The building was planned as fire station. It was built on Place d'Youville from 1903 to 1904. Its architects, Joseph Perrault and Simon Lesage, were inspired by several architectural styles to give it a Flemish character, which was unique in Montreal at the time. The building is unique because of its location on a public square, a rare thing in Montréal, and its distinctive architecture.

335 Rue Saint Pierre is a nine minute walk from the Station Square-Victoria-OACI stop (orange line). It has a Walk Score of 99 out of 100. PHI Centre, DHC/ART, Darling Foundry are close to the potential site. Nearby parks include Place d’Youville, Champ-De-Mars and Place du Canada.

The location and its previous function, already as a cultural venue, are positive elements, as well as its extremely interesting connection with an open public space. The building per se seems to guarantee ideal conditions. The audience would probably result in a mix of locals and tourists, visiting the Old City. The asset is owned by the city of Montreal. The institution currently using the building will apparently move in 2017 into a new seat (Carré Saint-Laurent – as publicly wished by the mayor). Nevertheless, the political and administrative framework around its future are not entirely clear and there might be already several stakeholders eventually interested to the asset.

Built between 1891 and 1893, the Monument-National is the oldest theater still in use today in Quebec. Officially opened on 24 June 1893, the Monument-National was situated at the historical interface between the Francophone neighbourhoods (to the east) and the Anglophone areas (to the west).

The institution currently owning the building desires to move forward so as to re-activate the site, which is currently under used. Its position, not far from the Quartier de Spectacle is ideal, as well as the relationship, which exist and could be improved with complementary institutions. The needs of SBC should be verified with respect to the current structure mainly dedicated to theatre and performance. Anyway, a synergy with SBC Gallery could be ideal. The questions to be understtod and discussed are relative to issues of collaboration and autonomy between the partnering institutions. Recognisability, access, territory, joint use of resources, etc.
Pros: ownership (public), possible mutual collaboration between institutions, the building is already a venue, availability of very differentiated spaces, like-minded institutions, good location. Cons: definition of territory (who would own what and how would be access), timeframe and decision making process not yet clear, possible tensions between Francophone and Anglophone identities, suitability of spaces for exhibitions and visual arts in general. Recommended actions: meet with administrators of Monument National to verify real intentions and margins of potential collaboration.

In 1912, on a site belonging to the Victoria Skating Club, the Maxwell brothers designed the Winter Club Ltd. Skating Rink. The building currently serves as the Naval Reserve, Canadian Armed Forces, H.M.C.S. Donnacona since 1943.

The location seems to be slightly off the main circuits, although in strategic proximity of Concordia and McGill University. The historical cachet of the site is extremely interesting. Nevertheless the conditions of the building are such to require massive investment for its restructuring and retrofitting. The size could possibly lead to mixed programs, and joint ventures between public and private, with potentially interesting synergies. The asset is privately owned and its transformation depends on what will happen on the adjacent Alcan building and on heritage concerns that might be expressed by public bodies. Given ambitious actors, it could become a ground breaking initiatives, which nevertheless would require a complex operation at the management and administration level.
