INTRODUCTION Forsyth is at the epicenter of a neighborhood rich in culture and history. Beginning with immigrant artisans who peppered the streets peddling their silk fabrics and hand-crafted furniture, to the 70’s and 80’s - when artists made the neighborhood their canvas and gathered in local venues to form political and artistic movements - many of which stand as the foundation of the neighborhood’s character to this day. The Lower East Side is entering another renaissance – one of creative artistry with an appreciation of the past to pave the way for a brilliant future. THE NEIGHBORHOOD From bucolic farmland to urban outpost of artisanal restaurants and shops — Forsyth Street and Lower East Side have had an historically lively ethnic past and an enduringly American spirit. ¬¬

ORIGINAL What is today the Bowery was originally the Wickquasgeck Trail, which connected the villages of early Manhattan island natives. In 1625, the road formed one border of the Dutch settlement of New Amsterdam.

REVOLUTIONARY Some of the area’s earliest settlers were freed black slaves who worked the land on small farms — “bouwerijs” in Dutch. The British peacefully took over and renamed the city in 1664. Eventually, the farmland and orchards were consolidated under the ownership of the powerful and wealthy James de Lancey. After the American Revolution, the Loyalist de Lancey family’s holdings were confiscated, and their land — a large portion of what is now the Lower East Side — became public. President George Washington not only slept in the neighborhood — he lived here. The first executive mansion of the United States was on Cherry Street.

ASPIRATIONAL In 1817, Second Street was renamed after Lieutenant Benjamin Forsyth, a North Carolinian hero in the War of 1812. At that time, though the slums and gangs of Five Points weren’t far away, modest working-class housing lined Forsyth Street and the very upscale, nearby Bowery theater district rivaled Broadway. In the middle of the 1800s, Forsyth Street was at the center of Kleindeutschland — “Little Germany” and hundreds of thousands of Irish arrived in the city, driven by The Great Famine. As the century progressed, subsequent waves of hard-working, freedom- and fortune-seeking immigrants —Eastern European, Italian, Greek, and Chinese — would make the Lower East Side their first American home, creating denselypopulated, largely insular enclaves.

PROVOCATIVE… AND PROGRESSIVE By the 1860s, the Bowery had acquired its longlived, gritty reputation. At the same time all over the Lower East Side, desperately overcrowded tenements and unregulated industries bred unhealthy living and working conditions. As reformers agitated for improved housing and labor laws, Forsyth Street became the site of both Karl Marx’s International Workingmen’s Association NY headquarters and a seminal 1886 horsecar driver strike riot. Out of the tumult arose critical wide sweepingand local advancements, including Sara Roosevelt Park. Opened in 1934 and still in use today, Sara Roosevelt Park was “America’s finest playground,” and provided fresh air and recreation to mothers and children while honoring the neighborhood’s ethnic diversity.

SHOPPING AND ENTERTAINMENT From the late 19th Century into the middle of the 20th Century, the Lower East Side’s diversity included Yiddish-speaking Jews. At one point, an estimated 400,000 contributed to the wild popularity of local Yiddish theater, which influenced the budding music careers of George and Ira Gershwin and Irving Berlin, who all grew up in the neighborhood. These Yiddish speakers bought their groceries and wares from pushcarts on Orchard Street — which retains its reputation as a shopping district.

DIVERSE… AND ARTSY After World War II, the Lower East Side was one of the first neighborhoods in New York City to become integrated. In the 1960s and 1970s, cheap housing costs brought another wave of immigrants — from the Philippines, Korea, Bangladesh, the United Kingdom, and many other countries — as well as poets, writers, artists and musicians. At the end of the 20th Century, the neighborhood began the development and resurgence that continues today.

THE TEAM CHARLES SAULSON, DEVELOPER Artist, builder & developer Charles Saulson has been active in lower Manhattan for the last 35 years. He is the founder of Molten Metals, a steel company specialized in the fabrication and installation of structural steel, stairs, and decorative metal works for hotels and development projects throughout New York City. Notable projects include the Rivington Hotel, 195 Bowery, the Mercer Hotel, and the reconfiguration of the original YWCA building into SGI headquarters. 204 Forsyth is his third solo development and fifth overall development below 14th Street. Additional projects include houses in Westchester and Easthampton, New York.

