wafts in the air. There are many good stories told in Kolmanskop. Luderitz is a Bavarian town tucked between the ocean and the desert, thousands of kilometres away from its German homeland from whence came the colonials who built this replica. Enjoy the art nouveau architecture, in the least expected place on the planet. Onwards, make a call about dropping in at the Spergebiet (“Forbidden Territory”) Natural Park, pristine wilderness area, the same as it has been for thousands of years. Here, as elsewhere in Namibia, the fossil record and old riverbed rocks hold dinosaur footprints. It is really something to see your own naked foot next to what, eons ago, must have been a step by a pre-historic

creature, now extinct. May your road take you next towards Sossusvlei and its famous red sand dunes. Gemsbok and Oryx curiously snuck around our lodging in the long shadows of the dunes. We worked our way deep into the Vlei’s dune landscape with a tour guide, and he opened up a completely new world to us – both natural and historical. The adaptation of humans, fauna and flora to these conditions are witnessed up close and it would have been a worthwhile trip to Namibia if this was all we experienced. The long road north will take you past small settlements, often 500 kilometres apart, and so it is often worthwhile sleeping over. Absent light pollution, you have never seen night skies like this. Onwards to Windhoek, for no more than a day or two to see some of the highlights, but with its best feature being the turn-off to Swakopmund. Swakop, as locals call it, is a coastal town once again reminiscent of Germany, swathed in a permanent fog as the cold Atlantic meets the hot air blowing in from the interior. There are few towns with such a unique character – old-fashioned German, robust say-it-as-yousee-it Namibian directness, and an international flavour due to its influx of tourists. The bakeries and beers are legendary and the local pubs offer some of the best fun we have ever had. Spend a few days and drive up to Henties Bay – a thin strip of road up the coast

in the direction of the Skeleton Coast. This is angling nirvana. Even if you have never caught a fish in your life, find an operator to help you get close to nature with just you, the vast ocean in front of you, the dessert behind you and the search for the perfect bite. The Skeleton Coast is best done with an operator, too, unless you travel in a convoy with experienced overlanders. Bring the camera equipment. No smartphone snapshot can do justice to this area and its enchantments. Shipwrecks are scattered up the volatile coastline and make for dramatic stories and images. You have now only traversed half the length of the country, and time to check the calendar. If you are short of time, sprint to Etosha, the game reserve that incorporates large swathes of salt pans. Experience the big five and several local species that are indigenous to the region. The rest camps are comfortable enough and, once again, space and unspoilt nature will put all of your human vanity in balance. Kaokoland and Damaraland lie further north, with many treasures. The most intrepid traveller could head further through Owamboland to turn on the border with Angola, separated by the Okavango river. There are two kinds of people in the world – those who have visited places with names like Otjiwarongo, Omaruru, Okahandja, Okakarara and Outjou, and those who will never do. Plan that trip now!

CAPERITIF

THE GOLDEN GHOST

C

aperitif is considered an aperitif wine and should be served chilled at 6-8°C. It is made from a fortified Chenin Blanc, sweetened by the sugar from grapes and then flavoured with some 35 ingredients that are found in the Western Cape, such as indigenous fynbos, the bitter bark of the Qunichona, the fragrant medicinal plant called kalmoes, the tartness of naartjies, and a range of other local botanicals. Not only does Caperitif have a long list of ingredients, it has a long legacy dating back to the early days of South Africa’s gold and diamond rush when, according to the good folks at AA Badenhorst, a family wine farm located in the Swartland and the modern home of Caperitif, versions of the beverage were first produced. The famous Savoy Cocktail book, published in 1930 by the Savoy Hotel, for example, contains over 40 recipes with Caperitif as an ingredient, even though the product has not been produced for decades. Inspired by a serendipitous meeting between Danish mixologist Lars Erik Lyndgaard Schmidt and Swartland winemaker Adi Badenhorst, the ghost ingredient has been revived. It was first launched in November 2014 and is becoming one of the best-kept secrets in the barista’s arsenal around the world. If you want to experiment with other cocktail recipes, you can try the iconic Barney Barnato, the Modder Rivier and the Oom Paul. Or simply sip it over ice, or add it to your gin and tonic. The possibilities are endless, and timeless.

THE JAN SMUTS INGREDIENTS • ice cubes • 20ml pomegranate rubies • 20ml fresh pomegranate juice • 40ml Caperitif • 40ml gin • dry tonic to top • lemon slices and mint to garnish METHOD Begin by scooping into a tall glass equal amounts of ice and pomegranate rubies. Add Caperitif, gin and pomegranate juice. Stir. Splash with tonic and garnish with a lemon to serve.

SAGO & MERINGUE

Sometimes the simplest ingredients make the most memorable menu items, such as South Africa’s Michelin star chef, Jan Hendrik van der Westhuizen’s delightful desert that merges traditional South African flavours. FOR THE MERINGUE • 60g egg whites • 120g castor sugar Combine the egg whites and castor sugar in a stand mixer bowl. Place the bowl over a bain-marie prepared in a saucepan. Whip using a whisk until hot and all the sugar has dissolved. Then beat at maximum speed until light and fluffy. Prepare a silicon baking sheet with cooking spray and a dusting of corn flour. Use a plain piping nozzle and pipe the meringue in small domes, big enough to fill with the mixture of sago, berry compote and ice cream. Rest the meringues for 30 min before baking at 80 degrees for 2 hours. Remove and allow to cool. Then, very carefully turn the meringue around and using a sharp knife-point remove the bottom of the meringue, hollowing out the inside and making space for the filling. Carefully place them back on the tray and reserve until needed. FOR THE COMPOTE • 1kg frozen or fresh blue berries • 100g castor sugar • juice of 3 lemons • 2 vanilla pods seeds

FOR THE SAGO PUDDING • 1/2 cup tapioca or sago pearls • 3 cups whole milk • 1/4 teaspoon salt • 2 eggs • 1/2 cup of sugar • 1 teaspoon of vanilla extract Combine tapioca, milk, and salt in a pan on medium high heat. Stir while bringing to a simmer. Lower the heat and cook uncovered, at the lowest possible heat, adding sugar gradually, until the tapioca pearls have plumped up and thickened. Beat eggs in a separate bowl. Mix in some of the hot tapioca very slowly to equalize the temperature of the two mixtures (to avoid curdling). Return eggs to pan with tapioca. Increase the heat to medium and stir for several minutes until you get a thick pudding consistency. Do not let the mixture boil. Cool 15 minutes. Stir in vanilla and cool further. TO SERVE Full cream vanilla bean ice cream, slightly softened Dried hibiscus powder or alternate with cocoa powder Full cream and vanilla paste

Mix half the berries and the full amount of sugar in a large pot and slowly poach the berries until tangy and thick. Add the vanilla seeds and lemon juice and continue to simmer until you reach the consistency of a compote/jam. Add the remaining berries 10 minutes before the end and simmer on low heat. Place aside to cool.

Assemble the dessert by holding the meringue upside down in your hand. Start filling it with a tablespoon of ice cream, followed by the berry compote and then the sago pudding. Place the meringue carefully back onto the plate. Mix the cream and vanilla paste to your liking and pour over the meringue. Dust with dried hibiscus powder or sifted cocoa powder.
