idle land hoarders told
ays are numbered for people fond of hoarding large chunks of land without developing them as by doing so it tantamount to slowing down national development, President Jakaya Kikwete has warned. The president has also directed district authorities in Kisarawe, Coast Region, to engage such land owners in the district to state what they intend to use with the land, warning that if they would fail to do so, the government would repossess the land.
“It should be made clear to them that they should develop the land for the purposes they had fronted while applying for it and if they fail the land should be reclaimed,” Mr Kikwete made the remark last Sunday here shortly after he received a report on the district on the fourth day of his four of the region to inspect and launch development projects. Kisarawe District and the nation as whole. “It is high time leaders at district level dealt with these people as they are hampering development in the district. In fact, most of these people are just land speculators with no intention of developing the land they own. “It should be made clear to them that they should develop the land for the purposes they had fronted while applying for it and if they fail the land should be reclaimed,” Mr Kikwete said. He went on to note that the government had no intention of getting back the land if the owner had plans in place to develop and thus add value to it. Mr. Kikwete cited an example of how regional authorities in Mtwara approached him regarding a person who owned a large peace of land without developing it, which prompted the government to reclaim some of it. It is on that very piece of land that was regained by the government that African conglomerate Dangote is putting up a cement factory. However, the president expressed concern that some of the people blamed for hoarding large chunks of land are in fact some of the leaders. Daily News Tuesday October 8, 2013

NHC TO SELL 5,000 AFFORDABLE HOUSES
he National Housing Corporation (NHC) has announced that it will start selling houses early this month in a move expected to benefit at least 18,000 house seekers and create 200,000 job opportunities. According to statistics, it is estimated that the current housing deficit is to the tune of 3 million units and it ought to grow at an average rate of 200,000 houses per annum. This was revealed in Dar es Salaam by NHC Director General Nehemiah Mchechu at the launch of a sales campaign of affordable houses under the project. “My House, My life” “In our five – year strategic plan the corporation is required to develop 15,000 housing units of which 10,000 are for middle and high income groups and 5,000 for low income earners. Although this development might not be able to address the shortage of houses, it will establish the benchmark and create the catalyst for other developers to facilitate the delivery of houses in the county,” he said. He said the shortage of houses in the country has been big and the gap has been growing year after year. At this stage this demand might grow further probably to the tune of 4 million. “Indeed there is an appalling shortage of houses in this country leave alone modest houses,” he said. He said, the beneficiaries of the project will be residents of Movomero (Morogoro), Mkinga (Tanga), Lindi, Mkuzo (Ruvuma), Bombambili (Geita), Mlole (Kigoma), Ilembo (Katavi), Kongwa (Dodoma), Unyankuni
(Siginda), Kibada (Dar es Salaam) and Mtwara. Other beneficiaries of “My Houses- My Life” project will be Sumbawanga (Rukwa), Mowongozo and Kibada (Dar es Salaam) in second phase, Safaricity (Mateves), Monduli and Longido (Arusha) Uyui and Nzega (Tabora) Manyara, Buswelu (Mwanza), Chalinze (Coast) Kyerwa and Muleba (Kagera), Iwambi and Mbarali (Mbeya) and Masasi (Mtwara). Those mentioned areas their authorities collaborated with us and provided us with land for free and contributed other necessary infrastructure and utilities, he said. It may take a little more effort selling your house on your own, but think of the thousands of dollars you will save by not paying a brokers fee. Brokers typically take home 1% to 10% or more of the sale price. Besides, you are just as capable of moving your house quickly, thanks to the advancements in technology.

Gather the proper paperwork First, do your research. You are stepping into some big shoes by acting as your own broker so make sure you fill them. Before thinking about how to market your home, make sure you have the entire necessary paperwork ready to go including the title, insurance documents, legal contracts, and whatever other documents you remember signing when you bought your home.
