AN expat has been jailed for faking a heart attack to avoid picking up the cheque in at least 20 restaurants in Spain.
The 50-year-old, originally from Lithuania, will spend 42 days behind bars after failing to pay two fines for his series of theatrical dine and dashes.
His modus operandi was identical in almost every eatery he targeted, the majority of them on the Costa Blanca.
He was a man of habit and would always order several glasses of ‘White Label’ whiskey to wash down a Russian salad, a dish ‘he seems to like quite a bit’, said one restaurant owner. Among the targets were El Buen Comer and Sale&Pepe, in Alicante.
“It was very theatrical, he pretended to faint and slumped himself down on the floor,” said the manager at El Buen Comer. “We have sent his photo around to all the restaurants to try and stop him from striking again.”
A worker at Sale&Pepe said: “We’ve all received a warning with his photo telling us
to be careful and to not serve him anything.”
The Welsh native was diagnosed with a rare form of bowel cancer known as GIST tumours.
According to her brother, Karl Winslade, Helen was not expecting to stay in the UK for an ex-
tended period and their ‘small pension’ could not fund Helen’s accommodation, food and travel costs.
Because each incident was considered a small amount of money, they are only considered as ‘minor crimes’.
However the restaurant owners are now planning to file a joint complaint which could land the man up to two years in jail.
A lawyer from the prestigious firm Navarra Sancho said: “He has taken advantage of the legal system, with such small fines unpaid it’s difficult to achieve a longer sentence in prison.”

PEOPLE resident in Spain are not automatically covered for emergency treatment on the UK’s National Health Service even if they are British citizens. They should get an EHIC (European Health Insurance Card), which is free in Spain and available to people enrolled with their regional health department. This ensures emergency health care is available during trips to the UK and EU countries on the same terms as in the visited nation.
In the UK this means attention would be free, although in some other countries charges may apply on the same basis as locals pay.
It does not cover any private healthcare or costs such as a return flight.
It also does not cover your costs if you are travelling for the express purpose of obtaining medical treatment.
The impact of Covid 19 ‘wiped out’ their business, leaving the couple to live ‘on a very small pension’.
The case is a warning to any expats considering visiting home without medical insurance or failing to travel with the correct forms in case of an unexpected health scare.
Under current laws, if you are not a UK resident, you must produce relevant documentation to receive free NHS treatment - including an EHIC (a European health card) or GHIC card, or a so-called S1 or S2 form.
Alternatively, you can request a Provisional Replacement Certificate, which will cover healthcare in the UK for the length of your trip.
Since a Go Fund Me page was launched at the start of August, only €210 of the couple’s €5,000 target has been raised.

A NEW witness claims he saw Maddie McCann suspect Christian Brueckner running from a rape of a young expat in Portugal.
The hotel worker on the Algarve claims he saw the German fleeing the apartment in Portimao at dawn. He was able to identify him as blonde-haired Brueckner as he had taken off his mask to flee. “He came forward recently with his evidence,” a German source told the Olive Press. “His testimony is very credible.”
The employee had been arriving early for work when he allegedly spotted him. His
evidence comes after ‘others’ identified seeing a man climb up to attack Hazel Behan, 20, in 2004. Behan, now 40, believes she was followed home to her apartment, which had a balcony ‘easy to climb onto’. “I’m sure it was, blondehaired Brueckner, who spoke to me in English with a German accent,” she told the Olive Press this week. She added: “If Portuguese cops had put a ‘call’ out for info at the time, this witness might have come forward then.”

THE owner of a popular expat bar destroyed in an arson attack has described it like a ‘scene from a horror movie’.
Zoltan Eisenberger, 49, told the Olive Press how his Irish pub, the Harp Bar, in Calahonda, had been left in ruins after the 5am attack.
Police are now investigating after the Hungarian handed over ‘concrete proof’ of who undertook the attack.
“Someone set it on fire and we have evidence,” said Zoltan, who has owned the bar for 10 years.
“The person behind the attack wasn’t stupid and knew exactly what he was doing. The beer garden is completely destroyed and the bar is gutted, like something out of a horror movie.”
He added: “Maybe it was a jealous business rival or a disgruntled ex-employee, who knows.”
It comes after video footage showed flames engulfing the site as locals called in firefighters.

THE home of Spanish footballer Sergio Ramos was robbed while his four children were inside, it has emerged. The raid at the sprawling La Alegria estate, in Bollullos de la Mitacion near Sevilla, was targeted by robbers last Wednesday.
According to the Guardia Civil, Ramos and his wife Pilar Rubio (pictured)were not at home but their four children and their caregivers were.
The thieves struck while Ramos was away playing a Champions League match against French club Lens. His wife, meanwhile, had been travelling for work.
The robbers took luxury watches, jewellery, designer clothes and cash. No one was injured.

FAR-right fanatic Tommy Robinson has threatened the Olive Press after we revealed he has been using a luxury €1.5 million Spanish villa to film his extremist podcast. Robinson used the property in L’Albir during the summer months hosting a series of British and American extremist figures.
As we reported last issue, the Costa Blanca villaowned by billionaire fashion tycoon Philip Day - even saw the likes of Proud Boys founder Gavin McInnes. In retaliation for the article, Robinson claimed he had ‘found out’ where our reporters live.

However, Olive Press investigations actually reported that Robinson was NOT residing at the
€5,000-a-month, six-bedroom villa, but merely using it as a filming location.
Robinson was declared bankrupt in 2021 and is currently unable to open a bank account or monetise his social media channels. It raises questions about how he could afford to rent and use the villa.
The four-time imprisoned ex-convict has previously spent time in Gibraltar and on the Costa del Sol. He is currently facing another jail stint back in the UK for contempt of court and will appeal a conviction for the stalking of a journalist at the Independent newspaper. MARBELLA’S nine year October heat record has been smashed by Cordoba.
The inland city saw a soaring record temperature of 38.2°C this week, beating the Costa del Sol resort’s 37.5°C record from 2014. Meanwhile Badajoz recorded 38C, Sevilla 37.5C and Jaen at 37.3C.
Around Spain, 40% of Aemet weather stations reached 32°C on Monday, with no signs of cooling down as the week progresses. Temperatures were up to 10 degrees higher than normal, with heat warnings issued for Cantabria, Galicia and Pais Vasco.
It is the first time extreme heat warnings have been issued in October.

