A lifelong goal that many citizens strive to achieve is homeownership. While many people own their own homes in today’s society, this wasn’t always the case. Historically, families either needed to build their own homes or rent a home from someone else. While both renting and buying have their own sets of financial advantages, renting does appear to have an edge when the economy is poor. There are tremendous financial benefits to renting as opposed to buying a house of your own. Here is a look at 10 reasons why renters have the better financial deal over homeowners. No Maintenance Costs or Repair Bills A definite advantage that renters have over homeowners is that they have no maintenance costs or repair bills to pay off. When you rent a property, your landlord is responsible for all maintenance and repair costs. While landlords can raise the rent with notice, you are able to budget more efficiently since you know the amount of rent you are required to pay. Meanwhile, mortgages and the amount of the property tax can fluctuate. Lower Insurance Costs While homeowners need to maintain a homeowner’s insurance policy, renters would be wise to invest in a renter’s insurance policy. Luckily for renters, renter’s insurance is much cheaper and it covers quite a lot. The average cost of renter’s insurance is just $12 per month, according to the Independent Insurance Agents and Brokers of America. Meanwhile, the average homeowner’s insurance policy cost ranges between $25 to $80 per month.

Rental properties typically have a more compact floor plan, and renters can expect lower utility costs. KIGAMBONI LOOKING UP AND REACHING OUT

ar es Salaam. It is 1pm at the Kivukoni ferry crossing, where citizens from all walks of life are patiently waiting to shuttle across the vast Indian Ocean to nearby Kigamboni.The lines for the ferries that ply these waters are long. The two largest, the MV Magogoni and the MV Kigamboni, are the lifeline of residents of this near-flung peninsula, providing a much-needed link to the nearby Dar es Salaam City Centre. The minute the ferry arrives everything happens at a breakneck pace. People run down into the quay towards the gaping entrance of the multi-tier vessel. There is much pushing and shoving as commuters battle for space. Some get trampled on, others scurry on up in the faint hope that they might get a seat. The unlucky majority will have to stand for the brief dash across the sea. This is just a typical day for Kigamboni residents. It is also one of the reasons many people are dissuaded from living in the headland. The intricacies of daily ferry crossings are too much for Dar es Salaam residents so they elect to stay put – in the mainland. Residents remember a time before the two ferries when life was much harder. The then

single available ferry was far from reliable. Its engine would sometimes stall right in the middle of the ocean leaving passengers in the fight for their lives. No one lived in Kigamboni voluntarily. You were either sent there by the company you worked for or you were local, perhaps a Mzaramo or Mkwere, and your options were limited. However, the peninsula is not without merit. Since time immemorial city dwellers have flocked to its beautiful sweeping beaches for a good time. Its coastline is dotted with popular spots, from the famed Mikadi beach along the north-eastern shoreline to the southern shores of Mjimwema. Little by little, however, things are changing. In 2009, a new ferry – the MV Magogoni – was brought in to help take the pressure off the aging MV Kigamboni. Wananchi were overjoyed, traffic became slightly more bearable and non-locals started moving to the peninsula. Then early this year Tanzanian officials signed a multi-billion shilling agreement with two Chinese companies to build the sixlane Kigamboni Bridge and the nation was elated. Two and a half weeks ago President

Jakaya Kikwete broke ground on the muchbilled, long awaited project and Kigamboni residents are poised to take advantage of the prosperity that it brings. The bridge is a new catalyst, fuelling social and economic development in the county. Locals are already seeing some very real benefits. Land value is up, they told this reporter. Local government chair Mr Julius Kapinga says tales are the only remnants of old Kigamboni – the stories he tells his grandchildren about how the headland was once a dense, terrifying place to live. He has lived right across the cove since 1976. “This is my 36th year in Kigamboni, (and) I have seen some major shifts here,” he told The Citizen on Sunday. “The value of land, that’s has shot up. A plot you could get for Sh3million in 2000 now goes for Sh20million.” Simangira Street chairperson Mr Julius Kapinga says mainlanders buoyed by ongoing development are moving in in droves. “I see people move in everyday and since I’m the local government official it is my job to register new residents (and) these days I’m doing that every week,” he said.

