CHALLENGES ASIDE, PROPERTY MARKET FUNDAMENTALS REMAIN WELL-BALANCED
T
here is no doubt that we are operating in a time of economic caution with many external factors, not least of all BREXIT, that could add to the economic complexities with which we are already grappling. While the fall-out from BREXIT may well be a further weakening of the rand and, with that, rising import costs, higher inflation and a resultant interest rate hike, the impact is expected to be quite minimal. As it is, the initial drop in the value of the rand soon settled back as the initial ‘panic’ subsided. On the flipside, we have staved off a credit downgrade and the most recent CPI data was better than expected. It therefore looks as if we may well get another interest rate breather when the MPC makes its next rate announcement. The expectation is that BREXIT will bring about no greater economic risk than what we are already dealing with, i.e., the threat of poor economic growth, rising inflation, rising interest rates, a weaker rand, shrinking household disposable income and
rising cost of credit and home ownership. We would most certainly caution buyers and sellers against paying too much attention to ‘naysayers’. The flipside of BREXIT could well be a further enhancement of SA as a very attractive destination for property investment. A weaker rand should bring more tourists, investment and property buyers as our already attractive property proposition becomes even more attractive. The fundamentals for the SA property market remain solid for now, and property continues to be viewed as a sound investment even during relatively poor economic growth as we have seen over the last few years. While the economy has managed only about a 1%-2% growth in recent years, property values in many areas are now 30%-50% higher compared to five years ago. In high profile areas such as Cape Town’s Atlantic Seaboard and City Bowl, for example, property values have practically doubled since 2008 in some instances. Where we once thought that a property selling for R20 million

was headline news, we are now more frequently seeing properties selling for up to R100 million, and in some instances, up to as much as almost R300 million on the Atlantic Seaboard. Our view is that we can only control what we can and South Africans are likely to take the current challenges, including BREXIT, in their stride and continue to live and work, move around and buy and sell property as they

ATLANTIC SEABOARD, CITY BOWL PROPERTY MARKET REMAINS RESILIENT IN A TOUGH ECONOMY The Atlantic Seaboard and City Bowl property market remains resilient in a tough economy. While overall sales volumes and prices have slowed in view of the overall contracting economic climate, the first half of this year has delivered very satisfactory results overall.
T
hese top end, mostly cash markets with wealthy buyers tend to be able to withstand economic fluctuation and interest rate hikes, but this is not to say that the market is immune, says Ms Billy Rautenbach, Seeff’s Sales Director for the areas. The sales data for the first half of the year shows that, as predicted, the subR15m price band has been the busiest, although there have been some very notable top end sales ranging to just under R300m in Bantry Bay. Overall, it is still the Atlantic Seaboard where the bulk of the sales
activity is taking place, with the midmarket areas of Sea Point, Green Point and surrounds dominating insofar as the number of units sold. The top five suburbs – Clifton, Camps Bay, Bantry Bay, Fresnaye and the Waterfront – dominate the randvalue, accounting for almost 70% of the value of all sales. The average sales price for the Atlantic Seaboard for this year is standing at almost R7.7m, slightly up year-on-year from the first quarter 2015 when it was about R7.5m, clearly demonstrating the resilience of the market, says Rautenbach. The City Bowl average sales price for

sectional title, meanwhile, is up year-onyear by a whopping R1m, from R2.4m for the January to March 2015 period to R3.4m for the same period this year. In the City Bowl, too, it is the mid-market CBD area that dominates with apartments still selling well, says Rautenbach. From a value perspective, areas such as Higgovale, Oranjezicht, and Tamboerskloof stand out, with sales ranging to R18m in Higgovale and R23m in Oranjezicht. The most active price band across the City Bowl has been predominantly below the R5m price mark with only about a dozen or so sales above this, mostly in the areas noted above.
The sectional title sector especially remains buoyant across the entire area, from the Atlantic Seaboard through to the CBD and City Bowl suburbs as far as Vredehoek and Zonnebloem. The most active price band in the mid-market areas is the sub-R2.5m price range, and in the luxury areas of the Atlantic Seaboard, units priced to around the R10m to R15m mark are still moving fairly quickly, according to Rautenbach. Freehold houses in the sub-R8m price band in the City Bowl suburbs and on the Atlantic Seaboard areas such as Sea Point remain in high demand. Insofar as the top end areas
are concerned, from Camps Bay and Clifton through to Fresnaye and Bantry Bay, freehold houses priced around the R15m to R20m range are especially sought after. On the whole, we are still seeing fairly quick turn-around times with wellpriced homes selling within a day to a month and at excellent prices. About half of all sales are still for the full or very close to the asking price. This is a clear signal that the market is not just healthy, but that it is still a good time to sell, says Rautenbach. Rautenbach notes that stock shortages remain a challenge for agents, not just well-priced apartments