SPAIN saw a 9% rise in abortions last year with 98,136 procedures in 2022. There were 11.68 abortions for every 1,000 women aged between 15 and 44, compared to 10.7 in 2021.
This figure is the highest since 2013, when it came in at 11.74. The vast majority (83%) were carried out in private hospitals, while 91% were for personal requests. Some 27% had previously had an abortion. This compares to 18.2 women per 1,000 in the UK and only 5.58 women in Germany.
Sanchez victory looms
A SPANISH family were stunned to find a family heirloom was a genuine work by Baroque master painter, Anthony Van Dyck.
The painting, ‘Presentation of the Baby Jesus to Saint Barbara’, is expected to be worth between €5 million and €13 million.
According to their lawyer, the Jaenbased family had ‘no idea’ the painting was so valuable.
“They saw it as a part of their daily lives,” revealed Luis Baena, this week, adding the family are not interested in money and their wish is the painting ‘goes to Sevilla’. The family have had offers from
auction houses worldwide, but have so far ignored the offers, hoping the Sevilla Museum of Fine Arts will make ‘a fair and reasonable offer’.
The painting is believed to have arrived in Jaen during the 17th century when hundreds of Flemish families lived in Andalucia.
Over four centuries later, the canvas had significant signs of wear and was restored by a team of Andalucian experts.

The nomination came after the monarch held a fresh round of meetings with Spain’s political leaders, the second he has had since the inconclusive general election held on July 23. Sanchez will need the support of the new leftist bloc Sumar as well as smaller groups, including Catalan nationalists who are demanding serious concessions for their pro-independence cause. He will this week meet with the leader of Sumar, caretaker deputy PM Yolanda Diaz, to explore the possibility of a new leftist coalition.

Warning for all
THE shocking NHS bill sent to expat Helen Winslade should be a warning for all Brits in Spain (Sickening, p1).
Despite having lived all her working life in the UK and having paid national insurance and a host of other taxes, Helen was unable to access free healthcare when confronted with an emergency during a visit home. No one expects to fall ill when travelling, let alone have their bowel rupture, but life is unpredictable.
We sincerely hope that Helen is now on the mend after finally making her way back to Spain with her husband Carlos in Seron, near Almeria.
However let this be a lesson to all of us to ensure we are covered when returning back to Blighty. Get your EHIC card, fill in a so-called S1 or S2 form or make sure your health insurance is extensive enough to cover the worst possible scenario.
Pathetic act
THE vandal who targeted a string of UK-plated cars in Marbella was, by all accounts, acting as a lone wolf and not part of a wider anti-tourism campaign (Go home Brits, p4).
This should provide some comfort for those with British cars planning to park along the picturesque Golden Mile going forward.
Although it will provide little to those who had their vehicles daubed in pink graffiti and tyres slashed.
What is for certain is that the vandal does not reflect the overwhelming view of the locals, whose businesses depend on returning tourists each year.
It was a pathetic attempt to ward off UK visitors, who are still the most important market for Spain’s tourism industry.
The person responsible should be made to pay the costs of all the damage he caused.
Let’s hope he is sufficiently punished to stop him targeting more cars in the future.

When will German Maddie McCann suspect finally get his day in court over the missing toddler? Jon Clarke analyses the timescale, the ‘confession’ in Spain, PLUS five other sex crimes in Portugal?
IT’S the case that never seems to close. Now into its 16th year, the mystery over the disappearance of British toddler Madeleine McCann in Portugal, has still not been solved. But, it’s creeping ever closer to coming to trial, after a landmark ruling in Germany. It involves a court in Braunschweig finally accepting it has the jurisdiction to try its former resident Christian Brueckner, 46. As well as the abduction and murder of the British toddler in May 2007, he is also due to be charged with five other serious sex crimes. These are three rapes and two child sex offences, all taking place on the Algarve between 2000 and 2017. Feel like you’ve read that before? You did, almost a year ago on October 11 when
the Olive Press revealed exclusively Brueckner was set to be charged and sent to trial by ‘this Spring or Summer’. The German sex offender - who is currently serving seven years for the rape of a 72-year-old American expat on the Algarve in 2005 - saw complex committal proceedings against him officially begin back then.
It involved getting permission from Italy, the last place he was living as a free man in 2018, to confirm an extradition request to bring him back to Germany.
He had also been made an official suspect (or arguido) over the Maddie case in Portugal.
But then things came to a shuddering halt for prosecutor Hans Christian Wolters and
the victims, including former Irish holiday rep Hazel Behan, 40. Brueckner’s lawyer, Friedrich Fulscher, put a spanner in the works claiming the regional court in Braunschweig had no jurisdiction to hear the case, because their client’s last formal address
was not there but in a backwater of former East Germany.
He claimed he had resided at a derelict box factory in Neuwegersleben and should actually therefore be tried in the nearby regional court in Magdeburg.
While Brueckner bought the factory back in 2008 or 2009, prosecutor Wolters argued he had never actually lived there and was never officially registered there. “He only spent the odd night there in his winnebago,” he told me earlier this year.
But in a bombshell decision, in April, the regional court sided with Fulscher, ruling Braunschweig had no jurisdiction to hear the case.

ONE of Brueckner’s alleged victims, Irish mother-of-three Hazel Behan, 40, told the Olive Press she was ‘looking for ward to finally facing him in court’. The former Algarve resort worker, from Dublin, was just 20 when she was tied up, beaten and tortured during a four-hour filmed ordeal, in 2004.
She is certain the blonde-haired, blue-eyed Brueckner was her attacker. “I’ve been waiting nearly two decades for closure on the attack that changed the course of my life,” she said. “I need this whole saga to end.”

