Protect your home before going on vacation FROM STATEPOINT MEDIA
hile the warmer months are the most popular time for travel, they’re also the most popular for home burglaries. According to the Bureau of Justice Statistics, 65.8 percent of burglaries are residential and occur in 8 to 12 minutes. Burglars also search for homes that are unoccupied. Since nothing ruins a vacation more than worrying, make sure you’ve taken sufficient measures to deter burglars and thieves from entering your home. Here are some tips to keep your home safe and secure while you’re away:
W
REAL ESTATE
• Never indicate that you’re away from home on your answering machine message. Turn down your telephone ringer volume. Unanswered telephone calls can alert burglars to an empty home. • Show activity in your home while you’re away. Keep a car in the driveway, and keep interior and exterior lights on a timer. Consider a randomized version to turn your lights on and off at various intervals so they don’t all come on at once or always on the same schedule. • Eliminate easy entry points by keeping entry doors, windows and the garage door closed and locked while away. To secure sliding doors, invest in a door security bar

that prevents unauthorized entry. • Suspend newspaper and other deliveries while you’re out of town. Also, visit www.usps.com to hold your mail service. • If you’re worried that people who may have access to your house keys — contractors, babysitters, former roommates — might try to enter while you’re away, a new product called NightWatch can help secure your home. With an ingenious locking mechanism, this deadbolt prevents anyone from opening a door from the outside, even with a key. Install them on all doors except one while you’re away, to prevent unauthorized keyed entry. • Most people hide their valuables in

one of three places — a dresser drawer, the bedroom closet, or the freezer. Thieves know this, so it’s better to invest in a proper home safe to protect jewelry, firearms, cash and other valuables. • Given the rise in identity theft, consider installing password protection software on your home computer to deter techsavvy thieves. • Give your lawn one last trim, or ask a neighbor to do it for you while you’re gone. An unkempt lawn can encourage thieves. • Last, good neighborly relations are a great deterrent to crime. Offer to keep an eye on your neighbor’s property while they’re away and they’ll likely do the same for you.

Secrets of a solid home inspection .....................4 ith all of the stormy weather recently, protecting our families and home is on everyone’s mind. Hopefully you have an emergency kit in place with a battery-operated radio, candles, lighter and flashlight. Speaking from previous experience, having been hit by what was described as a microburst, I can’t even imagine the damage a tornado could do. Although there’s not a lot we can do to prepare for whatever Mother Nature wants to dish out to us, besides protecting our loved ones, there’s another culprit that likes to strike during the summer months — burglars. Even though I know of people who have been robbed while they were home, most burglars wait and watch until they have the opportune time to invade your privacy. It’s always good to get back home after a vacation but not if your valuables are gone and you realize someone has taken away your sense of security. Read more about protecting your home on page 2. Mortgage companies and Realtors are
W
bustling with activity right now as the moving season is in full swing. Take advantage of what the market has to offer and make one of the most important investments in your life — owning your own home. The first thing on the agenda should be getting prequalified for a loan and contacting a local Realtor to help you through the sometimes complicated and stressful task of the legalities involved with buying a house. Another aspect that should not be overlooked is getting the house inspected. Read about the importance of hiring qualified inspectors on page 4. Now that the garden is in it’s time to begin some landscaping. I always go overboard and buy way more than what we need, but it’s hard to resist when walking through all of the great local nurseries we have in the community. With plenty of room to spread out, I could easily go crazy with garden décor and there are so many ways to incorporate those items that could be considered worthy of the trash. On our deck, an old barbeque grill, whose lid is broken and the wheels won’t roll any-
more has turned into one of the best planters I’ve had. Stuffed full of moss roses, it seems to always produce the best results. Check out more ideas for outdoor projects on page 7 and learn about common landscaping mistakes on page 5. There’s something soothing about the colors of spring and summer and I try to incorporate orange and yellow into my wardrobe as well as my house. The color yellow is supposed to mean joy and happiness and besides, they say those who are very intellectual favor that color. Maybe I should wear yellow more often. The tip of the week on page 14 doesn’t have anything to do with buying a house or home improvement but about saving time. Check out the many different ways to use a microwave to cook, without heating up the kitchen with the oven. Thanks for stopping by,