and homes in Sea Point and Green Point, but across all areas. Even top end areas such as Camps Bay, Bantry Bay, Fresnaye and Clifton are experiencing significant stock shortages. Our agents in these areas are saying that there is still nowhere near enough stock to show buyers. The message to the market continues to be very positive, with buyers aplenty. Plant containers allow you to garden wherever you wish. For the owners of large properties, containers cluster best around focal points like the entrance, and especially around the pool areas and patio. For apartment dwellers who like the lock-up-and-go lifestyle, containers bring the green outdoors inside, and there are wonderfully engineered self-watering solutions that keep your greenery alive while you are away. What makes containers, whether pots or window boxes, so ideal is that you can choose your flowers and colouring palette first, and then find the ideal spot – full sun, semi-shaded or shaded.
CLAY: THE LIVING MATERIAL
Who is not envious of those fourth generation Tuscan or Provence family homes that are draped in colour each season? Their secret, since time memorial? Good, old-fashioned clay containers. There are many imitations, but nothing compares to the original clay container. Clay is a living, breathing absorptive material that allows the plant and soil the best chance of flourishing. And they shout “tradition” in capital letters. To rapidly age your brand new clay containers, wet them properly and then mix a small amount of plain yoghurt with plant food or fertilizer. Take a wet brush, smear it on thickly around the pot and place it outside in a semi-shaded area. Use a spray bottle daily to keep it damp and, in no time, your pot will take on a gorgeous aged and moss-covered look.
COMPOSITION
Clay containers come in various shapes and sizes, which allows for a lot of creativity, not just in the choice of plants, but also in the arrangement of different kinds of visual lines and contrasts. One of the most dramatic arrangements is to pair the rare black flowering plants, like an Arum lily and black pansies together with strong contrasting purples or whites. For the kitchen, herbs add fragrance and fresh condiments. There’s nothing quite like serving your own sun-ripened tomatoes and freshly-picked basil with Mozzarella when summer lunch calls. Avoid amphora-shaped containers: they restrict growth and direction, unless you are prepared to eventually break it open and replant.
A FEW TIPS
• The biggest secret to good container gardening is well-planned drainage. Make sure your container has a drip tray underneath, and a decent size hole in the bottom. Pack a good few layers of stones in first to make sure your growth medium does not spill through. • A close second in terms of importance is to use a good growth medium. Buy only the best potting soil and composting mixes, as the few extra pennies spent will offer you massive return in growth. It should be obvious – this is where the flower gets it foods and minerals. • Marigolds are nobody’s favourite flower. They are a bit like the station-wagon of gardening – reliably uninspiring. Yet, they are your best friend when it comes to insect control of your other containers, so pot up a few of those and even move them out of sight when you invite guests for the pool-side shindig. • Stick to annuals and refresh your containers each year – new soil, new plants, new look.

