Ex-Marbella planning boss in one of the biggest property fire sales in history
Foreign favourite OVER 70% of all the properties sold in Andalucia are in Malaga. Figures from January to July this year show there were 4,978 registered real estate transactions in Malaga, an increase of 16.9% on the same period in the previous year, accounting for 70% of sales in Andalucia. In the same period, the number of sales to foreigners in the whole of Andalucia rose by 18.9% year on year. The figures show the Costa del Sol is still by far the number one choice for foreign buyers.

HE vast property portfolio of disgraced Marbella town planner Juan Antonio Roca has been put up for auction. From stately homes in central Sevilla to party pads in Ibiza, and from horse carriages to vintage wines, everything you can imagine a corrupt official to possess is now up for grabs. Roca has been forced to sell the items from behind bars to pay for his fines and civil liability responsibilities.

Meanwhile, figures from the second quarter of 2016 show sales were up in all regions of Spain except Navarra and La Rioja, where they fell 20% and 2.7% respectively. They rose the most in the Balearics (28%) and Catalonia (25%). The overall picture, according to a report by the Notaries’ Association, is one of a stronger market in areas that benefit from foreign demand, like Madrid, the Mediterranean coast, and the islands. The figures confirm that Spain is heading towards a healthy recovery, with home sales in the whole of the country up 13.3% and house prices up 1.3%.

A ROMAN coin has revealed that one of Spain’s most emblematic monuments is younger than originally thought. The Segovia Aqueduct - a UNESCO World Heritage site - is now believed to have been built between 112 and 116 AD and not the previously thought 98 AD. The new date was confirmed after a minted coin from the same period was discovered during an analysis of archeological materials removed from an excavation carried out in 1998.
€300,000 Smurf town A TINY Malaga village which was painted blue for The Smurfs movies has announced it will invest €300,000 into its tourism industry. Juzcar, in the Serrania de Ronda, was first painted blue in 2011 after producers for the film selected the typically Andalucian pueblo blanco for the launch of their first installment. The modest town of 250 people, now known as the Pueblo Pitufo (Smurf Village), received a much needed boost to its local economy and has now decided to market itself as a tourist destination. The provincial government has announced a €300,000 scheme which includes creating more parking and better signage. Other installments will include an app that users can spot hidden Smurfs around the village with - similar to Pokemon Go - as well as a zip wire and urban aerial adventure park for children and adults. Júzcar was once a weekend destination for lovers of rural tourism, hiking and other activities such as climbing and ravining. The town now receives around 250 tourists per day from all over the world. The latest installment of the film franchise which was filmed in the town, Smurfs: The Lost Village, is penned for release next summer.
Rule breakers THOUSANDS of holiday rental homes in Malaga have failed to be registered since the new regulations came into force. Data released by the Junta has shown that of the 8,000 requests to register a property as ‘for tourist use’, 4,000 have met the requirements and been given their code number. However a study by the Malaga Tourism Department before the law came into force in May
estimated the number of holiday rentals advertised on the Costa del Sol to be 26,847 meaning thousands are choosing not to register. Marbella has seen the most apartments and villas registered as ‘property for tourist use’, listing 693 homes with capacity for 4,229. Torremolinos, however, which sees 40% of the coast’s tourist-related income, has registered just 197 homes with space for 866 people.

