OBSERVATIONS AND CONVERSATIONS It’s a small industry and word gets out pretty fast about people that are complete jerks.

I recently butted heads with an old timer in the business because he was obnoxious and a bully. If you don’t remember, Ted Kraus, my late husband and partner, was known for being the loudest mouth and most obnoxious SOB on the planet or he was your best and most loyal friend. After 27 years of listening to his rants, I can scream as loud and be as obnoxious as the best of them. (I only use those defenses when pushed to my boiling point.) Ted was always a mensch, told the truth, and didn’t back down when he knew he was 100% right, but he never would have bullied anyone into submission nor taken credit for someone else’s deal. The old guy that I confronted thought he could hound me by phone and email to wear me down into agreeing with him. That didn’t work, so he claimed that I didn’t do something right and as a result I caused the deal to change. He made it out to look like it wasn’t his fault and that it was mine, but he would be the white knight to save the deal. The obnoxious nature of this old-timer was tolerable, until he tried to bully me with intent to make me lose control of the deal and make me look bad in front of my client. He learned really fast that I won’t be bullied or diminished under any circumstances. Maybe, it was my elementary school years of being tormented for buck-teeth and coke-bottle glasses that propels me to fight back with no mercy. I keep a paper trail so detailed in my deals that there is no way you can play a he said / she said game with me and my clients trust me. Once I outted this old-as-dirt SOB and proved that he didn’t present the facts as they were, then I obliterated any possibility of the deal ever being resurrected as long as he was involved. Fool me once, I’m a fool; fool me twice and you’re the fool. I will never do business with this shark again. After my unfortunate encounter, I talked with some of my friends in the business, and more often than not, they too would never do business with him again. He is consistently disliked and not trusted. I wondered, “How did this clown continue to get high-level jobs with major companies if he is such a gonif?” I did a little investigating and it appears that his whole career has been bouncing from company to company. He has worked out of his home office in his garage for the most of his career, partly because no one can stand to work with him in an office setting. Then I asked myself “How does this guy actually get any deals done?” Because I walked away from what was a really big deal, I couldn’t just let it go. I called a friend that works at the same company to ask him if the old timer closes many deals or does he just claim rights to other people’s deals. My offender has closed one deal in the past two years, granted it was a big one, but you can’t be a one-hit-wonder and stay employed for long. Supposedly he is being put out to pasture by his current employer if he doesn’t produce soon. That told me everything I needed to know as to why he tried to bully me out of the deal and make me look stupid. He can’t produce, so he bullies his way into looking like he brought in the deal and then tries to control it at anyone else’s expense that gets in his way. Most people back down and hope that they still get at least some crumbs. I don’t turn the other cheek and take it. Did it potentially cost me a lot of money? Absolutely yes, but I doubt I would have gotten my fair share if I got anything at all. Plus on principal, bullies need to be given a dose of their own medicine or they will continue to poison everything around them. enough, otherwise I wouldn’t have bothered to waste my time or, most importantly, risk my street cred. Enough of my rant, Radio Shack is getting a lot of news coverage lately. I’m shocked they lasted this long. I live a mile away from a Radio Shack and shopped the store once in the past five years, just to buy a phone charger. Looks like a lot of people shopped their stores as often as I did. Also, Radio Shacks’ real estate decisions were often not the best. Twenty some odd years ago, I was cutting my teeth doing property management work for a company with a huge portfolio and a broker brought Radio Shack to the center that I was managing. I assumed that it was a relocation since a quarter of a mile away they already had a store operating. The lease was about to get signed and someone in the landlord’s legal department started asking questions. They contacted Radio Shack to see what’s up. Swear to you on my dog’s head, Radio Shack had no idea that both locations were so close. If it hadn’t been caught when it did, that would have been an expensive mistake. A friend called me a few weeks ago and was upset that Macy’s was closing stores. Because she was so worried, I looked at the list and it had only 14 stores to be closed with most of the sites in second tier markets. I didn’t see Macy’s closings as a reason for concern and actually good retailers should reassess their store locations more often. Target reassessed its growth in Canada and is pulling out of the market with 133 store closings. JC Penney’s closing of 40 mall locations will cause some sever problems and long term vacancy, mainly because too many of the sites are in small markets such as Hummels Wharf, Pennsylvania and Brenham, Texas. I’ve lived in Pennsylvania for more than ten years and I grew up in East Texas, but I’ve never heard of Hummels Wharf or Brenham until I looked at the list of store closings. Less than a year ago, the parent company of Jones New York was acquired for $2.2 billion and they recently announced that the entire 127 outlet store chain is closing all of its stores. Cache, a 200-unit mallbased chain of fashions stores filed bankruptcy this month as well. Deb Shops filed for bankruptcy again and is expected to close 287 stores this go-around. Wet Seal also filed this year. Mall-based fashion stores are bearing the brunt of closing the most stores however many of these chains are thirty to fifty years old and never committed to keeping up with the times. Hopefully, these closings are just part and parcel for the typical first quarter purge that the shopping center industry endures every year. I have to wrap it up.