DINIS MARTINS
Pity that no TV producer has launched a reality TV show on what transpires in a top-notch real estate office. The amount of energy and activity, the variation from day to day and the pressures are a sight to behold. At Seeff Atlantic Seaboard’s head office, Dinis Martins is the person who makes it all tick like clockwork.
A
clock-maker he is not. Trained and qualified as a Chartered Accountant, Dinis joined Seeff about six years ago as a Financial Manager, but has progressively taken on more and more responsibilities because of his entrepreneurial instincts. Speaking to Dinis, it sounds like the better job title for him may be Chief Operating Officer. By his own account, a humble small-town boy who once thought that Stellenbosch was a large place, Dinis moved to Cape Town and Seeff after a few years with a well-known firm of Accountants. This he decided after bumping into Ian Slot during his World Cup 2010 travels. Ian, the seasoned Seeff veteran, shared the excitement happening at Seeff, and Dinis immediately wanted to be part of this high profile brand. “What still strikes me is, despite the reputation of the Seeff name, that it remains essentially a business that feels like family, and it keeps innovating. I love the very entrepreneurial part of Seeff. I grew up with hard-working parents who ran their own business. In fact, my wedding day was the first time I could recall that neither my mother nor father were in their shop.” It was from his parents that Dinis learnt solid values that he feels are consistent with the Seeff environment: hard work, ethical behaviour and the importance of having a good name. “There is a good moral fibre in the Seeff brand,” he reckons. Working in Seeff’s top-performing office has made Dinis highly knowledgeable when it comes to the property market. He keeps on learning something new every day, and he is fast establishing himself as a leader in the rental and rental management industry. “With rapid urbanisation,” says Dinis, “and with the Atlantic Seaboard and City Bowl being the crown jewels of the South Africa property market, we continue to see fantastic returns for investors. You can count on it that the rentals market will become even more active
going forward, in terms of both residential and holiday clients. Supply is simply limited, while demand just keeps growing. Ever increasing sales values in the property market coupled with limited supply is most certainly having a positive effect in the rentals arena, where randfor-rand, great value is clearly evident and an attractive option for consumers.” This makes rentals a key focus in the business, says Dinis, emphasising that the Seeff mantra is “to provide quality and unrivalled levels of service to our clients in order to retain them and let the magic of ‘word of mouth’ grow our business organically.” Dinis believes that this approach “ensures that our homeowners experience hassle-free rental returns and feel confident that their assets are being looked after, something we at Seeff rentals understand and appreciate.” Dinis feels strongly that the rentals market will grow tremendously in the next five years, especially as Generation Y ‘millennials’ (who have been surveyed to prefer renting as opposed to buying property) start making their presence felt. So watch this space… On the personal side, Dinis is as committed to his work as he is to his young family. After meeting Jody ten years ago, they were married four years ago. They share the parenting duties of two beautiful daughters aged three years and eighteen months, and when Dinis’ tough work week cuts into his family time and bath duty, he more than happily makes up for it on weekends. Providing for his family is foremost on his mind and is the reason he loves working so hard. In the office, it is easy to spot why he is well-liked. Dinis gets along very well with the rest of the management team and can be counted on to support everyone else to the best of his ability. s the sun’s last rays reflected across the bay of English Harbour, Antigua, Panerai CEO Angelo Bonatti sat down after a busy day attending the local leg of the Panerai Classic Yacht Challenge to enjoy a few cocktails. Suddenly, looking out over the water, he spied the Eilean, a 1936 Bermudian Ketch with an unmistakable William Fife boatyard pedigree, tied to an old, rusty tugboat to stop her from sinking. Bonatti’s discovery of Eilean and her subsequent reconstruction set the course for one of the most inspiring stories of tradition, seamanship, care, passion and precision craftsmanship. Since 2005, Officine Panerai, one of the world’s most prestigious watch brands, has sponsored