He was named the 2010 Realtor Salesperson of the Year in recognition of his leadership in the local, state and national Realtor associations. y congratulations to Realtor Dan O’Neill who was recognized as Salesperson of the Year by the Kansas City Regional Association of Realtors. I’ve had the pleasure of talking to Dan on a number of occasions and we should be glad to have him as our voice of concern within the real estate industry. The last time I saw Dan he was buzzing around in a bright yellow car. Read more about Dan and his accomplishments on page 2. Remodeling a home is time consuming and can be costly. We know this all too well as we were forced to gut and re-do the house after Mother Nature decided to rip off portions of the roof a couple of years ago. I really didn’t think we’d make it through that summer between inhaling sheet rock dust and being fumigated by the hardwood floor finishing. All in all, it turned out to be something to be proud of, but if we added up all the costs and time, we might have changed some of our strategies.
Although remodeling isn’t an easy task, there are definitely advantages to sprucing up your home and one of the most important reasons is the re-sale value. Statistics show that homes that have had the old wallpaper removed and painted with crisp, clean, neutral colors are more likely to sell. The same goes with the old saying of having “curb appeal.” Some new paint on the mailbox and a new front door will go a long way to attracting prospective buyers. Read more about home renovations on page 5. Candice Olson, who provides our Divine Design columns, talks about accenting rooms with the color black. Even though I tend to consider black as a more modern color, or at the other end of the spectrum, an old-fashioned tone, I’ve never incorporated it into my color schemes. After reading her column and realizing that black can add some pizzazz into neutral décor schemes, I might have to give it a try. Read more from Candice on page 7. The warmer weather has me thinking
about spring, the garden and all of the outside chores that are calling my name. First things first, I’ve promised myself, to clean the windows. The longer I’ve been trapped in the house, staring out the windows, the more streaks, smudges and dirt seem to be appearing out of nowhere. Just as I was wondering if there could be windows that would resist showing me their dirt, I ran across an article about smart glass. Apparently, with a flip of a switch, this new glass in the windows can change to any shade of gray you wish. Now all they need to develop is a self-washing window and I’m in. Read more on page 14. The feature story this week is on Mill Creek, a new subdivision on the east side of Lee’s Summit. This community combines the perfect combination of a peaceful setting and luxury living. Is that home-renovation project really going to pay off?
W
hatever the reason the remodeling itch has settled into your brain, before you bring in a contractor or pick up a hammer - you should consider two important questions: How will you fund your project? And will it be worth it in the end? A little research and credit self-assessment can answer both questions. In addition to pulling your credit report to see how likely you are to qualify for good loan terms, you should consider the potential resale value of the improvement, how it will improve your life and if it will enhance your enjoyment of your home. Kitchen and bathroom remodels, adding a deck, or finishing a basement or attic are all popular renovations because they upgrade the most-used rooms in the house or add living space. It’s ok to design with black
B
lack is both timeless and elegant. Everybody loves a little black dress or a sleek black sports car. But when it comes to decorating, black is one of the most feared colors in the spectrum. Many people think black will make a space too dark, but good designers know that, if used properly, black is a powerful tool. I demonstrated this during a recent design project for my clients, Joanne and John. They live in an elegant house that was lovingly renovated over time by her father. Sadly, he passed away before he got to work on his dream project: the dreary family room in the basement. So, I decided to pick up where he left off. The room was really shabby, with woodpaneled walls, an outmoded fireplace and uncomfortable seating. However, the rest of the house had a lovely, traditional feeling with a neutral palette and a few black accents. I chose to bring this design scheme into the basement, but crank up the black to add much-needed sophistication. There was some structural work to attend to first. A new ceiling was installed, the room was rewired and a mysterious door that didn’t open was replaced with a wall of windows. I then painted the wooden walls a tranquil cream (after dealing with lots of primer, that is), put up some 36-inch-high white wainscoting and put down a plank-style, brown cork floor. I now had a soft, neutral room. Yet, with a
neutral scheme the eye wanders with no place to land. Black accents help focus the eye, but you have to use them wisely -- by punctuating, not overpowering. The right amount of black will add excitement and enhance the other tones in a room. I created an L-shaped seating area along two adjoining walls, brought in two beige chenille-covered sofas and added black and blackaccented pillows. These sofas share a charcoal ottoman, a round side table and an area rug with a black and neutral pattern that speaks to the new black-and-gold floral drapes. Nestled in the corner of the two couches is a tiny nook that I turned into a showpiece. I backed it with grass cloth wallpaper and put in gorgeous, white cabinetry with tempered glass shelves. Along another wall, I created a fireside lounge. The room had an old stone fireplace that was a bit of an eyesore, so I built up the mantle, painted it white and refitted it with a gas insert. To one side, I put in two very cool designer chairs that are called ‘’smoke chairs’’ and added a huge wall mirror and a black side table. No matter where you sit there is a good view of a new 54-inch television, which I put against the final wall. The television sits atop a long wooden console and is flanked by black-andwhite framed photographs. When designing with black, lighting is especially important. So, in addition to recessed
lights, I installed a crystal drop pendant outlined in black, two fireplace sconces, a bronze table lamp and a photographer’s tripod lamp. I also added some accessories: baskets, bowls, vases, artwork and framed photographs -- including one of Joanne’s dad, the master renovator.
One way to elevate good style to great style is to embrace a bit of drama. And that’s exactly what I did in Joanne and John’s space. By setting up a neutral canvas and then strategically adding dabs and dashes of black, I created a comfortable family room that has just the perfect stroke of sophistication.

