“We were standing out back and we could hear porpoises swimming. We knew this was it. We loved the lot, so we took the home down to the foundation,” Chris said. The couple worked closely with an architect to design a two-story, 5,600-squarefoot beach dream centered around a towering wall of windows that showcases the 360-degree panoramic view. The twostory view surrounds the living area and fills the space with natural light. “When we were discussing the floor plan, the architect said, ‘You can get two more bedrooms upstairs,’ and I said, ‘Oh no, no, no," Chris said with a laugh. "I knew I wanted a place I could watch the sun and the moon rise out of the sea." Another focal point of the home is its double porches along the front and the back to take full advantage of the views of Hunting Island and the 18th hole of the Ocean Point Golf Course. The unprecedented luxury of the Lowcountry
T
he luxury home market is heating up on both sides of the Broad River in South Carolina. South Carolina is known for its smiling faces and beautiful places. Southern charm is abundant here, and property taxes are low. According to the Economic Policy Institute, the cost of living in South Carolina is 12 percent below the national average. Last year, consumers seemed to be operating with a renewed but cautious optimism. The stock market was strong, wages were edging upwards and home buying activity was extremely competitive. Not much has changed in 2018 in terms of those measures, yet there is a sort of seasoned prudence mixed into the high emotions that go with a major expense like a home purchase.
We are now several years deep into a period of rising prices and low inventory. Those in the market to buy a home have caught on. As sellers attempt to take advantage of rising prices, expect buyers to be more selective. Across Beaufort County, median sales prices moved higher, days on the market decreased, and months supply of inventory was also down, indicating that demand increased relative to supply. Real estate officials say confident buyers are scooping up historic homes in Beaufort and water-oriented properties on Hilton Head Island. Meanwhile, they say, wealthy second-home owners are finally willing to sell. In addition, luxury developments are taking off and capital improvement projects are boosting home values across the market.
Competition is expected to remain fierce for available listings. Savvy sellers and buyers know there are deals to be made. Multiple-offer situations are commonplace in many communities, and good homes are routinely off the market in a brief time. It is evident that a favorable economy keeps hungry buyers in the chase. In the luxury market, when you compare other resort and beach communities — such as the Hamptons, Palm Beach or Nantucket — to the Lowcountry, you are sure to find unprecedented luxury at an enticingly lower price point.