the Panerai Classic Yacht Challenge, bringing together the beautiful old ladies of the sea – those built between the late 1800s and early 1900s – to compete in settings where the history of sailing was originally written. Already smitten by this breath-taking sight of so many fully restored or carefully reconstructed classic yachts under full sail, Bonatti decided there and then that the Eilean, too, would be destined for great things once again; she would be fully restored and would become Panerai’s very own flagship vessel at these events. Eilean had a chequered history. Built by the 80-year-old William Fife III, her waterlines were inspired by the J-Class yachts popular in the America’s Cup in the 1930s. Her first owners, the Fulton brothers – James V and Robert W – sailed her for only a short while before both lost their lives in WWII. Changing hands several times over the next decade, yet with very little of her activity recorded, Eilean got her chance in the 1970s when architect John Shearer, who sailed on her as a child when she was skippered by his uncle, bought
Eilean to turn her into one of the most popular charter yachts in the Caribbean. A brief 15 minutes of fame came when pop group Duran Duran chartered Eilean to shoot the video for their song “Rio”. After 14 Atlantic crossings, Eilean’s slow demise began when she was damaged by a stricken ferry off the coast of Malaga. She scraped home to Old Harbour, where first her rusted tugboat companion, and later termites, gradually stripped her of her former glory. So, to give Eilean her makeover, Panerai had a huge job at hand. Tied by mooring cables to the mangrove swamps, stripped of her masts and the interior emptied out, she was unfit to cross the Atlantic. So Eilean was first towed out to sea, to Martinique, and filled with inflated balloons to keep her afloat. From there she was shipped on a special yacht carrier to Genoa’s Voltri Port, and onwards to the Francesco Del Carlo boatyard in Viareggio, Italy, which had been commissioned to undertake her careful restoration. At the Del Carlo boatyard, the restoration steered as close to original materials and plans as possible. Almost all of the original four-centimetre thick Burma teak planking of her hull was restored, as was the teak cockpit in Eilean’s
stern, with original features such as the wooden steering wheel and the column of the brass compass perfectly refitted. The original bronze gear mechanism was remounted after restoration. The Fife deck-house, also made from Burma teak and located aft of the cockpit, was dismantled and restored in its original 1936 shape and chamber, as were the four original bronze portholes. Fresh materials were introduced for the 50 square metres of Eilean’s deck while the rigging and equipment on deck was replaced with seven new bronze winches, all manual and double speed with no electric or hydraulic mechanisms. Around six cubic metres of African mahogany was introduced for the interior and cabins, all in the original layout, which interestingly enough never included a dedicated owner’s cabin. This ketch was built for long trips at sea, and with this in mind, the single bunk complete with lee cloth was preferred. The two most striking features on Eilean are the generous central saloon and the two masts. Entering the wardroom saloon is akin to entering an old library, complete with rare books and mahogany graining. The two masts, the boom and the bowsprit used six cubic metres
of Alaskan spruce from just one tree. The mainmast is 28.5 metres tall and weighs around 800 kilograms, while the 18.3-metre tall mizzenmast weighs in at 300 kilograms. Planks from the Alaskan tree were glued together for a square section, which was then handrounded. The result is hollow masts with a striking pear-shape pattern repeated on both. These masts were fitted with the same zinc-plated iron used in the 1930s construction. The Fife boatyard’s symbolic dragons have once again been carved on both sides of the hull, with their heads on the bow and their tails on the stern. Eilean, Gaelic for “little island,” is carved into the transom wood. The combination of repolished old and brand new is a sight to behold. After a labour of love for almost three years, the renovated Eilean was introduced to the public in the Italian Navy’s La Spezia Harbour. Declared Bonatti at the time: “Seeing Eilean restored to her former glory is very moving, and I am sure that all lovers of vintage sailing boats share my emotion. With her elegance and perfect lines, Eilean is not just an example of craftsmanship and authenticity, but also a symbol of a love for the sea that only sailing manages to convey.”

