I am thinking of selling my house, is now a good time to sell and what should I be aware of?

Yes, now is a great time to sell your property as the market is buoyant. I would always suggest when it comes to selling your property, select your Estate Agent carefully. Going into the offices on your main high street and speaking with the agents face to face, to make sure that they understand your needs and are able to guide you through the whole sale process. When selling some of things that you should be aware will include, the correct asking price, your position known as a “chain” and if you need to carry out any works or changes to your home before you sell. Price is still a key factor as you need to price correctly in order to sell if you start too high you can push good buyers away and again too low means you achieve less than your home is worth, so good experience and advice in this regard from your agent is key. Your status, or chain is also crucial, are you going to sell first and then be chain free or indeed only agree to sell once you have a new property to purchase too and then become part of a chained transaction. With regard to works, generally we find that it is best to sell as is without doing any works, whichever works you do can often create more issues although in some cases works are needed.