Footballer prepares to put his luxury Madrid pad on the rental market GAME OF THRONES has been filming at the Trujillo Castle in Extremadura. The hit fantasy TV series, which is filming across Spain, brought hundreds of extras to the Moorish site to originally film scenes in its picturesque courtyard. The castle was built between the 9th and 12th centuries and was constructed over the remains of a Muslim fortress. It has 17 square defence towers and has managed to preserve four of its gates. The significance of the scenes are not yet known. Season seven of Game of Thrones will hit TV screens next summer.
Here are eight great reasons to get actively hunting:
1. Agents are working harder for their buyers today as there are less dreamers in the marketplace. But tell them exactly what you want and stick to it, it’s easier for them as well. 2. Vendors who 'need' to sell will be more open to negotiate, as they are seeing less viewings. 3. The property market has stabilised, and so has the economy, despite political wobbles. 4. Leisure and living costs are almost half that of northern Europe 5. Mortgage deals at circa 2% if you wish to finance the property and LTV as high as 70%. 6. Great rental potential, especially during the summer months to holiday makers 7. The weather of course!! 8. Easily accessible - Frequency of flights into Malaga is second to none, you have Gibraltar as well ... in the winter a return can be under €100 Sterling is still subject to fluctuation, and weak. However, keep reminding yourself of the reasons for coming to Spain, (as above) and use your property Agents to negotiate the best deal for you, and Smart Currency Exchange will get the best exchange rate to match! SOME 8,000 people in Malaga own more than a dozen properties each while a staggering 664 own more than 50. It means that 0.5% of the province’s population own
96,000 of its properties. The figures suggest the wealthiest individuals were able to monopolise the market after the 2008 crash while those at the lower end were forced to
sell their second or third homes. Overall, the new figures have shown strong progress in Malaga, which now boasts 300,000 property owners, up by almost 100,000 from 2006.
after moving to the Spanish capital in 2014. Located in Spain’s most expensive district Pozuelo de Alarcon, his house in the luxury La Finca resort is surrounded by natural forest. There is also a ten-car garage (fit for any footballer), a cinema room, gym and indoor and outdoor pool. Just 400 metres from Cristiano Ronaldo’s home, Rodriguez’s neighbours include Real Madrid legend Raul, current manager Zinedine Zidane and Brazilian World Cup winner Roberto Carlos. Therefore it is no surprise that 30 security cameras keep watch on the 189 properties.
The hills are alive PROPERTY sales in the hills of Andalucia are up by 20% on last year. Inland Andalucia, which sells homes away from the coast from Sevilla to Granada, even saw a 15% increase in October year-on-year. Unaffected by Brexit, the estate agent insists that house sales in rural Spain are continuing to grow unabated. Owner Graham Govier said: “Already this year we have sold 100 properties with an average value of €70,000 - that’s a €7.3 million turnover and a 20% increase on last year. “There seems to be no slowing down, regardless of Brexit fears and the weak sterling.”

EHIND a towering forged iron gate, a stunning property steeped in centuries of history and Andalucian charm is ready for a new
owner. Tucked away in the beautiful village of Setenil in the Serrania de Ronda, Molino los Arcos has undergone a dramatic restoration. Bought by a Dutch couple in 2010, a six-year restoration project has turned the depleted, old watermill into one of the region’s most enviable properties. Used as a functioning mill in the 18th century, the property has been fully renovated into a luxurious villa. An original Roman aquaduct has been preserved to ensure the history of the seven-bedroom property retains its Andalucian essence. In fact, as estate agent Jacqueline den Uil from Realista Quality Properties, says ‘each and every detail has been taken care of’ to combine 21st century living
One in a mill-ion
Steeped in history dating back to Roman times, a former watermill has been transformed into a luxury villa
while preserving the property’s character. “Everything is in place to move in tomor-
row and let your dreams come true,” Jacqueline says. “Each and every detail has been taken care of. Even the bodega
is stocked. You only have to unlock the forged iron door and move in.” She adds: “With seven bedrooms and six bathrooms the mill is ideal for entertaining family and friends, or exploiting for business purposes. It could be easily turned into a lovely B&B, a venue for organising spectacular weddings, catering for private business meetings and presentations, or simply as a setting for wine tastings and cooking workshops.
Tranquility “The possibilities are endless.” On the market for €2.75 million, the property boasts three large fireplaces, a bodega and state-of-the-art kitchen. With central heating, fibre optic broadband and satellite TV already in place, the Molino is ready for its new owners to move in right away. A small river at the bottom of the property adds to the tranquility of the secluded home. Moverover, the grounds boast a vegetable garden and fruit trees, an outdoor pool, jeux de boules area and spa jacuzzi. GIBRALTAR property development has scooped a top international award. West One (Gibraltar) Limited was named in the Residential High Rise Development category at the European Property Awards hosted in London’s Grosvenor Square. A global panel of property experts chaired by Lord Best crowned the development, with its 96 residential apartments, one floor of offices and a ground floor of restaurants selling out in record-breaking four days. West One owner and chairman Evgeny Cherepakhov, said he was ‘taken aback’ at the project’s success. “We put considerable effort into designing a development which Gibraltar needed and suited the local area,” he said. “We are now working even harder on Eurocity, the adjacent development. Hopefully we can bring a further accolade to Gibraltar." Mike Nicholls, the managing director of Chestertons Gibraltar, attended the award ceremony at Marriott Hotel. "This is very good news for the developer, for us, for our clients who bought all the apartments in just four days and for Gibraltar itself,” he said. “We are proud to serve as an independent development consultant, not associated with any developer by any connection at all, just there on merit. We now look forward to Eurocity."