e are flying 30 minutes north from Pemba, Mozambique, to nowhere, somewhere, a place, an island in the Indian Ocean that only a few others have visited. Through the window of our sixseater CFA Cessna, I see a lone white spit of land come into view. It is but one kilometre long and 300 metres wide. There are 12 thatched cottages spread along one side of the island, the water of their personal swimming pools glimmering in the sun. Medjumbe, part of the exclusive Antara collection, is located in the marine reserve of the Quirimbas Archipelago off the northern coast of Mozambique. It has only been developed as a resort over the last few years and recently underwent a refurbishment. Thanks to some of the innovative enhancements, Medjumbe will soon be the only African island resort to use 100% solar energy. As tropical islands go, this one is, indeed, paradise. Besides its sheer beauty and seclusion, there are no mosquitoes, no snakes, and no cell phone reception. Time becomes endless here, and it is virtually impossible not to slow down. It comes as no surprise, then, when we learn that the island is in a time zone unto itself. It is a different reality. The pristine beach stretches on endlessly and changes its shape with every tide, beckoning hundreds of seabirds at sunset. The crystal-clear ocean’s colours, too, change with every tide, leaving bands of white sand exposed and a tapestry of azure and turquoise waters as far as the eye can see. This vision offers a range of blue I have never before

seen and for which there are simply not enough adjectives. They say the Eskimos have more than 100 words for “snow” – I wonder if it is the same with islanders and the colour “blue”? The chalets are luxurious in their simplicity and made of timber and grass, with a wooden deck, a private plunge pool overlooking the sea, an outdoor shower for stargazing, and a bath tub big enough for two. There are finer touches too – brisk air conditioning to cool off the heat of the day and a hammock for drifting into an afternoon nap after a few chapters of your new novel. Delightfully prepared meals are served al fresco in the main lodge, where the breeze is gentle and you can watch the constant stream of ancient dhows slowly traverse the horizon. The Caipirinhas at the bar are a perfect balance of sweet and sour and they flow from 10:00am until the last guest says goodnight. Should you want to punctuate your days with activities, some of the most esteemed scuba diving sites in the Indian Ocean are easily accessible and a diving course is available on site. The snorkelling is also fantastic, and a boat goes out every morning to different spots on the nearby reef, part of which is accessible from the beach at certain tides should a 9:00am commitment be too much. Kayaking, fishing, learning to sail a dhow and other water sports are all on offer. If you are on honeymoon and desire even more privacy than your chalet and the long swathes of isolated beach offer, Medjumbe’s staff can arrange a sunset cruise or a day trip out to a tiny, private island where you can picnic and nap at your leisure. Their newest offering is the Robinson Crusoe-style bed aboard a dhow where you can spend a romantic night under the moon. On our first day on Medjumbe, our host suggested we take our shoes off. When it is, sadly, our time to depart, I can’t remember where I put them. I do, however, have some new words for the colour “blue.”

Should you want to satisfy your sweet tooth, the Not So Lemon Meringue Pie will hit the spot. It’s a Méthode Cap Classique meringue, with lemon and condensed milk mousse, frozen Rooibos custard, chocolate and cinnamon crumble and raspberry pearls. In days gone by, there were large, empty spaces of time that needed to be filled between lunch and a late dinner, and High Tea became an English tradition popularised by Duchesses and dowagers. Nowadays, we are always in such a rush.
F
or us moderns, therefore, High Tea is a real treat. So, too, is a birthday. Which is why we decided to honour our daughter’s thirteenth in a truly special way: by taking some time out, dressing a little fancy, and indulging in a timeless tradition. Together. In London, you’d probably go to The Ritz; in New York, to The Pierre. In Cape Town, we chose the Table Bay. The Lounge where High Tea is served is classic and refined. The sounds of vaguely familiar tunes wafting from the grand piano and the low hum of happy chitter-chatter lull one immediately into a sense of comfort and ease. As you sit back on the finely upholstered furniture, brace yourself for an afternoon of decadence and leisure. To our delight, the first course is presented on the customary three-tiered stand and is a lovely combination of multicultural South African fare, including savoury finger toasts, samosas, rotis and crisp egg rolls, each filled with deliciously different combinations of meat, roast vegetables and herbs. Next arrive two kinds of scones, along with pots of de rigueur clotted cream, tart lemon curd and thick berry jam. The grand finale in this three-course escapade requires you venture to the heavily-laden dessert buffet table. Mountains of mini-pastries and tartlets greet you along with four kinds of enormous cakes to choose from, a myriad of macaroons, dark chocolate bombs, nutella brownies, pastel-coloured petit fours, crème brulee, fruit salsa, traditional Malva pudding with custard and more. Oh, so much more. It required two trips. At The Table Bay's High Tea, however, it’s not only about the food but also about the tea, with an extensive menu and the option of a different tea for each course. For that extra special celebration, you might consider topping it off with a glass of sparkling wine or champagne. Do not rush High Tea. Prepare to watch the sunset after languishing over yet another cup of tea. And expect your 13-year-old to want a repeat for her sweet sixteenth.