THERE is a flock of birds that is making its way south from the Alps to Andalucia for an annual migration this autumn - nothing too out-of-the-ordinary about that.
Apart from the fact that the critically endangered Northern Bald Ibises are being led by a human in an ultralight aircraft on their 2,000km journey to Jerez.
Known for its dark feathers and distinctive bald red head, the Northern Bald Ibis vanished from Spain and Europe three centuries ago.
Until recently, there were only two surviving populations left in the wild; one in Morocco, of roughly 600, and another in Syria, with fewer than 10.
A breeding program at the Schönbrunn Zoo in Vienna helped establish northern populations and now hand-reared chicks have been trained to follow a caregiver in an ultralight aircraft to establish a southern migra tion route to southern Spain.
The plucky Ibis is not the only bird species long-extinguished in Spain to have made a comeback, thanks to the efforts of conservationists.
After going extinct in the 1980s, the Osprey was brought back to Spain in 2013.
Twelve Ospreys were taken from their nests in Scotland and released into the Basque coun try north of Bilbao.
More recently, British Red Kites helped to save their Hispanic cousins from going extinct in Spain.
As with so many bird species in Spain, numbers of this raptor have been decimated by the illegal use of poisons, hunting and habitat degradation and loss due to high-intensity agriculture. Experts grew alarmed when the breeding population in Spain
dropped to a mere 50.

These birds, equipped with GPS transmitters, are now getting accustomed to their new surroundings.
It is part of a plan to release between 40 and 50 Black Vultures to go with the already-healthy Griffon Vulture population.

BACKIt has not all been an unbridled success in conservation efforts to return majestic, long-extinct birds of prey to Spain, however. A program to reintroduce the endangered Bearded Vulture to the Maestrazgo area of southeast Aragon has been halted over concerns about proposals for a massive new windfarm in the area.
There are fears that wind turbines, numbering over 100 with some reaching 150 metres in height, could spring up directly in routes known to be favoured by existing bearded vultures in Spain.
Windfarms already in the Aragon and Navarra area extracted a harrowing toll on various bird species between 2020 and 2022, according to conservation experts.
This includes 1,387 Griffon Vultures, six Egyptian Vultures, 30 Golden Eagles, 58 Short-Toed Snake Eagles, and 76 Red Kites killed. Thankfully Bearded Vulture numbers have already rebounded, with more than 200 pairs, in no small part due to a conservation and reintroduction program initiated 40 years ago.

The calm and unflappable man, with decades of experience prosecuting serious crime, had successfully argued that Brueckner had last lived in Braunschweig, where he ran a kiosk/bar (above) and lived above it, while also renting an allotment home nearby. He also proved he had never applied for electricity or water at the deserted Saxony-Anhalt factory, nor had he put himself on the electoral roll there.
And most importantly, I can reveal, he discovered that Brueckner himself had actually applied for state benefits, via an address in Braunschweig, as recently as 2017.
As he explained to the Olive Press: “It’s been a long process to slow up the case by his lawyers, which has been upsetting for everyone, not helped by the amount of paperwork and the summer break.
“I’ve never seen a case like this and it has personally been very frustrating.”
While he refused to speculate on the exact month for the trial - because there are other suspects on remand, whose trials ‘must come first’ - he added a trial over missing Maddie probably wouldn’t be set until next year. “We haven’t finished investigating yet and we need a bit more time,” he explained last week.
So it is now all up to the new female judge at Braunschweig court to set her diary for 2024. Either way she is likely facing two trials of the century next year!

AN unexpected surge in loggerhead turtles nesting along the beaches of Spain is driven by climate change, conservationists believe.
This summer, 27 nests have been recorded, marking the highest number since the first loggerhead turtle nest was documented on the Spanish coast back in 2001.
This year there have been 10 nests recorded in Catalunya, eight in Valencia, two in Murcia, two in Andalucia and five in the Balearic Islands. This compares to a total of just 38 nests in Spain and the Balearics between 2010 and 2022. This unusual nesting behaviour has been called a crucial development for turtle conservation and renewed

MALAGA has successfully reintroduced 14 chameleon specimens into their native habitat during September, marking a significant step in their conservation efforts.
The most recent release took place last Thursday, September 28, in the coastal areas of Parador de Malaga Golf. This initiative is part of the Municipality of Malaga's ongoing efforts under the Department of Environmental Sustainability. Since the initiation of this project in 2011, a total of 893 chameleons have received care and rehabilitation.

Scientists suspect this is be cause of historically warmer sand temperatures that are perfect for incubating the eggs.
Sand temperature records from 1950 to 2019 reveal that thermal conditions suitable for the regular nesting of log-
ing on busy tourist beaches, special measures such as 24 hour guards being put on sites have been needed to safeguard the eggs and hatchlings.
SPAIN is losing its decade-long war on the Asian Hornet - sometimes known as the ‘murThe vespa velutina, first arrived in Spain from France in 2010, when 17 nests of the invasive insect were detected in Galicia. Fast forward to 2022, and there were 22,200.
And they do live up to their nickname. They killed a 54-year-old beekeeper in May 2020 when one stung him in the eyebrow.
That same month, a 73-year-old man died after a swarm attacked while spending a day out in the countryside with his wife.
THE YOUNG ARE RIGHT
ADULTS don’t always know best. I read with interest last week about a group of six young people from neighbouring Portugal who have issued legal proceedings against 32 countries.
They rightly accuse these countries of taking insufficient action over climate change and that they have failed to reduce their greenhouse gas emissions as they committed to do when they signed up to the Paris Agreement to limit global warming to 1.5C. Their basis for the legal action, filed at the European Court of Human Rights in Strasbourg, is that their fundamental human rights have been violated. Governments’ reluctance to effectively combat climate change directly impacts on the right to life, privacy, family life and to be free from discrimination .
Forest fires that have plagued Portugal in the last six years are a direct result of global warming they claim. The extreme heat has had a major impact on their lives – being forced to spend more time indoors, sleep deprivation, inability to concentrate or exercise, an increase in eco-anxiety in the younger generation, and harmful health implications (more
allergies and respiratory conditions).
I think they are right. Hats off for initiative. They are not doing it for money. They are genuinely worried. One of the claimants, Mariana Duarte Agostinho, who is 11-years-old, still gets frightened at the sound of a helicopter flying overhead. It takes her back to 2017 when more than 50,000 acres of forest was raised to the ground and their family home was covered in ashes.
“I want a green world without pollution, I want to be healthy” says the youngster. “I’m really worried about my future. I’m afraid of what the place where we live will look like.”
Hard to argue against that. She’s completely right. If only politicians listened and acted. And talking of politicians……..

