5 COMMON BUDGETING MISTAKES WHEN BUYING A HOME

uying a first home is exciting, stressful and, sometimes, frustrating. Much like many other issues, first time home buyers succumb to “newbie” errors in budgeting sufficient funds to meet a homeowner budget. There are common mistakes first-time home buyers make on a regular basis. While understandable, these errors can be costly. Avoiding these mistakes can save buyers thousands of dollars and improve their sleep quality. Consider these five typical errors firsttime buyers make and avoid them.

Lacking Knowledge of “How Much” House They Can Afford Everyone wants to own their “dream home” or castle. A first home, however, seldom has all the features of a young buyer’s dreams. Before shopping for a first home, understand the price ranges for houses that you can afford. Also, spend more time researching financing options and how debt ratios have a greater effect on mortgage approvals than evaluating home styles, square footage or design preferences. Learn how much house you can afford, and then evaluate the home-for-sale options.

Assuming Foreclosed and Short-Sale Properties Are Always Fabulous Deals Everyone wants a deal. Unfortunately, the real estate industry is like a massive flea market. All properties are worth only what others are willing to pay for them. Certainly, many foreclosed properties and short sales may be wonderful bargains. However, professional real estate investors know there are no “free lunches.” Many of these properties have serious structural, HVAC, plumbing or other problems. Do not assume anything.


Selecting the Wrong Buyer’s Real Estate Agent Seller’s agents have a legal responsibility to negotiate the “best deal” (as in highest price) for home sellers. Buyer’s agents have the same fiduciary responsibility to represent only the buyer’s interests, trying to get the “best deal” for them. If you have no trusted referrals for superior agents, Picking the wrong buyer’s agent to protect your interests could cost you thousands, if not hundreds of thousands of dollars, in the long-term. Underestimating the Real Cost of Home Ownership This common mistake is probably the most annoying, aggravating and budget-busting error of all. If you’ve been renting for some time, you may be accustomed to calling your landlord when things go wrong. Buying your

first home eliminates this option. The onus and cost is on you, the homeowner. Even if you opt to buy a brand-new home, things will go wrong. Don’t bother staring at the phone. Solving the problem is up to you. There is usually a cost to fix these problems. Few people are master electricians, plumbers or construction professionals all-in-one. Plan to contribute to a fund for emergencies and repairs. You’ll need it. Not Including a Contingency Clause in a Sales Agreement Many standard Purchase and Sales Agreements now contain contingency clause language, but some do not. Sellers would prefer this language didn’t exist, buyers cannot do without it. Particularly important is mortgage contingency language and dates. Should you not receive the mortgage

you need, the purchase is impossible (unless you have a bank account balance that rivals those of the wealthiest Americans). However, without this clause giving you a way out, sellers have the right to retain your deposit, and any other funds you may have expended for things like appraisals, home inspections and land surveys, are gone forever. Be sure there is a mortgage contingency clause in your Sales Agreement with reasonable dates before you sign on the bottom line. The Bottom Line Avoiding these common first-time buyer errors will save you thousands and help make the first-time home buying experience less stressful. TANZANIA HOUSING MARKET: IS IT GLUTTED OR STARVED...?

For example, the energy sector, which is grossly under-invested amid growing demand for electricity, cries out for vast investments -- with little or no tangible response from the private sector! But, that is another story… The story here today is about a glutted housing market, or one that is on the very edge of becoming glutted — always assuming that the Knight-Frank findings are anything to go by!

he internationally-reputed real estate developers and managers KnightFrank recently published a report which virtually paints a bleak picture of the housing sub-sector in Tanzania. This is especially the case in Dar es Salaam, the nation’s de facto capital and largest metropolis in terms of commerce, infrastructure, population, public revenue-generation and international relations.

say “as a result of the increased supply, rents and capital values are likely to come under pressure!... This will translate into a fall in rent incomes, and lower house prices!” [Business Times: Sept. 16, 2011]. If nothing else, eroding the profit margins of house owners — as it is bound to do in due course of time and events — will keep prospective investors in the housing subsector at bay…

Titled ‘Africa Report-2011: the Real Estate Market in Africa,’ the document reportedly states that there is a steadily increasing supply of townhouses, business premises and apartments in Dar. This is putting the real estate sub-sector under tremendous pressure.

At least for the foreseeable future. No investor worth his name and business potential is going to put good money in an area that is on the decline in terms of returns. It is generally accepted that superabundance of anything is deleterious.

In such a rapidly evolving investor-negative situation, one may be tempted to ask, why and where for are public institutions like the National Housing Corporation (NHC) and the National Social Security Fund (NSSF) gearing themselves up to construct more and more housing units?

I haven’t personally seen the document, but am quite willing to go by press reports on the analysis, which have remained unchallenged so far! Noting that there is already a goodly stock of new houses in the pipeline – and which are tentatively scheduled to come on-stream later this year or early in 2012 – Knight-Frank

In other words, a superfluous supply of housing leads to a glutted market where demand is minimized, et cetera, et cetera. Who is going to have their money tied down in such a worst case scenario — especially when there are other areas that cry out for investment at reasonably comfortable returns?

Reports abound to the general effect that NHC is in the processes of constructing 15,000 housing units countrywide during 2012-2016, borrowing US$1bn using its extant property as collateral! [Arusha Times: June 18, 2011]. NSSF is likewise continuing to invest in new housing units.


Investment

Nine years ago, it planned to construct 104 low-cost (?) houses worth US$2m in Kinyerezi, Dar! [The East African: Jan. 20, 2003]. Some of the houses will be for outright sale to Tanzanians, while others will be rented out. It’s public knowledge that ‘ordinary’ Tanzanians, who number in the tens of millions, cannot afford comfortable day-to-day living, let alone purchase a decent house. And, the scanty house financing arrangements which are currently in place are not designed to benefit ordinary Tanzanians!

So, where do we go from here? in any case, the Knight-Frank study has already established that rentals for “office, retail and industrial premises in Dar are likely to go down considerably in the foreseeable future…”

Is there indeed a contradiction in terms here? Is Tanzania’s housing market glutted or starved? If it is glutted: are the NHC, NSSF and others aware of this – and yet continue to risk scarce (public) funds on the sub-sector? Generally, the services provided are less extensive than those of full service broker or may be unbundled, so that a client may contract for specific services. Many discounts brokers charge a flat fee rather than a percentage of the selling price. Example: Henson, a discount broker, offers to list a property for a 3% commission. Henson will refer prospective buyers to the seller and prepare a sales contract. The seller is expected to show the property and negotiate directly with the buyer. SURPLUS LAND A portion of a parcel that is more than the among needed to support the current HIGHEST AND BEST USE; however, the surplus has no value a part from the main parcel. Contrast with EXCESS LAND. Example a 10- acre parcel is the site of a productive office building in good condition. The site is large enough to provide a pleasant park-like setting that no other office building in the area has. However, the building does not command higher rents compared with similar properties. The open space is considered surplus land since it has no high- way access of its own and could not be sold apart from the office site.
