O

ver the past six months, the lower north shore property market has rebounded exceptionally well, powering from strength to strength after being at the bottom of the market cycle in early 2019. Auction clearance rate percentages for the area week to week have been well into the 80s and even 90s, compared to the 60 per cent clearance rates posted this time last year – and most industry experts predict conditions will remain “as is” or even improve further as we progress through 2020. This is definitely positive news for improving buyer and seller confidence – although most of us buy and sell in the same market based on our own personal needs and circumstances at that time, so strong market conditions aren’t necessarily the instigator of a decision to move. Although past trends would indicate stock levels will remain tight in 2020, I feel there’s a chance we might see growth in numbers for the first time in more than six years. It’s true that listings slowed dramatically prior to the federal election, and for a short while afterwards, but it’s still noteworthy that since June we have seen an increase of approximately 25 per cent in house listings and 40 per cent increase in apartment listings in Cammeray compared to the January to May period of this year. I have been experiencing sustained buyer enquiries well into late November, something that never

occurred previously as the year draws to a close. To me, this indicates we will have a strong renewal of buyer demand as the market opens up again in January 2020. Vendors will have specific selling windows early next year, and my advice for any opportunists looking to sell without having to compete with higher stock levels is to look to list your home in the second or third week of January, with the aim of selling prior to the third week of February. Buyers will be on the hunt early, and by mid-February you will likely see the bulk of new listings hit the market – offering more choice for buyers and thus diluting the prospective buyer pool. Following this, new listings to market will begin to wane in early March, with the general selling window closing as school holidays begin at the end of the month. Planning and preparation, followed by presentation and expert execution, are always crucial to a successful sales campaign. This has allowed every single one of my clients in 2019 to successfully sell their properties. T

here is nothing like getting away for a few days and exploring the Hunter Valley – and enjoying a few of the many fine wines it has to offer. And what better way to experience one of NSW’s premier destinations than by staying in the heart of a vineyard, relaxing surrounded by the vines that cover vast swathes of the countryside. Tinonee Vineyard Estate, just outside the town of Broke, is a boutique working vineyard consisting of 16 acres of vines, a cellar door, a stately six-bedroom homestead, The Residence, and a delightful two-bedroom house, The Dairy Cottage, all nestled on a 50-acre picture-perfect parcel of land.  As you drive towards the estate the gates slide open and you are funneled along the gravel drive by eight tall poplars that line either side. Arriving at The Residence one might be forgiven for at first thinking it is merely a big country house – but the oversized door opens to reveal an interior of unexpected proportions, with the high ceilings adding to the grand scale. Thick brick walls give the one-storey home a solid feel and also help to keep the house cool even on the hottest of summer days. It has six more-than-generous double bedrooms, two with ensuite, and each room retains a classic country charm accented thoughtfully with French provincial touches. Coupled with the crisp, white linen of the luxuriantly comfortable beds, it has the air of a five-star hotel but the ambience of something much more relaxed. The scent of gardenia lingers from the quality toiletries

provided in the classically styled bathrooms – mostly white, with black and white checkerboard floor tiles. The exposed beams of the vaulted ceiling in the stylish open-plan living area helps to add an even greater sense of space to what is already a large room. Natural hues, wood and light grey-browns are prevalent, complementing the cool slate floor in the elegantly furnished space, which contains some striking design details such as a pitted vintage silver tray on a dark sienna marble circular side table. The room is broken into three main spaces: the central area features a fireplace, TV and three oversized, comfy couches; to the far side is a sitting area that is perfect for a quiet read; and next to the kitchen is a dining area complete with a large table which comfortably seats 12 guests. Light shines in through the tall multi-paned windows and doors that stretch much of the length of the back wall. Fun and games are a focus throughout, with a giant Connect Four game in the living area and a “no coins needed” retro arcade game in the library. For those who prefer a spot of quiet reflection with a book, there are shelves lined with a multitude of different titles, ranging from Harry Potter to magazines highlighting what there is to do in the area. But it is outside where the tranquil property really works its magic, with its magnificent setting a sight to behold. There is another sizeable dining table, the perfect place for a BBQ, sitting on the shaded