CANAL DEVELOPMENT PARTNERS, DEVELOPMENT CONSULTANT Canal Development Partners (CDP) is a full-service real estate development company with expertise in real estate finance, construction and asset management. Based in DUMBO, Brooklyn, the firm focuses on developing residential and commercial properties throughout New York City. CDP’s founders, Jon Morse and Doug Bomar, have more than 25 years experience developing residential and commercial properties. The firm has been involved in the acquisition and development of more than 25 properties and has raised in excess of $600 million in debt and equity for the development of over 700,000 square feet.

Z ARCHITECTURE PLLC, ARCHITECT Z Architecture PLLC was founded in 2003 by Alexander Zhitnik, Architect. With education and work experience in Europe, Israel and the US, Zhitnik’s approach to architecture emphasizes both practicality and harmonious integration of new structures with the existing historical and cultural context of a landscape. Initially specialized in Urban and Architectural Design, since 2006 Z Architecture has worked increasingly with real estate development of high end, multi-family residences in Brooklyn and Manhattan, as well as hotels and medical facilities. The firm offers development and design-build services, bringing a full scope of architectural and engineering design, expediting and construction management services under one roof, and insuring seamless coordination of all stages of the process.

FOUNDATIONS GROUP, CONSTRUCTION Formed in 1993, Foundations is a building and construction management group, built by architects trained at the Cooper Union School of Architecture with an understanding of design and detail. Foundations’ project managers have diverse experience in designing, managing and building complex ground up construction, high-end residential and commercial projects in New York. Over the last two decades, Foundations has been responsible for over one million square feet of construction projects in New York City that range from ground up buildings to building additions, conversions, gut rehabilitations, highend residential, commercial fit outs and museum exhibits. The firm has been written up in innumerable architectural magazines and notable national and international publications.


PARIS FORINO INTERIOR DESIGN, INTERIOR DESIGN Established in 2012, Paris Forino Interior Design is a full-service boutique design firm specializing in high-end residential, hotel and restaurant projects. The firm has experience in all aspects of interior design from inception of the plan, through design development, construction drawings and construction management to the oversight of every detail of the decorating process. Current projects range from a gut renovation of a 10,000 square foot townhouse in the West Village, a boutique wine bar and hotel lobby in Chelsea, a 30-story condominium building on the Upper East Side and what is to be the premier residential condominium building in Stockholm, Sweden. Each project is a thoughtful and detailed conception, melding the traditional with the modern. A chic, elegant, and understated glamour infuses all designs.

Q&A with CHARLES SAULSON WHAT WAS THE IMPETUS TO BUILDING 204 FORSYTH? In 2011 while looking for a new project, I learned that 206 Forsyth was for sale. Although I had lived on the Bowery from the mid-1980s through 2005, I never really ventured east, so I walked over to check it out. I was immediately struck by the energy and how dramatically the area had evolved. I purchased 206 Forsyth and began to investigate the availability of the neighboring Jesuit school at 204 Forsyth. As fate would have it, the school was beginning their last term and the building was moments away from going on the market. Interest grew and a bidding war ensued – which luckily, I won. WHAT WAS YOUR INSPIRATION AND GOAL FOR 204 FORSYTH? With great respect, I wanted to build something that was contemporary and forward thinking, yet timeless and appropriate within the context of the neighborhood. I was drawn to the open space of the park and felt it was important to design large windows that would bring the outside in. WHAT IS YOUR HISTORY IN THE NEIGHBORHOOD--HOW LONG HAVE YOU BEEN LIVING AND DEVELOPING IN THE AREA? When I first moved to the Bowery, I was a working artist - a sculptor. In 1990, I shifted my focus to steel work and opened a steel fabrication and manufacturing company. Over the course of the next 15 years, I worked within the hospitality industry and expanded to working with real estate developers. That experience was a springboard for my career in developing real estate. WHAT ARE YOU MOST PASSIONATE ABOUT IN THIS PROJECT? As an artist, it was important to create something that would integrate natural features like space, air and light with timeless design and quality craftsmanship. 204 FORSYTH IS COMPRISED OF 11 RESIDENCES. WHAT DISTINGUISHES THE RESIDENCES AMONG THE COMPETITION? The homes have sense of space, and a great vibe inside and out. Just like the neighborhood, there is nothing cookie-cutter about it.
