he recent storms have wrecked havoc on a lot of roofs throughout our communities and unfortunately, scammers have done their fair share of damage as well to folks who only wanted to have their house and lives put back together. The article on page 6, which talks about roof maintenance, focuses on the damage that winter can do and ways to do preventive maintenance now. Although there’s not a lot we can do about preventing hail damage, I can’t stress enough to use local contractors for any kind of work done at your home. Your first clue the folks wanting to repair your roof aren’t local is their license plates. If they don’t say Missouri or even Kansas, there might be a problem. You can always check angieslist.com for reputable contractors. A contractor shouldn’t be calling you to inspect your roof, you should be making contact with them. Storm chasers are chasing more than just the opportunity to fix your roof. There are many things to consider

when hiring a contractor who will be allowed into your home and private space. Take the time to choose someone who will not only provide quality work but also be true to their word whether it’s mowing your grass or a major remodel. Read about contractor considerations to take into account on page 8. On the flip side of making repairs to your home is buying a new one. Even though interest rates are low and inventory is up, the mortgage industry has made people nervous to even try and qualify with so many new stipulations and regulations. The bottom line is this — all they can do is say no. It’s important to get pre-qualified before looking for a new home but don’t be nervous to take that step and make an investment in your life. Realtors know the ins and outs and will help take the stress out of understanding the legalities and transactions of real estate. Read more about home buying credit myths on page 13. I love the trick from The Carey Broth-

ers on page 14 about digging a hole with a water hose. I’m not sure it would really work but all I could imagine was standing over the hole with mud flying up into my face as I tried to blast it out. At the moment the only thing digging holes in our yard are voles. We’ve gone through all the chemicals that are supposed to get rid of them and nothing has worked. Just when we were about to give in and let them take over the side of the barn a four-foot black snake showed up and thought he had hit the bonus buffet. Looks like Mother Nature is going to take care of the voles for us. Seems like no matter how hard we try to keep the basement and garage from being cluttered, it always is. ummer will be gone in a blink, so now’s the time to spend evenings and weekends enjoying the outdoors without leaving home. Even if you have a small yard or patio, there are still plenty of ways to enjoy nature, grow something green and entertain outdoors. Michael LaConte is owner of Chicago’s Homey gallery and shared some advice on maximizing patio space. n Minimize your furniture. LaConte said a loveseat, two chairs and a table are plenty for a small patio. He also said to avoid keeping a grill on the deck so space can be used for living instead of cooking. To make the most of your outdoor area, consider furniture with built-in storage, such as benches with space on the sides, cocktail tables with deeper wells, and planters that can hold tools or toys. When picking furniture, consider how much light your patio gets. If there’s lots of direct light, opt for natural woods such as teak or furniture topped by cushions that will stay cool under the summer sun. n Use walls and ceilings. Free up the floor by using the walls for decor. Putting candleholders on the walls can make a

patio cozier, and LaConte said hanging stalks of bamboo horizontally creates shelving for items such as glasses or hand towels. Also consider adding wind chimes or hanging planters from the ceiling to create a homey

ambiance. Those who share their patio with neighbors can create privacy by installing rattan or iron dividers covered with vines. n Add art. Patios that don’t get much light are ideal for sculptures or fountains. A

sculpture can tolerate any type of weather, although LaConte recommends adding a coat of Thompson’s WaterSeal. “It’s like sunblock for your skin,” he said, and it won’t damage or discolor the piece. In addition, LaConte said, companies such as Alpine and Gist Decor make fountains that fit easily into a small area. Cats and dogs can even drink from them, but for homes without pets, LaConte recommends adding a capful of bleach or vinegar to the water once a week to prevent algae. Another new trend is small fire pots. LaConte said NapaStyle makes small pots that produce flames that add warmth, lighting and mood. “You could probably even roast marshmallows,” he joked. n Go green. A patio doesn’t have to be huge to be a growing ground for flowers and herbs. LaConte said the Ecosource Home and Garden company sells small pots made from rice that come with seeds for tomatoes, lettuce and herbs. For those on a budget, plants such as bamboo can be grown on a deck and will add color. Herbs like basil produce blooms and a fresh aroma. Meanwhile, those with space for annuals can grow bright blooms such as tulips and hyacinth. However, LaConte said to avoid growing viney fruits like strawberries in a small area because it attracts bugs. Otherwise, “if you have direct sunlight, you can grow just about anything your heart desires.”

