Additions: should you build up or out? If you want to expand your living space with an addition, you’ll need to decide whether to build horizontally or vertically. Here’s a look at each option. Build up Depending on the zoning restrictions in your area regarding setback and floor-toarea ratio, you may need to add space to your home without increasing its footprint. Building up is also ideal if you don’t want to use your yard to accommodate the addition. Keep in mind that you’ll need to allot a sizable amount of living space to a stairwell.

Build out Although you’ll sacrifice some yard space, increasing the footprint of the ground floor causes much less disruption to the existing living space. Among other things, you won’t have to beef up the struc­tu­ral supports to account for the added weight, and you won’t have to open walls to access electrical, plumbing or heating lines. Flooring: the best option for every room in your house If you’re renovating your home, choosing which flooring materials to use is probably a priority. Here are some recommendations for the various rooms in your house.

flooring that mimics the look of wood. Alternatively, opt for wall-to-wall carpeting you love.

• Kitchen. This high-traffic area needs a floor that can stand up to spills and heavy use. Ceramic tiles, engineered wood and vinyl are all durable choices that are easy to clean and won’t be damaged by water.

• Bedrooms. Hardwood works very well in bedrooms, but some people prefer a soft surface, like carpeting. If you don’t like the look of wall-to-wall carpeting, area rugs laid over hardwood can provide you with the best of both worlds.

• Bathroom and laundry room. The floors in these rooms are likely to get wet more often than other rooms in the house. Ceramic, porcelain and vinyl tiles are the best choices here.

• Basement. Since they’re underground, there’s a risk that basement floors will get flooded. Vinyl and laminate planks are the best type of flooring for this potentially damp environment.

• Living and dining room. Hardwood is a common choice for living and dining room floors. You can also choose engineered wood or laminate

If needed, make arrangements for your family to live elsewhere during the renovations. Metal vs. shingled roofs If you’re in the market for a new roof, you might question whether traditional shingles or metal sheeting will work best for your home. Here’s an overview of what these options have to offer. • Shingled roofs are quicker and easier to install than metal roofs. One of the biggest advantages of using shingles is that they’re readily available and come in a large variety of colours and materials, including fibreglass and asphalt.

Unlike metal roofs, shingles are generally co­vered under extensive warranties against manufacturer errors and material defects. The biggest downside of using this material is that shingles need to be replaced every

15 to 20 years, which can end up being costly in the long run.

• Metal roofs are known for their durability and ability to withstand extreme weather conditions. They’re extremely long-lasting and won’t show signs of degradation for upward of 50 years. This type of roofing material is noncombustible, which means its resistant to catching fire. Me­ tal is also a highly recyclable material and consequently a popular option for consumers looking for an eco-friendly option. The biggest downside is that metal roofs cost significantly more upfront than shingled roofs.

Leave excavation to the professionals When shopping for a home, buyers often try to envision themselves living in a given property. Images of family gatherings and holidays may instantly come to mind, but prospective homeowners also may begin to envision changes they would make to a property if they were eventually to call it home. Changing an existing structure or building an entirely new home on an empty plot of land can be exciting. Such changes typically require excavation, which is a complicated process that may be necessary for projects big or small. What is excavation? Excavation is the process of extracting material from the ground by digging. Earth, rock and other materials may be moved during the excavation process. Can do-it-yourselfers excavate? Skilled DIYers who have participated in excavation projects in the past may be able to handle a project on their own. However, it’s important that homeowners recognize that excavation is about more than just digging in the ground. It’s a complicated process that requires the use of specialized tools and equipment.
