In such a competitive property market it is still surprising to see how many vendors fail to maximise the selling potential of their greatest asset by not following some of the basic rules of selling a property, and with summer now upon us, it may be too late for a spring clean, but its never too late to get your property ready for buyers. An eye for detail and simple changes are the factors which can make the difference between selling a property speedily and for a good price, but all too often many years of living in a property makes one oblivious to the areas in need of improvement within our own homes. The look and feel of a property starts even before prospective purchasers walk in through your front door – by that time they will already have started to form an impression. Simple things such as light bulbs that don’t work in communal hallways, signs of previous water leaks which have gone unrepaired or neighbours who regularly leave their rubbish in the communal lobbies (and yes it occurs even it the most “exclusive” developments) are obvious factors, but research has shown time and time again that a potential sale can be lost even before a client has stepped through a door. If scenarios such as those depicted above remind you of your communal areas it is in your interests to ensure your management company takes these issues on as a priority, and if they don’t, then don’t be afraid to take it further with your resident’s committee. Once you have succeeded in creating a good impression even before a buyer walks in to your property, the second and most important step comes next – presenting your home in its best light. This may sound easy but it is surprising how many vendors neglect the basic rules and try to impose their lifestyle and tastes on prospective purchasers. When a buyer enters a house you should aim to draw their attention to your property’s best features and not your possessions. To do this you must, wherever possible, de-personalise your rooms by removing personal items, such as family photographs and children’s drawings, which may distract potential buyers. Similarly, although you may prefer to utilise your living area in certain ways which suit your lifestyle, such as having your meals around the coffee table (as many of us do!), do not neglect the importance of organising rooms so that they have a specific purpose, which will allow buyers to see the full potential of the property. If you have been disciplined and presented you property in its best light so far, then there is one other consideration before you can enjoy the sweet smell of success. Avoid strong food odours, and ask friends or family to look after pets during viewings. The smell of freshly-baked bread or fresh coffee though is said to provide a welcoming feel to a home, albeit a difficult feat to juggle between work, children and viewings!