veranda which wraps around the property and sits alongside the swimming pool. All with wonderful views across the vineyard to the foothills in the distance. The stone-edged pool is situated in the middle of a grassed area and is separated from the house and alfresco dining area by a frameless glass fence. Underneath a large umbrella, sun loungers sit on a paved corner that is perfectly positioned to watch the little ones play while having the sun at your back. There is also a large garden that comes complete with a table tennis table and charming giant chess board bounded by hedges, while kangaroos hop nearby and the sound of kookaburras and magpies can be heard all around. The back of the property leads onto the vineyards – rows and rows of beautifully cared for vines – and makes for a picturesque afternoon stroll after a relaxing day by the pool. Tinonee Vineyard Estate uses only the grapes grown on its own grounds for its wine, 1813. At the cellar door you can choose to sit outside on a small terrace or inside where the large glass doors open to allow spectacular views of the surroundings as you enjoy a delicious cheese platter and a taste of what the unique label has to offer. Each of the wines, whose logo depicts two coins to symbolise Governor Lachlan Macquarie’s introduction of Australia’s first legal tender in 1813, is introduced with a brief but interesting comment and then you are left to chat and savour the flavours. Among the selection we tasted, perhaps our favourite was the rosé, which was crisp,

dry and fresh. Another great find was a white wine called a fiano, a rare varietal in this part of the world that offers a complex, rich flavour. Then there was the not-to-bemissed flagship reserve shiraz, The Governor is a true Hunter shiraz – powerful but not heavy, elegant and refined. The area surrounding Broke is filled with wonderful restaurants, cafes and all manner of exciting activities. There is hot air ballooning to give you a bird’s eye view of the wine region, opportunities to enjoy a relaxed bike ride, tours that can take you from vineyard to vineyard, and a great selection of food to complement the wines. Enzo’s Cafe, in nearby Pokolbin, is a great place to unwind and enjoy delicious homemade dishes. The emphasis is on local produce and it is a great spot for breakfast or lunch, with its enchanting courtyard perfect for kicking back with a coffee. Likewise Bistro Molines, just a few kilometres away in Mount View, demonstrates its commitment to locally sourced, seasonal fare throughout its menu. But it is like a bit of Provence has been transported to the Hunter, with wrought iron chairs, rustic yet refined furniture, and vines that seem to stretch forever. The food also has a distinctly Gallic flavour, with everything from mussels marinière to twice-roasted duckling with braised red cabbage, and cocoa butter creme brulee delivering mouth-watering tastes of France.

taly has a well-earned reputation as being home to some of the world’s favourite dishes, and Manuela Gant delights in showing people new tricks inspired by the old country. Manuela, who runs a cookery school and catering company – La Cucina di Manuela, has been interested in food since her childhood in Milan. “From my mum I learned the basics, from my father how to love all that grows wild and free. We spent many holidays in the northern Italian mountains,” she says. “We would all go fishing for trout and yabbies in the rivers, collecting mushrooms, berries and chestnuts in the forest, even catching snails. Then we would cook a fantastic meal.” After moving to Sydney a few years ago, via New York and London, Manuela has been showing Aussies – and now readers of 2062 – how to whip up a delicious Italianstyle feast. But she doesn’t like to always limit herself to her home cuisine. “Although my heritage is Italian my frequent travels and time spent living in different countries has made me eager to explore different dishes,” Manuela says. Buon appetito!

Manuela's Gnocchi di Zucca Cooler weather calls for hearty dishes that are able to warm your body and soul. Pumpkin is a wonderful ingredient for many Italian winter dishes, such as soups or risotto, but one of Manuela’s favourite winter warmers is this delightful pumpkin gnocchi. INGREDIENTS: THE GNOCCHI DOUGH

500g Japanese pumpkin 250g desiree potatoes 1 egg 250g-300g all-purpose flour Salt and pepper INGREDIENTS: THE SAUCE

400g mixed mushrooms, cleaned and finely sliced 20g extra virgin olive oil 1 or 2 cloves garlic, finely minced 1 tbsp parsley leaves, finely chopped Salt and pepper INGREDIENTS: THE GARNISH

100g butter Sage leaves Roasted pine nuts Fresh grated Parmesan cheese Fresh ground pepper Chopped parsley

