TWO out of three of Spain’s top destinations for Brits buying a second home are in Andalucia. Marbella and Mijas are in the top three, only beaten by Torrevieja, in Alicante, according to leading homebuilder Taylor Wimpey. While, Torrevieja topped the charts thanks to its beaches and affordable homes, Marbella and Mijas were very close behind. Marbella has ‘superb flight connections year round’ and new routes are being added every year, according to the report.

HOLIDAY home demand is back in business… among Spaniards as well. New research reveals that 13% of homes sold to local buyers are intended as holiday homes, according to Fotocasa. Some 59% of buyers have no intention of renting out their second home, whilst 34% plan to offer holiday rentals. “The holiday rental market is one of the reasons why rental prices are rising so fast,” explains Beatriz Toribio, head of research at Fotocasa. Another report reveals that more than six million Spanish households own a second home in Spain, of which 3.6 million are located in coastal areas.

SHE is one half of Mallorca’s most famous tennis love match. But Xisca Perelló, Rafa Nadal’s girlfriend, has been serving up her own aces in the Balearic property market. Perello, Nadal’s 28-year-old childhood sweetheart, is the heir to Inmobiliaria Jaime III 2016, which she runs alongside brother Juan Miguel. Based in Palma, the company deals with both sales and rentals as well as property development on the island and was founded in 1964. Xisca, who also goes by the name Mary, has been dating Nadal since 2005, but prefers to remain out of the limelight. “It’s not a world I want to be part of, nor do I think Rafa would have chosen to be with a woman who looked for that in life,” she said.

A NEW home builder has confirmed a huge €450 million investment on the Costa del Sol. The 202 hectare resort, Real de la Quinta, is being built in Benahavis, just ten minutes drive from Puerto Banus and Marbella. As well as a boutique hotel and spa there will be around 150 family homes, as well as 1,450 apartments built on the huge plot near La Quinta golf course. A huge lake will offer watersports and there will be a riding stables. According to a spokesman the development has been designed to be ‘perfectly integrated into the natural environment.’ and has achieved a BREEAM certificate for renewable energy as well as its low impact on the environment. Each entry point to the urbanization will have its own access control and security, one of them being from La Quinta Golf and the rest from Nueva Andalucia. 47%. And according to the report by Lucas Fox, the amount of British buyers as a portion of all sales dropped only slightly to 10%, the same proportion of US and Canadian buyers. “Spain’s economy is the fastest growing in the Eurozone, bringing greater confidence back to the property market,” said co-founder Alexander Vaughan. “We have seen growing interest from property investors, who now regard Spanish real estate as offering excellent potential for capital gains and profitability through short and long term rent-

Valuable valley - but a plot for what? AN enormous plot of prime rural land is attracting interest from developers in Marbella. The €7.5 million euro estate near the border with Calahonda is described as a ‘great opportunity’ with ‘magnificent views’ on a billboard beside it. Known as ‘El Lagar del Carbon’, the 511,000 m2 plot stretches down to the AP-7, near Cabopino, and has two deep V-shaped valleys either side of the pass. The issue is exactly what can be built on the plot. When the Olive Press contacted a number on the poster, an agent

who gave his name as Samuel insisted that ‘up to 25 villas’ could be built, ‘or a sports centre’. The plot, owned by a Norwegian for the last 50 years, has ‘amazing sunsets’, he said. “We actually had someone who was going to buy it for a project,” he said. “They wanted to build an adventure park but there was too much elevation difference. “They did a calculation and it would be too much work for them.” It has now come back on the market, although what exactly can go on there will be an interesting to see.

ORREMOLINOS town hall has vowed to fork out more than €1 million to protect its landmark Maria Barrabino house. It comes as part of a project by the town to pedestrianise its historic centre. The house, built in the 19th century, reflects the tastes of the then Malaga bourgeoisie, and still retains much of its original design and structure. The town hall will pay €1.1 million to the heirs of Barrabino, who was a key figure in the area, and whose family still own important property there. PSOE Mayor Jose Ortiz described the purchase as a ‘great milestone’ for the city as ‘the first symbolic stone of the great pedestrian boulevard’, which has been designed by the architect Salvador Moreno Peralta in the center of Torremolinos. He added that the building ‘treasures unforgettable memories of the municipality in different times and is one of the forgotten buildings with the most architectural value on the Costa del Sol.’ The bad state of the house has led to acts of vandalism that have damaged the hand-decorated kitchen tiles and vintage stair handrails, which are topped with carved wooden lions. Although the remodeling work is said to be complicated, the town hall remains convinced of the necessity of integrating the property into the urban strategy of the town centre. This strategy includes the pedestrianization of the Costa del Sol square, an enclave intimately linked to the

The former lemon and orange plantation, on the Camino de Coin, in Las Lagunas, is one of very few reminders of the area’s rural past. “Why are we losing this valuable historic building to make way for a gas station?,” asked former mayor Angel Nozal, of Mijas PP party. “There are already two petrol stations on the same stretch so it makes no sense.” He added: “It is a miserable decision as it has been an important cultural reminder of the former lives of the people who were alive in the fifties.” The decision to remove the building’s status came after the town hall, run by Ciudadanos, decided that the building had no integral architectural value nor historical

interest. Town planning boss Andrés Ruiz has now started the process to modify its status. Ruiz said: “After asking the owners as well as our town planners, both parties agree that the farmhouse does not have any special feature that deserves such protection.” The PP party had previously planned to see it renovated and turned into some sort of museum. The petrol station will only take up 10% of the land, with the rest likely to be used for further development. Sales in July of this year increased by a whopping 20%, writes Mark Stucklin

S

PANISH home sales inscribed in the Land Registry increased by 19% in July 2017, according to the latest figures from the National Institute of Statistics (INE). There were 35,124 home sales in July (excluding subsidised home sales), and 38,841 if you include homes subsidised by the Government, known as VPO. Home sales have risen by double digits almost every month this year, in keeping with a recovery trend that started in March 2014 when the market turned the corner after seven years of declines. The INE’s figures are based on sales inscribed, not actual sales that took place in the month. As such they lag the market by about two or three months.