From as little as €50, Housers crowdfunding platform can create and manage your own property portfolio - with ‘interesting’ results 1. What is crowdfunding? Crowdfunding is a way of raising finance by asking a large number of people for small amounts of money. Until recently, financing a business, project or venture involved asking a few people for large sums of money. Crowdfunding switches this idea around, using the internet to talk to thousands – if not millions – of potential funders. Typically, those seeking funds will set up a profile of their project on a website, such as those run by our members. They can then use social media, alongside traditional networks of friends, family and work acquaintances, to raise money.

TOP HOTEL: Byblos reopens doors to stars

T
HE iconic Byblos hotel in Mijas is set to reopen its doors to a new A-list crowd after being sold for €60 million. The erstwhile upscale holiday hideaway of royalty and rock gods has been closed since 2010. Since then its owner, UK business tycoon Lord Alan Sugar, has been embroiled in a lengthy legal wrangle with troubled developer Aifos. But after finally settling, Madrid-based Ayco Inmobiliaria snapped up the 135room hotel this September and has vowed
to reopen it ‘within the next few months’, creating some 300 new jobs. The blue and white building, which attracted the world’s elite from day one of its 1986 opening, will be refurbished in a way that stays true to its original character. Princess Diana stayed no less than three times at this leafy enclave in the hills above Fuengirola, where she was famously photographed topless by paparazzi. It was the first place she spent the night during her debut visit to the Costa del Sol in 1993, the same year she announced her withdrawal from public life following the
revelations of her relationship with playboy James Hewitt. And Diana wasn’t the only blue-blooded guest. The Saudi royal family, who come to the Costa del Sol every summer to escape the Middle East’s crippling heat, repeatedly chose the Byblos as their preferred retreat. The Rolling Stones, too, found satisfaction in its peace and seclusion. Massive fans of Spain, the Stones were the first foreign band to perform in the country in 1976, following the fall of Franco. They went on to perform 21 sell-out concerts across the country, choosing to wind down at the Byblos when performing in the south. The hotel was also a firm favourite with Spanish household names, including Malagueño actor turned Hollywood star Antonio Banderas and singing legend Julio Iglesias.
Attraction
ROCKING VISIT: The Stones loved staying at Byblos, as did Banderas (right)
It is hoped the hotel’s star-studded history will help counter the Costa’s biggest problem - seasonality. As Mijas Mayor Juan Carlos Maldonado explained, the Byblos brand of health, family, gastronomic and golf tourism will help make the hotel a year-round attraction. And with the refurb firmly in the hands Ayco, which has a long history of developing quality investments, it’s only a matter of time before A-listers are flocking back to enjoy a hotel fit for a princess.

