Welcome to The Dealmakers special edition for the ICSC Florida Conference. Florida’s economy has improved dramatically in the past year. Tourism spending is up and the state is expected to have a billion dollar surplus next year; the phoenix has risen. My friends tell me that retail sales at very high-end shops in the major markets within Florida are through the roof with international tourists as their primary shoppers. Helmut Lang, Theory and Natuzzi Italia are a few upscale chains opening stores in the sunshine state. Traditional open-air centers are also seeing lots of leasing activity. Saks Off Fifth is taking over a former Loehmann’s in Boca Raton. Ross Dress For Less is also opening stores in Florida. I’m hearing that retail sales in traditional centers are doing well too. Anchors such as Walmart and Lowe’s Home improvement are also active in the state. Dick’s Sporting Goods and Academy Sports+Outdoors are both growing in Florida. Supermarket chains are competing for sites and almost every fast food and franchised concept is expanding in the state too. Acquisitions of retail sites throughout Florida are hot and heavy. It’s turning into a sellers’ market and trophy properties are being sold at top dollar. Terranova and its investment partner Acadia Realty Trust, sold a six-building mixed-use portfolio in Miami for $342 million. The companies acquired and assembled the sites several years ago for $191 million. That’s a nice return to say the least. Acquisitions in middle markets throughout Florida are not as fast and furious, but there is still a lot of activity. I’m also seeing loads of foreclosed centers moving off the lenders’ balance sheets statewide at considerable losses, but at least there are players willing to take on problematic shopping centers. Many Florida landlords are looking to take advantage of the market by expanding, redeveloping or upgrading their centers. A number of developers with large portfolios in Florida are finally seeing their centers achieve close to 100% occupancy rates and they are doing deals at market rents. A number of Florida’s beleaguered malls are also getting attention for redevelopment opportunities. An example is Primerica Group and North American Development Group’s redevelopment of several malls in the state into big boxes or lifestyle centers. It is good to see such a dramatic turnaround, but I don’t think it will ever get back to the crazy days of building on spec. Twenty years ago, everybody and their brother wanted to develop shopping centers in Florida. Back then, there were few regulatory hurdles and dirt was pretty cheap. It hasn’t come full circle from its heyday for retail development, but Florida’s comeback is pretty remarkable considering how bad it got socked. On the topic of getting socked, a friend of mine owns several vapor/ e-cigarette stores. He opened a store in a grocery-anchored center and was doing okay during the first year before the landlord leased space to two more vapor shops a few months ago. Now, his store is dying and he is trying to get out of the lease. The landlord didn’t respond to his request to drop the rent or terminate the lease. He called me up for advice and my first response was to ask who signed the lease, a shell corporation or him personally. Fortunately, it was a shell corporation and he did a midnight move. Usually it totally ticks me off when tenants disappear in the middle of the night, but this Page 4 | August 29, 2014
landlord forced the tenant’s hand because of greed and stupidity. Shopping center landlords that have no regard for tenant mix deserve a high turnover of tenants. The tenants that fail because of duplication of uses within the center are ultimately the ones that get screwed. Landlords that lease space to duplicate uses in shopping centers are not only doing a disfavor to their property, they’re delusional to think tenants selling the same merchandise will continue to be able to pay rent. I can understand a landlord’s refusal for exclusive use clauses, especially for a small shop tenant, but too many landlords look at trendy retail uses such as vapor shops or self-serve frozen yogurt as disposable tenants. They set up the tenant to fail by leasing to multiple stores with the same use. Perhaps as the economic recovery gets stronger, our industry will get back to the basics of location, location, location and tenant mix, tenant mix, tenant mix. You can have a great location, but if your tenant mix sucks so does your shopping center. Enough of my ranting; stop by our booth at the ICSC Florida Conference. We just got back from the ICSC New England Dealmaking in Boston. It was so-so, but competing with summer vacations makes it difficult and perhaps that contributed to the lack of energy on the convention floor. I think the Philadelphia show will be well attended, since it relocated from Atlantic City back to Philadelphia. Based on the level of interest for marketing from our advertisers, the ICSC shows for the rest of the year should be good and I expect the New York show to be overwhelmingly well attended. I’ll be co-chairing the Retail Runway in New York this year and the lineup so far is exciting. We have a few international chains presenting their expansion plans for the states along with powerhouse anchors and interesting specialty chains. If you haven’t made plans to go to the New York show, do it. My gut is saying this year’s convention in New York will have a lot of retailers in attendance and it’s the perfect opportunity to jump start 2015.
