10 GREAT REASONS TO EXHIBIT AT THE DARPROPERTY EXPO If your business is attracting new customers from advertising and word of mouth, it can be very tempting to write Darproperty expo off as something that you don’t need to do to attract new customers.

P

articipation in such a trade show can be one of the most rewarding forms of marketing when approached with the right strategy. Trade show veterans will attest to the fact that the ROI achieved from a successful trade show is difficult – and often impossible – to match using other forms of outbound marketing. So before you write off trade shows as secondary to your current marketing tactics, it pays to learn about their benefits. These ten reasons, each immensely relevant to your sales-driven business, explain why trade shows should be on your radar. 1.MEET AND CONNECT WITH PROSPECTIVE CUSTOMERS

Have you ever tried to follow up on a sales lead, only to end up leaving one message after another in their voicemail inbox? Getting your voice heard is the most difficult part of outbound marketing, and when your business is one of many trying to gain a new client or customer, ignored messages and a 16 | The Darproperty - May 2016

lack of interest are the norm. One of the greatest advantages of exhibiting at a trade show is that it allows you to meet and connect with prospective customers in person instead of communicating with them over the phone. On the phone, you’re just another voice – in person, you become someone that they know, recognise, and want to connect with. Although some prospective customers will buy your product or service on the trade show floor, many won’t. Those that don’t commit to a deal in person, however, will become far more responsive to your sales efforts once they know you as a genuine individual instead of just another salesperson. 2.STRENGTHEN YOUR BOND WITH EXISTING CUSTOMERS

Just like trade shows give you the opportunity to better connect with prospective customers, exhibiting at a trade show also allows you to meet existing customers face-to-face. While most of today’s business is conducted

over the email inbox or phone, face-to-face meetings are undeniably a fantastic way to do business. The Wall Street Journal agrees. Citing a study by Oxford Economics, the well-known financial publication reports that faceto-face meetings are the most effective way to strengthen relationships with both prospective customers and current customers. Have you ever had a customer double their monthly spending over email? While it’s rare for customers to commit to large deals over email or a phone call, The Darproperty expo is often a place for customers to approach you with their long term plans and big orders – orders that can be incredibly lucrative for you as an exhibitor. Technology has made it easy to write off face-to-face meeting as a thing of the past, but the data doesn’t lie: face-toface meetings at The Darproperty expo is excellent for your business’ relationship with its customers

3.LEARN ABOUT NEW DEVELOPMENTS IN YOUR INDUSTRY When your business attends a major industry event, it puts itself at the centre of the action. The Darproperty expo is a place for businesses to announce and display their latest innovations and developments – often developments that can have major effects on your industry as a whole. “...keep your customers close and your competitors closer...” In a competitive industry, would you rather be aware of your competitors or out of the loop? Exhibiting at a trade show doesn’t just give you the opportunity to make new sales and connect with existing customers – it gives you the chance to look at cutting edge developments in your industry and the opportunities they create. Because of this, it’s worth sending more than just sales staff to a trade show. Invite your technical staff to trade shows and let them attend presentations that keep you up to date with new technologies, techniques, and industry trends. 4.MEET NEW COMPANIES THAT CAN HELP YOUR BUSINESS Whether you’re attending a vertical or horizontal trade show you’ll have the chance to interact with both prospective customers and prospective vendors. This makes a trade show more than just an opportunity to expand your distribution, but a chance to expand your supply chain. While your sales and marketing team

focused on connecting with prospects to make new sales, your Purchasing Manager can connect with new vendors and contractors that can help your business grow. This makes a trade show a two-sided opportunity for your business – one to expand its sales, and to expand its supply chain. 5.CLOSE DEALS WITH NEW CUSTOMERS DURING THE SHOW There are few situations more tense than the average outbound sales call. From the endless objections of the prospective customer to the stress of losing a valuable sale, it’s natural to face rejection and nervousness as a salesperson. At a trade show, however, the atmosphere is different. According to the Simmons Market Research Bureau, almost half of trade show attendees make purchases at trade shows. A staggering 91 percent of all trade show attendees claim that shows are ‘extremely useful’ to their product and service sourcing efforts. When you speak to a Purchasing Manager or Director on the phone, you’re often dealing with someone that’s already juggling a variety of obligations and deals in their mind. As such, they’re understandably disinterested. At a trade show, you’re dealing with prospective customers that are there solely to find good deals. Unlike traditional outbound marketing, in which rejection is the norm, The tradeshow is one of the few environments in which your sales team benefits from an audience of

