Success with a heart
Adam Taliercio Shawn Massey, a partner at The Shopping Center Group, refers to himself as an “eternal optimist,” and it shows in both his outlook and his actions. The Shopping Center Group is a retail real estate brokerage firm that has been offering tenant representation; leasing, management and disposition of property to retailers, landlords, developers and investors throughout the southeastern and mid-Atlantic regions of the U.S. since 1983. The company’s success is reflective of its mantra of “the client’s needs come first.” Massey acknowledges that the Southeast has been dramatically affected by the recession, first by retailers reducing their plans to expand and now by difficulties within the financing community, but added that the Shopping Center Group has never stopped doing deals. Two major problems cited by Massey for retail real estate in the region going forward are landlords’ inability to fund tenant improvement allowances and a dearth of high-quality retail space. Massey said that it will take years to build up a suitable and ongoing supply of quality retail projects – and that he expects 2011 to be a difficult year – but that the situation should begin turning around by 2012. “If we can get some construction started in 2011, then 2012 will take care of itself,” he said. “It will never be like it was in the past, although those of us who work with our landlord and tenant clients in this recession will fare well in the future. We are blessed that we are still in a great industry, in a growing part of a great country – and for me in particular, to be a part of a great company.” Massey goes beyond changing the landscape of retail in the Memphis market by ensuring a brighter future for the community through his involvement with the Memphis Business Academy, a secular charter school for middle and high school students co-founded by Massey, Anthony Anderson and Dr. Celia Rousseau Anderson, a professor of education at the University of Memphis. The curriculum maintains a focus on entrepreneurship, financial responsibility and business skills in order to prepare its students for careers in business. In addition to being one of the founding board members, Massey also serves as chairman of the board for the middle and high schools, continues to assist with fundraising and has been a financial supporter himself from the academy’s early days. He also provided procurement and project management services at no cost for the school’s recently-acquired new location – an 88,000 sq.ft. former Kmart – which will serve as the catalyst for substantial planned growth and development for the school. The idea for the business academy first developed about 13 years ago, when Massey and Anthony Anderson, then the pastor at Massey’s church, began a seven-week summer program aimed at at-risk youth within northern Memphis offering Bible study and professional golf lessons. Following the success of this program, Anderson formed an after-school program called Voice of Harmony that offered tutoring as well as sports, arts and music activities. Eventually, the goal became to establish a full-time school for at-risk children in the Frayser community of northern Memphis, and after several years of fundraising and a change to state law allowing charter schools to receive public funding, the Memphis Business Academy was established in 2004. The academy’s focus on business was developed as a response to what Massey referred to as a lacking aspect of education within the community. “If we could start a program that emphasized entrepreneurship and financial literacy, we could make inroads to correct this problem going forward,” he said. Anthony Anderson and Dr. Anderson prepared the school curriculum. The MBA is still accountable to all the same standards and state testing as a public school, but meets those requirements while simultaneously preparing its “young executives” for a future in the business world. “English classes teach you how to fill out a job application, write a resume and put together a business plan,” Massey explained. “Math classes not only teach algebra, geometry, etc., but also emphasize financial accounting, including items such as compound interest and financial business and investment models.” The students are required to create a business and product to sell each year, and the school also holds an annual business expo to showcase the children’s talents. A speaker from the business community also addresses the students weekly to discuss what it takes to succeed in their field. In addition to the business-oriented curriculum, the school also features a longer school day and smaller-than-average class sizes – a maximum of 20 students per class. page 4

In its early years, the MBA only offered middle school classes, but it has since expanded to include high school and currently offers grades 6 through 11, with plans to add a 12th grade class next year. The academy has yet to have a high school graduating class, but Massey said that it boasted a 100% pass rate among its eighth-grade students last year. 660 students have enrolled for this fall, and the academy’s goal is to eventually have 800 students enrolled across all grades. This planned increase in the student body and the ability to maintain additional classes is largely due to the new facility Massey helped to secure for the school last year. Massey and Anderson first encountered what would be the school’s new home about 10 years ago, at which time it was a vacant former Kmart. “We had visited a similar building in southwest Houston that was redeveloped into an urban school and community by Kirbyjohn Caldwell and called the Power Center,” Massey said. “At the time, we didn’t have a school or the finances to purchase the building and renovate it into a school.” Another party acquired the property and transformed it into a mini-mall, doing approximately $2.5 million in necessary renovations in the process. In 2009, the academy was looking for a permanent home – it was operating out of two leased facilities – and the Kmart-turned-mini-mall was again up for sale. “They were asking almost $3 million for the building,” Massey said, “and this is where we were blessed by the poor economy. After several months of negotiations, we purchased the building for less than $1 million.” The location still required an additional $1.7 million in renovations in order to turn it into the school it would become, but will now allow the academy to develop equity, grow to accommodate more students and provide a safe haven for kids in the community, Massey said. “The campus is known as ‘The Zone’ and will be a hub of