From the ground up { about the idea home project }

The 2016 Charter One Realty Idea Home designed and built by Arkiteknic Custom Homes broke ground in August 2015 and was the first of its kind in the Lowcountry that allowed audiences of The Island Packet and The Beaufort Gazette to follow along with the entire custom build. The home was a custom-build collaboration between builder Antoine Iskandar and architect John Pittman intended to showcase the latest in design ideas and style trends. “It was our agenda to push the building model forward, to showcase where architecture and design is going. We wanted to make sure it was the best calling card we could come up with,” said John, who served as design consultant on the project. “There is a lot of risk involved in a project like this. We took it very seriously.” The two-story, 5,600-square-foot home has a style indicative of New England, with cream-colored board & batten HardiPlank siding and light washed cedar shake accents. Large covered porches, tabby accents, an outdoor kitchen,

two-story balcony and a paver driveway anchor the home to the Lowcountry. The home has four bedrooms — including a master suite that runs the length of the house — five and a half bathrooms, two living areas, as well as a bonus room over the garage. The Bluffton home went on the market in March 2016 with a list price of $1,195,000. It sold shortly after to a Canadian couple looking for the perfect vacation retreat. With this house in the books, Antoine is looking toward the future. “Designing houses is always evolving. We’re constantly learning from what we’ve done and improving for the future,” Antoine said. “This house has been tremendous for us. The layout, the functionality of it is fabulous. We’re taking what we’ve done, elaborating on it, and plan to build another one. But certainly this is the best house we’ve built so far.”

MARBLE COUNTERTOPS ➤ ABOUT THE PRODUCT The kitchen countertops are gray and white Carerra marble. The main island was fabricated from one slab and weighs about 1,600 pounds. ➤ FROM THE BUILDER “The corners of the island could easily have been cut to sit flush with the surface. HAND-CRAFTED CUSTOM LIGHT FIXTURES ➤ ABOUT THE PRODUCTS Hanging overhead in the dining area, kitchen, foyer, bonus room and master bathroom are custom light fixtures made from recycled metals, rock crystals, and local oyster shells. ➤ FROM THE DESIGNER “In addition to being eco-friendly, the light fixtures have a local connection. OUTDOOR LIVING ➤ ABOUT THE SPACE Outdoor living is a cornerstone of the home. The house has two porches, an oversized balcony with golf course view, and a screened-in patio with a tabby fireplace and kitchen. ➤ FROM THE DESIGNER “The house celebrates outdoor living, something we get to do year-round because of our mild climate. OPEN INTERIORS ➤ ABOUT THE SPACE An open floor plan connects the living room, kitchen, and dining area. Furniture selections embrace the contemporary, with smooth surfaces and clean lines. MASTER SUITE ➤ ABOUT THE SPACE The master suite stretches the length of the home. It features cathedral ceilings with exposed beams, a sitting area, 10-foot sliding doors, a morning kitchen, his and her walk-in closets, and a spa-like bathroom. ➤ FROM THE DESIGNER “This floor plan is very popular and we’re seeing variations of it through the area. In the master suite, the vanities and breakfast kitchen are Omega walnut cabinets (available at Peacock Cabinetry Inc.) in a gray-brown pumice finish. TABBY FIREPLACE ➤ ABOUT THE PRODUCT The home has three fireplaces — in the downstairs living area, upstairs family room, and on the screened-in porch — each made from tabby, a material indigenous to the Lowcountry. RELAXING COLOR PALETTE ➤ ABOUT THE PRODUCT Shades of brown, taupe, blues and greens pair with bright white trim to give the home a relaxing feel. The home’s main hue is a taupey neutral named Sea Salt. EXTERIOR ➤ ABOUT THE PRODUCT The home’s exterior features vertical HardieTrim board and batten siding with cedar shake accents. This style of siding includes 16-inch vertical panels topped with thin boards to cover the seams. The fiber-cement siding offers high durability and low maintenance. ➤ FROM THE ARCHITECT “The siding is a very traditional style for Lowcountry homes. GOLF CART GARAGE ➤ ABOUT THE SPACE With 10-foot ceilings and a generous space for two cars, the garage also includes separate golf cart parking that can comfortably accommodate two carts.
