Welcome to The Dealmakers’ pre-show issue for the ICSC’s Western Division Conference and Deal Making. Recently, I attended the ICSC’s Dealmaking in Philadelphia and it was an excellent convention. Usually, the event in Philadelphia is subdued, but it was heavily attended and everyone that I encountered was very happy to be making deals. I also saw more young people on the convention floor than I have since the last crash and for many of them this was their first ICSC event. I had several meetings with newbies that have been in the leasing business for less than a year and overall, I was impressed by some of the raw talent. Most of them explained that they were focused on leasing small shop space to “mom-and-pop” tenants. I talked to them about how they get leads and the response was walking and knocking on doors; I nearly fell off my chair because most newbies aren’t taught how to canvass on the most basic level. For the most part, the new kids were willing to pay their dues by doing a lot of the grunt work of leasing small shop space, but I did meet a few with entitlement issues that won’t be in the business for much longer. Of all the newbies at the Philadelphia show, I would conservatively say that 98% of the new hires are male. A female that has been in leasing for less than a year asked me, “Why aren’t there more women in leasing?” and I wish that I had a good answer for her, but I’ve been asking myself that question for 30 years now. I also chatted with a woman that owns a nice portfolio of shopping centers; we’ve been friends for decades and her first words to me at the Philly show were, “We are the oldest broads here” then I added not only are we the oldest, but we are quickly becoming extinct in the shopping center industry. Another friend of mine is the president of a large brokerage company and she is always complaining that recruiting young women into the business is practically impossible. Let’s face it, our business has been an old boys club since its inception and breaking into this arena as a female is not for the faint of heart. Of all the newbie brokers that I spoke with at the show, none of them had any exposure to property management. IMHO that’s a huge mistake, the best way to understand why we negotiate leases the way we do is to see the ramifications first hand from the property management level. Back in the day when I had a bunch of green brokers at TKO, I always sent them to shadow a property manager for a few days. Most of the time, they came back with a better understanding of the day-to-day realities of use restrictions, cross easements, signage, parking fields, collecting rent, CAM and etc. A neophyte leasing agent or broker can sit in a classroom for days being taught 101 of the shopping center industry, but you can’t fully understand leasing retail space until you see first-hand the problems that poorly written leases, ineffective tenant mixes and deferred facility maintenance create. Training a leasing agent takes several years. Yes, it takes years before they truly earn their keep. I talked to a number of shopping center developers and our consensus is that it costs about $100,000 to train a leasing agent in addition to a big commitment of time from the employer. I don’t see our industry out recruiting from the top MBA programs, law schools or highly-competitive universities. Plus, I don’t see much interest from college students to lease shopping centers except from the ones that Page 6 | October 3, 2014

are part of a family-owned business. However, I have seen quite a few marketing directors that could easily move into leasing positions. Same goes for retailing. My friends that run real estate departments for retailers are constantly meeting with their human resources department for candidates to recruit, however, very few college graduates will entertain retail as a career choice. As a result, most real estate people that work for retail chains just move from chain to chain. I would rather explore organic growth by bringing in folks working on the operations side than hire people that are perpetually looking for a new job. I personally know at least half a dozen lease administrators and secretaries for real estate departments that know more about leasing than some regional vice presidents of national chains. Our industry has a lot of ground to cover with training and recruiting. I hope we catch up before all the old timers retire; otherwise, it’s going to be interesting come the year 2020 and beyond. I am expecting the ICSC show in San Diego to be well attended. Most of the people on the West Coast that I’ve spoken to recently are actively doing deals, however a few of them expressed concern about possible rioting in the next few months. Most of the landlords that I’ve spoken to with shopping centers in densely populated ethnic areas are closely watching current events and checking their property insurance policies with a fine tooth comb. Hopefully, we won’t see rioting but a lot of the landlords I spoke with that own inner city properties are bracing for the worst case scenario. After the Western Division Conference and Deal Making, we will be at the ICSC conventions in Atlanta, Chicago and Dallas then closing out the year in New York. I think the ICSC’s National Convention in New York during December is going to be a kick-a** event. I’m co-chairing the New York Retail Runway and wow, what a lineup. So far, Urban Outfitters and all of their retail concepts, Aldi, Hobby Lobby, Lorna Jane, World of Beer, Orangetheory Fitness, Simply Fashions, Vanilla Sky, Acustom Apparel, Dessange and Camille Albane are confirmed for the Retail Runway, plus we expect a few more additions. This year, the Retail Runway will start at 4:00 pm on Monday December 8th and wrap up as the ICSC cocktail party starts; arrange your schedule accordingly so you don’t miss hearing about the expansion plans for these aggressively growing retail chains and the opportunity to meet them after their presentations.
