BUSINESS AS USUAL, BUT A PRUDENT OUTLOOK FOR PROPERTY Against a challenging economic backdrop, the market is undergoing an inevitable shift. Properties are taking longer to sell and prices are under pressure. Sellers need to be cognisant of the changing times which would likely necessitate lowering their price expectations if they now want to sell.

W

hile it remains business as usual for the property market with plenty to keep it ticking over, we are seeing a progressive shift to a buyer’s market. Overall trading volumes are now down by 15%-20% from the 2015 highs, with prices having flattened and serious sellers needing to focus on market related pricing. Finance Minister, Malusi Gigaba’s recent maiden mini budget pointed to a continued weak economic outlook with poor growth and investment confidence and rising sovereign debt levels. The inevitable effect is a prudent outlook for property throughout 2018. We have seen a progressive shift in the property market in 2017 and expect this to continue in 2018. The continued economic and political instability, manifested in low confidence and growth, will remain an inevitable subduing factor for the market.

Property stakeholders should note the downgraded economic growth outlook to just 0.7% (from 1.3%), which is expected to only reach 1.9% in 2020. Inflation is likely to remain in the 5%-6% upper target range, and the currency will continue to be volatile. Although no interest rate hikes are foreseen for the coming months, the rate is expected to remain flat. The Seeff property group is looking forward to a busier summer, both from a sales and rental market perspective. Regardless of the state of the economy, business continues and there will always be a level of buying and selling. Sellers should note that prices have flattened considerably; stock levels are rising; and they have to compete with more sellers and a declining number of buyers. Many buyers are taking a wait-and-watch approach. While we expect the market to remain reasonably active, sellers will need to keep their price expectations in check.

The market is in transition with many areas reporting a shift to a buyers’ market. Importantly though, not all areas are experiencing the same degree of shift and there are marked area, city and provincial differences. It is therefore best to work with an area specialist who has been through the various market cycles and

hen extending your property, the most important factor to keep in mind is to not over-capitalise for the area that you are living in and to understand what the price thresholds in the specific area are. The best way to do this is by doing proper research and speaking to experienced estate agents that know the market well. You also need to be very perceptive about the type of extensions that are taking place where you live. If home owners in your area are extending their properties to have an extra bedroom because increasingly more families are showing interest in the area, this could be a good idea for you to do as well, especially if you want your property to be able to compete with the ones that already have the desired number of bedrooms. Keep in mind that buyers look at the total price per square metre when comparing properties as this tends to give a very accurate price on which to compare properties. What sort of selling prices do properties that have been extended fetch? Are these selling prices significantly higher than other property prices in the area or is it a minor increase? These questions are important to ask because extending a property could potentially be a stressful and costly exercise, and suffering a financial loss, breaking even or only making a slight profit could be devastating to you as a seller, both financially and emotionally. Another important factor is to keep all costs to a minimum and to realise that good planning and using the right contractors can be vital in achieving your end goal. It is advisable to do and redo your costings and to always allow for possible postponements due to weather or contractors’ delays. Also make sure that your plans are submitted to local municipalities for final approval before you begin.

When considering which extensions to undertake, it is wise to keep in mind that buyers look for a home that has a nice main bedroom, bathrooms, kitchen and entertainment areas. The lounge must be spacious and light and the kitchen and bathrooms preferably need to have been renovated or extended to be more modern. According to Ooba, clever extensions can significantly increase the market value of one’s home – and they don’t need to break the bank, either. Renovations to kitchens and bathrooms, for example, can generate a return on investment of between 60-80%. If, for example, you spend R10 000 on your bathroom renovations, this could increase the total value of your home by up to R18 000. Adding an additional room onto your property can produce up to a 70-80% return. However, it is important not to overdevelop a property – sometimes a third bedroom is more valuable than a fourth, as you don’t want to create a labyrinth. Once again, it is crucial not to over-capitalise; no one wants to buy a property that doesn’t fit into an area and buyers will usually not overpay for a property just because it has been extended. Ooba adds that you should keep your property value variation between 15% and 20% of others in your suburb because buyers who can afford more expensive homes will invariably shop in more expensive areas. You should always keep a record of your expenditure, especially as this can be set-off against any capital gain made at the time of resale that exceeds the exemption amount, thus reducing your potential tax liability at the time. At the end of the day, you should also bear in mind that economic conditions could always influence the actual resale value of your property.

Estoque From the very first glance there can be no doubt that this is a Lamborghini – a car with compelling presence. The long wheelbase, the low profile, the broad track, the mighty, accentuated wheels, the clean surfaces and razor-sharp definition – every single line breathes the spirit of the marque. Created specifically for the 2008 Salon d’Automobiles in Paris, the Estoque brought a whole new sense of versatility to the brand’s DNA – with its four seats and ample luggage space, this “everyday sports car” offered a perfect fit for an equally versatile lifestyle. Sesto Elemento Presented in Paris at the 2011 Motor Show, the Sesto Elemento represented the future of super sports cars in line with the Lamborghini Manifesto – a focus on handling and acceleration, with lightweight design an increasing priority. What made the Sesto Elemento truly stand out was that, not since the revolutionary carbon fibre prototype, the Lamborghini Countach Evoluzione in 1986, had a super sports car been produced weighing less than 1 000kg, until the Sesto Elemento came along. Veneno In the year of its 50th anniversary in 2013, Lamborghini debuted this exclusive model at the Geneva Motor Show. Only three unique units of the Lamborghini Veneno were built and sold. Its design is focused on optimum aerodynamics and cornering stability, giving the Veneno the real dynamic experience of a racing prototype, yet fully adapted to the road. With a maximum output of 552kW / 750 horsepower, the Veneno accelerates from 0 to 100km/h in just 2.8 seconds and the top speed for this street-legal racing car stands at 355km/h. The Lamborghini Veneno features a 12-cylinder power unit with a displacement of 6.5 litres, an extremely fast-shifting 7-speed ISR transmission with 5 driving