community activities for both our student executives and other at-risk kids in the community.” Future plans for the school include an elementary school curriculum to be established within the coming two years, an urban gardening initiative and a farmer’s market created and operated by the students. The academy is also planning to establish a thrift store to provide jobs for teenage students – allowing them to earn spending money and learn how to run a business at the same time. “The reality of our dreams for the academy are only limited by the funds we can raise to make those dreams come true,” Massey said. “We still need to grow in our financial development with greater private donations, which has taken longer than expected.” He added that much of the school’s early support came from the local retail real estate community, thanks in part to his own involvement with the industry – although, of course, that industry has been suffering in the wake of the recession. “We have had to run the school like a business, watching expenses – which is what we emphasize throughout our curriculum. But we have been able to achieve great things with minimal resources.” The response to the school from both parents and the business community has exceeded expectations, Massey said. In fact, when the Memphis City Council was considering cutting public school funding earlier this year, Anderson was able to rally parents, students, teachers and other members of the local community to prevent the funding cut, which would’ve cost the school about $250,000. “I think the parents saw that the school and its leaders want to provide the best education alternative to their sons and daughters,” Massey said. “They were willing to show that the community would be heard, if not now, then in the next city election.” He added that the school observes active parental involvement from over 80% of the students’ parents. “We see MBA as the catalyst to future economic recovery in the Frayser community,” Massey said. “It has already exceeded my hopes and expectations, and I’m just humbled by the fact that I provided a small part in its inception and continued maintenance.” For more information about MBA or The Shopping Center Group, contact Shawn Massey, The Shopping Center Group, 773 Brookhaven Circle East, Memphis, TN 38117; 901-869-2720, Fax 901-8692725; Email: shawnm@theshoppingcentergroup.com; Web sites: www.theshoppingcentergroup.com and www.mbacharterschools.org. www.dealmakers.net

Tulepan Management LLC has finished construction of Phase 1 of Coral Square Shoppes, a 182,000sf retail center situated on 17 acres on S. US 1 and Edwards Road in Fort Pierce. Phase 1 is anchored by a 17,000sf SAVE-A-LOT Food Store and 25,000sf of retail space in two buildings, which was completed and opened in June. The project consists of retail, restaurant, entertainment and office components. Financing for Phase 1 of the project was provided by the City of Fort Pierce, in conjunction with the Federal Government’s HUD 108 Loan Program. The project was the first of its kind in the City of Fort Pierce to receive official “Brownfield” designation and was subsequently awarded a Grant from the U.S. Department of Housing and Urban Development’s Brownfield Economic Development Initiative, which is co-sponsored by the U.S. Environmental Protection Agency. Who’s Opening and Where Goodwill Industries of Greater Detroit (313-964-3900) plans to open a Goodwill Industries thrift store along Ford Road in Canton, MI. The opening will be the company’s first opening in the Detroit metropolitan area since 2000, and is slated to open late next month. The store will focus on offering upscale clothing, including business attire and new donated items. The company also plans to open two additional locations in the area during 2011.
Cold Stone Creamery, Inc. (480-362-4800) will open a 1,900 sq.ft. Cold Stone Creamery/ Rocky Mountain Chocolate Factory cobranded store at Midtown Crossing, a onemillion sq.ft. mixed-use project situated on 15 acres at the intersection of 32nd Street and Farnam Street in Omaha, NE. The store, offering ice cream, chocolates and other confections, is slated to open late next month. The company currently operates 24 co-branded locations nationwide.
TJX Cos., Inc. (508-390-3000) will open a Marshalls store in a former Circuit City along Commercial Way in Santa Cruz, CA. The store is slated to open late next month. The company currently operates 2,700 locations nationwide under the T.J. Maxx, Marshalls, HomeGoods and A.J. Wright trade names.
Target Corp. (612-304-6073) will open a 188,000 sq.ft. Target store at Valley Plaza, located along Ming Avenue in Bakersfield, CA. The store will replace an existing, smaller location along Wible Road. The new store will feature a grocery section, an in-store café and Starbucks coffee shop, and a pharmacy. The store is slated to open next month.
Tesco plc (310-384-3833) plans to open nine Fresh & Easy Neighborhood Market stores throughout CA. Planned openings include a store at the intersection of Cedar Avenue and Shields Avenue in Fresno and at the intersection of Herndon Avenue and Fowler Avenue in Clovis, both slated to open this month. The company also recently opened a location in Sylmar, CA earlier this month.
CVS Caremark Corp. (877-265-7325) will open a 13,250 sq.ft. CVS pharmacy in a former Tipton’s site at the intersection of Jefferson Street and Third Street in Ironton, OH. The store will replace an existing, smaller location along Third Street. The store is slated to open next month and will feature a drive-thru window.
Smashburger Master, LLC (303-6331500) plans to open between 15 and 20 Smashburger restaurants throughout the Kansas City, MO area within the next three years, as part of a plan to open 60 locations nationwide by year’s end and 350 locations nationwide within the next five years. The company recently opened a restaurant in Olathe, KS, which offers regional food items in addition to the typical Smashburger menu. The company operates 58 locations throughout 14 states nationwide. Checkers Drive-In Restaurants, Inc. (813-283-7000), through a development agreement with Nutmeg Burger Corp., plans to open five Checkers restaurants throughout the Hartford, CT area. The first restaurant is slated to open during spring 2011. The company trades as Checkers and Rally’s Hamburgers at 800 locations nationwide. Chick-fil-A, Inc. (404-765-8000) plans to open a freestanding Chick-fil-A restaurant at Lowe’s Shopping Center, located along U.S. Highway 70 West in Kinston, NC. The store is slated to open during early 2011 and will join Wendy’s and Applebee’s at the center.
