Where to buy in Ireland in 2017

T

HE Central Statistics Office in Ireland has issued its Residential Property Price Index for 2017 — in other words, where the most expensive properties can be found, where the bargains are, and whether you need to hurry. And the answer to the last question is, probably yes — particularly if you’re looking for a property in the west of Ireland. Prices are rising fastest in the west of the country, notably in Galway, Roscommon and Mayo. Here the increase is almost 20 per cent over the last year, while in Dublin the rise was only eight per cent. Overall, the property market has recovered to some extent since the crash - now only about 30 per cent below that all-time high.

It emerges that Clones in Co. Monaghan and Castlerea in Co. Roscommon are the cheapest areas in the Republic to buy a house — although overall the county of Roscommon’s prices are rising rapidly. Dublin is, predictably, the most expensive area in the country, with traditionally fashionable areas such as Greystones and Glenageary having some of the highest prices. Locations within commuting distance of the Irish capital are also amongst the second highest prices. In general, the cheapest prices in the Republic are a large swathe of the midlands that stretches from parts of Ulster, such as Monaghan and Cavan, across to the fringes of Connacht, notably

east Galway and east Mayo, and as far south as Tipperary. You might expect to get a house in this area for anything from €56,500 to around €120,000, although bargains are still available. In March a two-bedroom country cottage in Co Cavan was on the market for just €10,000. At the other end of the scale, properties on the coast are expensive, especially fashionable areas such as west Cork, west Kerry or Galway coastal areas. These can fetch as much as €280,000. The coastal areas of Donegal and Sligo, along with parts of Clare and Kerry represent a step down in price, typically ranging from around €80,000 to €120,000. In Ireland the top house prices are,

predictably enough, clustered round Dublin. Going by average price, in the year to February 2017 the most expensive Eircode area was D06 (Dublin 6) with an average price of €724,711. This includes areas such as Ranelagh, Rathmines and Rathgar. The 10 most expensive Eircode areas by average price in the same period were all in Dublin. The second most expensive area was Dublin 4, where the average price was €711,919. Dublin 4 includes the areas of Ballsbridge and Donnybrook. The least expensive Eircode area over the last 12 months was Clones in Monaghan, with a price of €50,000. The second least expensive was Castlerea in Co. Roscommon where the median price was €56,500.

Six figure properties in the Six Counties

OUSE prices in the North of Ireland rose by six per cent last year. Prices are continuing to climb, but remain well below their peak, recorded just before the property crash in 2007. Prices subsequently more than halved between 2007 and early 2013, but have been inching upwards since then. The rise, according to the NI Residential Property Price Index, is across all property types, and in each of the Six Counties. But there are wide variations, and a notable disparity in how fast values are rising in different parts of the North. Some of the lowest priced-houses in these islands in the past have been recorded in Derry City and Strabane. But in these two

locations prices were up by 11 per cent during 2016. However in parts of Fermanagh and in Omagh, Co. Tyrone, the rise was around two per cent. The average standardised price, across all property types in the Northern Ireland, now stands at £125,480. That compares to £97,428 at the bottom of the market in 2012, but is still far below the highest peak of £224,670 just prior to 2007. The increase in prices in the North during 2016 was not uniform across property types. The largest hike was in the apartment sector with prices up by 11 per cent. For all other types — terraced houses, detached and semi-detached properties including bungalows, barns (yes, a few were


The Irish Post sold as dwelling houses) and castles (ditto) the increase was about five per cent. The council area with the highest average price is Lisburn and Castlereagh (£149,600) and the lowest is our old friends Derry City and Strabane (£108,464). Somewhat surprisingly, the number of properties sold in 2016 was 21,669, down slightly on the 2015 figure. There are some gems on the market if you’ve got deep enough pockets. Ballycrenan on the Craigdarragh Road, Helens Bay, Bangor, is a seven bedroom detached house offered by Simon Brien Residential for £1,395,000. Helen’s Bay in Co. Down is one of the most sought after residential areas in the North. Built in 1907, Ballycrenan, is a substantial period residence with superb views over its woodland gardens to Belfast Lough. It’s not quite a manor house, but near enough — and with style to spare. If properties over a million quid are a little outside your budget, Michael Chandler Estate Agents has a few places on the market for substantially less. There’s a nice detached bungalow on the Lisleen Road in Gilnahirk, not far from Stormont in north Belfast. With four bedrooms and three reception rooms the asking price is £399,950. In Saintfield, Co. Down, Michael Chandler has a nine bedroom detached house on the go for £845,000. So that’s well above the NI average of £125,480; but then the Peartree Road property has a spacious driveway “for cars boats and caravans” as well as surrounding gardens and lawn. In Derry, Oakland Estate Agents have an impressive property in Derry on their

books. Clooney Park West in Derry is a detached seven bedroom house on the market for £599,950. Oaklands also have the substantial property Ballyarnett House on the market for £1million. “A spokesperson told The Irish Post: “The property market is certainly moving at the minute, particularly in the city. “And occasionally historic mansions such as Ballyarnett come up for sale. This is a house full of character and steped in history.” For property under the Northern Ireland average, head for Tyrone. The Old School, Cavan Road, Dromore, Omagh is on the market for £44,950. The agents, Pollock, say: “Seldom does such a property become available in this much sought after location.” That’s grade-A estate agent speak but it would be fair to say that the easiest way to fix up this particular Old School House would be to tear it down and build a new one. But even then it could represent a bargain; this is a lovely part of Ireland and property prices are likely to increase here exponentially. Allens Estate Agents & Auctioneer & Land Agent in Co. Tyrone have a nice bungalow on the market for £174,950. Claggan Lane (no. 32) in Cookstown, Tyrone has four bedrooms, a good sized garden that is ‘well-maintained’. In other words, you could sell your flat in Walthamstow (roughly £400,000) install yourself in Cookstown, and still have enough to keep you going for a few years.