modes and permanent all-wheel drive, as well as a racing chassis with pushrod suspension and horizontal spring/damper units. It was priced at a €3 million. Egoista The Egoista was developed by Walter De Silva, Head of Volkswagen Group Design, as a tribute to the House of The Raging Bull’s 50th anniversary. This futuristic single-seater is the only one of its kind in the world and is powered by a 5.2-litre V10 engine that churns out 600 horsepower. The look is sharply distinguished by a muscular structure with alternating open and solid areas, and the profile suggests the stylized silhouette of a bull about to charge – the iconic hallmark of the Lamborghini logo. Inspired by aeronautics with stealth capabilities, the driver exits the car by removing the steering wheel and leaving it on the dashboard, opening the dome by actuating an electronic control and climbing out of the cockpit with a specific series of movements, as required in fighter jet aircrafts. Centenario The Lamborghini Centenario is a onceoff limited edition of 20 coupés and 20 roadsters, all sold, at a start price of €1.75 million. The car was built with a single focus: to be a futuristic, pure, essential design encompassing technological innovations. It boasts a huge V12 naturally aspirated engine with 770 horsepower – the most powerful built by Lamborghini. This monster of an engine has an astonishing weight to power ratio 1.97kg/hp. New technology innovations included the Lamborghini rearwheel steering, carbon fibre monocoque and body as well as advanced aerodynamics systems. This tour is designed for individuals who wish to gain indepth knowledge of contemporary art through regular short visits during their lunch break. The 3:00pm Thematic Tour presents the layered themes that exist throughout multiple exhibitions and works of art currently on show in the museum. LOCAL BOUTIQUE DISTILLERIES LEAVE SOUTH AFRICANS SPOILED FOR CHOICE

An eruption of boutique gin distilleries, brands and bars are popping up all over the world, and Cape Town is one of the main cities to lead the craze. The most popular unique ingredients to beautifully infuse gin locally are fynbos – fine-leafed shrubs endemic to the area; and rooibos – a local caffeine free tea. A number of local craft gin brands have emerged and received wide acclaim over the last year including Inverroche, Hope on Hopkins, Woodstock Gin Co, Jorgensen’s Musgrave, Triple Three, Cruxland, and New Harbour Distillery – who is also a carbon neutral distillery. Cape Town’s City Bowl also has two bustling dedicated gin bars – Mothers Ruin in Bree Street and The Gin Bar behind Honest Chocolate; with the inventive new bar, Outrage of Modesty, using gin in many of their theatrical cocktails. Hope on Hopkins also offers tours and tastings in their distillery in Salt River. INFUSE YOUR OWN GIN Want to learn how to distil your own gin? The folks at New Harbour Distillery in Woodstock offer short courses on how to create an artisanal gin. Master distiller Nic Janeke offers a brief overview of the history and different types of gin and explains the science behind it all. Then you are introduced to how different botanicals (citrus, spice, florals, etc. and fresh or dry) affect the flavour, with tastings, of course. You’ll get a light lunch and end off the class with blending your own bottle of Gin to take home. Courses are held every last Saturday of the month at R850 per person. Booking is essential. RECIPE

KAROO LAMB BURGER WITH CUCUMBER PICKLE AND SALSA TOPPING

INGREDIENTS

• 4 tbsp olive oil • 10 mint leaves, chopped

LAMB PATTIE • • • • • • • • •

800g Karoo lamb, minced 30ml HP Sauce 10g fresh garlic, chopped 3 tsp Dijon mustard 4 tbsp chutney 1/2 tsp ground cumin 1 tbsp tomato sauce 2 tsp mint sauce salt and pepper to taste

METHOD

100g cucumber 50ml white wine vinegar 50ml water 30g castor sugar

SALSA TOPPING

4 panini or ciabatta rolls 50g fresh rocket 50g mixed lettuce 16 slices tomato, peeled mayonnaise onion rings

1/2 mango or pawpaw, diced 1/4 cucumber, diced 4 spring onions, sliced 1/2 avocado, diced 2 tomatoes, seeded and diced 2 tsp lime juice

Make the burgers: Place all the ingredients for the lamb patties into a large bowl. Mix ingredients evenly before dividing into 4 equal portions and shaping into 4 balls. Flatten these out, transfer to a plate and cover with cling film. Refrigerate for at least 1 hour before cooking. Make the cucumber pickle: Mix together the water, sugar and vinegar in a non-reactive bowl.

Slice the cucumber lengthways and marinade for 1 hour. Prepare the salsa: Place all ingredients into a mixing bowl. Add the olive oil and lime juice and mix. Refrigerate. Fry the onion rings: Peel and slice 1 onion, separate into rings and marinate in enough milk to just cover – this takes the acid out of the onion and makes them soft when cooked. To cook, dip each ring in a little flour and then deep fry. Assemble the burgers: Cook the burgers in a hot pan or over a braai. Toast the buns. Place the lettuce, rocket and tomato on the base of the bun and top with a spoonful of cucumber pickle. Drizzle with a little mayonnaise. Place the burger pattie on top and spoon over the salsa. Lastly, top with the onion rings. Serve with shoe-string chips sprinkled with salt and pepper.