any of us experienced damage caused by last winter’s ice dams. Were you concerned about snow and ice buildup on your roof? With the warm weather, this could be the last thing you may be thinking about. However, being prepared for the those nasty cold surprises and taking care of the preventative roof maintenance when it’s warm is a better alternative than having to make an emergency repair outside during cold or extreme weather. So on a warm and dry day, run through the following checklist to make sure your roof remains in good shape throughout the year: n Clear gutters of dust and debris. Twigs and other debris will often settle on your roof and then get washed into your gutters. Clearing your gutters at the beginning of the warm season can help to ensure that water won’t collect in them. Allowing gutters to clog and overflow could possibly cause water damage, put undue stress on your gutters and create potential ice dams. n Install roof and gutter deicing cables. These specially designed electric heating cables help protect your property by efficiently reducing ice formation along roof edges, in gutters, drains and

How to avoid roof repair scams

A little knowledge will help you identify the common warning signs of a roofing scam. Here are some basic ways to protect yourself: n Be wary of any company that contacts you out of the blue. n Follow up on any references and check with the Better Business Bureau for any complaints. n Get a least 3 competing estimates and don’t always take the lowest bid. n Ask contractors to justify their bids listing what work/materials it includes. This will allow you to make valid comparisons between any estimates. Here are descriptions of common roofing scams and how they work: downspouts. When properly installed, these products create a path for the melt water from ice or snow to drain off the roof. Installing de-icing cables during the warmer

months can keep you from having to deal with ice dams in the winter. For additional information you can contact a heating cable manufacturer, such as EasyHeat Roof and Gutter De-Icing Cables. n Inspect the places where your gutters are joined to the roof to make sure they are securely attached. Inspect your roof for mosses or other vegetation that may be growing on your shingles. After sweeping off debris or vegetation, it is recommended to apply a special removal solution (approved for use on your roof), or call a professional service to clear the roof. n Another way to minimize ice dams is to inspect your attic space to make sure it is properly insulated and ventilated. Improperly insulated attics can cause hot air to collect at the top of your home during the winter, heating the roof and causing snow to melt and ice to form. Properly insulating your attic can also help you save on heating and cooling costs, according to the U.S. Environmental Protection Agency. It may be advised to consult with a local professional service on this type of work if you aren’t familiar with insulation and ventilation systems. Once you’ve gone through your roof maintenance checklist, you can rest easy that you won’t have to get out the ladder to fix a problem and your roof is protected against the frosty weather. Elevator Ride – You take the lowest bid from competing quotes for necessary roof repair. As the agreed work is done, additional problems magically appear. The contractor won’t get started on the additional work until he is paid for work already done. These guys prey on the elderly and the handicapped because such customers cannot personally verify any damage on the roof. The scammers draw up contracts for unnecessary repair work. Insurance Scam – The contractor convinces the homeowner that they can claim more damage than actually occurred. He will write up an estimate for insurance reimbursement. The problem is that insurance investigators look for exactly this kind of fraud. It’s too easy to get caught as a willing participant. The illegality will also tend to silence the owner against any other problem associated with the contractor. He cheats the customer and blames the homeowner if any fraud is discovered.

rom outdoor living spaces to indoor sanctuaries, this time of year means a plethora of projects. But even for the most seasoned home improvement DIY-er, it sometimes makes sense to call in a professional for advice or assistance. Here’s what you need to know before hiring a contractor to bring your projects to fruition. Do your homework Don’t underestimate the power of thorough research. “Homeowners must find out the real requirements for a quality job, and the consequences of doing things wrong, cost of repairing their mistakes and stress it may put on the family when it takes so long or it has to be done over,” recommends Bob Peterson, National Association of Home Builders chairman. He urges homeowners to avoid the surprise of losing home value because of a lowquality improvement job. “Many professional remodelers will consult, for a fee, with homeowners desiring DIY,” he says. Consider this option when tackling