Secrets of a solid home inspection elling, buying or just putting a house on the market may raise many questions. Can I get a good price? Are there any problems I should ďŹ x prior to listing my house? If I buy this house, will I encounter problems that may make me regret my decision? The sale price of a house depends on many factors, including the market, location, size of the property, age of the house, condition of the structure, what appliances might be included in the sale and even how nicely the property and building were landscaped and decorated – just to name a few. Having a qualiďŹ ed professional inspect your

house prior to putting it on the market – or for prospective buyers, before closing on a sale – can help guide your decision. But many homeowners and prospective buyers are unsure what’s included in a standard home inspection, according to the American Society of Home Inspectors (ASHI). A qualiďŹ ed home inspector will review these aspects of a property: • Roof, attic and visible insulation • Foundation, basement and structural components • Walls, ceilings and oors • Heating and central air conditioning systems • Windows and doors • Water ďŹ xtures and faucets • Decks Nearly two out of three homeowners recently surveyed by ASHI reported they saved a lot of money as a result of having a home inspection during the selling/buying of a house. Sellers use inspections to help determine potential problems that can be repaired or replaced prior to listing – potentially getting them a higher sale price. And buyers use the inspections to determine if they want to invest in the property, or help negotiate for a better price that would include the repair and replacement of potential problems. Not all home inspectors are certiďŹ ed and licensed. ASHI’s “Find an Inspectorâ€? tool allows homeowners to locate an inspector in their area. Always check with your local inspector for a complete list of services provided. “It’s important for homeowners to do their homework before hiring an inspector,â€? says Kurt Salomon, ASHI president. “Look for a home inspector certiďŹ ed through the ASHI CertiďŹ ed Inspector Program, which is the only home inspection association program approved by the National Commission for Certifying Agencies.â€? The following elements are not included in a standard home inspection: •Septic system •Electrical wiring and plumbing that is not readily accessible (for example, behind drywall or plaster)
•Water conditioning or softening system •Swimming pool •Backyard fences •Lawn irrigation system •Household appliances •Compliance with local codes •Appraisal to determine market value Before hiring a home inspector, inquire about what is covered in the inspection and ask to see a sample report. Although some inspectors provide ancillary services, it may be necessary to consult a specialist for concerns that extend beyond a standard inspection. Often your inspector will help you make this determination. Hiring a certiďŹ ed home inspector and having questions answered before putting your house up for sale - or before ďŹ nalizing a purchase price - can not only help save money, but also allow you to go through the process with more peace of mind.

Common landscape design mistakes: Mistake: Choosing the wrong size for your patio Solution: Ensuring your patio’s dimensions work with your concept for patio furniture arrangement may be the most important tip. For example, your patio should be at least 10-feet-by-10-feet to accommodate
chairs around a table with a 5-foot diameter. If you’re crunched for space, consider different furniture options, or creatively adjust your surfaces to add space behind the areas where chairs will be placed.
Mistake:
Creating a disconnect between indoors and outdoors
Solution: Consistent use of colors, materials and even plants between your patio and adjacent indoor space can make your patio seem like an extension of your home. Design consistency makes each place seem bigger and more useful when your patio doors are open.
Mistake:
Plants that don’t fit your space Solution: Choosing plants that will fit in a designated space when they reach maturity can help ensure your yard and patio don’t become overgrown. Plants that need to be sheered to fit their spaces often don’t look as beautiful as a plant that’s allowed to flower and flourish. Choosing plants that survive well in your climate will also save you time and effort.

