Routt County, particularly the towns of Hayden and Oak Creek, has a history rooted in blue-collar industries like railroads, mines, and other industrial sectors. Over time, as these industries have waned, these towns have transformed into bedroom communities for Steamboat Springs, with many residents making the 30-minute commute for work. In contrast, Steamboat Springs has evolved into a vibrant tourist destination with a diverse economy.

Last year, the voters of Steamboat Springs rejected the Brown’s Ranch project, a proposed 534-acre development by the Yampa Valley Housing Authority that would have provided up to 2,264 units of affordable housing. Opposition to the project, led by Citizens for a Better Plan, cited concerns such as the development’s vertical density, lack of public and open spaces, insufficient public transportation, and the belief that affordable housing should be situated in surrounding bedroom communities instead of within Steamboat itself. This decision highlights the ongoing need for affordable housing in Routt County.

The median household income in Steamboat Springs is approximately $95,000, while the average home price within city limits was $1,441,700 in 2024. According to F5 Mortgage, under the 28/36 rule, which advises that monthly housing costs should not exceed 28% of monthly income and total debts should not exceed 36% of income, an annual salary of around $430,000 would be needed to afford a $1.5 million home. This demonstrates a significant need for housing that caters to the working class in Routt County.