UCKED up in the hills above Marbella, a new, luxury housing community is starting to take shape. In the municipality of Ojen, just a stone’s throw from Marbella, construction on the Palo Alto gated community is well underway. Spread out across 50 hectares of green rolling hills, views of the impressive La Concha mountain are in one direction, while the Mediterranean Sea can be viewed in the other. As Marketing Director Ailse Warriner-MacFarlane explains, Palo Alto combines ‘modern contemporary living with the tranquility of nature’. “This is what living in Spain is all about,” Ailse says. “The countryside is so dramatic and peaceful and yet Palo Alto is just a five minute drive from the hustle and bustle of Marbella. “The aim of Palo Alto is to infuse both aspects of Costa del Sol life.” With two, three and fourbed apartments as well as three and four-bed penthouses, starting from €440,000, no expense is spared in ensuring the highest quality of finish. World-renowned award-winning Spanish architects Villarroel Torrico (pictured right) have been brought in to create a perfect harmony between modern architect and the beautiful natural resources that Ojen has to offer. Interior designers Gunni and Trentino are working on everything from kitchen and bath-

Flexible to each client’s individual needs the team have already been working hard to ensure perfect results for the completion of the first 75 apartments. Due to be complete in Autumn 2018, 40% of the apartments available in Phase One have already sold after just three months on the market. “We are already seeing great interest from buyers all over the world,” Sales Director Simon Boxus says. “In total 14 different nationalities have purchased at Palo Alto including Brits, Germans, Belgians and Scandinavians. “For me Palo Alto is by far the best development I have been involved with in 18 years in the job. “It will be the new premium address on the coast and will rival the likes of El Madronal and Zagaleta.” As well as offering luxury living, Palo Alto will also feature a number of enviable on site ame-

How homeowners can beat Brexit
HATEVER Brexit ultimately means – and neither Westminster nor Brussels seem to have much of a clue – foreign exchange markets have reacted with alarm to the uncertainty, affecting Brits planning to buy property in Spain, among many. On June 22, the day before the referendum, one British pound was worth €1.30 and already down 10% on its November 2015 value. By July 6, less than a fortnight later, sterling had tumbled by a further 10% against the euro to a little over €1.17€. At the time of writing, £1 is trading at a tad more than 1.10€, despite Britain’s latest better-than-expected inflation data, with most analysts not expecting much improvement before the year end. If you live in the UK and used pounds to buy a Spanish property at pretty much any time over the last decade – with the exception of the 12 months from December 2008-November 2009 – the chances are you got a much better deal converting sterling to euros than you would get right now or in the near future. As a result, if you’re thinking of selling in Spain with a view to either retaining the proceeds in euros or converting them back into pounds, you’ll be quids in for quite some time to come or at least until the day dawns when QE2-faced
If you’re a UK resident with property in Spain, there are still ways to make Brexit work in your favour
banknotes are worth little more than ‘papel higiénico’ across the channel. Should you be among the lucky Brits who
bought in the right place at the right time, you will have already seen the value of your Spanish property rise during the gradual recovery of the last three years. But you also stand to benefit if you plan to purchase another place in the sun. While the prime locations on the Costa del Sol, such as Marbella and Estepona, have already seen sales volumes rebound to pre-crisis levels, there are still bargains to be had in new property, even in the most in-demand areas and even if you’re planning to use British pounds to fund the purchase. According to the Ministry of Public Works, Spanish house prices remain well down on the all-time high of just over €2,100 per square metre, which they reached in the first quarter of 2009. In the second quarter of 2016, the average price per square metre of a home in Spain stood at €1,506, equivalent to £1,345 at the time of writing. Given that according to Halifax bank data, the average price per square metre of a house in the UK is £2,216 (2,482€), buying a home on the Costa del Sol, where the sun shines 325 days a year, where the winters are no cause for discontent and where the living is easy most of the time, the beleaguered British pound will still buy you much more here than it would in the Brexit Isles.