prospective customers that are genuinely interested in buying your products and services. 6.STRENGTHEN (OR ESTABLISH) YOUR BRAND Trade show is one of the few environments where you have the same amount of access to prospective customers as your larger competitors do. This makes them a valuable opportunity not just for direct sales and marketing, but for strengthening your brand and positioning your business as a leader in its industry. From free giveaways to trade show displays, there’s no better opportunity to give your brand a sizable boost than a trade show. If you can design an exhibition stand that attracts the right type of attention, a single exhibition can be all it takes to change your brand from up-and-comer to established industry leader. 7.LEARN WHAT YOUR COMPETITORS ARE DOING RIGHt In the world of business, it pays to keep your customers close and your competitors closer. Exhibiting at a trade show allows you to observe what your competitors are doing right and apply their tactics to your own business. Is there a particular competitor in your industry that seems to be growing at a rapid pace? While your sales team uses the trade show as an opportunity to meet existing customers and connect with prospective The Darproperty - May 2016 | 17 The Darproperty - August 2015 | 17

ones, spend a moment looking at the other exhibitors to see what they’re doing differently from you. Great businesses are aware of their competitors, and The Darproperty expo is one of the best opportunities to connect with competitors and understand their sales strategy, their pricing, and the reasons for their success. 8. RAPIDLY EXPAND YOUR DATABASE OF SALES LEADS While skimming through the phone book might give you thousands of unqualified phone numbers, nothing gives you qualified leads quite like a trade show. If you’re exhibiting at a show with tens of thousands of attendees, you can expect over 200 visitors per day at your exhibition booth. That’s 200 prospective customers that you’ve personally connected with – a number that you could never hope to reach using outbound sales calls. This gives your sales team a valuable resource to market your products or services to while you focus on

fulfilling the deals that you’ve closed during the show. While cold calling and online marketing might not have the same initial expenses as a trade show, there’s no greater way to fill your contact book with prospects than a successful trade show effort. 9. SPEAK DIRECTLY TO YOUR TARGET MARKET Email surveys are a fantastic way to learn more about what your customers want and don’t want. Unfortunately, their low response rate makes them useful only to businesses with a large enough email list to tolerate very few responses. Trade shows, particularly vertical trade shows where you’re able to speak directly to people within your industry, allow you to solicit a huge amount of feedback that can help your business expand and improve. A great way to get useful feedback and valuable sales leads at the same time is by conducting a short survey on your exhibition stand, and rewarding participants with

vouchers or gifts from your business. Where else but a trade show can you generate new leads and valuable feedback at the same time? 10.OPTIMISE YOUR SALES AND LEAD GENERATION STRATEGY The Darproperty expo is an excellent opportunity to expose your sales team to hundreds of different prospects in a short period. In many ways, they’re advanced sales training on fast-forward – a quick experience that allows you to rapidly test new sales tricks and marketing strategies in a very responsive environment. If you want to test and optimise your lead generation strategy, you’ll find no better place than a trade show. Try several different sales pitches on prospects and you’ll quickly learn which ones work and which ones don’t, allowing you to perfect your sales strategies in just a few days for future trade shows and industry events.

THE ECONOMICS BEHIND A TRUMP PROPERTY

D

onald Trump may be getting quite a bit of media coverage for his run for the presidency of the United States, but it is his all-inclusive economics behind property development that inspires many developers to reach his level of celebrity. The true economics behind a Trump-named property often surprises many outside the industry when it is revealed just how little Trump is actually risking by being a part of developments with his name on them. Trump has mastered a fully integrated way to ensure he reaps maximum revenue and profits from developments without actually risking any of his own capital. Brand Licensing The Trump Organization rarely actually develops a property the way most other developers do, and it does not own as many buildings as the public may believe. Most of the buildings with the Trump name are actually leasing deals in which the Trump Organization reaps rewards through simple and effective brand licensing deals. Trump realized early that his fame, celebrity and name are worth more to his potential revenue streams than most other large real estate developers.

24 | The Darproperty - May 2016

One of the Largest Licensors in the World In fact, The Trump Foundation is the 106thlargest licensor in the world, with annual revenues estimated to be up to $28.2 million. As part of the Trump Organization, this venture licenses out the Trump brand to other developers. This is true of almost all of the Trump properties around the world, with his name on the building except for five. From Trump International Hotel & Tower in Vancouver to Trump Tower Mumbai, properties are erected in his name with large licensing deals but without his organization actually having to outlay any funds to aid in the development. This revenue stream is also generally protected against failed developments, as evidenced by the bankruptcy of the Trump International Golf Club in Puerto Rico where he still made money and was not subject to creditors as a licensor in the project. Property Management Generally in these property development deals, brand licensing is not the only portion of the income provided to the Trump Organization. As part of these deals,

especially ones including hotels, resorts or golf clubs, the Trump Organization has made the property management company stand out. Trump provides property management services to most of these developments, further enabling a revenue stream that is protected against the bankruptcy of the venture, yet this property management revenue stream still supports the Trump brand as a global super-brand in relation to luxury hotels, condos and resorts. Lastly, the Trump fame has provided another revenue stream for The Donald: product endorsement and branding deals. Trump is famous for the sheer volume of products that carry his name and brand, including steaks, ties, furniture, footwear, mattresses and fragrances. These brands not only provide a licensing component to his overall revenue stream, but used strategically within project developments, they provide an added source of revenue. Licensing Deals Products such as Trump furniture and Trump mattresses are mandated in projects