My husband and I are building our first home this spring, and while we disagree on most choices for our new home, we both agree that your column is very informative and helpful. That said, we need you to settle our latest issue. It’s about our master-bathroom bathtub and the choice of materials for our plumbing fixtures. He is set in his ways that heavy-duty is the way to go, and he wants a big, cast-iron tub. Cast iron? I remember that my grandmother had a cast-iron tub decades ago, and I’m looking to build our home with modern materials and trends. My husband claims that cast iron is back in style. Can this be true, or is my husband trying to pull a fast one on me?

Sorry, but for the most part I’m going to have to agree with your husband on this. However, I do want to clear up a few points and offer more information to help you and your husband reach common ground. What I’ve seen during my 30-plus years in the home-building industry is that cast-iron fixtures never really went out of style. However, in recent years cast-iron plumbing fixtures have received even more attention than usual.
That may be why your husband incorrectly used the term “back in style.” Let’s explore some of the reasons why cast iron has been generating a lot more interest lately. One big reason is that cast-iron fixtures are made with more than 90 percent recycled materials, and most green building contractors love using reclaimed materials. The striking new colors available for cast iron provide another reason. Some of these finishes are so deep that they almost appear to be three-dimensional. New colors like black and tan and sea salt seem to float above the surface. Also, modern features have been added to today’s cast-iron tubs, like bubblemassage therapy. A bubble-massage tub has hundreds of pinholes in its bottom, and air is pumped into these holes. As air escapes through the tiny holes, it provides a very soft and relaxing massage. Finally, we do have the traditional benefits of cast-iron plumbing fixtures to consider. Features like strong, self-supporting frames, easyclean surfaces and reduced noise for kitchensink disposal use are just a few of the reasons cast iron has been around so long. I hope that, after all this information, you can understand the saying: “What’s old is new, and in this case cast iron may be good for you!”

Quick tips for home-office organization
Do you need to combine a workspace in your family or living room? Here are tips to help you organize your home office 1. Invest in adequate furniture. Offices need a clear work area, and that means providing enough space for computer hardware and peripheral equipment, a spot for reference materials, file space and locations for paper and other frequently used supplies. Make sure your office furniture provides ample space for work and storage. 2. Establish activity centers. The efficient office should be zoned into activity areas: The Work Center: which includes a clear workspace, the computer and oft-utilized office products. The Reference Center: which includes binders, manuals, a dictionary and professional books and materials. The Supply Center: which contains office and paper supplies. 3. Properly place the hardware and peripherals. Position your equipment by frequency of use. If the printer is used daily, it should be within easy reach. If the CPU is only accessed for troubleshooting, it can be placed under or next to the desk. If a scanner is rarely used, it can be placed outside the work area. When setting up hardware, be conscious of access to drives, trays and cords. Don’t block access to drawers or take up legroom with tangled cords.

One Downspout or Two?
The remedy for gutters that “runneth over” is usually just a good cleaning (removing obstructions like leaves and debris.) But if a good downpour still overwhelms your rain-carrying system, some re-engineering may be in order. A single 2x3-inch downspout can handle runoff from 600 square feet of roof. A single 3x4-inch downspout can handle twice the runoff from 1200 square feet of roof area. For larger roofs, or gutters that regularly overflow, a second downspout may be in order. For new construction and gutter replacement, always temper roof and downspout analysis with rainfall intensity in your neck of the woods. It’s also better to overaccommodate — drain-wise than to endure overflow rain-wise.
Smart Glass is on the move There’s something new that’s growing fast. It’s slick and simple and called “smart glass.” It’s window panes that go from clear to black — with the flip of a switch. And, the panes can achieve virtually any shade of gray in between — depending upon how much power you give it. The secret lies in millions of microscopic particles suspended between two panes of glass. With no power, the particles lie horizontally, allowing full light to pass through. But as power is increased, they become vertical, until they line up to block all light (under full power). Smart glass, with suspended particle devices, is still an emerging technology. Whereas it is available, it’s expensive — costing from $80 to $160 per square foot.