So sang the British band Jilted John back in 1978. That chorus line always came to mind when I saw ex British Prime Minister Gordon Brown on the television .
Not so now. My opinion is changing.
Last week he rightly accused world leaders of coming up ‘abysmally short’ in their efforts to lower carbon emissions. Strangely, the same words were used by the head of the United Nations recently. Brown has a cunning plan. He thinks that the world’s richest oil states should pay a windfall tax to help poorer nations combat climate change. As oil prices soared they raked in fortunes.
Next month COP28 takes place in oil-rich Dubai. It’ll be interesting to see how that argument plays out. Don’t hold your breath.

THE remains of a sunken ship, potentially a Spanish warship dating back to the 18th century, are being investigated by divers.
It is believed to be the El Fernando, which was constructed between 1750 and 1751, and historical records indicate it sank in 1760.
A team of nine archaeologists are analysing the remains off the coast of San Pedro Alcantara, (Marbella).
The study is focussed on identifying the wreck and assessing its condition.
It is located on a sandy and gravelly seabed at a depth ranging from four to seven metres.

STEVEN Spielberg was ‘very sad’ after being forced to give up the Alhambra Palace as a filming location for Indiana Jones, it has emerged.

In the second quarter of 2023, prices nationwide increased by 3.6% compared to the same period in 2022.
It follows a healthy 3.5% year-onyear boost during the first quarter of this year.
The latest statistics mean prices have been rising in Spain every quarter since 2014.
That’s almost 10 years of continuous and steady growth.
Driving the uptick has been the construction of new-build homes, which are popping up across the country, but particularly on the Costa del Sol and Costa Blanca.

who only purchased 2.7% fewer homes in the first quarter of 2023 compared to 2022. That is a strong sign of demand given the sharp interest rate rises this year and the worsening cost of

The surprising figure has emerged in a fascinating new report on the resort by leading agent Panorama. It comes as the luxury market - defined by the agency as homes over €2 million - proves to be even stronger than 2022. “Some agencies are reporting an increase in sales of up to 20% at the high end,” explained author of the report Chris Clover. Of foreign buyers, the British are still the main
living and inflation crises hitting Spain’s most important foreign buyer markets in the UK and Germany. In particular, the number of purchases by foreigners fell by just

buyers with 16% of purchases, followed by Swedes, at 12%, Dutch at 8%, with the Belgians and Germans not far behind.
Asking prices in all price categories in Marbella have risen, on average, by about 15% between June 2022 and June 2023, reaching a new alltime high of €4,233/m2 – approximately double the average asking price per m2 of 10 years ago.
2.7% year-on-year in Q1 2023, compared to declines among Spanish buyers of a 9% for second-home purchases and a 12% for first-home purchases.
In addition, this strength in sales among foreigners follows the significant rebound of 2022, when they grew by 30.7% compared to 6.4% growth for home sales as a whole.
As a result, they now account for a much larger portion of total sales (19.5%, according to the Ministry of Transport, Mobility and Urban Agenda), and this is partly down to the fact that foreign buyers are less dependent on credit when purchasing property.

So which nationalities go more for second-homes/investments, and how have the preferences changed over time? The chart answers the question.
Using data from the notaries going back to 2007 it looks at non-resident buyers from the main foreign markets for property in Spain (excluding markets like Morocco, which are in a completely different segment).
In 2022 the Swedes had the biggest
proportion of second-home buyers, with almost 90pc of Swedish buyers being non-resident, followed by the Danes at 83%, and the Belgians at 80pc. At the other end of the scale were the French at 60% (meaning 40pc of the French who buy a property in Spain are already resident), and the British at 61pc. The Germans and the Dutch were at 72pc, both having increased significantly since
2020.
The interesting thing about the British (in this context) is they have gone from the highest proportion of all nationalities in 2007 buying second-homes/investments abroad (77pc at the time) to the second-lowest last year, a hair’s breadth ahead of the French.
Why? I suppose that many British buyers back in 2007 were ‘investors’ who got inveigled into flipping and other such folly, and they disappeared from the market when the bubble burst between 2008 and 2010 (Swedish and Danish second-home buyers remained constant through that period). British second-home buyers recovered somewhat between 2013 and 2016 (Brexit referendum time), and have been declining ever since, a small uptick in 2022 notwithstanding.
FOREIGN BUYER BAN!
ANDORRA is taking action to combat property speculation and banning foreigners from buying property.
The bid to battle soaring prices has been introduced in the Pyrenean principality until a new tax can be introduced.
The microstate, between France and Spain, has decreed the temporary moratorium as it has become increasingly hard for its 84,000 inhabitants to buy a home.
“We are faced with a real estate epidemic,” explained politician Cerni Escale.
“Some of our citizens are being forced to leave the country because
they can’t afford the luxury of living here any more.”
Prices have risen by 12.8% in the six months up to April, with an estimated €1 billion of foreign capital being invested in real estate last year.
The moratorium will look into setting up a new tax on foreign buyers, which will then be used to build affordable housing for residents.
It comes while there has actually been a rise in construction in Andorra over the last year, albeit most of it luxury homes.
Estimates say that there are around 3,000 empty apartments owned by foreign investors.
NEARLY 100 stylish homes designed by Italian luxury brand Dolce&Gabbana are set to go on sale in Marbella.
There are already ‘between 40 and 50 buyers’ on the waiting list for the homes that will be completed by 2026.
Preparation work has begun on the site in the Sierra Blanca area and a show apartment will be ready by 2025.

