AUTOMATION With a push of a button or voice command from a smartphone, residents can remotely control thermostats, monitor for smoke and fire, check who might be ringing a door bell or lock and unlock doors on demand. Smart homes powered by new home automation technology are on the rise, with appliances and monitors silently “communicating” with each other over the connected “Internet of Things” (IoT). With a push of a button or voice command from a smartphone, residents can remotely control thermostats, monitor for smoke and fire, check who might be ringing a door bell or lock and unlock doors on demand. The list of possibilities grows daily. The bottom line? Home automation helps you take total control of

your residence. Correctly installed and programmed, your home automation system can perform many tasks and alert you to possible issues before they start. Many security and home automation systems, such as the Honeywell Lyric system with a Total Connect app, can make your life simpler and safer through easy-to-use technology. Intuitive and Intelligent Almost overnight the IoT phenomenon has produced a dizzying new array of home services and devices. For
example, through geofencing technology (which uses GPS or RFID technology to create a virtual geographic boundary), many home automation systems can automatically perform many important but often mundane tasks. Today you can program a home automation system to detect when you are approaching or leaving your home. The system will then automatically turn lights on or off and either appropriately lock or unlock designated doors. Taking time to properly program your home automation system can provide you with new-found convenience and peace of mind over many months. It’s easy to do. Smart Scenes Many home automation systems offer specific responses to pre-determined situations. If a lifeor property-threatening situation like when smoke or rising water is detected, your home automation can have pre-set responses. The Honeywell Lyric preset response system is called Smart Scenes.

Not a problem – set your home automation system for a higher level of security that includes turning lights off and on to suggest that someone is at home. Program a video doorbell so that you can still see and respond to anyone knocking on your front door through your smartphone, even though you may be thousands of miles away. HOW TO
BUY A HOME
WHEN YOU HAVE A
BAD CREDIT SCORE Even with a bad credit score, many Americans can still reap the benefits of owning a home. Most lenders won’t consider granting home loans to Americans with low credit scores. But if you feel your number doesn’t reflect your current financial situation, there are a few options available to you that can make homeownership a reality.
Increase your down payment If you have the resources, increasing your down payment can make you a more attractive candidate to creditors. After all, the more of your own cash you put towards the property, the less risk there is for the lender.
Pay a higher interest rate Those with credit scores as low as 660 may still qualify for home loans through conventional lenders. The caveat? Higher interest rates. However, if your credit score is even lower, one possibility that may still allow you to achieve your goals is a Federal Housing Administration (FHA) loan. Again, interest rates are high and there are additional fees involved, but it may be worth it if it puts your dream home within reach.
Use a co-signer Though it may put undue stress on your personal relationships, getting a friend or family member to co-sign your loan can make you a more attractive candidate to
lenders. The best bet is to speak to local lenders about the particulars of your situation in order to determine if this is a possibility.
Get a private mortgage Big financial institutions are usually the first to come to mind when applying for a mortgage, but there are other options. A private mortgage can come from anyone who has the financial capacity to advance you the needed funds. Friends, family members and private investors are all potential lenders. There are drawbacks to this type of agreement, however, so make sure you walk in with eyes wide open.

Four tips to sell your condo quickly
If you’ve outgrown your condo, it’s time to think about putting it on the market. But selling a condo is a bit different than selling a house. For one thing, condos tend to sell faster, which may require you to move on short notice if a good offer comes in. Employ these four strategies to make sure things roll along smoothly.
1
A competitive price
You need to understand the market to know what price range is reasonable for your unit. Look at listings to determine asking prices for nearby condos similar to your own, and price yours in the same ballpark. You can go slightly lower to bolster interest from buyers.

2
Highlight your assets
Condo living is largely about the lifestyle, which is convenient and hassle-free in comparison to owning a house. Your current building undoubtedly has its own unique features to emphasize. These may include a gym, a swimming pool, a garage, a great view or a unique location. Also underline benefits provided by the neighborhood itself, such as proximity to shopping or public transportation.
3
Declutter
Store, donate and throw out as much as possible to increase visual space. Halve what’s in your closets to make them appear bigger. Keep surfaces clear and clutter-free, and pack away all personal mementos like photographs and knickknacks. Clean everything from top to bottom and fix or replace anything that’s damaged. Costly renovations, however, should be avoided unless recommended by a real estate professional.
4
Offer incentives
To crack a tough market, you can offer incentives like covering closing costs or paying condo fees in advance for a set time frame. Doing so can enhance the appeal of your particular unit and (hopefully!) spark an outpouring of offers.

Nielsen Report
Home Security has
high value
A recent Nielsen study showed across the connected home landscape, the most used technologies included wireless home security (57% of users), with one of the primary benefits being the ability to access and control the home via a single device, method, or app. http://www.nielsen.com/us/en/insights/news/2017/ connecting-and-protecting-the-big-investment-how-consumers-use-technology.html Eclipsed only by the desire for home automation (58%), the report demonstrates that the connected home clearly represents the future. Even non-users of connected home technology desire wireless home security, with 71% of non-users interested in home security as a future purchase. Safe and Secure The primary reasons for taking a look at buying a home security system include: • Overall piece of mind (64%) • Concern for possessions (54%) • Safety concerns in the neighborhood (42%) • Safety concerns for children (44%) • Safety concerns for pets (39%) Whether it’s people, possessions, or pets, wireless home security protection allows residents to live secure and minimize anxiety, even deterring crimes before they happen through signage and the increased level of difficulty to break into a home with notice.

