Things are looking up for the Spanish property market, with an increase in sales, writes Mark Stucklin of Property Spanish Insight

T

he number of Spanish home sales inscribed in the Land Registry was up by 18% in February compared to the same month last year, the biggest February increase since the boom years more than a decade ago. There were 37,412 Spanish home sales inscribed in the Land Register in February, and 41,480 if you include homes subsidised by the Government, known as VPO, all according to the latest figures from the National Institute of Statistics (INE), based on sales inscribed in the Land Registry. Home sales have grown by double digits in most months since March 2014, when the Spanish housing market recovery started. That said, sales are still down by 44% compared to the peak year of 2007. Sales in the boom years were exaggerated and unsustainable, so not a normal benchmark, but there still looks like room for more growth. Bear in mind these figures are based on sales inscribed in the Land Register, not sales completed in the month. As such they lag the market by a few months. More timely figures from the Association

Sales were up 59% in Castellón province, home to the Costa del Azahar, in what looks like the first signs of recovery in a coastal market that has suffered the crisis longer and harder than most.

The overall picture is one of surging sales in most areas of Spain that attract foreigners in significant numbers, with the exception of the Catalan provinces of Barcelona, Girona, and Tarragona. In come the big guns SIR Richard Branson is one step closer to opening the ‘best ecoresort in Europe’ after hiring former general manager of La Residencia, Marie Aastrup Duffy. LAM Rock queen Suzi Quatro, has named Mallorca as her favourite holiday destination. Quatro, who has sold more than 55 million records in an illustrious career spanning over five decades, owns a home in the seaside village of Bendinat. She purchased the twobedroom apartment with her husband Rainer Haas in 2003 and has never looked back. “We get to relax, go to restaurants and shop – it’s a place to unwind,” she has revealed. “I fell in love with it the first time I visited. “I like the pace of it – that you could be loud at the disco and quiet at the beach.”

Mallorca’s very pretty and peaceful and it’s always felt safe to me.” Quatro famously played at Brian Robertson’s last gig with Thin Lizzy in Ibiza in 1978 and has confirmed that she would ‘love to do another gig’ in the Balearics.

A VEGAN hotel has opened in Mallorca. The Ecocirer Art Hotel, in Soller, is the first vegan-style bed and breakfast in the Balearics. Located in the heart of the old town, the intimate family-run hotel has been redesigned and redecorated with the environment and sustainability as top priority. “Ecocirer is committed to the conservation of our earth, allowing you to explore the beautiful Tramuntana region, its flora and fauna,” said owner Barbara Martí, who is the daughter of well-known Mallorcan artist Francesca Martí. Barbara, who is writing a vegan cookbook, and her husband Martin, from Holland, have turned the house from the 1900s into a stunning six-bedroom hotel. The days starts with a ‘plant-based’ breakfast created by chef Barbara from delights grown in the estate's gardens, along with seasonal treats from the local market. Everything inside the hotel, with the exception of the beds, is recycled through restoration and creativity. Colourful chairs and tables have been recovered and given a new life, along with lighting fixtures and decorations.

Looking for a loophole MALLORCA’S most controversial rural development has come under the spotlight. The 21-home scheme Petit Deia has been sent for an official check up. The Counsell de Mallorca is reviewing the license granted by Deia town hall, and has confirmed it will intervene if it finds any breaches in law. It comes after various complaints about the development were reported in the media, including the Olive Press. Local green groups argue that its licence should be null and void as it was granted in 2007, when planning laws had not been updated since 1992. It has not stopped Mar Capital starting to prepare the land for the project, even though rural planning laws are far more restrictive these days. “Despite developers already starting construction it is not too late to prevent it being built and causing problems in the future as we have had in Llucalcari, Ses Covetes in Campos, and the apartments of Cala Llamp, in Andratx,” claimed a spokesman for political party GOB in a statement.

The island’s architectural maestros making an impact around the world

ALLORCAN architects have been impressing both at home and abroad. Most recently, studio OHLAB was labelled as one of the ‘most important emerging architects in Europe’. It comes after its renovation of the Purohotel Palma and the offices of the Relojeria Alemana in Carrer Colon. Meanwhile, OIB Architecture has created Mallorca marvels like Portals Hills hotel and the retreat hotel Cal Reiet.

Award winners GRAS Reynes Arquitectos have also won over critics, with their Tennis Terrace project in Santa Ponsa and the contemporary house Kubik Extension. Duch Piza and CMV Architects have also been attracting global attention for their respective Es Princep hotel in Palma and the Casa London in Llucmajor. Below we have rounded up the best projects on the island by these up and coming architects.

Kubik Extension GRAS extended a traditional detached house in Mallorca by adding a series of contrasting Corten steel boxes. The existing white-painted building was left intact, with the extensions joined to external walls or added to gaps between the structures. The steel volumes contain new facilities including an indoor pool, spa and game room, while a roof deck provides additional outdoor space with views of the nearby bay.

Son Julia Son Julia is a beautiful 15th century mansion. It has 150,000 square meters of farm and is surrounded by almond, fig and olive trees. The hotel opened its doors in 2006 and, apart from its magnificent rooms, it offers exquisite gourmet cuisine in its two restaurants, a Spa, wellness therapies and large spaces for holding events. ALMA will become the first Spanish city to ban short-term tourist rentals. The legislation aims to combat mass tourism on the island which has led to overcrowding and soaring rental costs for locals. During 2015 and 2017, the number of

unregistered short-let apartments on the island grew 50% to reach 20,000. Out of the 20,000 available, only 645 properties were found to have the correct licences. “Palma has always been a bold and diverse city,” said Mayor Antoni Noguera. “We believe it will set a

There will be a complete ban on apartments in blocks of flats. Family homes will be banned from renting if they sit on protected rural land, or are near the airport or in non-residential areas.
