THE PROPERTY HOT SPOTS IN NAIROBI, KENYA (PART 2)

T

he outskirts of Nairobi, which I can loosely define as a 20 kilometer radius buffer around Nairobi, presents the best opportunity, especially for first time serious developers. There are three things that matter in property: location, location, location and in my view the secret lies in the value of land. The further away from the CBD the higher the supply of land hence the lower the value. The hawk-eyed, savvy investor should spend less money in purchasing the land and spend more time in creating value for the property. I know time is money, but its value is definitely lower than value of land. Anyway, within the defined buffer it also requires a sizeable piece of land preferably more than 100 acres. Areas that come into mind are the stretch of Thika Super Highway till Thika Town; Mombasa Highway till Machakos; the Nairobi-Nakuru Highway till Limuru; and Magadi Road till Magadi Town. But that is not Nairobi, you wonder. I know. The real deal is formulating concentric circles touching all these roads. Pull out the map of Nairobi and its environs, do a rough pencil sketch. Pockets of real estate begin to emerge. For the lazy ones, I will do the Hot Spots Map in the next month’s edition of The Darproperty Magazine. 8 | The Darproperty - March 2015

At this point, you need to look inwardly to first understand your own real estate business strategy. Are you a risk taker? Are you risk averse? Are you looking for a joint venture with a land owner or do you want an outright purchase, and most importantly what is your real estate budget? This will guide you to a general direction on the map. Hallelujah? Not yet! There is still some more work to be done. Get good consultants and don’t be shy to pay them. So yes “mkono mtupu haulambwi”. It’s entirely ironic to be ready to loose say USD 100 million on a project, because you refused to have consultants on board and “risk” paying them USD 1 million in fees. In the real estate consultancy world if you pay peanuts, you get monkeys! Or worse still get a professional quack, who you consult in his free time, when he is not deejaying at your local pub. I say unto you, if he quacks like a duck then he’s probably a quack…pun intended. On your map, as the pockets start becoming clear to you, categorize them and assign color schemes to show level of hotness. Of course red will be the hottest. Or Yellow? Like the sun? I digress. Take a day’s drive around the area to get a good feel of it. You should be alert for available infrastructure especially roads. If you can’t see any roads look out for power lines, rule of thumb is that the road

will follow later and afford you some coins in value appreciation, for those who indulge in speculation unapologetically. In part 3 of this article, in next month’s issue, I will share my Nairobi hot-spot map and demonstrate how you can identify specific target areas for a good opportunity. The lazy ones are allowed to copy the hell out it!

Getting A Mortgage When Building Your Own Home

W

hether you’re an adventurous person, a DIY expert or simply a persnickety home buyer, the thought of building your own home might be a thrilling prospect. After all, when you choose to build your own abode, you get to call all the shots. That means you can determine the precise layout, dictate the exact number and type of rooms, handpick all the finishes and even add an indoor pool, an aquarium wall or a stairway slide, for that matter. Perhaps that’s why 18% of surveyed home buyers custom-built their own home, according to studies.

If you’re considering building your own home, here are a few things to keep in mind as you search for a loan. A Standard Mortgage Loan Won’t Do the Trick

For buyers purchasing an existing home, it’s relatively easy to get approved for a conventional mortgage, as long as they have good credit and reliable income. On the other hand, it’s virtually impossible to score traditional financing when you’re building your own home. Why?