MALAGA province has recorded the highest rises in house prices this year. Buying a property is 18% more expensive than it was 12 months ago with the square metre averaging €2,818, according to Pisos.com
The increase is almost three times the national average, which has gone up by 6.8%.
The second highest rises overall were in the Balearics where prices went up 16.8% over the last year.
The islands are also home to the most expensive property, with the average per square metre costing €4,150.
Next comes Madrid at €3,524/m2, the Basque Country’s Gipuzkoa (€3,049/ m2) and Barcelona (€2,993/m2).
In terms of cities, Malaga city prices rose by a whopping 17.2% only beaten by Palma de Mallorca, where prices rose by 19%.
San Sebastian is the most expensive city in Spain to buy a flat, with the square metre averaging at €5,872.
TOP DOLLAR
A TRIO of Malaga resorts have been ranked among the five most expensive to rent in Spain.
Benahavis, Marbella and Estepona are among the country’s priciest spots, according to a study by Idealista Benahavis is Spain’s most expensive municipality, with an average monthly cost of €3,232.
Meanwhile, Marbella ranks third with rental prices at €3,259 per month.
Fourth place goes to Estepona, with tenants needing to shell out an average of €2,710.
Meanwhile, fifth is luxurious Sotogrande, just up the coast in Cadiz province, where rentals average €2,665 a month.
Mijas, also on the Costa del Sol, ranks 10th on the table with monthly rentals of €1,777.
Benalmadena ranks 17th (€1,381), Puerto de Santa Maria 22nd (€1,210), Malaga city 26th (€1,127) and Fuengirola 27th (€1,111).
The average rental price for properties in Spain experienced a 9.3% increase from April to July as the country’s residents are facing the highest prices ever recorded.

Demolition at ‘Rural Marbella’ megaproject
ALL unfinished buildings, including a planned hotel and dozens of half built houses have to be knocked down at a controversial golf macroproject in Extremadura.
The four-star resort, called Marina Isla de Valdecañas, was built on an island in a reservoir near Caceres.
The project, which already has its golf course and a hotel open, must knock down a half built second hotel and other villas and return the land back to how it was found.
It is a win for local green groups, who have been campaigning against the project in Berrocalejo for over two decades.
They argued it had been constructed in a protected area for birds and wildlife and should not have had the backing of the regional authorities.
“In the end all this could have been avoided,” said a lawyer for Ecologistas en Accion. “We maintained from the start that it was illegal.”
The developer, Jose Maria Gea was given a
stay of execution to demolish the rest of the resort in June this year, when Madrid’s Constitutional court paralyzed the demolition over its giant cost.
The decision is being appealed in the Supreme Court, which will make the final decision.
Dubbed a ‘rural Marbella’ by the Spanish media, it was sold as a hidden getaway to wealthy Spaniards, including the son of former leader Jose Maria Aznar.

Now the 14th century religious gem on the Costa Blanca is to get a new lease of life as a five-star hotel. The Castilla Termal group has taken out a 50-year lease on the Monastery of San Jeronimo de Cotalba, in Al-
fauir, near Gandia. The hotel chain, which operates upmarket wellness hotels in converted historic buildings, will need to spend millions to convert the former Arabic estate. Building began in 1388, when Duke Alfonso of Aragon granted the Hieronymite monks of Javea permission to cons-
truct the heavily fortified home. Pope Gregory XI had initiated the move a decade earlier in 1374 after the monks' former home was continually overrun by Barbary pirates. Of course, one of the best known vertical gardens in Spain is at the sister CaixaForum in Madrid, where the wonderful wall is now nearly a decade old.
The 78-foot wall was designed by Patrick Blanc and has 250 different species surviving entirely without soil, instead using pipe structures to support them and anchor their roots. The wall is watered via perforated pipes, with 50% of it recycled once the other half has been absorbed.

There are, and will remain for the near future, shortages of many types of properties, especially the high end. Nevertheless, there are also many new and refurbished properties coming on line: the construction and sales of off-plan properties will no doubt accelerate.
• Rising interest rates are unlikely to affect demand for luxury Marbella property. As far as the luxury end of the market is concerned, probably 90% of sales are made without bank financing, so there will be little impact on the luxury end of the market.
• Prices are still competitive compared to other luxury destinations. Prices in the ultra-prime areas have risen to record highs. But Marbella still remains competitive and has become the ‘must’ place to buy a second, or even third, home.
• Neighbouring municipalities along the Costa del Sol will continue to enjoy an increasingly solid market, not only due to the factors described above, but also due to the outstanding features intrinsic to each of these areas.
• Marbella’s reputation as a lifestyle destination has never been stronger. Despite uncertainty in some areas, the convergence of world events has clearly favoured the real estate market in Marbella

But while the increase in interest rates has made buying homes more expensive overall, fewer than 10% of property purchases are made with a mortgage in Marbella’s luxury end of market – properties over €2 million.

