renew this year
Did you renew your real estate license in 2010? If so, you MUST renew again in 2012. The Real Estate Commission changed the staggered renewal periods for licensees to even-year renewal cycles with the transition that began in 2010. For real estate licensees who are currently on a two-year renewal cycle, 2010 – 2012, you are expected to complete eight-hours of continuing education prior to June 30, 2012.
After June 30th, 2012, the Real Estate Commission will revert to the staggered renewal periods. For last names beginning with letters A - K, you will receive a notice to renew your license for one year only. You will renew again in 2013 and take four hours of continuing education to complete that process. For last names beginning with letters L - Z, you will

Foreclosures and Short Sales - Dilemmas and Solutions: With the recent real estate crisis, foreclosures and short sales have become hot topics in the real estate industry. Many real estate professionals are bound to encounter properties going through a foreclosure or short sale. Foreclosures & Short Sales: Dilemmas and Solutions provides students with the necessary background information to understand why foreclosures and short sales have become more prevalent in most markets. This course describes how predatory lending and fraud schemes lead to a more volatile market.This class also gives students the opportunity to walk through the steps appraisers take to determine a value range for a foreclosed property by looking at and analyzing available comparables and market data. “As-is” value, “as repaired” value, and other approaches to value that are often used when appraising foreclosed or short sale properties are also discussed. Also covered are the appraisal report forms and documents that you need to be most familiar with, especially when dealing with foreclosure and short sale properties. New legislation and regulations that were developed in response to the real estate crisis are discussed, as well as future concerns for appraisers. Mortgage Fraud: A Dangerous Business: One of the fastest growing whitecollar crimes in the U.S. is mortgage fraud. Industry insiders like appraisers, real estate agents, mortgage lenders, and title professionals, are especially vulnerable to mortgage fraud. You may be involved both knowingly and unknowingly. It is your responsibility to know what mortgage fraud is, recognize and prevent involvement, and protect your customers from being victims to it. Using the HP12C Calculator: In this course, we will explore the basic functions of one of the most essential tools for real estate and appraisal professionals—the HP 12C calculator. Regarded as the state of the art in the industry, the HP 12C is easy to use with a minimum of training. You will learn about the different functions available including the essential time value of money calculations as well as cash flow calculations. You will be exposed to numerous examples and situations that relate to actual calculations you may need to perform in the course of your career.