Multiple Layers of Security Several security and home automation systems exist
that can address the critical functionality required for a security system, such as Honeywell’s award-winning Lyric controller. These types of controllers serve as the comprehensive nerve center for a variety of home automation and security solutions. Their advanced technology can detect an intruder’s movements, discern breaking glass, and communicate directly with an UL-approved central station. It even detects and differentiates animals weighing up to 70 lbs., allowing your pets to move freely around your home without accidentally triggering off a false alarm. Security systems connected to the Internet can be a gateway for trouble. Utilizing Honeywell’s proprietary

Next, set off on a voyage of discov-
ery! Tour the neighborhood’ to better acquaint yourself with your new environment. municipalities offer guided or selfguided heritage tours. Visit the local information center to find out more! Finally, head online. The city’s official website provides valuable information about things like waste collection schedules and overnight parking rules in addition to a schedule of community events for your leisure. Blogs and forums are also great sources of information, especially when it comes to well-kept secrets only known to locals, like hidden bars and delicious food at crazy-low prices!
Eco-friendly
advice for moving day There are plenty of ways you can reduce your ecological footprint when relocating from one home to the next. If you’re keen on protecting the environment, be sure to follow these five eco-friendly moving tips. 1. Recycle whenever possible. You’ve sorted through your belongings and are now faced with a mountain of junk (tattered clothes, broken appliances, forgotten toys, etc.). Before feeding the trash can, find out which items are recyclable. For example, you can drop off broken electronics at a nearby depository. For safety reasons, never dispose of solvents, oils, leftover paint or other hazardous materials
by throwing them in the trash or pouring them down the drain. 2. Give your goods a second chance. If many of the items you no longer want are still in decent condition, organize a garage sale and place a classified ad in your local newspaper. Better yet, donate them to a local charity. 3. Don’t buy boxes. Instead of buying boxes that you’ll end up throwing away, ask local business owners if you can take some empty boxes off their hands. You can also rent plastic bins to help transport your belongings from point A to point B. Use bed sheets, towels or old newspapers instead of bubble wrap to

protect your fragile items from damage. 4. Rent a moving truck. Think of all the gas and time you’ll waste driving back and forth in your small car on moving day! Renting a truck is a cost-effective alternative that respects the environment.
5. Choose green products. Is your new home in need of a thorough cleaning or a good paint job? Be sure to carry out such chores with products that aren’t harmful to the environment. In need of new appliances? Opt for energy efficient brands!

If you’re planning on selling your home, it’s wise to consider making a few strategic upgrades. A fresh coat of paint is a great place to start, but if you have the budget, certain renovations can raise the value of your property and accelerate its sale. Wondering which projects to tackle? Consider the following.
Top three ways to INCREASE the RESALE VALUE of your home AN EXTRA BATHROOM
Putting in an extra bathroom isn’t cheap, but you’ll make a profit in the long run. You don’t want to eat up too much usable space, but if you have a rarely used closet or perhaps a room under the stairs, then go ahead and put in that call to your contractor. Existing bathrooms can also be updated for a decent return on investment.
THE KITCHEN
If you can only update one room in your house, make it the kitchen. Modern cabinetry, granite countertops, recessed cabinet lighting and new appliances will add real value to your home — as much as seven per cent, in fact.
AN INCOME SUITE
Nothing entices buyers quite like the possibility of offsetting mortgage costs with rental income. Whether it’s in your basement or another part of your home, an income suite is guaranteed to increase the value of your property.

3 common decorating mistakes to avoid A home decorator can be a valuable asset when it comes to decorating your home. However, undertaking a creative endeavour on your own can be extremely rewarding. Here are three common mistakes you should avoid when decorating your home by yourself.
❑ THE BIG PICTURE Choosing the right backsplash for your kitchen or ceramic flooring for your bathroom can be difficult. The motif you’ve selected looks good on its own, but not so much once it’s laid next to hundreds of identical tiles. A good way around this is to print several larger images of the design you’ve chosen from the manufacturer’s website. Lay these copies down directly on your floor to get a better idea of how the overall finished product will look. Don’t forget to choose your tiles according to their intended use; porcelain is more durable than ceramic, and therefore better suited for high traffic areas.
❑ IT’S NOT ALL ABOUT MONEY Price shouldn’t be the only determining factor when it comes to decorating your home. Equipping your bathroom with an inexpensive faucet is a good way to save money. However, brass faucets — while more expensive — will last a lot longer, regardless of the quality of your water. Similarly, big sales and low prices are enticing when buying furniture for your home. But making purchases without measuring first will cause you headaches down the road.
❑ LESS IS MORE When it comes to decorating your home, keeping it simple is the way to go. An overabundance of small elements can leave a room feeling tacky and cluttered. Instead, have one focal point to draw the eye’s attention, and then complement it with a few light touches scattered throughout the room to add style and depth.
