P O T E N T I A L USE : R esta u r ant, cof f ee shop, r e t ail, medical/den tal , of f i ce, grocery A unique opportunity in fast growing west Steamboat. Curve Plaza is a regional draw with national retailers Ace Hardware and Subway, plus established restaurant Big House Burgers, Kum and Go, and other high traffic retail outlets. There is great visibility from Highway 40 and the space has one of the only drive-through windows in town. This would be perfect for a restaurant or coffee house. Curve Plaza is adjacent to public safety facilities and courthouse, at a busy intersection bringing commuter traffic to and from Craig and points west, as well as local and visitor traffic to Clark and Steamboat Lake. New housing developments in the immediate area are a catalyst to growth. Current configuration combines a large public lobby with meeting rooms and offices. Tenant may reconfigure for alternate use. There is an option to expand the parking lot immediately in front of the space, and there is additional parking in the rear of the building.

Howelsen Hill, which sits directly across the Yampa River to the south of Howelsen Place, opened in 1915 and is the oldest continuously operated ski area in Colorado. The complex has the largest and most complete natural ski-jumping complex in North America. Howelsen Hill is also the home of the Steamboat Springs Winter Sports Club, the oldest ski club west of the Mississippi. The club provides training in alpine, Nordic, freestyle, and snowboarding for athletes of all skill levels. Location Steamboat Springs is located approximately 150 miles northwest of Denver, and can be accessed via Highway 40 or the Yampa Valley Regional Airport, which has inbound flights from 11 major airports throughout the country.