FLAME GRILLED OSTRICH FILLET INGREDIENTS [SERVES 2] FOR THE OSTRICH
• 2 x 200g each ostrich fillet • 10g meat spice • 10ml olive oil
FOR THE CAPE MALAY SAUCE • 40g dried apricots, roughly chopped • 40g dried peaches, roughly chopped • 300ml fresh cream • 15g curry powder • 30g turmeric • 20g cumin • 50ml chutney • salt and pepper to taste
FOR THE FONDANT POTATOES
• 2 large potatoes, about 400g, cut into 2.5cm cubes, boiled • 100g butter • 10g thyme, chopped • 10g rosemary, chopped • 10g garlic, chopped • salt and pepper to taste
METHOD
Prepare the ostrich: Coat the ostrich with the olive oil and the meat spice and flame grill until done to your liking. It is advisable not to prepare ostrich well done, as the meat can become tough if overcooked. Ready the potato fondant: Place the butter into a heated saucepan.
Add the garlic, rosemary and thyme, together with the cubed, boiled potatoes; season to taste with salt and pepper. Fry until crisp and a light gold colour. Make the sauce: In a clean, dry pan, fry the spices (curry powder, turmeric, cumin) lightly until fragrant. Add the dried fruit and fry for a couple more minutes. Add the cream and salt and pepper, and finally the chutney. Allow to simmer until sauce thickens slightly. Serve: Arrange the potatoes in the centre of the plate and place the grilled ostrich on top. Drizzle the sauce over the steak and around the rim of the plate, and garnish with a sprig of fresh rosemary and some star anise.

There are a myriad of ways to make a Martini: gin or vodka, wet or dry, shaken or stirred, with a twist of lemon or a bitter green olive. One drink, so many options.

here are many variations on the classic Martini. A Dry Martini traditionally uses more dry vermouth, though recent trends have begun defining Dry Martinis as instead using little or no vermouth. A Bone Dry Martini is one without vermouth. A Gibson is garnished with a cocktail onion, while a Dirty Martini has had a small amount of olive brine added to the mix. A Perfect Martini uses equal parts sweet and dry vermouth, and a Vodka Martini makes use of vodka where there would have been gin.

Method Pour the ingredients into a mixing glass filled with ice cubes. Stir for 30 seconds, or shake for 30 seconds. Strain into a chilled Martini glass. If desired, add a dash of angostura bitters and garnish.

BULGARI SERPENTI
Since time immemorial, the serpent has been represented as a symbol of rebirth, or used to suggest the promise of seduction. It has also played a central role in mythological battles between good and evil and the quest for wisdom and power. Universal in its appeal, the snake has been a constant motif in the history of Bulgari’s design of watches and jewellery.
B
ulgari began manufacturing the snake-inspired Serpenti watch series in the 1930s and 40s, and later added a jewellery range to complement these exceptional watches. When film star Elizabeth Taylor played Cleopatra in the 1960s, and arrived on set with Bulgari Serpenti jewellery on her arm, she helped solidify this lucky charm’s place in luxury fashion iconography. In 2014, coinciding with Bulgari’s 130th anniversary, a black and yellow gold Serpenti collector’s item dating back to 1965 set the highest recorded watch auction price for that year, at just over $1.1 million, testifying to this range’s perpetual desirability. In the beginning of 2016, at Baselworld, one of the most prestigious annual haute horlogerie events, Bulgari unveiled a remarkably innovative design – the Serpenti Incantata, where the serpent now wraps itself around the face of the watch. Also new, the Serpenti Spiga introduces ceramics in its design, while the Serpenti Five-Coil Tubogas, named after the famous Bulgari technique, is set on a steel casing while decorated with pink gold, black opal and gold. Once in place, it is is both adornment and second skin. With the Tubogas, the steel and pink gold coils use the forearm to set the stage for what is so much more than just a watch as it wraps from wrist to inner-elbow. For the more understated (as pictured), this Tubogas range offers two models with a single-coil bracelet and an amethyst-like purple dial. They are available in either polished steel or in a chrome and gold-trimmed 1930’s Art Deco style. Whether interpreted in a realistic or geometrically abstract manner, the snake has been a permanent element in Bulgari’s history and to this day, Bulgari remains at the cutting edge of fine design.