bearing his name for hotels, resorts and commercial properties. The product licensing deals ensure that the Trump Organization receives a portion of sales on these products. By licensing property developments and including these items like any licensor, the Trump Organization earns income on the licensing of his name from the product manufacturers but doubles that income by earning a portion of profits from these items being sold to developments. Trump has made a name as one of the world’s best real estate developers; however, since he trademarked his name and over 200 other related phrases as early as 2010, Trump has become a larger force in licensing than in true real estate development by his own hand Written by TK McDonald

REAL ESTATE The ABCs of REAL ESTATE MARKET Marketability: The speed or ease with which a property can be sold at or near its market value: its expected market appeal. Example: A sigle family house in an active market typically provides a greater marketability than a farm or ranch in a rural. Joint Venture: an agreement between 2 or more parties who invest in a single business or property. Example: Abbass and Bakari form a joint venture to explore for minerals on Chiku`s land, Abbass and Bakari use a tenancy in common arrangement for ownership of the mineral rights. Direct Reduction Mortgage. A loan that requires both interest and principal with each payment such that the level payment will be adequate for amortization over the loan`s term. Example: Collins borrow $250,000 at 8.5% interest over a 30 year term, using a direct reduction mortgage. Her monthly Principal and interst payment of $1.834.41 will fully amortize (Pay off) the loan over 30 years. Caveat Emptor: “let the buyer beware.” The buyer must examine the goods or property and buy at his own risk, except for latent defects. In recent years the doctrine has been eroded, especially by the disclosure requirement introduced in the many parts. Example: Often a property is offered AS IS, with no expressed or implied guarantee of quality or condition. When entering such transactions, caveat emptor is a worthy admonishment. Caveats. Warnings, often written to a potential buyer, to be careful; often offered as a way for the seller or broker to minimize liability for what otherwise might be a deceptive trade practice. Example: The property condition ADDENDUM contained many caveats concerning the physical condition of the building; a knowledgeable prospective buyer hired a structural engineer to perform a complete inspection. Caveat subscriptor or Caveat Venditor “let the seller beware.” Doctrine governing the sale of something for which the seller could be liable if it is found to be defective. Example: Carl sold a house with a used refrigerator, washer, and dryer, none of which worked. Carl was liable for their repair under the doctrine of caveat venditor. Had he sold these appliances in “as is” condition, there would be no liability.

NEW DAR ES SALAAM MASTER PLAN

M

aster planning encompasses a range of work from visioning and strategic planning to design development. It requires a multi-disciplinary approach which brings together land-use planners, urban designers, socio-economic or market analysts and transportation planners. The master plan takes into account the location and type of activities occurring on the land, the design, type of physical structures and facilities serving these activities. Long-range projections of population and employment trends are considered. The planning process is designed to enable a locality to plan for the construction of schools, streets, water and sewage facilities, fire and police protection, and other public amenities. The private use of land is controlled by

30 | The Darproperty - May 2016

zoning and subdivision ordinances enacted in compliance with the plan. In land-use planning, a government entity’s plan for the overall utilization of a particular area, including its allocation for residential or manufacturing uses and the corresponding environmental impacts. Since its establishment, Dar es Salaam has a series of planning schemes, starting with the first planning scheme of 1891 drawn by German colonial followed by other planning in 1949, 1968 and 1979. Dar es Salaam is a planned city although in the modern sense is not a planned town. Due to the failing of 1976 planning scheme to meet the current needs of the city, the government of Tanzania through the ministry of lands and human settlement is in the

process of preparing a new master plan. In the new financial year, government will deal with other 30 cities. Ministry plans to survey all the land in Tanzania within 10 years and government has begun to implement the plan. Government also wants to change management system, planning, ownership and handling of records through the papers and files and starting managing through electronic system, to reduce the land disputes. To control the business of real estate, government has begun the process of establishing the regulatory authority of real estate (RELA).

airobi — A lifestyle development project by Cyntonn Real Estate expected to have 408 modern apartments has officially broken ground. 32 | The Darproperty - May 2016

According to Cytonn’s Chief Investment Officer Elizabeth Nkukuu, the project targets the middle to lower-middle income families with a comprehensive lifestyle and a secure community. “In addition to safe neighborhoods, through real estate, we aim to create more jobs, grow the economy and raise the standards of living in the country. region in Kenya. My government is alive to the fact that 63% of the county population lives in urban centres. The manifestation of Kiambu urbanisation is in its 10 major of towns, 5 of which have populations ranging from 300,000 to 100,000 people,” said Kiambu Governor William Kabogo during the ground breaking ceremony.