Sales by Region – July 2017 I’ve prepared the following graphs to illustrate how sales changed by selected region – those regions of most interest to foreign buyers, owners, vendors, and investors. The first chart shows the year-on-year percentage change in sales in July, and the second one shows the same, but for the year to date (first seven months) compared to the same period last year. If increasing home sales are a positive sign, it’s clearly turning out to be a good year for Catalunya, with some of the biggest home sale increases in Tarragona (Costa Dorada), Girona (Costa Brava), and Barcelona City. So it seems property buyers local and foreign are unfazed by the whole question of unilaterally declared independence from Spain being pursued by the Catalan regional government. Just a storm in a teacup, like some of my Spanish relatives claim? I’m not so sure. Time will tell.

New and resale transactions There were 32,049 resales recorded in the period, and 6,792 new home sales (not including off-plan sales, which won’t show up in the figures for months, but which are bound to be growing fast). Both new and resales were up, by 13% and 18% respectively. The chart (above) shows how large and repetitive declines in new home sales are now a thing of the past, as I’ve been forecasting for some time. The steady improvement in new home sales is a clear sign that the market is recovering, though new home sales are nowhere near the absurd heights they reached in the boom years. CHEAP: Costa Dorada

Which of Spain’s coastlines fetches the most for its property? HE Costa del Sol is the most expensive coastal location, it has been revealed. It comes after a new study showed the average property price along the British favourite is €350,000. It’s in stark contrast to the Costa Blanca and Costa Brava, which have average prices of €200,000 and €205,000 respectively. Costa Dorada, in Tarragona, has the second-cheapest average price at €160,000, beaten only by Murcia, which has an average price of just €150,000. dergone a radical transformation helped by a growing economy and improved jobs outlook. “Higher employment, rising disposable incomes and an upturn in consumer confidence are underpinning housing demand with mortgage lending up by 20% in March 2017 compared to the previous year,” it said. The report reveals that more than six million Spanish households own a second home in Spain, with well over half being on one of the country’s coastlines. This trend, according to the report, has been encouraged by the strong tourism market, as more locals are buying homes to rent to holidaymakers.

George Clooney is on a bike tour through inland Andalucia what gems might he find, asks Liz Rowlinson

B

EST buds, tequila business partners and holiday home neighbours George Clooney and Rande Gerber – husbands of Amal Clooney and Cindy Crawford – take an annual boys’ trip on their motorbikes. They’ve done Corsica, America and Italy’s Dolomites, and this year planned to try south Spain. “We thought we would check out Andalucia because of the mountain roads and passes,” Gerber said ahead of their Málaga start. “The day usually ends in a bar, drinking with the locals.” Clearly, inhabitants of the remote villages of the Montes de Málaga Natural Park are in for a treat – but it’s not beyond the realm of reason that the A-list duo might stumble upon a beautiful cortijo along the way and consider buying another holiday home. It certainly would offer the Clooneys and their two young twins more privacy than their paparazzi-magnet villa on Lake Como. So what might they spot along the way? Along with Valencia, Andalucia is the most popular Spanish region for British home hunt-

But there’s still an appetite for the coarser world of remote valleys, peasant farmers and olive groves chronicled in Chris Stewart’s 1999 bestselling book Driving Over Lemons. It’s a niche market that shrank after the Spanish property crash – when house prices fell between 40 and 60 per cent – yet is slowly returning, according to Barbara Wood of the Spanish buying agent The Property Finders. “For those who seek complete privacy in beautiful countryside, with eagles soaring overhead and wild boars snuffling around the roads, then there are some wonderful properties,” she says. “I recently sold an eight-bedroom home near Gaucin for €1.7 million (£1.57 million) to a British couple who had been driving around Andalusia looking for the right opportunity for 15 years.” Andalucia is a vast and widely divergent region. When Clooney and Gerber head up the A7000 towards Casabermeja – perfect biking territory with endless switchbacks and views back towards the Med – turning east is completely different from going west. High-end buyers look west, towards Ronda and Gaucin, says Wood. “This is an area of bull-breeding farms and equestrian properties towards Cádiz and Jerez where there have always been some important homes.” Unusually south-facing for a mountain village, the medieval Gaucin has attracted overseas buyers for 40 years. “There’s nothing there worth looking at below €750,000 and you’ll have much more choice with double that budget,” says Wood. Interest is picking up, however, with more than 4,000 people per month looking at properties in Alhama de Granada. This small, traditional village, and nearby Colmenar, sits in prime biking territory, yet a pretty country house with three bedrooms high in the hills costs only €199,000. Ryanair has announced flights departing and arriving from Malaga Airport are to be affected. Coby Benson, Flight Delay Legal Manager at Bott & Co, said passengers should be aware of the full amount of compensation they are entitled to under European Union law if their flight has been cancelled. “As these circumstances were within Ryanair's control they will have to bear the cost of this mistake and pay passengers compensation of up to €600, where their flights were cancelled with less than 14 days notice," he said. Michael O´Leary, Ryanair CEO said: “This is a mess of our own making. I apologise sincerely to all our customers for any worry or concern this has caused them over the past weekend,” he said. However, with an estimated £500 million wiped off its market value and its reputation amongst customers undergoing major turbulence it remains to be seen whether Ryanair can recover from this corporate nosedive.
