Brits still investing in Spain despite Brexit uncertainty

RITISH demand for properties in Spain has remained strong despite uncertainty surrounding Brexit. The last quarter of 2017 showed a 7.6% increase in prices and a huge 19.8% increase in sales. Meanwhile foreign year on year sales rose by 20.4% to 15,266 purchases. Foreign sales in last three months of 2017 were led by the British with 2,384 sales, followed by French and German

nationals with 1,242 and 1,198 purchases respectively. This rise in British engagement was also a quarter-onquarter increase of 0.9%. UK nationals now account for 16% of the overseas property market share in Spain, which is an 8% lead on French nationals who account for the second highest number of foreign homeowners. Brits are on the up following a slight drop postreferendum, writes Mark Stucklin

HE British voted to leave the EU in a referendum in June 2016. What impact has the referendum result had on British demand for Spanish property so far? Surprisingly little. The number of British buyers dropped significantly in the second half of 2016 after the referendum, but has been recovering since then (see chart). In annualised terms, British demand declined for five quarters between Q3 2014 and Q3 2017, but then started growing again in Q4 20017.

The British are still by far the biggest group of foreign buyers of Spanish property, almost double the next biggest group – the French. Agents and developers tell me they have seen an increase in British buyers with budgets above €400,000, and a fall in numbers in the middle market between €200,000 and €400,000. Some buyers in the middle market are trading down, bolstering the lower end. I’ve heard one theory that Brits with financial resources are getting money out of the UK and into European assets like Spanish property before Brexit really bites.

you can see from the chart below. But whilst the pound has fallen below its level in 2013, British demand

has been far more resilient. A weaker pound means that some British buyers will be trading down, but in

volume terms British demand has been surprisingly unaffected by the referendum result.

WO Irish brothers who sunk their life savings into a bankrupt Andalucia resort are spearheading a campaign to help others who have been ripped off in Spain. Ollie and John Reel are battling the banks to claw back sums of up to €500,000 in lost deposits for projects that were never built as the Noughties property crisis kicked in. Working with a top lawyer in Benidorm, they have set up Reclaim in Spain, an agency dedicated to liaising with victims and pursuing the banks through the courts in cases where the developer has gone bust. They have already won eight cases and two settlements and have hundreds more on their books. “We have over 300 cases in court already for Irish/UK investors since we started working in June 2016,” says Ollie Reel, a former PE teacher from Armagh in Northern Ireland who gave up his job of 24 years to help others like him. “The first Irish cases were submitted in November 2016 and a couple in Galway became the first

ow how time flies ....... Two weeks have passed by already! Is that an age thing or is it the same for everyone?! Naturally when busy, time does have a tendency to race - trying to juggle new clients, keeping on top of business in general and when adding my involvement in extra community-based activities, it does feel like my day has shortened by at least 3 hours!! However on a very exciting note since my last column, I was successful in hunting down a 3-bed frontline apartment in the Mardavall development for a client, with an offer accepted and Option Contract on its way as I write – so that was a super successful two weeks J!! Acting as a Buyer’s Agent and specifically representing their interests in this instance - which is my specialist area - I strongly believe that a big part of my work is assisting my clients far beyond the purchasing process in establishing themselves in Mallorca; helping them to settle in and integrate easily into the community, introducing them to key services and contacts to assist in whatever they require – with strong friendships being forged along the way. It is in fact is one of my favourite aspects of the job. So I do like to keep myself up to date with new restaurants, hotel openings and innumerable events in order to keep my ‘Little Red Book’ up to date. Speaking of which - one event that should be on everyone´s agenda in April – and one in which am very proud to be involved as part of my ‘extra community activities’ - is the Soiree with the Stars, a 4 Michelin Star Charity Dinner at Finca Son Mir on April 21 in aid of the JoyRon Foundation and the phenomenal work that they do supporting children in need in the Balearics. It is sure to be a special, ​and unique event with Marc Fosh, Adrian Quetglas and Fernando Arellano each preparing a separate course (with talent like that in a single kitchen… J). Aside from this, another one of my passions is supporting and sharing ‘conscious living’ and wellbeing related issues - and I was delighted to learn that the local government in the Balearics Islands is putting in place some policies to become the ‘greenest’ tourist destination in Europe. With plans to include banning disposable plastics by 2020, 100% renewable energy by 2050 and solar panels compulsory for new buildings - this is all great news to me! This will of course effect building regulations but equally, the quality of the life that we live here and the air that we breathe, all adding up to making the Balearics an even more attractive place to live. Exciting times ahead, and well done Balearics!!

The firm explains: “The scenic location has very few high buildings, so we were told to avoid creating a site that was overly tall. “To pay respect to the nearby surroundings, the

building uses a white exterior with cross-laminated wood panels. “On the interior the ground floor uses brick walls on two sides of building, while using the aforementioned wood panels elsewhere throughout the house. The resulting space is a home that blends seamlessly into the landscape. “It’s a house for a family sensitive to the environment.”