ome people prefer to dress down their homes in the summer. I suppose to make it feel cool, and as an antidote to the summer colors reveling in the outdoors. Not me! No matter what time of year it is, these are some fabulous tips on bringing color into your home decorating for summer, on a tight budget! What do you think my first suggestion would be? Paint, of course! Paint something a fresh, vibrant color! Try taking your regular room palette, and just punch it up a bit! Or, add co-coordinating brights. If not your walls, how about a door, a piece of furniture, or a few accent pieces. Try french or periwinkle blue, sunny yellow, lavender, or fire engine red. Save the more intense colors for smaller areas, of course! Fabric is your next choice! To avoid the high cost of designer fabric, how about dyeing cheap muslin or cotton the color of your choice. Another lower cost option? Buy bed sheets, especially at the Labor Day white sales! Use fabric panels not just on the windows, but hung on either side of a doorway, behind a bed or other focal point,, tablecovall like ers, slipcovers, even used on a wall wallpaper. For the latter idea, eitherr hang a rod the length of the wall, and hang fabric floor to ceiling, or paste to the wall with liquid fabric starch. This option is great iff you rent, because it can be easily removed when you leave, with water. h colored •Save clear bottles and fill with et the sun water, set on a windowsill and let sparkle through!
•Recover picture frames or mats with a colorful fun fabric for the summer... easily removed when winter returns. •Frame and hang children’s’ drawings in bright, primary colors! This is especially great for an all white kitchen, and adds a personal touch that makes home special. •Pot up flowering annuals as houseplants... they are cheap and available this time of year, but can be grown year round inside. •Sew bright, fun covers for your throw pillows. Make them with envelope openings in back, and they can easily be removed and used again next summer! •Bring fresh flowers in from your garden! They always look better (like most things) if they contrast with the background, which is why the most beautiful vase of flowers often looks lost on that windowsill. Try putting them in front of a solid suface, and watch the flowers glow! Want more free home decorating ideas? Kathy Woodard is a nationally recognized home decorating author and columnist. Garden decor at prices you can live with BY MOLLY LOGAN ANDERSON
GateHouse News Service es, I’m stuck on a garden theme. As the days warm and we spend more time outdoors, I become obsessed with our little green patch of land. And, unlike in years passed when I thought I’d never purchase silly garden gnomes and
Y
the like, both my husband and I are starting to find we fancy a few quirky eye-catchers inside our flowing space. Here are some thoughts on how you might collect some, too, with budget in mind. Find a good nursery My favorite local nursery offers lots when it comes to financially responsible shop-
ping within its gorgeous fenced walls. Not only are the kids entertained in the multiple child-friendly areas, but they reward “Growing Club” members with bonus dollars twice yearly. Just last week, I received a $25 reward card just in time for a tree purchase we’d been planning. I can always depend on weekly specials and coupons, too, so find something similar near you and get registered. Discount retailers You might be surprised at what a few hours of searching in places like Marshall’s will turn up. With everything from decorative pots to birdbaths and other decor, there are lots of bargains to be found. Don’t overlook stores like Hobby Lobby either; they have an extensive garden section ripe for the picking. End-of-season This is one of the best frugal secrets around; you’ve just got to have the money in the budget to do it. Once autumn hits, folks are looking for fall colors and foliage, so pick up spring items at deep discounts. Many stores have clearance sales this time of year to allow space for holiday merchandise. Pay close attention to newspaper ads and flyers so you don’t miss out.
Garden swap Some folks tire of the same decor, whether inside or out. Don’t underestimate the value of garage sales or swapping with friends. Pots, furniture and decorative items are always ready for early arrivals, and you’ll get something new to add interest to your outdoor space without breaking your bank. Friends will enjoy seeing old items take on new life in your landscape while you find the same enjoyment watching your items fit into theirs.

Community composting not always the best solution he value of compost to a garden can’t be overstated. It opens dry, compacted soil to moisture and air, improves the drainage of wet soils and keeps soil pH at the right levels to make nutrients easily available to plants. It enhances soil structure to encourage strong roots, and acts as a buffer to some toxins. Compost feeds earthworms and other beneficial organisms and can even suppress some plant diseases. Regularly adding compost to garden soil plays a big part in reducing the use of chemical pesticides, herbicides and synthetic fertilizers. But don’t let your enthusiasm for compost get the better of your gardening judgment and
T
common sense. In efforts to promote reusing garden wastes, and reduce landfill burdens, many municipalities have started community garden-waste-recycling programs with either voluntarily or mandatory participation. In the best case, the return is access to a low-cost or free finished soil amendment. In my town, I’ve used this program extensively and with great success. But while using a city’s garden wastes to generate huge amounts of compost seems like a good thing, there are some important things to consider. Many programs aren’t selective about the quality of their recycling -- they collect large amounts of commercial debris on top of neighborhood scraps. Cuttings from cam-
puses, shopping centers, city parks, industrial complexes and who-knows-where-else routinely get combined with your simple weekend bag of lawnmower clippings and leaves. These landscape leavings are often treated with large amounts of chemicals that aren’t available to the homeowner, but make their way to perennial beds and vegetable gardens through community compost. Unfortunately, the life of many of these synthetic chemicals lasts well beyond the conversion to compost. As an organic gardener, that won’t work in my garden. Other undesirable ingredients that can make their way into community composting operations include meat waste, raw animal manure and domestic dog and cat feces. All carry pathogens that can infect humans. They have no place in garden compost. The spores of the Aspergillus fumigatus fungus are also common in these compost heaps and can cause allergic reactions and severe breathing problems for those with asthma and immunesystem disorders. Some cities or county operations also incorporate sewage sludge into community compost. Weed and other invasive seeds can also easily slip into the finished product, since it’s difficult and labor-intensive to keep large compost piles consistently hot enough to kill them. Legal requirements for nutrient-analysis labeling vary from place to place, if there are any at all. Simply put, there many unknowns in community compost, so be aware of the issues before using it in your garden or landscape. It’s best to check with local officials to find out just what goes into their compost. Get your own compost project going on a more human scale. There’s no trick to composting. When organic materials are piled together, bacteria start to feed on the soft, tender items. The pile heats up until microbial activity starts to slow, when you turn the pile to allow more air in and add more organic material. Fungi and other soil critters break down