something new or just outside your comfort zone. be realistic “The biggest mistake homeowners make is thinking that remodeling can be done cheaply,’” says Peterson. “They do not realize the complexity of the process and the value of having a very experienced, well-organized company do the work.” Peterson says he hates to see homeowners suffer when they “get what they pay for” by selecting by price alone or choosing someone unlicensed or uninsured to do the job. The right contractor is licensed and insured, meets deadlines and offers a workmanship warranty. leave some things to the pros In Peterson’s opinion, anything that can affect the value of your home should be left to the professionals. Win the garage clutter war with pro’s organizational tips By Melissa Erickson

here’s the bike pump? How about the plant fertilizer you bought two weeks ago? Why are these snow sleds blocking the recycling bin? Is your garage too cluttered to find what you need or hold what you want? The average American two-car garage has become a no-car garage because it is crammed full with so much clutter,” said Barry J. Izsak, certified professional organizer and past president of the National Association of Professional Organizers. He likens the garage to a “purgatory” for all the stuff you don’t know what to do with. “It is ironic that the one room of our house where the door is open for the whole world to see is the most unsightly, poorly utilized and neglected. The garage has become the family dumping ground,” Izsak said. Looking for a solution to the garage clutter war? “There is a solution for everyone regardless of your budget, your organizing IQ, how handy you are and whether your garage has been a dumping ground for the past 30 years,” he said. Many garages are so crammed with

clutter that cars lose out, Izsak said. With a little planning and elbow grease, you can do better. n Be realistic and have focus. If you haven’t camped in five years, maybe it’s time to get rid of some equipment. Are you storing holiday decorations that are never used, or do you have more than one lawn-

mower? Take a good look at what you’re storing. If you’re not using it on a regular basis, it’s time to purge or donate it to charity. n Analyze your needs. Think about how you want your garage to look when it’s finished. Create a clear vision of garage zones, whether that means by individual or category (sports/gardening/tools). Then, start work-

ing. “Remove, sort, weed, select a home, containerize if necessary and replace,” Izsak suggested. n Consider the elements. Depending on where you live, temperatures can reach 120 degrees in the summer, Izsak said. Be cautious when storing paperwork, photographs and clothing in a garage. n Get it off the floor. All kinds of fancy organizational tools can be bought, but if that’s not in your budget, use some wellplaced $2 hooks to hang bikes or 4-by-8-foot sheets of plywood in the rafters to hold winter gear or fishing poles. Getting things off the floor will maximize space and make your garage seem less cluttered while keeping your things dry, clean and away from insects and rodents, Izsak said. n Be safe. Store paint, toxic chemicals and pesticides in a locked cabinet. Store heavier items on the lower shelves to prevent injury. Keep flammable items away from heat sources and work areas. Good ventilation is important while organizing; keep the garage door open. n Go with what works for you. There’s no wrong way to organize, but you should stick with the system you’ve chosen for long-lasting organization.

n Decide how much home you can afford Generally, you can afford a home priced 2 to 3 times your gross income. Remember to consider costs every homeowner must cover: property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day care if you plan to have children. n Get your credit in order A credit report details your borrowing history, including any late payments and bad debts, and typically includes a credit score. Lenders lean heavily on your credit report and credit score in determining whether, how much, and at what interest rate to lend for a home. Most require a minimum credit score of 620 for a home mortgage. 

You’re entitled to free copies of your credit reports annually from the major credit bureaus: Equifax, Experian, and TransUnion. Order and then pore over them to ensure the information is accurate, and try to correct any errors before you buy. If your credit score isn’t up to snuff, the easiest ways to improve it are to pay every bill on time and pay down high credit card debt. n Get prequalified Meet with a lender to get a prequalification letter that says how much house you’re qualified to buy. Start gathering the paperwork your lender says it needs. Most want to see W-2 forms verifying your employment and income, copies of pay stubs, and two to four months of banking statements. 

If you’re selfemployed, you’ll need your current profit and loss statement, a current balance sheet, and personal and business income tax returns for the previous two years. 

Consider your financing options. The longer the loan, the smaller your monthly payment. Fixed-rate mortgages offer payment certainty; an adjustablerate mortgage offers a lower monthly payment. However, an adjustable-rate mortgage may adjust dramatically. Be sure to calculate your affordability at both the lowest and highest possible ARM rate.