In fact, in 2023 so far, we are observing that the sale of luxury properties is even stronger than in 2022, with some agencies reporting an increase in sales of up to 20% in the highest-end of the market.
We observe a similar continuing surge in prime and ultra prime real estate in London, Dubai and Miami.
Comparing first quarter sales statistics over the last several years, the sales in the first quarter of 2023 still exceed those of pre-pandemic levels by 18%, clear evidence of a continuing strong market.
INCREASE IN PRICES
Asking prices in all price categories in Marbella have risen, on average, by about 15% between June 2022 and June 2023, reaching a new all-time high of €4,233/m2 – approximately double the average asking price per m2 of 10 years ago.
Average price statistics are available for the whole province of Málaga, with the Property Registry noting price increases for the whole province at 3.4% for new properties and 11.2% for resale properties.
Notwithstanding the enormous price increases of the past two years, there is hard evidence that Marbella prices, even at today’s levels, are very competitive: Of the 50 most costly municipalities in Spain, Marbella is only number nine on the list, which is headed by Sant Josep in Ibiza, at €6,295/m2.
Globally, Marbella is in 16th place, just ahead of Madrid and Dubai, as quoted in the Knight Frank 2023 Wealth Report, with Monaco leading as the most expensive city to buy prime property in the world, at an average sales price of over €50,000 per m2.
As a general rule of thumb, prices for new or refurbished luxury apartments in the Marbella area start at €6,000/ m2 and go right up to €25,000/m2 in the most sought-after beachfront areas of the Golden Mile, sometimes even higher in the case of certain unique properties. Prices for new or refurbished villas, start in the region of €8,000/m2 and go up to €14,000/m2.
WHO IS BUYING?
While purchases by Spaniards are ever-present, and represent the very foundations of the overall Marbella property market, at least 90% of the properties of over €2 million are sold to foreigners. In Andalucía as a whole, 15% of the home buying and selling transactions were carried out by foreigners, whereas that figure more than doubles to 34% in the province of Málaga. By nationality, the British are still the principal buyers in our province, accounting for 16% of all transactions, followed by the Swedish and the Dutch, at 12% and 8% respectively, with the Belgians, French and Germans not far behind.
Noteworthy is the surge in the Swedish and Norwegian markets which have gradually been increasing their market share over the last several years.
The last two years have seen the strong emergence of the Polish market as well as buyers from Eastern Europe, certainly in a large part as a reaction to the war in the Ukraine.
BILLIONS FOR NEW PROJECTS
Almost every national and many international developers are involved in Marbella real estate today, accompanying hundreds of smaller investors.
They include Neinor Homes, which will invest €229 million in the province of Málaga in the next three years with the launch of 446 homes.
Metrovacesa are investing €17.5 million in The Medblue II residential project consisting of 45 homes located in the upper part of Los Monteros.
The Spanish real estate group López Real Inversiones will reform and renovate the ‘Marbel Center’ shopping centre, with an investment of €25 million.
Taylor Wimpey Spain has started construction on Marbella Lake in the heart of the Golf Valley, in Nueva Andalucía, where 98 apartments will see an investment of more than €35.5 million.
In addition, they have recently launched a new project in Istan called Almazara Boutique Residences with an initial investment of €30 million.
Millenium Hospitality intends to develop 40 ultra high-end apartments behind the Guadalpín Banús Hotel. Grupo Insur is investing €42 million into a new project located in Altos de los Monteros.
The highly successful Spanish public company, Aedas, has bought land in Andalucia for the development of 5,000 homes, with an investment of €1.3 billion.
Many other property developers, such as Azata, have been ‘land banking’ for years. Azata has land for 5,000 units on the Costa del Sol alone.
THE BOOMING LOCAL ECONOMY
One of the best results of this influx of foreigners is seen in the service and hospitality industries, with Marbella registering the lowest unemployment rates in the month of June for 14 years.
Clearly, with the increase in tourism, especially residential tourism, where people come to live in their own homes part of the year, the creation of stable, permanent jobs has resulted in the high employment rate Marbella enjoys today.
As well as the thriving economy, the municipal budget for 2023, at €333 million, is the largest in Marbella’s history. There are dozens of new projects underway aimed at improving the infrastructure and attractiveness of the area.
THE RENTAL MARKET
There is a solid, long-term rental market in the city and nearby locations. Work opportunities and digital nomad tenants working from home have contributed to the sharp increase in demand and a diminished supply, making it hard to find a high-quality apartment in the key areas for less than €2,500 per month. Modern luxury villas are easily achieving over €15,000 per month and above.
Affordable Rentals
For the working population in Marbella, rental apartments are now too expensive for average salaries. Minimum prices are around €1,200 per month – so areas outside Marbella, such as Estepona to the west, and Fuengirola to the east, as well as inland locations such as Monda and Coin, are benefitting from the demand as these are more affordable locations.

Why my trophy cabinet is bare
REAL estate agency awards are a funny thing.
Agents want them because it brings prestige and can be used in their marketing materials.
And I’m sure that they do have some effect on attracting clients as well. I mean, who doesn’t want their house sold by an award-winning agent?
Like any award, real estate gongs are supposed to recognize the best projects, companies, and individuals in different aspects of the sector.
There are awards for architecture, developments, marketing, sustainability, and innovation.
And, of course, for the individual agents themselves.
And ok, I’ll admit I have fallen for it myself; I was offered an award out of the blue by a UK industry magazine a couple of years ago.
My team were nominated as ‘Best Boutique Agency on the Costa del Sol’ or some such nonsense.
At the time I accepted the award, but refused to pay (as was indicated) for the trophy and additional gala dinner etc.
When I looked further into it I realised they must have used something like Chat GPT to generate every imaginable award possible.
A closer look at these awards suggests that they are not as prestigious or trustworthy as they seem in terms of determining the best in the field. For starters, almost every award requires a sizable entry fee for each participant. These can range from hundreds to thousands of euros.
More seriously, charging substantial amounts can be a serious barrier to smaller, newer and less affluent agencies.
An entry fee of €1000 might not seem like too much for a real estate business but if the goal is to win an award, you might have to enter several competitions, pay for advertising, fly to attend the various gala dinners etc, meaning the price tag can quickly ramp up.
The secondary effect is that the competition is judging only those who pay the competition to judge them –not the industry as a whole.
It is not judging those agencies unable or unwilling to pay, nor those that don’t even know about the competition.
Of course, I’m cognizant of the fact that competitions are a business and at the very least need to cover their costs. Nonetheless, a competition in the for instance, that I recent ly read about in a UK trade mag. This competi tion, the Es tate Agency Masters, as it’s called, ‘mys shops’ every agency on the online portal Rightmove required. In fact, you don’t have to do anything at all, you are simply mystery shopped and data mined based on published criteria in your category.
As a result, the EAMasters award is perhaps a broader
and more representative competition.
Agents aren’t, at least, paying for an award. And if you place in the top 20% of agencies you are listed in their Best Estate Agent Guide for free.
Being honest, the one catch is that if you want to promote you are in the guide, using its logo, you must pay a €115 per month subscription fee.
I don’t love this, it excludes, for example, agents that do not advertise on (and many don’t), but at least it’s in principle an assessment independent of payment and with

teria that doesn’t reflect real world success, or even define success.
This can be seen sometimes most dramatically with architecture awards. The awards often award projects based on their novelty, rather than their functionality, sustainability, or social impact.
Property awards are not as valuable therefore, as they appear and they could even misrepresent the qualities of an agency.
So what’s the alternative?
There isn’t one. I can’t think of an independent body that has the time - or money - to run an independent transparent measure of success.
While Google reviews are not verified and are open to abuse by users posting fake reviews they remain a useful if not completely reliable means of judging a business… and they are probably the best we have at present. Ultimately, reputation takes years of hard work to build and is reflected in client feedback and referrals.
In the meantime my trophy cabinet continues to gather dust….