METHOD

1. Preheat oven to 180C. 2. Remove pumpkin skin and seeds, then cut into chunks and place on a baking tray layered with non-stick paper and cook for 30-40 minutes until nicely roasted. 3. Meanwhile, cook the potatoes, skin on, in a pot of boiling water until soft and tender. 4. Drain potatoes and process them through a potato ricer, along with the cooked pumpkin. 5. Sprinkle the flour on a board, add salt and pepper, the potatoes, pumpkin and egg, and knead to form a dough (the addition of the potatoes is to achieve a proper gnocchi consistency, because unfortunately very often the pumpkin pulp is too wet and requires too much flour so the gnocchi can end up hard, floury and tasteless). 6. Put on a large pot of salted water to boil. Cut a small piece of the dough and roll it until about 1cm thick, and then cut into small pieces about 1.5cm long and mark the pieces with a gnocchi board or the back of a fork. 7. In a large saucepan, place the oil, garlic and parsley over a medium heat. 8. Cook for few minutes then add the mushrooms, salt and pepper.

9. Cook for about 10-15 minutes and set aside. 10. To prepare the burnt sage butter, place the butter in a small saucepan along with the sage leaves and cook over a medium heat, until the butter goes a soft brown colour and achieves a very aromatic sage smell. 11. In batches, put the gnocchi in the boiling water until they surface, then scoop them up and place them in the mushroom sauce, mix well. 12. Plate the gnocchi, adding a tablespoon of burnt sage butter, some Parmesan, freshly grated pepper, parsley and few toasted pine nuts.

Ricotta & Truffle Honey This delicious dish dates back to Sardinia in Roman times, when locals would make fresh ricotta from the milk of the sheep and goats that roamed the island, and pair it with sweet local honey. This is an updated version, with the fantastic addition of truffle honey and pistachios.

2 tbsp of cream 60g truffle honey 40g pistachio nuts, halved, toasted and roughly chopped METHOD

1. In a bowl, whisk the ricotta and the cream until well combined. 2. Equally divide and spread it on the toasted sourdough. 3. Spoon over the truffle honey and finish with the pistachio crumble.

ith sustainability and seasonal produce at the front of many people’s minds, knowing exactly where your food comes from has never been more important. At Northside Produce Market, which celebrated its 20th anniversary in 2019, you can meet the person who picked the apple, smoked the trout, rolled the pasta, cultivated the herbs or matured the cheese that catches your eye. There are more than 60 passionate growers, makers and bakers working at the North Sydney market on the first and third Saturdays of every month, attracting those eager to sample their delicacies. “The majority of stall holders are the growers, makers and bakers, it’s something we really pride ourselves on,” Lisa MacDonald, who has been market manager for the past six years, says. “Customers connect to them, especially when they have tough times during droughts, and, for the city dweller… it connects them to the bigger picture and reality.” Set up in 1999 to fundraise for the North Sydney Community Centre, the Civic Park market now includes stallholders from around NSW, and has grown into its own community. “Some of the stall holders bring their kids with them and the customers see them grow up. Markets are special meeting places, you see lots of people catch up,” Lisa says.

The stalls are filled with a mouth-watering selection of fruit, vegetables, gourmet meats, fresh and smoked seafood, bread, pastries and cheeses, to name but a few, with some traders coming from hours away to sell their wares. Trunkey Bacon & Pork has been at the market since its inception, with owner Zanzie D’Souza and husband Fred travelling six hours from Orange to feed the lower north shore. Karen Borg has also been selling her Willowbrae Chèvre and other delicious cheeses at the market since day one. “Northside is one of my favourite markets to attend. It’s in a lovely setting and has a good mix of produce and great ambience,” Karen says. Steven Adey brings the fruits of his greenfingered labour from Darling Mills Farm in Berrilee, one hour north of the Sydney CBD, offering organically grown produce, including more than 100 varieties of herbs and salad plants. The trips to North Sydney have turned into a real family affair for the Adeys. “I’ve claimed my regular spot at the market since 1999, and now my son Max and my sisters Susan and Cynthia also work on the stall,” Steven says. “We really like the direct contact with people who appreciate what we do.” Northside Produce Market is on from 8.00am 12.00pm on the 1st & 3rd Saturdays of every month at Civic Park, 220 Miller Street, North Sydney.