Compost methods and alternatives
■ COMPOSING METHODS Compost can be made by five different methods: holding units, turning units, heaps, soil incorporation, and worm composting. The method of composting selected will depend on when finished compost is desired, the materials to be composted, and the space available for composting. ■ COMPOSTING ALTERNATIVES Remember, many organic materials such as leaves, grass clippings and chipped branches can be used as a mulch Mulches placed on the soil surface control weeds, reduce evaporation, make soil temperature cooler in summer and warmer in winter, and reduce soil erosion. In addition, grass clippings do not need to be collected for composting. Grass clippings will filter down to the soil and rapidly decompose if you mow frequently, fertilize properly and remove no more than one-third of the leaf blade. – University of Missouri Extension Center the larger and tougher items. Make sure the heap has a volume of at least 1 cubic yard. This provides enough mass to let the pile heat up enough to kill weed seeds and pathogens. A well-turned, hot pile can produce good-quality compost in as little as three months. Shred everything well and keep tough, woody materials to a minimum. Bottom line: If you want the many benefits of rich, dark compost for your garden, and the peace of mind of knowing it’s safe and healthy for you and your plants, keep it close to home and make it yourself.

A small home with a wide open feel to the floor plan spacious great room is at the core of the Calabro, a small three-bedroom home with a wide open feeling. Interesting windows, stucco detailing and a hip roof add street appeal to this contemporary Mediterranean-style plan. As a change from homes with a clear delineation between living areas, there is no formal living room or dining room in this plan. Those who enjoy open spaces will find this relaxed, comfortable gathering area quite appealing. The great room is totally open to the kitchen and offers sliding door access to a wide screened porch. The L-shaped kitchen has everything: oven and microwave, built-in cooktop, a corner appliance center, dishwasher, and pantry. An angled combination work island/eating bar provides minimal separation, and the great room has a wet bar with a counter and overhead cabinets. Laundry facilities, including a utility sink, are but a few steps away. The utility room is also directly accessible from the garage, which comes equipped with a long workbench. Amenities in the owners’ suite are surprisingly luxurious. You enter through French doors, the walk-in closet is huge, and the bathroom has twin vanities and an oversized shower. Glass blocks create a short privacy wall. The other bathroom is just inside the entry, handy for children dashing in from play. A pocket door allows two to use the bathroom at once, both in complete privacy. Bedroom three in the Calabro can be used as a study, and bedroom two boasts a vaulted ceiling and dramatic boxed-out window – an ideal location for a window seat.

Looking to amp up a room? Try these simple tricks hankfully, upgrading the look of a room doesn’t mean you have to completely redecorate. In fact, it’s surprisingly easy when you use these six simple tricks.
T
1. REARRANGE YOUR FURNITURE Sometimes all your room needs is a little reimagining. Start by rethinking the current arrangement of your furniture. Some of my friends move their furniture around all the time because it gives the room a fresh look over and again, and they don’t have to spend a penny. To gain a fresh perspective on your room, take every stick of furniture out and start over.
Best yet, have some friends help you, or hire a designer who specializes in reconfiguring spaces. 2. FRESHEN THE PAINT A coat of fresh paint is the least expensive and most dramatic way to redecorate a room. Pop open a can and go to town. Dare to experiment, because what’s the worst thing that can happen? You hate it. Easy enough. Just open a different can of paint and cover up the offending color with something new. When repainting, don’t forget your ceilings. Gone are the days when our ceilings had to be painted white. Now, your ceiling is another spot where you can express yourself

with color. When we were repainting Nell Hill’s Briarcliff this winter, I painted the front gallery our bright, clean Farm House White. Then, I warmed up the ceiling a bit by painting it our soft taupe color, Winter Wheat. Or, you could paint the ceiling the same color as your walls. I’ve done that in a couple of the bathrooms in my home, and I love how it wraps you in a colorful cocoon. If you dare, be bold and paint your ceiling a strong, contrasting color. 3. AMP UP YOUR ART I often see people pick out beautiful furnishings for a room, then style the space impeccably, yet still feel like something’s missing. Almost always, all their space needs is great art. Take a critical look at the wall space in your room. Is your existing art dwarfed by big, open walls? Are pieces faded and outdated? Do you have blank walls with nothing on them? If so, my advice is to start here, with art. Instead of spending your decorating dollars on accessories, start investing in art. Get a mix of large and small pieces, an array of mediums and subject matters. A note to parents of young children: If you are at the stage where your little ones are exploring their surroundings and tabletop accessories just aren’t practical, it’s your season to invest in art. Brighten up your walls, and no one will notice those empty side tables.