WHEN Steven Heptonstall decided to start a property management company in Spain, he made sure to do his research.
The former hotelier, now 60, took his wife Ruth and their three children on a road trip along the east and southern coasts, from Javea in Valencia down to Malaga and Sotogrande in Cadiz.

In our small community there is a large uninhabited house where the owners have abandoned their dog to the garden where they visit occasionally - maybe once a week. It is left to neighbours to keep the dog fed. The police have attended to the frequent complaints about the constant barking but just look and leave and do absolutely nothing.

HOTEL occupation in Spain this summer was within a hair’s breadth of that registered in 2019, before the pandemic hit.
Occupation over the summer months was just under 75%, compared to 77% in 2019.
The number of overnight stays was also close to the number registered in 2019, coming in at 46.67 million – 99% of the figure from four years ago.
That’s according to the latest figures released by the National Statistics Institute (INE), which also show that the average price of a hotel room hit a record high this summer.
In August, people were paying an unprecedented average of €136.45 for a hotel room, which is 25% up on 2019.
Forecasts within the sector are predicting that these strong figures will continue for the rest of the year, with hopes that the final performance will resemble that of 2019, when an all-time record for tourist arrivals was broken.
BIG BROTHER DELAYED
A PASSPORT tracking system that will keep tabs on how many days Brits have spent in the EU has reportedly been delayed yet again until May 2025.

Nothing poor about Porvenir
WHEN tourists arrive in any city their main objective is usually the same: to visit the most important monuments and best museums. Rarely do they venture further afield. Sightseeing, walking or culinary tours are almost always concentrated in the historic city centres. And that’s no different in Sevilla, Andalucia’s capital, famous for its Islamic architecture and
gardens.
But Moors the pity. You’ll be really missing out if you’re a keen foodie and you fail to visit the barrio of El Porvenir.
Just the other side of the impressive Plaza de España and a mere 15-minute walk to the monuments that have made Sevilla famous, lies this charming residential neighbourhood. It came into its own when the world’s EXPO came to Sevilla in 1929, and its
quiet, tree-lined streets are a delight to walk around.
The grand homes built from the end of the 19th century are inspired by the Mudejar, Gothic, neoclassical and Baroque styles, but use local materials such as brick, plasterwork, ceramics, and tiles.
It is little wonder El Porvenir is one of the
most desirable neighbourhoods for local Sevillians, in part thanks to its quirky shops and amazing Maria Luisa Park.
But from an outsider's perspective you need to visit for the series of restaurants and tapas bars that are making it the new ‘gastronomic hub of Sevilla. The time of the day doesn't matter in El Porvenir. Morning, afternoon or evening, you’ll always find something delicious to eat.
As a local with family based here for decades, I already know many of its best joints, but new ones keep springing up almost by the week. Here are my top tips for every meal:
BREAKFAST
You'll love La Taberna Autenticas for its ham and salmorejo toast, served with freshly squeezed orange juice. It’s the perfect start to the day without hordes of tourists. Staff are friendly and service is really good.
LUNCH
Start off with an appetiser at Casa Palacios , with a caña of Cruzcampo, the local beer, at its coolest and with lots of delicious small tapas! When you enter Casa Palacios , you enter one

El Porvenir in Sevilla is the hot new secret spot for foodies, writes Elsa Ibanez
of those establishments where the clock seems to have stopped. The walls of the bar area, which was originally a tavern, still echo with the first conversations of the first Cruzcampo cañas in 1929, when this legendary establishment opened. Then head to La Antojería , which has a wonderful mix of traditional Andalucian flavours mixed with Asiatic dishes. Its warm and welcoming design, make this tapas bar a perfect place to enjoy meals and long after-meals conversations.
I particularly enjoyed the gyozas, although their famous loin carpaccio is damn tasty too. Also for lunch you should try Otaola . Its rice and paella dishes are some of the best in Sevilla, although it is not only the rice that tastes great here - but everything else on the menu. I particularly like the truffled eggs. Exquisite!
And for a lovely Autumn or Spring day there is no better place than the gardens of Casa Ozama . This former mansion has become the most fashionable place in Sevilla. Its 500 square metres of the most exquisite decoration in the city is distributed between dining rooms, bars, and a wonderful garden. The food is also good and I particularly recommend it for drinks in the evening and good music.
DINNER
For a great dinner there is also plenty to choose from.
Plato Plató’s simple tomato salad is very special. Other suggestions must include the boneless chicken wings with roasted garlic mayonnaise, the ensaladilla and the
beef nigiri with foie . Mouthwatering!
Nearby at La Abaceria de Santa Rosa you can try something that Sevillians love: Gourmet canned food. Yes sounds odd, but, in particular, don’t miss the mussels.
For organic food, Estraperlo takes some beating as the menu changes regularly and there are plenty of specials. I love the ‘tuna cubes’ and
not disappointed. I also tried the carrillada (bulls cheeks) with a potato base and was not disappointed at all! I even had room to indulge in their carrot cake (homemade of course) and I can say that it is definitely one of the best ever!
For meat head to Leña al Lomo . It is located in an old warehouse that has been