NEW MAN - TRADITIONAL VALUES Luisandro Moreno takes the helm at real estate agency giant Century 21
C
ENTURY 21 has a new director at the helm, but its core principles remain rock steady. Luisandro Moreno has been appointed as the company's new director, overseeing Gibraltar's arm of the world's largest residential real estate agency. Prior to taking on this role, he was Century 21's lead sales negotiator for the past decade. Luisandro will continue to partner with clients who can leverage his knowledge and expertise of the local market while also committing to successfully growing Century 21's business in Gibraltar. With a second office opening at Ocean Village before Christmas and a new website redesigned to showcase Century 21's global property portfolio while also introducing online client portals, Gibraltarian Luisandro is looking to the future. His clients remain the focus of the business. Luisandro said: "Winning the trust and respect of clients and conducting business in an ethical and professional manner is vital as is helping to maintain and build upon brand awareness. "Reputation in Gibraltar is crucial and I think that's the key to Century 21's success over the years. "New developments in Ocean Spa Plaza, Imperial Ocean Plaza, Quay 29 and Midtown have been a huge success and are all high in demand." He added: "We invite new developers to talk to us at Century 21; we are constantly looking for new ventures and can advise clients the best way forward to become a property developer whatever the size of the project. "Additionally, Brexit has proven to boost local sales as we're seeing an increasing number of Europeans looking to invest in Gibraltar due to the depreciation of the pound.
"We are now looking at moving into facilities management and commercial ventures in Gibraltar, with Century 21's U.K arm already providing maintenance for 3,000 apartments. "There is a new dimension we want to bring to the company and take advantage of the experience we have from our UK offices. "It's an exciting time for all at Century 21 Gibraltar, we're expanding with the intent to make our business more accessible locally and internationally, building on our success while continuing to provide the highest standard of service to our clients.
"I'm looking forward to this new challenge and the impact Century 21 will have in the property market.” CENTURY 21 GIBRALTAR – OPENING DOORS TO THE WORLD Contact details:+350 200 51020 Luisandro: +350 5652 3000 Linda: +350 5600 2622 Century 21 Gibraltar info@century21gibraltar.com www.century21gibraltar com

HE decision to buy a house is not just down to the attractiveness of the rooms, garden, location or general surroundings. Consider the financial strength of the town hall, because if we compare Benahavís with Estepona, we get very different pictures. Benahavís is reportedly one of the richest municipalities in Spain, though it doesn’t have a coastline. How can that be? It’s because it contains so much natural advantages in south-facing slopes, treecovered mountainsides, extensive views along the coastline and the mountain ranges towards Ronda. Los Arqueros, La Quinta, Monte Mayor, La Heredia, El Madroñal and La Zagaleta contribute significantly to the town’s wealth and the village is very picturesque. For residents of Benahavís there are a great many free sports, leisure and other facilities on offer. The town hall also supports Malaga football club and organises free bus trips for residents of the municipality to all home games. The money from building licence fees and taxes is a constant source of funding for these services. So, buying a house in Benahavís municipality is a good idea, giving confidence for continued support. Estepona appears to be different entirely. Reportedly heavily in debt and with a history of past municipal corruption trials, this town appears to be squandering its natural assets. The long coastline with fine beaches and tree clad mountainsides provides fine views and secluded residences. The town is bigger than Benahavís and has better shopping and other commercial outlets. The residents have made very successful efforts
to beautify the town in providing permanent flower Find Your Property displays all along the traditional streets. The recently created orchid house, right in the centre, is a spectacular and attractive building. Many plain building facades have been decorated with imagiInstruct Instruct native murals, all combining make it a pleasant BuildingtoSurveyor Lawyer place to visit and walk around. However, away from the town centre and beaches, everything is not so pretty, as the town hall cannot afford sufficient employees for the municipal Buy with Knowledgework required and has paid those they have on an ir& Confidence regular basis. Income should be coming in from building licensing, but it appears that there is an illogical mind+34 952 923 520 with us! set in not taking advantage of the natural Connect assets admin@surveyspain.com that they have. A prime example of this is to be surveyspain.com found in the Guadalmansa valley, inland from the high-quality Cabo Bermeja development and Las Dunas Hotel. There are many areas zoned for prime residential development, hotels and all that is required to create another prosperous ‘Nueva Andalucía’ type area. But the councillors of the municipality appear to be supporting the installation of a compost factory right in the centre of it. That is not a good neighbour and who is going to want to live anywhere near it, and who is going to finance and carry out these developments? A councillor’s life is not an easy one, but a decision such as this, supporting the ambition of one small factory in the wrong place, cannot be seen in any way as financially logical for the town and its citizens as a whole. So, in addition to checking the building condition and the history of the urbanisation, the prudent buyer should look to the medium-term to see how the Municipality itself is run.