Some of the older generation remember the days when only one ferry worked the Kigamboni cove. Mr Innocent Mlwale, who has lived in the peninsula since 1972, told this reporter that in the days before the new ferries and the bridge mainlanders came to the headland only to get to Mikadi beach. There was only one broken Chai Maharage (commuter bus) shuttling passengers all over Kigamboni and it made only two trips per day because of appalling road conditions, according to him. “So people were using bicycles back then but now when you talk about Kigamboni, you’re talking about a place – a huge place; you couldn’t take a sightseeing tour in just one day,” said Mr Mlwale. He thinks the new bride is stoking up interest from non-locals. “Everyone is rushing in to buy land, and others are taking on leases and starting businesses because they believe when the bridge is done this will be the closest place to town.” He went on: “But also we think there will come a time when people will no longer need to go to Posta for work because more companies will set

up shop (in Kigamboni) which will offer locals tremendous work opportunities.” The Citizen on Sunday has learned that the influx of fresh-faced proprietors is driving up local rents. Ms Mwajuma Athuman, who has operated a hair salon in the peninsula for over four years, says her landlord has upped her rent twice already, both times this year. “I used to pay Sh30,000 per month but now I’m billed Sh100,000” she told this reporter as she attended to a client. She said the place is a beehive of activity where Dar es Salaam residents flock to play, have a good time and yes, invest. “People no longer need to cross the Indian waters to look for food at Kariakoo or Kisutu markets, entrepreneurs are setting up everywhere and every little thing is available,” said Ms Athuman. This miniature future city is no longer the refuge of the common man. Residential rooms that used to cost Sh30,000 per month now cost Sh70,000 according to local landlord Mr Samuel John. Gone are the days when you could get living quarters for Sh10,000. For landlords the gains are numerous and

varied. “The foot traffic we get has allowed me to renovate my house and now I can charge a higher rent so the very rooms that used to be cheap have now become more profitable,” Mr John said. Lessees, however, seem to be getting the raw end of the deal. Our Kigamboni proprietor revealed that he feels he does not have to negotiate with potential clients because new ones are just around the corner. “There is no discussion, if you want to pay you pay and if you don’t you just go because everyday someone new moves to Kigamboni so business is good,” he said with a laugh. In anticipation of growing commuter traffic petroleum retailers are putting up retail outlets all over the peninsula. Locals say there are currently between eight and nine petrol station in Kigamboni pointing to a township that aspires to shake off its working class roots and become thoroughly middle class. Plans for the Kigamboni New City have also triggered rapid change in the county according to the senior communication officer for the Temeke Municipal Council Ms Joyce Msumba. 19 The DarProperty FEB- MAR 2013

She said people are now rushing to buy land in Kigamboni with an eye on the business opportunities that will open after the implementation of the new city. “There is a record number of people applying (for land) in Kigamboni (so) this is an indication that the place has become hot cake,” she said. According to her, demand for plots is at an all-time high as citizens are spurred on by the meticulous designs that have been available for public viewing. “These days everyone wants to live in a well-planned zone so demand is very high,” said Ms Msumba. The 3D computer models of the new Kigamboni City feature tall glass buildings, intricately mapped road networks, lush greenery along city streets and proper zones. The expansive beaches of the “Tourism Zone” with their turquoise marble buildings and

the high-rises of the planned “International Business Zones” have Tanzanians drooling at the prospects of owning a piece of this ambitious new estate. There are, however, complaints that locals were not fully involved in this grand project. It is a situation that could create a nasty backlash for Lands officials. The ministry for Lands, Housing and Human Settlements Development has directed landowners whose plots are within the confines of the planned Kigamboni satellite city to halt construction to pave way for a unified city development plan. Residents say since the stop order they have been stuck in limbo, unable to get on with their lives. “We’re happy Kigamboni is changing but worried that the way the government is doing things could lead to chaos” local resident Mr

Hussein Mgyabuso told this reporter. “It’s been four years and we don’t know what to do,” he said. “We were told we would be given compensation so we shouldn’t do any more building (but now) when we go to the banks they don’t give us loans if we tell them we are part of the new city plan because we can’t put up our homes as collateral.” Others are seeing a drop in the value of their land. They say they cannot carry on building because of the Lands ministry directive but they also cannot offload their assets because they would have to sell at a loss.