TRYING to find a good restaurant in Malaga capital has been practically a mission impossible for the last decade.
A combination of an increase in cruise liners and the domination of Trip Advisor has seen an almost total homogenization of the city’s central restaurants.
So disappointed was I during a trip with my mother five years ago, I actually went out for a long stroll before supper to see if I could spot something a little different.
To avoid booking yet another average
KALEJA: Jon Clarke finally finds a good restaurant in Malaga city to jump up and down about
place - with all the usual Malaga fried fish, etc - I literally scoured the menus and even went in to chat to a couple of chefs.
The result was a rousing success and we ended up with the last corner table at what is now the very successful La Cosmopolita and I’ve been back various times since.
Step forward five years and I finally found a day to visit the highly-rated, Kaleja, which won its first Michelin star, the second for the city (the other being Restaurante Jose Carlos Garcia), in November.
It has been on my food-dar for a couple of years, but what hadn’t clicked was that head chef, Dani Carnero, happens to be the owner of La Cosmopolita. It certainly boded well. Location-wise it couldn’t get better; the
small intimate space of just six tables is accessed via a tiny door in a back alley between the Picasso Museum and the Cathedral.
Soon we are diving into the lunch menu degustacion, some 13 courses at a good value of €80. It kicks off with a lovely warm mackerel soup, cooked with mayonnaise, served alongside an anchovy, with fresh lemon and warm bread, from the wonderful Pan Piña bakery in Algatocin, Next is a ‘toasted’ gazpacho in an oyster shell, a pretty dish, washed down with a glass of €5 house wine, a splendid Godello and Txeidura from Ourense, called Volatil. This segways nicely into a curd cheese dish, with white prawn and cucumber soup, an explosive number with the cucumber really matching the richness of the soup.
Next we are into a white bean stew coming with green peppers and cod from nearby La Caleta de Velez. Served on an original potato puree, this is the very vernacular of Andalucia, no frills, but delicious. The next dish, leeks with chicken wings sounds extremely odd, but when served with a labneh sheep's cheese it turns out to be a real winner.
Before we know it we are ushered into the kitch-
en, where it turns out there are seven people sitting at a long bar, serving as a chef's table. This is where I’ll eat next time for sure.
Sadly, it turns out the seasoned Malaga chef, who followed his hotelier parents into the trade at the age of 15, is not around. Either way, Dani, who trained alongside famous Spanish chef Alberto Chicote and did stints with Martín Berasategui and Ferran Adria, has instilled his skills in his team.
They look happy and one ushers us over to the grill to take an obligatory photo and witness our next course, a fillet of hake spitting away, set to be served with a ‘lettuce gazpachuelo’.
I love it more than the next dish, which is guinea fowl served with an oyster, a sort of surf and turf idea that, quite frankly, doesn’t work.
The trio of puddings more than makes up for it though. The almond ice cream with pistachio is amazingly good, as is
a fabulous bowl of curd with figs in a parsley ice cream that shouldn’t work, but really does.
When we are brought out what is called a ‘suso Malagueno’ with our coffee, the icing is well and truly on the cake. This wonderful small donut, full of Chantilly cream, is delightful.
One final point of note is the staff, who are excellent. In particular our waiter Carlos couldn’t have been more welcoming and was full of stories and analysis through the meal.
Wine wise the list is varied and interesting.

Shakira shaking!
SINGING superstar expat Shakira is facing a new fraud probe in Spain.
The Colombian sensation allegedly evaded another €6 million from the taxman in 2018.
This is in addition to the €14.5 million tax she is accused of illegally avoiding in her early years in Spain.
The new allegations include the ‘fake’ transfer of her music rights to a ‘web of firms’, which allegedly turned out to be shell companies with no employees.
The fraud includes €5.3 million of income tax (known as IRPF in Spanish) as well as another €700,000 in capital gains tax.
The public prosecutor has called on Interpol to advise the singer in the United States where she has lived since moving there with her children.
She previously lived in Barcelona, where she lived with her ex former FC Barcelona football player Gerard Pique.

German bargains
A HUGE Aldi store is coming to San Pedro de Alcantara.
The supermarket will open a 1,000sqm site in the northern area of the Marbella town next year, it has emerged.
It will be the German store's third location in Marbella,
adding to the stores in Los Monteros and on the Golden Mile. The opening will create at least 15 jobs and come with 50 parking spaces and a selection of almost 2,000 products, 86% of which will be own brand.
DOUBLING UP
RENFE, Spain's top high-speed rail operator, is expanding its AVE train services between Malaga and Barcelona starting from October 17. This includes two new daily trains, one departing from Malaga at 8.30am and another from Barcelona at 3pm. This will raise the daily AVE train service to four (two in the morning and two in the afternoon).

The highest prices in Spain are in Las Palmas in Gran Canaria, followed by Madrid, Palma de Mallorca and Getxo.

BABIES in Andalucia are to receive a new immunisation shot to combat a contagious respiratory illness that causes 200,000 annual hospitalisations nationally.
The vaccination campaign aims to protect 63,600 children under six months from bronchiolitis, which is caused by the Respiratory Syncytial Virus (RSV).
RSV is responsible for putting 70% of child hospitalisations due to respiratory infections. Experts have said that the shot, budgeted to cost €13.8 million, should drastically reduce the numbers of children in hospital with this issue by 80%.

IF you want a healthy skin then stay out of the shower.
This is the message from a Harvard University study that says a daily shower can lead to skin problems such as dryness, irritation, itching, and infections.
The research, led by Robert Shmerling, indicates that daily cleansing can disrupt the balance of microorganisms on the skin.
And it may even promote the emergence of antibiotic-resistant organisms.

AN unrepentant British woman has been on the end of an online backlash after she spread her brother’s ashes among a sea of revellers at an Ibiza pool party. The Scot was fulfilling her brother’s last wishes at a music festival taking place at Ushuaïa Ibiza.

Drone’s the limit
A TOURIST could face a fine of up to €225,000 after he crashed a drone into Cordoba’s historic cathedral. Police were called in after the broken remains of the small remote-controlled flying machine were found in the famous Patio de los Naranjos courtyard at the UNE-