4. UPDATE YOUR LAMPS Tired-out lamps completely date the look of a room. If your lamps are from an era gone by, let them go and get some new. Or, update them with new lampshades. Sometimes just changing out the shade can work magic.

5. INVEST IN A CHEST If your room currently feels busy and clut-

tered, you may need to bring in one larger piece of furniture, like a tall bookcase or hutch, to ground the space. You’ll be amazed by how adding a big chest against a wall gives the room oomph. Believe it or not, the same principle applies to smaller rooms. Sometimes we think we need to furnish smaller spaces with small furnishings. The result can be a visually cluttered room. Instead, pick fewer but larger-scaled pieces for the space. That’s what I’ve done in my small guest bedroom. At first, I struggled with the layout, filling it full of little pieces I thought were essentials. It didn’t work. So I cleared the room and brought in a large antique armoire, a double bed and a desk that doubled as a nightstand. Success at last! 6. RETHINK AREA RUGS Area rugs do a lot to lend character to a room. And, because they can be expensive, it’s important to make sure you pick the right ones so you can keep them forever. One detail to pay attention to is the size of the rug. A common mistake people make is to pick a rug that is too small for the space, and it ends up looking like a postage stamp. The challenge is, big rugs can cost big bucks. So we’ve found a way to get around this at Nell Hill’s. We’re big fans of layering rugs. We place a larger, less expensive neutral rug on the bottom, like a sisal, the top it with a smaller, higher-quality rug, turned at an angle so it appears to be larger than it is. In my living room, I have a huge sisal rug that spans the room. Then, to define conversation areas, I’ve layered nicer, smaller Kalaty rugs on top. If you’re in the market for a new rug, consider one that features a fun geometric pattern. These peppy rugs are all the rage right now in the design world.

PRETTY GOOD IDEAS
OTHER USES FOR THE MICROWAVE
■ SOFTEN BUTTER: Place cut-up butter in a microwavesafe bowl. Microwave on low (power level 3) in 20-second intervals, checking in between. ■ TOAST FRESH BREAD CRUMBS: Spread ½ cup fresh bread crumbs on a microwave-safe plate. Microwave on high (power level 10) in 1-minute intervals, tossing in between, until beginning to turn golden, 2 to 3 minutes ■ MAKE APPLESAUCE: In a microwave-safe bowl, combine 1 pound peeled and diced apples (Macintosh, Fuji, or Gala are best) with ¼ cup water, 2 teaspoons sugar, and teaspoon cinnamon. Cover and microwave on high (power level 10) until the apples are tender, 8 to 10 minutes. Mash with a fork or potato masher. ■ COOK RICE: In a microwave-safe baking dish or medium bowl, combine 1 cup long-grain white rice, 2 cups water, and ½ teaspoon salt. Microwave, uncovered, on high (power level 10) until the rice is tender and the liquid is absorbed, 15 to 18 minutes.

TIPS&TRICKS
HOW TO CLEAR A SLOW-RUNNING DRAIN
If you dump hot cooking grease down your drain, it cools off in your pipes, hardens and starts hanging with a lot of other nasty stuff like coffee grounds, soap scum and hair. Put coffee grounds where they belong, on the compost pile out back. If it’s too late, pour a half-cup of salt and a half cup of baking soda followed by a half cup of vinegar into the drain. Allow the concoction to sit for about thirty seconds and then pour two quarts of boiling water into the drain. For best results perform this at bedtime once a month.

SWIMMING POOL CRACKED? Got a crack in your plaster spa or swimming pool that now leaks a bit? Until now, problem cracks such as this could only be repaired after first draining the pool and then using a jackhammer to tear out the bad area before resurfacing. But today, new innovations and technologies allow structural repairs to be made under water. There will be no need to first drain your pool or spa. Specially formulated epoxy is injected deep into the damaged area under high pressure. It fills and goes through the soil behind, creating a patch and a new support backing four times stronger than the pool’s original material. It is then resurfaced — also under water — and will look as good as new.
