HIGHLIGHTS INCLUDE

T

here are a number of key highlights to living at this wonderful property. The main ones are:

A beautifully appointed kitchen/breakfast room is not only a superb space for those who are keen on cooking but it offers a perfect space to dine and entertain. Since the property was purchased by the owner in 2017, it has undergone a great deal of work including; an entirely new thatch roof, a new 2 bay carport, the renovation of an existing barn, a porch, repainting internally and externally the levelling and graveling of the driveway to name just a few. STUDIO

The owner has a real design flair and an eye for detail, the result being a home that very much has a compelling mix of light, modern spaces yet cleverly retains much of the period charm and character. The four bedroom, two bath/shower rooms, arranged over the first floor, make for comfortable family living. STUDIO

The main bedroom is particularly impressive, having wonderful views across the garden and newly fitted bespoke wardrobes. The gardens are simply beautiful, with a huge amount of time and effort being made to create the most spectacular spaces which are separated by established box hedges, intricate pathways and well stocked flower beds. Parts are laid to lawn and interspersed with a variety of trees and shrubs. A large gravel driveway provides parking for a number of cars as does a two bay carport. There is an incredibly useful barn providing a great deal of storage as well as a gatehouse with washing facilities and loo.

ABOUT THIS AREA

T

he villages of Kirtling and Upend lie in Cambridgeshire on the eastern edge, close to the Suffolk border and situated 5.8 miles south east of Newmarket. It is a quiet, rural community surrounded by

rolling countryside and mixed woodland. The villages contain many historic buildings. The parish benefits from a superb Village Hall and also the Red Lion pub. The Red Lion is a traditional village pub in a stunning location. If it’s a pint and a chat you’re after you’ll find good ale and a warm welcome at the Red Lion. Just over the boarder into Suffolk and only 5.8 miles away is

Newmarket. Widley known as the home of

horseracing, it was once the sporting playground for royalty and is now home to over 3000 horses and has two of the most prestigious racecourses in the country, if not the world. The racecourses host two of the five British Classic Races plus countless race days and the July Festival, one of the most glamourous events in the racing calendar. Some of Newmarket’s attractions are best experienced in the mornings - watch the town come to life as the riders put their equine colleagues through their paces on the Training Grounds or go behind-the-scenes in the historic stable yards. There’s also plenty to do in Newmarket after dark, including excellent bars and restaurants, après racing parties at Newmarket Racecourses, and Newmarket Nights, a series of concerts after racing in the summer. There are a number of shops which includes a Waitrose supermarket.
